Survey: Messy garages stand in the way of Americans pursuing their passions
A
mericans would love more time to pursue hobbies they’re passionate about, and timedrains like disorganized garages are a big obstacle to doing the activities they enjoy, according to a new survey conducted by Gladiator and Kelton Global. Eighty-four percent of Americans surveyed would like more time for their passions, and nearly 40 percent said a lack of time was standing in the way, the study found. Instead of partaking in hobbies like adventure sports, arts, reading, music and gardening, Americans are spending more time running errands (41 percent) and even catching up on much-needed rest (44 percent).

How to build green and keep out of the red

am often asked by clients if their new home or remodeling can afford to be “Green”. Simply stated, Going Green means building and living environmentally responsible and resource efficient. I would like to dispel some “urban myths” about what is green design and living. We live in a time of great technological innovation that has dramatically changed our lives over CHRIS D. the span of a few short CRAIKER decades. While this techno-revolution has simplified our lives in so many ways, it has also led to the erroneous belief that this technology is too complex for the common person to understand and is surely too complicated, prohibitively expensive and beyond the means of the typical household. This is simply not true. Here are some urban myths I hear over and over again. 1. Building and living green requires complex technology, specialize hardware, and personal sacrifices. Truth: Building green starts with making a list of priorities for you, your family and your lifestyle. Proper site orientation and providing adequate window or door shading is simple and may not add costs. Facing the house towards the sun, shielding western sun, and capturing cool breezes for natural ventilation applies to all new buildings. Even those of us in existing homes with simple remodeling projects can install indoor window shades or outdoor sun screens. Planting trees and vegetation that provide sun in the Winter and shade in the Summer while providing aesthetic appeal. Think of the simple things you can do, such as improving attic insulation, providing whole house ventilation, upgrading old inefficient windows and doors, properly sealing all openings and maintaining tightly sealed duct work to reduce energy loses. Adding skylights or solar tubes will capture sunlight in dark interior spaces to reduce energy use. Providing timers and motion detectors 34 — Distinctive Properties

Much of today’s hardware and parts come from overseas using large amounts of delivery energy. It’s not just “Buy American”; it’s about being aware of the energy source consumption of the product. And, remember, recycling doesn’t apply to just properly separating the trash. It means rethinking how we use common resources. Sustainability means reusing products we have now in new ways. Consider taking grandma’s buffet

Solar panel prices have dropped significantly while their life cycle has increased multifold. Think of products that have lasting power and are timeless in design or function. Concrete is a great example here that Is durable, efficient and can be used anywhere from exterior siding such as cement fiber board, flooring, and countertops, although latter is not cheap. Repurposing building materials is also catching on in new and interesting ways. Recycled barn wood is the darling of the design world and is everywhere….if you can find any. 4. Building green or sustainable is a passing fad Truth: Building Green goes back to ancient times. Most historic buildings we revere today had materials or designs that made them last almost eternally. Only in the last seventy-five years have we developed disposable lifestyle where houses are replaced every 20 or 30 years as they fall apart. As our resources become scarcer, the more we must think of long term, flexible building practices that both save energy and long term costs. Today, buildings and homes need to last longer, be more energy efficient and healthier for our long term well-being. Today, we’re living longer and aging in place. So should our structures. Chris d. Wine country market value shifts and sales trends for 2017
A
ccording to the Bay Area Real Estate Services MLS figures, the price of residential real estate across Wine Country (Sonoma and Napa Counties) increased by 5.9 percent in 2017. I’m expecting about the same or a little more in 2018. There were 6,458 closings of single-family homes and condominiums in 2017 compared to 6,572 closings in 2016. This is a 1.7 percent decrease in volume. There was a nominal decrease in volume in Sonoma County (5,105 in 2 0 1 7 c o m p a re d to 5,138 in 2016) while Napa Country was down 5.7 percent year over year at 1,353 units GERRETT SNEDAKER compared to 1,435 units in 2016. I expect the 2018 volume will again be slightly down from the volume in 2017. The total sales dollar volume was nearly $5 billion dollars—$3.7 billion in Sonoma and $1.2 billion in Napa. WINE COUNTRY REAL ESTATE TRENDS IN DECEMBER 2017 Napa County: The inventory of homes and condominiums available for sale in Napa County at the end of December 2017 (231) is 11 percent below the inventory in December 2016 (259) and it is 23 percent below the inventory last month (300). New sales (93) were 31 percent ahead of the pace of last year (71) and 10 percent below the pace of last month (103). There is a 2.5 months supply of inventory based on the current sales pace – trending towards a balanced market. The Days on Market for homes closing in Napa County is currently 73 days. For the purpose of our MLS (BAREIS) “Days on Market” represents the time from when the property is first listed in the MLS to the date
the property goes into “pending” (all conditions removed) status. On average, it can take anywhere from 0 to 30 additional days for properties to close after going pending. The median price of the 110 homes closed in December in Napa County ($678,000) was 13percent higher than the median price of a year ago ($598,000). This is the highest median price ever recorded for any month in Napa County. Napa County Luxury Homes: If one takes the highest quartile (25 percent) of available inventory as the “Luxury Market”, the Luxury Market begins at $2,200,000 in Napa County at this time. The number of closings (64) of Luxury Homes (sales price in excess of $2,300,000) in Napa County is 13.5 percent lower for the period of January 1, 2017 to December 31, 2017 compared to 74 from January 1, 2016 to December 31, 2016. There were 58 luxury homes in inventory at the end of December 2017 compared to 54 at the end of December 2016. There were 5 new Luxury Home sales last month resulting in an 11.6 months supply of available Luxury Homes based on the current sales pace compared to 2.5 months supply for the County as a whole. American Canyon: There were 15 available homes and condominiums in inventory at the end of December in American Canyon. This is 12 percent below the inventory a year ago (17) and it is 25percent below the supply last month (20). New sales (14) were 27 percent ahead of the pace of December 2016 (11) and they were slightly below the pace of last month (16). There is a 1.1 months supply of inventory based on the current sales pace. The Days on Market for homes closing in American Canyon is currently 61 days. The median price of the 17 homes that closed in American Canyon in December
was $490,000. This is in line with the median price over the past 12 months that has ranged from the low $400,000s to the mid $500,000s. Napa: There were 121 available homes and condominiums in inventory at the end of December in the City of Napa. This is 20 percent lower than the inventory a year ago (151) and it is 24 percent lower than the supply last month (160). This is the lowest inventory for any month in the City of Napa for the fifteen years of records that we have. New sales (67) were 63 percent ahead of the pace of December 2016 (41) and they were 15 percent below the pace of last month (79). There is a 1.8 months supply of inventory based on the current sales pace. The median price of the 75 homes that closed in Napa in December was $695,000. This is 15 percent ahead of the median price of the homes closed in December 2016 ($603,000) and the highest median price ever recorded for a month in the City of Napa. Up Valley Napa County: New sales in the Up Valley Napa County market (Angwin, Calistoga, Deer Park, Oakville, Rutherford, St. Helena and Yountville) remained low in December. There were just 10 new sales in the month compared to 13 a year ago (-23 percent) and 8 last month. There is now a 7.3 months supply of inventory based on the current sales pace. We don’t see an apparent reason for this fall off in sales, but we’ll continue to watch it. The inventory of homes and condominiums for sale at the end of December (73) is about equal to the level of 74 in December 2016 and it is 25 percent below the level last month (97). The Days on Market for the 17 closings last month was 90 days. Approximately 57 percent of the Luxury Market inventory (price in excess of $2,200,000) in Napa
County is in the Up Valley Market (33 homes). One sale out of the 5 luxury home sales in Napa County last month was in the Up Valley Market. Sonoma County: The inventory of homes and condominiums available in Sonoma County at the end of December continued to drop and is the lowest for any month for which we have record going back over 15 years. The inventory stands at 460 and is down 24 percent from the inventory last month (535). It is down 22 percent from the inventory in December 2016 (520). It is down 55 percent from the 899 homes available at the end of September. New sales (296) in December were 22 percent behind that of last month (377) and were 18 percent ahead of the pace of December 2016 (252). There is just a 1.4 months supply of inventory in Sonoma County based on the existing sales pace. The time it takes to sell a home in the various areas of Sonoma County (Days on Market) varies from 34 (Oakmont) to 93 (Coastal Sonoma) days. For the purpose of our MLS (BAREIS) “Days on Market” represents the time from when the property is first listed in the MLS to the date the property goes into “pending” (all conditions removed) status. On average, it can take anywhere from 0 to 30 additional days for properties to close after going pending. The average Days on Market for the County as a whole is 61 days. n the real estate market, springtime is go time. It’s the busiest time of the year for home sales, and with this year’s stable economy and low unemployment rate, the spring of 2018 has the potential to be especially active. Every market is defined by its trends, and while each year is different, identifying these trends early on can be a useful tool for buyers, sellers and agents to navigate the upcoming market and secure the best long-term solution for themselves or their clients. With that in mind, here are a few top real estate trends to watch for in 2018, according to the real estate experts at RE/MAX. Generations on the move The shift in home buying preferences is more than just an individual choice; it’s a generational one. Two of the nation’s largest generations are suddenly competing with one another in the real estate market. Millennials have come of age, so to speak, and they’re starting to abandon their condos in the city for single-family starter homes in the suburbs to raise their families. This shift has put them in direct competition with baby boomers, who are looking to downsize to something smaller that meets the needs of their new lifestyle. With these two groups looking for similar housing, well-maintained single-family homes are expected to go very quickly in 2018.

Real estate and the new tax law
F
ollowing a rapid pace reconciliation of the House and Senate versions of the “The Tax Cuts and Jobs Act” the bill is now law and takes effect for the filing year 2018 and expires on December 31, 2025 unless noted in the law. The National Association of Realtors (NAR) worked throughout the process to retain and insure the “benefits of home ownership and real estate investment” resulting in some major successes offsetting CHARLES several changes BOGUE detrimental to home ownership. The NAR issued a summary of provisions of interest to its members and their clients following the passage of the final bill. As a result of the bill, “NRA is now projecting slower growth in home prices of 1-3% in 2018, with likely price declines in higher cost, higher tax rate areas.” In their search to raise revenue to offset tax cuts, Congress targeted home incentives and real estate investors on many fronts. The lowering of limits on deductible mortgage debt and the limitation on the deduction of the State and local taxes to $10,000 were major changes that will reduce the benefits of home ownership and affect market conditions of homes in the higher tax states and higher property values (higher loans benefit with higher interest deductions). Additionally, by increasing the standard deduction from $12,000 to $24,000 “only 5-8% of filers will now be able to claim deductions by itemizing” with the net effect meaning “there will be no tax differential between renting and owning for more than 90% of taxpayers.” Only time will tell how these changes will affect the incentive for home purchase and what that impact will have on the construction of new housing. The success in this process has been the retention of the

“status quo” of unchanged tax laws, which have become victories themselves. Here are a few of the successes included in the summary report: #1. The current exclusion of Capital Gains tax on the sale of your home ($250,000 individual and $500,000 jointly) was retained and not changed in the new law. #2. The time frame requirement of occupancy of “2 of the last 5 years of ownership” to meet the home gain exclusion was retained after the threat to extend the requirement to be “5 years of the last 8”. #3. The final bill retains the current-law maximum rates on net capital gains at 15% and 20% in the highest tax bracket. Recapture of depreciation was also retained at 25%. #4. The new law reduces the limit on deductible mortgage debt to $750,000, however existing loans of up to $1,000,000 are grandfathered in. The House proposal had been to lower the amount to $500,000 and eliminate “second home” interest
deduction entirely. #5. The coveted and valued IRS Code 1031, allowing the exchange of gain ininvestment property for like kind property without payment of tax, survived the negotiations and has been retained unchanged. #6. A windfall for investors in the new law, often referred to as a “pass through provision”, is the available federal tax deduction of up to 20% of the net rental income on income property owned or those invested in income properties or real estate investment trusts. This Pass-through provision particularly affects sole proprietorships, partnerships, limited liability companies and Sub S Corporations where previously 100% of the income is passed through and paid on the owner’s ordinary income tax rate. There are limitations on the amount of the deduction that can be taken and what activities are entitled to take the deduction and therefore it is critical to consult with your Certified Public Accountant or tax consultant.
If you are in a “specified service trade or business” the deduction will be phased out as income levels rise. It is ironic that this new tax law that was touted during the process as the “tax simplification” act has turned out to be the tax service industry “full employment act”. Yes, the tax schedule retains 7 brackets with lower marginal rates for individuals, but it is the reduction to 21% on corporate income that has emerged the clear winner leaving the balance of society to pay for this windfall profit. Going forward into 2018, as the National Association of Realtors has concluded, homeowners and real estate investors must be content with holding the status quo in many aspects of the new tax law as they weather likely negative impact of the bill’s changes.
