Foo Fighters, Tom Petty and the Heartbreakers and Maroon 5 are headlining the fifth annual BottleRock Napa Valley festival, Latitude 38 Entertainment announced this month. The deep, star-studded lineup continues with a powerful roster of major artists that includes Macklemore & Ryan Lewis, Modest Mouse, Ben Harper & The Innocent Criminals, The Roots, Band of Horses, Fitz & The Tantrums, The Devil Makes Three, Michael Franti & Spearhead, Gavin DeGraw, Mavis Staples, Ani DiFranco and over 60 more. “We’re continuing the approach that we’ve taken before,” said Latitude 38 CEO Dave Graham,

“which is to have an eclectic lineup where there is literally something for everyone, from a 9-year-old to a 90-year-old. “We also wanted to make sure that the lineup was on brand with the Napa Valley and the expectation that people have relative to the valley in terms of its beauty, its world class wine, its worldclass food. We ended up connecting with Taylor Hawkins, their drummer, last year. We had him on the Culinary Stage and ended up befriending him and his wife, who loved BottleRock.” “Their main agent was also at the festival last year and had a chance to experience it,” he added. “He became very comfortable with it, what it’s about, how it’s run. The Foo Fighters are in the studio all next year recording a new album and BottleRock may be their only show in 2017 in North America.” Rock ‘n’ Roll Hall of Famer Tom Petty, like Stevie Wonder last year

and Robert Plant the year before, is the legend at the top of the lineup. “When you look at Tom Petty, he’s celebrating his 40th year,” Graham said. “He’ll be touring a lot in 2017. People are rumoring that it could be the last big tour for the band (the Heartbreakers). We’re honored to have him. He’s the man. “We went to Maroon 5 because they are big and we feel we have the demographic that will definitely love to see them. This will be the first time they’ve ever played a U.S. festival. Gwen Stefani and No Doubt did really well at BottleRock. This is another high-quality, high-profile pop band. This is part of ‘something for everyone.’” In an interview in his office in downtown Napa, Graham riffed at

random on the rest of the lineup. “We’ve got one of the greatest indie rock bands of our generation, six studio albums, and that’s Modest Mouse … In the Americana and roots genre, there’s probably no bigger band right now than The Devil Makes Three … We could not be bigger fans of Michael Franti, his personality and his music. He is the unofficial ambassador of BottleRock. “… Being able to have Charles Bradley is extraordinary, he’s an icon … Of course, Mavis Staples … and Andra Day, the potential to be the next generation Mavis Staples … some of the unexpected, funnest shows that you’ll see this year will be a mix between Saint Motel and Saint Lucia … Oh, and Fitz and the Tantrums, that one’s going to be crazy.” At BottleRock 2016, the young British rockers, The Struts, was the relatively unknown band that caused the biggest sensation. Graham speculated on the 2017 equivalent. “I would say it’s going to be a mix between The Strumbellas and Judah and the Lion.” Graham talked about the recent online discounted pre-sale of threeday passes. “The demand was much greater than we anticipated,” Graham said. “We made many more tickets available for the pre-sale than in the previous year and despite that, the demand outweighed the supply, to say the least.” Many buyers, particularly those seeking three-day VIP passes, faced “sold out” messages, despite being online at the moment the sale began. Frustrations were heightened when these passes began to immediately appear on Stub Hub and other reseller

websites. Fans expressed their suspicion that perhaps the primary seller (Eventbrite) had been hacked or that Latitude 38 was intentionally selling to resellers. Graham expressed confidence in Eventbrite’s cyber-security, and that a breach was very unlikely. “I don’t want to rule that out. We just haven’t been able to uncover any evidence of it. Our ticketing company was able to show that there were some known scalper purchases but at the end of the day that number was limited to 6 percent.” The BottleRock CEO was emphatic that they do not work with resellers. “We placed zero tickets on Stub Hub,” he said. “We did not do that, absolutely not. “We definitely heard loud and clear the frustration, and we’re frustrated as well. We tried to do a good thing and it ended up biting us. We’re going to fix it somehow. We’re trying to figure out a way to make everyone happy, or as many people as happy as possible.” As for the 2017 festival lineup, Graham said he and his Latitude 38 partners, Justin Dragoo and Jason Scoggins, “don’t book what we like, we book what we think is on brand and will entertain the most, given what’s available in the market. “We knew what was going to happen with Florence and the Machine last year. We knew that a lot of people were seeing her for the first time and we knew there was a high likelihood that something magical was going to happen, and it did. But you can’t sell it, you can’t say ‘you’re gonna love it.’ It doesn’t matter. “I’m most excited about those kinds of situations, where I know, for example, that there are a lot of people in Napa, say an older crowd, that may not be familiar with Foo Fighters, and they may listen to their music and say ‘Wow, these guys are loud.’ “But Dave Grohl gives it all, he leaves nothing on the table. Even if someone isn’t into their music or has never heard of them, they’re going to look at this guy and go ‘Wow, that’s a rock star.’ “That’s what Justin, Jason and I really enjoy the most. If you’ve spent months or years searching for “the one,” one of the worst things that can happen is getting a less-than-stellar inspection report. It can be hard to know when to absorb the costs of needed work into your budget and when to walk away. Of course, each situation is different, and only you can decide if an issue turned up during an inspection is worth the cost and the headache, or whether it fits in to your budget. There are some red flags, however, that should cause you to do your homework and careful consideration before making a decision. Foundation While it can sound scary, not all foundation cracks are deal breakers. In fact, small cracks can be considered normal settling. The key here is to have an expert’s trained eye to root out the cause of the cracks. All foundations settle, but if a tree root or other obstruction is wreaking havoc on the foundation, proceed with extreme caution. According to HomeAdvisor.com, foundation repair could cost up to $6,000.

Roof A home’s roof is one of its most expensive components at up to $9,000, according to HomeAdvisor.com. Consider the roof ’s age. A roof that’s 15-20 years old is probably nearing the end of its lifespan and will likely need to be replaced soon. Roofs often fail catastrophically, so it’s better to replace it when it starts showing signs of age than to wait until a major Hazardous Materials leak occurs. One way to literally see the issue in black and white is to make a spreadsheet showing the cost of the home and adding in any modifications or updates the home will need. The home of your dreams might not seem so dreamy with $100,000 of expenses piled on top. Pricey repairs can make the difference between being able to comfortably afford the home and struggling to pay the bills. Try to negotiate with the seller to adjust the home of the price to reflect the work needed. If the seller won’t budget or won’t cover enough of the expenses, you might need to reconsider the purchase.

STOP THE DRAFT Save money and improve your home by plugging the gaps

(BPT)—Can you imagine keeping your windows open all winter long? The heat loss, cold drafts and all that money spent on wasted energy would be staggering. But if your home has folding pull-down attic stairs, a whole-house fan, a fireplace or clothes dryer, you may be doing the equivalent of leaving the windows open every day. Drafts from these often overlooked spaces waste energy and cost you big in the form of higher energy bills. They are also the largest source of heating and cooling loss in the home. Most homeowners are well aware of the benefits that caulk and weather-stripping provide to minimize energy loss and drafts. But what can you do about drafts from the four largest energy leaks in your home—the folding attic stairs, the whole house fan, the fireplace and the clothes dryer? Here are some tips and techniques that can easily, quickly and inexpensively seal and insulate these areas. Attic stairs When attic stairs are installed, a large hole (approximately 10 square feet) is created in your ceiling. The ceiling and insulation that were there have to be removed, leaving only a thin, unsealed, sheet of plywood. Because your attic space is ventilated directly to the outdoors, the attic space can be very cold in the winter, and in the summer it can be very hot. And what is separating your conditioned house from your unconditioned attic? Only a thin sheet of plywood. Try this yourself: at night, turn on the attic light and shut the attic stairway door. If you see any light coming through, it means your heated and air-conditioned air is leaking out of these large gaps in your home, 24-hours a day. An easy, low-cost solution to this problem is to add an insulated attic stair cover that seals the stairs and stops drafts and energy loss. Add the desired amount of insulation over the cover to restore the insulation removed from the ceiling.

Available from Battic Door, a company known for their energy conservation products, the Fireplace Plug is an inflatable pillow that seals the fireplace damper, eliminating drafts, odors, and noise. The pillow is removed whenever the fireplace is used, then reinserted after.

Clothes dryer exhaust ducts In many homes, the room with the clothes dryer is the coldest room in the house. In the winter, cold drafts come in through the duct, through your dryer and into your house. Many dryer vents use a sheet-metal flapper to try to reduce these drafts. This is very primitive technology that does not provide a positive seal to stop the drafts. Compounding the problem is that over time, lint clogs the flapper valve, causing it to stay open. A surprisingly simple solution to this problem is to add a dryer vent seal. This will reduce unwanted drafts, and also keeps out pests, bees and rodents. The vent will remain closed unless the dryer is in use. When the dryer is in use, a floating shuttle rises to allow warm air, lint and moisture to escape. Whole-house fans and air-conditioning vents When whole-house fans are installed, a large hole (up to 16 square feet or larger) is created in your ceiling. The ceiling and insulation that were there have to be removed, leaving only the drafty ceiling shutter between you and the outdoors. An easy solution to this problem is to add a whole house fan shutter seal. Made from white textured flexible insulation, you simply install the seal over the ceiling shutter, secure it with Velcro, and trim it to fit. The shutter seal can also be used to seal and insulate air conditioning vents, and is easily removed when desired.

RESIDENTIAL FLOOD INSURANCE Charles Bogue

In these past few years Napa County has experienced the trifecta of natural disasters including earthquake, fire and flood causing homeowner concerns up and down the valley. Just two weeks into this New Year our community witnessed the first overflow of the Oxbow bypass channel diverting the flood waters of the Napa River and averting the historic flooding that had damaged downtown commercial buildings and residences for decades. Perhaps after the fact, our wet winter of 2017 and the 100-year storms that seem to come every 10 years, more home buyers and sellers want to confirm if flood insurance coverage is needed for their home. As with many homeowner concerns the answer is a less than specific “it depends.” The first question Napa Insurance Agent Kimberly Menager asks of her clients is “what can you afford to lose?” The decision to purchase flood insurance is a personal one and changes from client to client and, even more important, from location to location. Here are steps you can take as a prudent home buyer or owner to decide if you need or want flood insurance coverage: — As a home buyer, you will want to confirm if your seller is currently carrying flood insurance, do they have an Elevation Certificate and what is the current cost of their premium. Note that existing policies can be transferrable to a new owner. — A second confirmation is to contact the City of Napa Public Works Department and obtain a Flood Insurance Rate

Map which will indicate if your property address is a designated flood hazard area. Just because a home seller doesn’t carry flood insurance doesn’t mean it is not a good thing for you to do. — Don’t assume that you are not exposed to potential flooding just because your address is not within flood map designated areas. Menager pointed out that “more than 25 percent of all paid flood claims are properties that don’t fall within the FEMA designated flood hazard areas.” — Consult with your future neighbors as to any flooding experiences they might have experienced. Flooding can be very localized within certain areas or developments that are exposed to water flow conditions unique to the specific area or community. — If you find your property is located within the Flood Way or other designated flood hazard areas, the Public Works Department can guide you through applying to remove your property from flood insurance requirements. If your property is identified as in a flood hazard area, The City Department of Public Works will assist you in submitting a Letter of Map Amendment (LOMA) to submit to FEMA requesting that your property, or portions of it, be removed from the flood hazard map. The first step in this process is obtaining an Elevation Certificate from a licensed surveyor stating finished floor elevations, flood elevations at the site and other data required

by FEMA for evaluation. If there is an existing certificate, you may not have to pay the cost of obtaining a new one. The cost of an Elevation Certificate can be from $500 to more than $1,000 depending on the size of the parcel, number of improvements and complexity of elevations. Properties not in a flood hazard area may still be worth insuring as rates will be lower than in a hazard area and the peace of mind may well be worth the cost of the premium. Flood policies typically have a maximum of $250,000 coverage for the structure and $100,000 for the home contents. It is not uncommon that two different lenders can be provided with the same information, Elevation Certificate and Flood Hazard Determination. One of the lenders may require flood insurance to protect their investment and one may not. One advantage of the Standard Flood Hazard Determination Form is that it will specifically state that the property is or is not in a Special Hazard Area which satisfies most lender and underwriter requirements for insurance coverage. To gain further knowledge about the overall subject of flood insurance online you can go to www.floodsmart.org and learn the basics, as well as FEMA operations and get application forms to begin the process. If you prefer local knowledge and an over the counter assistance, the Napa City Public Works Department will guide you in completing applications and share with you information on FEMA’s national policy applied to our local situation and conditions. A third source is to speak with a local Napa insurance agent such as Kimberly Menager (707-590-0772) who deals with these questions on an everyday basis to make sure her client’s needs are met. The community, state and federal investment in the Flood Control Project has proven its worth by reducing damage to property and securing the safety of our residents of the Napa Valley. After education and understanding, the decision to protect your personal investment and secure your own peace of mind is one only you can make. The panel is made up of winemakers, assistant winemakers and those in the trade, all of whom taste the wines blind and judge and rank them. The panel is held monthly and the results are published in the St. Helena Star. In the past year, we have gathered and tasted a large group of wines, different varietals each month, in flights of the same vintage. Each 2014 sauvignon blanc, for example, was tasted against another 2014 sauvignon blanc, regardless of producer or price. At the end of the tasting, 42 — Distinctive Properties

panelists discuss the wines and that becomes the basis for the article in the St. Helena Star. The writer is Catherine Bugue, who loves writing about and drinking wine. She is co-owner of the Napa Valley Wine Academy with Christian Oggenfuss. 2014-2015 ROSÉ In March, the panelists gathered for a tasting of 21 rosé wines from the 2014 and 2015 vintages. Bugue writes, “Given the ease with which a glass of rosé is consumed on a warm, sunny day, it would stand to reason that its winemaking is just as simple and carefree, don’t you think?” Her answer, in a word, no. From Doug Boeschen, “Managing the alcohol and fruit is a lot of work; you have to really manage the phenolics so you can make a fresh, fruity wine.”

Bugue adds, “Warmth and sunlight translate to ripe grapes full of sugar at harvest and the higher the sugars, the higher the resulting alcohol when the wine is fermented to a dry style.” 2014 SAUVIGNON BLANCS The following month, Napa Valley sauvignon blancs were served, all from the 2014 vintage. Bugue notes that the sauvignon blancs weren’t as oaky as they had been in the past, and the wines showed a noticeable richness on the palate, giving the wines some gravitas. Bugue notes the sauvignon blanc grape has been planted in the Napa Valley for more than a century and Beaulieu won gold awards for their sauvignon blanc in 1915 at the International Expo in San Francisco. 2015 SAUVIGNON BLANCS In early May, the panelists tasted the 2015 sauvignon blancs, which impressed them. Long-time panelist Kristin Belair, winemaker at Honig Vineyard & Winery, has been making sauvignon blanc for almost two decades in the Napa Valley. She has seen vast improvements over the years and called the 2015 vintage “really well balanced; a lovely expression of sauvignon blanc with different styles from floral to riper fruits.” Another longtime panelist, John Skupny, co-owner of Lang & Reed, said, “There is a real diversity of fruit flavors and the aromatics are fresh.” 2014-2015 AROMATIC WHITES In late June, panelists enjoyed a variety of aromatic whites that weren’t chardonnay, the largest portion of

2012-2014 PINOT NOIRS Next up were three flights of 2012, 2013 and 2014 pinot noirs. Bryter Estates winemaker Kari Auringer and Hugh Davies both noticed a change in pinot noirs from the past when they were deep colored, dark berried, full bodied, concentrated with generous oak flavors, tannins and alcohol. Auringer said, “I used to think of Napa pinots as cabernet-lovers’ pinots. Now, they are pinot-lovers’ pinots.” Davies, of both Schramsberg and Davies Vineyards, said the wine variety continues to evolve and added there are many young or new plantings of pinot noir vines in the cool Carneros region. He added there are new opportunities with a diversity of clones bringing a broader range of flavors, generally lower yields and more money spent in the vineyards, which is reflected in the wines.

It can achieve sugar levels that give its wines up to a full 1 percent more alcohol than cabernet sauvignon. It has a fuller mid-palate and fleshiness, which makes it a great companion for cab blends.” The winners in the flights, 2011 through 2014, ranged in price from $19.99 to $75. 2012-2014 CABERNET SAUVIGNONS For the longest time, cabernet sauvignon has been the “king of the hill” in the Napa Valley. The Star/ NVV panelists had the opportunity to taste the most expensive cabernets, ranging from $85 to $325, in early December. After two cool and wet growing seasons, winemakers welcomed the ideal seasons of 2012 and 2013. Longtime Napa Valley vintner Tom Rinaldi said the 2013 vintage was “going along beautifully, like music, when all of a sudden it turned magic.” He added it was not hurried and crop levels were balanced by moderate temperatures. Calistoga vintner Bill Dyer of both Dyer Vineyard and Meteor Wines called the 2013s the best vintage since 1985. That vintage is being called “epic.” Stacy Vogel, winemaker at Miner Wines, said overall the wines were still very youthful and adds she sees the 2012s peaking and aging faster than the 2013s.
