W
hile California exited the Great Recession, the long downturn created a serious upheaval in our housing supply. Five years of stagnant residential construction, the chronic shortage of affordable options combined with the escalating statewide population has created a perfect storm. Combine this with Baby Boomers living longer and being less willing to vacate their homes after 30, 40 or 50 years of residency, we have a serious problem of demand outpacing supply that will make the California dream more elusive than ever. Last year in 2016, the state added 335,000 residents, but only 88,000 units were built, including apartments, condominiums and single-family homes according to the California Building Industry Association. Even with household sizes calculated at 2.5 persons, we have a 46,000 annual housing deficit and growing. Enter the Accessory Dwelling Unit, ADU, often called Granny Units. For years most California municipalities have had ordinances governing second units for guests, relatives or onsite-workers. Traditionally, they were intended for convenience but now ADUs are considered an essential means of creating much-needed housing. These secondary units have a universal appeal for multi-generation families, rental income, and especially for homeowners desiring to age-in-place. Baby Boomers should be able to keep their home address and those parts of their home they feel most comfortable in to live out their sunset years. Any resident facing the prospect of downsizing should consider their options: keeping their home as is; carving out a portion of their home as an ADU for rental or extended family; or create a separate structure on their property to serve any of the above. Generally, state laws disallow subdividing or selling a ADU 16 — Distinctive Properties

separately. A key legal factor is the size of these units and whether they are attached or detached. Check with the local municipal building and planning departments to see what limitations exist. Recently ADU designs have been closely associated with the increased interest in the Tiny House movement. Like tree houses, a lot of these designs are predicated on vertical living, with lofts, ladders, and clever storage areas serving contortionists. The ultimate need for senior living is what we call “Universal Design,” which maintains comfortable use of kitchens, bathrooms and access ways. As much as possible, everything should be kept on one level with minimum obstacles for wheelchairs or walkers. Kitchen counters should be adjustable or lowered with ample space for leg room. Bathrooms should be fully equipped with
lower counters, shelves, hand bars and perhaps a roll-in shower. Traditionally parking has been a major obstacle for creating ADUs. Many cities required parking to be the same as the main house. Now, the state has argued that every city should be more flexible and allow alternate methods of parking such as tandem, side yard, compact and on-street parking. The key factor is eliminating neighborly tension. One question that always comes up is whether creating an ADU is financially wise. Appraisals of properties containing ADUs tend to be complicated and often lack comparables. However, appraisals based on Income Capitalization yielding valuation significantly higher than the actual sales price of a similar home. While this is typically used for commercial properties, studies suggest they can be 7 to 10 percent higher than conventional appraisals.
Depending upon the size ratio of the ADU to the main residence, the contribution can raise the total property value anywhere from 12 to 33 percent. As to the design, flexibility is essential while accommodating changing lifestyles and financial resolutions. Today, home design needs to be more flexible to change with their occupant’s lifestyles. Just as the Family Room has become passé, so should the standardized four-bedroom floorplan. Today’s floorplan must be prepared to adapt to future lifestyles. Whether you are looking to purchase a new home for your family or you are a long-standing home owner facing the need to downsize, ask the local building department or a local professional to evaluate whether adding or converting an existing part of your home into an ADU is appropriate. (BPT)—Looking to make a few changes around the house? A fresh coat of paint can make a big difference on the look of your home and how you feel living in it. But unless you’re a color expert, it’s hard to know what colors are best among the endless array of options. A great place to start is by understanding the psychology behind various colors, so that you can achieve the look and create the effect you want in each room. “Color is such an important factor in setting or improving our moods; it greatly influences human emotion and behavior,” says Dr. Sally Augustin, a color psychologist who applies science-based insights to how we experience colors. “The brain interacts with color in a variety of ways, from calming to energizing. By applying color psychology to your paint selections, you can make each room evoke the emotions you desire.” Most people talk about neutrals like black and white, according to a new color study conducted online by Harris Poll on behalf of Sherwin-Williams through listening to social media conversation about colors mentioned with areas of the home. But when asked directly, the majority of participants say more vibrant colors should be used throughout the home, such as blue, red and green. Many have fallen in love with darker tones again, and dark black like Tricorn Black SW 6258 and even charcoal, navy and deep jewel tones are all gaining in popularity, adding urban sophistication to a wide range of spaces, from living rooms to kitchens. What green really means: Generations see green hues differently. Millennials associate it with energy (33 percent compared to 24 percent of Gen Xers and baby boomers). Boomers are more likely than millennials to associate green with calmness (26 percent vs. 20 percent). When it comes to the psychology of green, the
color seems to enhance creative thinking, making a green such as Derbyshire SW 6741 a good option for a study or for a stimulating playroom. Raving for red: According to Dr. Augustin, since red is also the color of many fine wines, painting a wall Rave Red SW 6608 in a dining room can appropriately call wine to mind. Red also offers people a burst of strength, making it an effective color choice for spaces like laundry rooms, where “heavy lifting” is done. According to the survey, almost half of Americans (49 percent) said the most associated emotion with the color red is excitement. Cheery vibes with yellow: Forty-two percent of Americans associate yellow with happiness. The color yellow is also psychologically linked to physical warmth. Other golden colors that are a bit darker, such as Cut the Mustard SW 6384, would work in a kitchen dining area, as warm colors stimulate appetite and can make a space seem cozy. What’s right about white: The top feeling most Americans associate with white is calmness (34 percent). In color psychology, white also signals cleanliness, so shades of white can be good choices for the bath, laundry or anywhere in your home that you want to add brightness. ine mavens bidding against one another during Auction Napa Valley raised more than $1 million more than they did a year ago, the Napa Valley Vintners have announced. The 37th annual four-day fundraiser produced $15.7 million, compared to about $14.3 million for the 2016 auction, the Vintners trade association said in a news release. That total includes proceeds from Friday’s barrel auction as well as Saturday’s showcase live auction at the Meadowood Resort in St. Helena, which was hosted by members of the Coppola filmmaking family.
