How Millennials will Join in

HOUSING’S FUTURE CHRIS D CRAIKER AIA ‌How will the construction and real estate embrace to the largest population segment in the US today as future home owners? Are Millennials doomed to rent or live in their parent’s basement forever? Millennials are both an enigma and a challenge as to how they will be housed in America’s future. While they are all young adults, between the ages of 23-38, their buying habits and priors differ from previous Baby Boomers and Gen-X. Surprising their per capita income is higher than the average Baby Boomer and the more experienced Gen-X. And yet, home ownership appears to be their last priority. However, Millennials are recognizing their alternatives to renting are not that good. According to recent vacancy surveys, the home ownership rate which has been falling from a high 51% nationwide to as low as 40% has bottomed out and will start to climb again. Most Millennial households will be first time home buyers, probable not in their 20’s but mostly in their 30’s and 40’s. We will also see the sky-rocketing for-sale housing prices plateau-out as the real estate become a Buyer’s Market *. Millennials may have an asset at their disposal that BB’s and Gen-X did not have: Collective bargaining and the ability to gather multiple sources of assets as well as income to purchase homes. As Boomers downsize, they will be reinvesting in their children and grandchildren to purchase their first homes. There is sufficient proof that the future of home building and the real estate industries are not dead. Here are a few reasons to count our blessings: • Millennials represent the largest work force group in 14 — Distinctive Properties

America, commanding higher incomes and greater wage growth potential than BB’s and Gen-X’s. Millennials surveyed the Recession where jobs were hard to find, now they have an abundance of opportunities. Thus, their wages will continue to grow greater than other population segments. • While home prices have seemingly gone through the roof, monthly payments have not been as damaging, especially with the historically low interest rates. At the same time millennials are used to dedicating more of their income to rent and making a transition to monthly mortgage payments may be God-sent. • Rents and accessibility to livable communities has become more restricted for Millennial’s than homeowners. While most M’s are used to renting, their options are becoming less exciting as the rents climb. • Millennials are less possession-oriented and are more

activity- attracted. They are less likely to spend money on extra cars, boats, or second homes. Researchers show that millennials today are more interested in gift cards for an experience such as bungee jumping or skydiving rather than clothes or a toaster oven. Yes, clothing is important, but as Architects, we know their storage requirements and closets will be a lot smaller than Boomers. • Household and Family Formations are regaining momentum. After years of declining birth rates among Millennials, birth rates are rising modestly, and this is resulting in increased household formation. • The misunderstood picture of millennials as saving nothing and spending like there is no tomorrow is proving to be false. Saving among millennials is increasing, but their objects may not be as clear. The burden of college loans has taken its toll and as more Millennials’ pay off

their loans, they are ready to save their money for a long-term home investment. • Both Lending institutions, builders, and underwriters are understanding that a new model of homeownership is emerging. Multi-generational homes and shared condominiums, live/work environments are increasingly entering the marketplace and they are welcomed in the industries. As long as the numbers, qualifications and desire are there, the lenders and realtors will follow. Today Millennials see the home as a potentials adventure and experience. It is more than a picket fence around a Cape Cod cottage. Millennials don’t have Ozzie and Harriet as role models. Instead the plethora of connectivity from social media and non-traditional information providers deliver the ability to connect without the casual neighborly meetings at the local mailbox. A new population of buyers with different tastes, requirements, priorities and language will be making the 2020’s a new age of home buyers. The question is: Will home builders and realtors be ready? *Realtors don’t like to admit that the current Seller’s market is going to turn into a Buyer’s Market as prices drop and the onslaught of Boomers downsize or retire to Cabo, Mexico. ashington and secrets go together hand in glove. Or maybe it’s more like cloak and dagger. It should be no surprise then that the D.C. area is one of the hot spots energizing the nation’s growing demand for secret doors—panels, bookcases, mirrors or artwork—that swing open to reveal a passage to another room. The obvious purpose of a hidden door is for security—to conceal a safe room or valuables. But as pre-built, ready-to-install doors become more widely available, people are adding them for aesthetics, for fun or maybe because they watched too much “Scooby-Doo.” For D.C. resident Nicole Buell, a bookcase that concealed a doorway solved a design problem. In her 540-square-foot condo, the doors to the only bathroom were in her bedroom and the living area. The living area door left too little room for pictures or bookcases. “It just wasn’t a good use of space,” Buell said. Walling over the door was an option, “but,” she said, “I didn’t want guests to have to go through the bedroom to get to the bathroom.” The solution began with door hinges bought from Secret Doorways, a company in Sunbury, Ohio, owned by a cousin. With the help of her father, she constructed shelves and mounted them on the ball bearing hinges to create a bookcase that swings open to reveal the loo. “It’s fun to surprise my guests when they visit,” she said. Now secret doors are going mainstream. “It has become more of a trend than we expected,” said Jeff Watchko, the interior door buyer for Home Depot. Three years ago, Home Depot began to offer, online, pre-hung bookcase-doors from Murphy Door in Ogden, Utah. “The overall draw to the site was more than we expected,” Watchko said. “It’s very popular on the East Coast and anywhere there is a large metropolitan area.” The Murphy doors can come pre-hung—already mounted in a frame—in standard door sizes, so it’s a simple matter to install one in a doorway. Watchko said the popularity of the secret doors— which range from $850 to $1,750, depending on size and finish—has prompted Home Depot to introduce displays of them in several cities. “We are looking at rolling out a pilot program in select stores,” he said. “It will be the first time people can walk into a store and touch and feel a Murphy door.” Julie Patrick of Alexandria, Virginia, added a Murphy door to the condominium unit she purchased


almost a year ago. The building was constructed in 1939, and her unit had closets so small that “you had to turn jackets in sideways to get them in,” she said. But a tiny hallway closet backed up to her bedroom closet. Opening the wall between the two gave her a closet big enough that “in a pinch,” she could dress in it. She could have closed off the hallway closet entrance, but after seeing bookcase-doors on Pinterest, “I realized this is something people do. I could do this,” she said. “It was really just for the coolness factor that I did it.” She didn’t purchase through Home Depot, she said, because her closet door was not a standard size. “I realized what I needed required a special order,” she said. “The range they can do in their customization is amazing.” She was sent wood samples to choose from. Customer service helped with design—whether to get shelves or shelves and cabinets (she went with just shelves). When the completed door arrived, “the hardest thing was to take it off the pallet,” she said. “It was ready to go in.” The result is a 24-inch bookcase-door. “It’s small,” she said, “so you have to think skinny thoughts to get through.” Leigha Basini of Lorton, Virginia, decided to save on a Murphy door by purchasing it in a kit, which arrived ready for her contractor to construct. Kit doors save $200 on assembly and $125 on shipping, said Jeremy Barker, chief executive of Murphy Door. “We were redoing our master bathroom and closet, and I don’t know where I saw hidden doors, but I was a big mystery reader as a child, and when I saw we could have a hidden door, I wanted one,” Basini said. “It was probably three-quarters fun, one-quarter storage.” Basini’s contractor assembled and installed the door while she was at work. “I was shocked, because I just came home and there it was,” she said. The shelves on the bathroom side swing open to reveal a walk-in closet. “That is exactly what I wanted. It brought me back to

my childhood, wanting a secret room, and I loved it,” she said. The shelves hold nonbreakables, such as tissue and cotton balls. Items that might roll off are in baskets, and Basini also bought some putty to secure items as required. “I haven’t needed it,” she said of the putty. “I just have to remember not to push the door open too forcefully.” She has shown the passageway only to select friends. It is, after all, in the master bath. “Everyone said they think it’s unique,” she said, “but I don’t know if anyone would tell me to my face that it’s stupid.” The effect of a hidden door on the value of a house is debatable. Manufacturers say hidden doors increase market value. But Victor Brown, a real estate agent and a home appraiser with Capital Market Appraisal in the District of Columbia, said that is unlikely. “My initial reaction is, no, it wouldn’t raise value,” he said. “It isn’t a big enough item.” Location, size, condition and exterior amenities are far more important, he said. But Brown said that mentioning a hidden door in ads might attract more traffic to an open house. “Indirectly, it might help you get a higher value because you are getting more people interested, which might drive the price up,” he said. “The key word there is might.” There are people who want something more elaborate than a swinging bookcase. For them, there are companies such as Creative Home Engineering in Gilbert, Arizona. Founded by Steven Humble, who said he began his

career as a machine engineer at Boeing, Creative Home often designs doors of unusual size and complexity. The options include a mirror that hides a safe room and an entry large enough to drive a vehicle through. Because the doors are on the pricier side—a mirror panel starts at $1,500—a smaller proportion of Humble’s customers are buying for aesthetics alone. “I’m going to say 75 to 80 percent have a security purpose in mind,” he said. Michael W. Trott, a security consultant for high-net-worth clients, and a repeat client of Humble’s, said there are two parts to panic room security: the “hardening” of the room— to withstand an assault and to secure food, water and air long enough for help to arrive—and the camouflage factor. “If they don’t even know you are hidden somewhere,” Trott said, “you reduce your chances of getting caught.” He said he chose Humble’s company because the camouflage is especially good and because the doors can be “hardened” to withstand an attack. Although camouflage is security enough for some clients—“Who is going to attack a full-length mirror?” Humble asked—others want bulletproof, bomb-resistant enclosures. “It looks like wood or brick, but basically it’s armored steel and weighs north of 1,000 pounds,” he said. Humble said his most elaborate hidden door was a closure at the top of a spiral staircase that ran between a guest area below and living quarters above. The door operated like the adjustable

aperture, or iris, of a camera lens. The iris, made of bronze, was bulletproof, motorized and weighed more than 2,000 pounds, he said. “The project turned out amazing,” Humble said, “but the cost ended up being close to $200,000.” Because many of his clients work in highly sensitive positions in government and business, Humble declined to describe specific panic rooms and other products his company has installed in their homes. He did, however, discuss a job his company did for the Jefferson, a luxury hotel in downtown Washington. In Room 410, a massive mirror swings away to reveal a hidden closet. “ We w e r e r e o r g a n i z i n g the closet, then we thought, ‘Wouldn’t it be cool to have a secret door mirror?’ “ said Daren Rubenstein, the Jefferson’s director of engineering. Rubenstein said he researched hidden doors online and, deciding against a do-it-yourself variety, hired Creative Home Engineering because of the fit-andfinish requirements of the product. “If you didn’t know there was secret door in the room, it would take quite a while to figure it out,” he said. In fact, the year-old novelty installation has been a bit of a problem for that very reason. The staff doesn’t always remember to alert guests to the door’s existence. “A lot of times, the guest can’t find the closet,” Rubenstein said, which leads to a call to the front desk. “When they find it,” he said, “they love it.” The Jefferson has another, older hidden door that was installed during renovations in 2007. The door is between the kitchen and a private dining room. Used for James Bondthemed parties, the door allowed a manager dressed as arch villain Ernst Blofeld to slip into the room surreptitiously. But if Blofeld’s plans for world domination hinged today on his entering by that hidden door, he would be thwarted once again. The door is blocked on the kitchen side by a baker’s rack. It’s the perfect place to share good meals and conversation with friends and family. Interior designer and stylist Ginny Macdonald’s cozy, Old World-inspired dining room caught our eye on Instagram . The standout space looks warm and inviting—a perfect place to swap stories, jokes and laughs with guests around the holidays. “My main inspiration for this room, and the house in general, was heavily taken from having grown up in the U.K.,” Macdonald, of Ginny Macdonald Design, wrote in an email. The designer, who now lives in Los Angeles, incorporated a mix of vintage furnishings and contemporary accents to create a curated look. While the dining table and Eames chairs are new and speak to a midcentury era, most of the other pieces of furniture are flea market finds,” she said. The centerpiece of the room— the oversize vintage map of England—was scouted by Macdonald at an antique mall in California. “It’s probably my favorite vintage find in the house,” she wrote. For a similar feel, she suggests searching on Etsy for vintage maps and art (she likes the shop Reclaimer), and mounting the work in simple and modern frames. Considering a second line of credit P erhaps I stare at words too long. But if you read, then read again the words “a second line of credit,” what do you see? I see words that mean you could need secondary financing or that you might be waiting in line for it or that maybe the first time things didn’t work out, so you needed CHRIS SALESE to try again. E i t h e r w a y, we’re fortunate that there are lenders who are willing to issue what’s called a HELOC, or home equity line of credit. Without this type of loan, you would be forced to explore some challenging alternatives when trying to finance your home. A home equity line of credit is a secured line of credit. It’s money that you borrow against the equity

in your home that typically goes in the second debt position on your property. Although for many homeowners, it can be the only debt owed on their property, and, therefore, it would sit in the first position. Regardless of the position, it’s still secured by your home. This is important because if you’re unable to properly manage or repay the funds you borrow from your line of credit, then you’ll be in jeopardy of losing your home. Generally, when real estate values are on the rise, you don’t hear much about the downside risks of a HELOC. However, as soon as the home value pendulum moves the other way, that’s no longer the case and homeowners get nervous about being unable to refinance out of their HELOC due to not having enough equity in their property. Fortunately, most lenders and

even homeowners themselves, are being proactive these days. They’re smartly planning and taking advantage of current real estate market conditions to better balance the debt owed on properties. In fact, plenty are intentionally leaving their line of credit open for emergency situations. Conversely, when interest rates rise, there’s a surge in activity between lenders and homeowners on how to best lock in a fixed rate for any open variable rate debt on properties. Since a HELOC usually comes with a variable interest rate, it’s common for homeowners to seek out the safety of a larger fixed rate first mortgage to absorb any money owed on their line of credit. Alternatively, the HELOC might have an option to convert open variable rate debt to a fixed rate term without having to increase your first mortgage. Despite inevitable fluctuations

in property values and interest rates, a HELOC is still one of the more widely deployed and reliable loan products in the lending industry. Often, it is used to avoid mortgage insurance or to speed up a transaction instead of waiting in line for a harder to get first mortgage. It’s also deployed to help offer you expanded borrowing power if you’re self-employed or to help you overcome tricky reserve requirements too. Survey, educate yourself about which materials are right for your home’s climate and setting, and visit a museum that has period rooms based on your home’s era. Look back at the real estate listing, if you can, because many agents of older properties include a backstory and ownership history. There are also books—such as “Victorian Architectural Details” by A.J. Bicknell & Co. and “The American Builder’s Companion” by Asher Benjamin—that show historical precedence,


proportions, molding shape used during specific eras, and style differentiation between, say, Victorian gingerbread and gothic revival. “All of those styles have a specific language that has been recorded carefully in these books,” Pearson says. TRYING DIY‌ In this age of HGTV shows and YouTube tutorials, many homeowners consider bypassing a professional for what they think are easy cosmetic alterations. But mistakes can cost them more than an architect’s fee. A common example is when homeowners try restoring curb appeal with quick-and-dirty fixes, such as power-washing a stain or painting over an ugly house color. Stripping or removing paint is especially an area to exercise caution: Although in newer homes it’s safer because modern paints don’t contain harmful substances such as lead, old paints can contain such substances. But simply applying a new coat shouldn’t be a problem for DIYers. “Cosmetic improvements that don’t affect any systems are usually safe DIY projects,” says Naomi Miroglio of San Francisco-based Architectural Resources Group. But “if finishes need to be removed or walls opened up, it should be left to a professional.” She points to replacing faucets in bathroom sinks, typically an easy DIY project in newer homes, as an example of what not to do in older homes. “Often the cutouts in the porcelain for the faucet and knobs are at different dimensions than current faucet assemblies. One has to look for salvage pieces or custom-order them.” Miroglio also recommends leaving electrical and plumbing work to the professionals because of the safety risks. ADDING PRISTINE, NEW ELEMENTS‌ Many owners of older homes will either refinish the original elements, such as the woodwork, or install reproductions. Juxtaposed with the worn details, however, these pristine copies or gleaming finishes can look out of place. Worse yet, some of the materials used in decorative reproductionslack the quality and durability of the original materials. “Some contractors think it’s more trouble to save decorative pieces than work around them,” Miroglio says. “You might have four beautiful column capitals and one bad one. They’ll suggest replacing them all to look the same. Often it’s a cheaper material inside like Styrofoam.” Or, she adds, they’ll strip and re-stain the wood floors, resulting in an overly pristine appearance that’s lost a lot of character. Instead, she recommends retaining some of the aged look. “It’s arrested decay: You stop

it from decaying but avoid making it look brand new.” The elements could be historical finishes or objects that aren’t in perfect condition, such as light fixtures with a worn metal finish, wood trim that shows signs of wear and crackled paint on a ceiling light medallion. “We’ve even seen layers of peeling wallpaper and exposed plaster kept intact with a clear coating applied,” Miroglio says. Architect Adam Zimmerman of Zimmerman Workshop agrees: “Nothing looks worse than antique details directly adjacent to poorly done new ones that are deliberately trying to match. The new will highlight how dilapidated the old really looks.” He offers a trick to avoid this: “Let’s say you have historic baseboards and you decide to build a new wall. They were additions,” Miroglio says. “Such areas are ripe for adapting, and the kitchen as the center of a house is really big.” “It’s perfectly acceptable to knock down walls,” Pearson says, but this also can go beyond a kitchen space. “There is a history of people altering structures, adding on wings at different times. We’re just one step in a larger picture. What’s important is that the structure isn’t being torn down but reused.” If you expect to sell the home in the future, keep in mind that “value is directly connected to things like square feet, kitchens, and room and bathroom count,” Zimmerman says. “Reducing any of those on paper—like the house size or number of bathrooms— would certainly work against you. These are marketing stats prospective buyers read before even deciding to view a property.” Khanani warns that it’s possible to go too far in the hunt for an open concept. In older homes, “each room had a specific function and there was a transition, whether doors or a threshold.” She adds, “There is something about each one of those spaces that made it unique, so taking that away takes away something from the house.”

INSTALLING VINYL WINDOWS‌ Older, unrenovated homes aren’t going to win any awards for energy efficiency. So many homeowners target those drafty wooden windows for replacement. But architects caution against choosing modern vinyl options. “Even though a wood window will cost a lot more than vinyl or aluminum, the wood is worth the investment because it can survive a hundred years,” Pearson says. “Vinyl clad won’t last for more than 10 or 20 years, and metal clad is better than vinyl but in arid climates.” Looking at it from a preservationist standpoint, Miroglio argues: “It’s always more sustainable to keep something rather than replace it. We work hard with homeowners to understand how you can weatherize wood double-hung windows. Before the snow starts falling, take some time to transform your backyard into a safe refuge for winter-weary birds before unpredictable, harsh weather begins. Inspect each for damage and replace if necessary. Consider adding new feeders to attract even more birds and allow for fewer trips to refill them during especially cold and stormy days. The whole truth 4 insurance myths and misconceptions dispelled BRANDPOINT ‌There are several myths and misconceptions that exist when it comes to insurance. For example, true or false? It costs more to insure red cars. The answer is false. Car color has no impact on insurance premiums; however, factors like your driving history, annual mileage driven, the cost of your vehicle and other things will affect how much you’ll pay for insurance. Insurance is one of the most useful investments you can make to help safeguard your belongings and financial assets, but it’s important to know what you’re purchasing. Here are four things you should know about auto, homeowners or renters insurance policies to ensure adequate protection in the event of an unforeseen or unexpected loss. 1. MYTH: AUTO INSURANCE COVERS ALL VEHICLE-RELATED ISSUES‌ Most states require drivers to carry auto liability insurance. This coverage provides financial protection if you’re found to be legally responsible for causing injury to another person or their property. It doesn’t cover damage to your vehicle, however, or items stolen from your vehicle, or damage from a storm or vandalism. Collision insurance covers you while your vehicle is in motion and you crash into another vehicle or with a fixed object, like a pothole, guardrail or light post. This coverage is typically required by a lender when you finance a vehicle. Comprehensive insurance is coverage that protects your vehicle when it is damaged while not in motion. “Generally speaking, homeowners insurance is designed to help you rebuild your home and replace personal property if it is damaged or stolen,” says Christopher O’Rourke, Vice President of Property Claims at Mercury Insurance. “However, you may need to purchase a separate flood insurance policy to protect your home from floods, because these events are usually not covered by a homeowners policy.” Homeowners should contact the National Flood Insurance Program to inquire about coverage for floods, rising tides or storm surges. 3. MYTH: RENTERS INSURANCE IS UNNECESSARY‌ Renters insurance is very affordable; however, only 41 percent of renters purchase it.
