Stuck on Napa offers personalized parties Napa’s Shelley Mueller has a new twist on the popular “sip and paint” parties where art is created on canvas. And, it doesn’t require that you be an artist of any kind. “I call my parties ‘sip and sign,’” Mueller said, “because you are making wooden signs that you hang in or around your home.” The parties are a new part of her business — Stuck on Napa. Stuck on Napa makes wine country-inspired gifts with a predominantly Napa theme including rustic handmade signs, vintage inspired flour sack towels, market bags, stone coasters and Napathemed decals. Mueller admitted she doesn’t know anything about painting on canvas, “but I do know how to make signs out of wood,” she said. “So I created parties where you would have a selection of different signs to make. You just get your friends together at home or work, and at the end of the night everyone would have created their own unique sign.” She held a “beta test” party with a group of her friends in December and said it went great. Since then, she has had eight parties with anywhere from six to 16 people. “I have 10 designs they can choose from,” Mueller said, “or they can reach out to me if they want to do something more custom. I don’t know how many signs we’ve made now, but we’ve yet to have a flop.” Mueller said the goal is for people to make a sign they can actually use. “It’s a popular trend now to have your name on a sign, and these signs can be hung in your home or on a covered porch. I don’t recommend leaving them out in the rain,” she emphasized. 10 — Distinctive Properties

“I bring the wood, already stained, and the stencils, which I make myself from scratch. I can even bring the table and chairs so all the host does is provide the location,” Mueller said. “I give the host a link to my website, which they send to all the people attending. The guests then go on my website and order the sign of their choice. Once you apply the stencil to the wood — the only part that’s a little tricky — you can just paint and have fun.” Mueller did mention some people have gotten their wedding dates wrong. “Fortunately, everything is fixable,” she chuckled. “My motto is ‘perfectly imperfect,’ so if you make a little mistake, we can fix it or you can say it was intentional since art is subjective.” People can choose from a darkstained pine or a weathered gray look, which Mueller applies herself to specially selected thick pieces
of pine. “I bring a wide range of colors, which gives people a lot of options.” “I have purposely made it pretty uncomplicated,” Mueller said, “because I want everyone to have success.” And if you have a super long last name, she said she can make that work, too. “I had a very long Polish last name once, but I made it fit,” she laughed. As to the cost, she said it’s no more than a pre-made sign that you would order online. “It costs $40 per person and then I handle everything else,” Mueller said. “And with my signs, you have the pride of knowing you made it yourself. Plus, you had a lot of fun doing it.” She added that she comes to the parties herself to do the set-up and make sure everything runs smoothly.
She said she thinks of her parties as sort of an interactive happy hour. “I recommend the host allow two hours start to finish, with six people minimum and 16 maximum.” Mueller, who has a regular booth at the Farmers Market for Stuck on Napa, is planning on adding a booth for sign-making soon. “I will have an adjacent booth that people have to sign up for in advance, where we will be doing a sign-making workshop. If it goes well, I’m going to offer it throughout the summer,” she said. Right now, she is getting the word out through word of mouth, her Instagram and Facebook accounts and her booth at the Farmers Market. “We’re still in start-up mode,” Mueller said. W
e all want to make our lives easier and more trouble free. Generally, we don’t think about making our houses easier to navigate, safer and less problematic. And yet as a rapidly changing society, anxious to minimizing our workloads, we should be thinking more about making our house easier to use. This is not an age-related challenge; All ages, generations, genders and cultures should consider the long term use of their home and avoid unsafe and challenging circumstances. Are our homes safer and easier to navigate? Not really. Basically, our home environments haven’t changed in 100 years. While planning concepts such as Family rooms, Great Rooms, Man-Caves come and go, we still have unreachable kitchen cabinets and inconvenient counter tops to challenge our backs. Today kitchens are bigger with numerous gadgets and gizmos to do just about everything. The laundry room has evolved from the old ringer washing machine and clothesline to sophisticated appliances that do everything but iron the clothes. Our houses have grown bigger and most homes built today are two story or even three levels on postage stamp lots, compared to previous generations. Napa store revamps offerings and name

hat’s in a name? Or more specifically, a name change? A great deal, according to The Home Index owners Eric and Melissa Schmitt. The five-year-old Napa business, now celebrating two years in its new, 6,000 square-foot location on Lincoln Avenue next to the railroad tracks, recently rebranded from The Poor House to its new name, The Home Index. “After we moved here, we realized our old name wasn’t really encompassing what we are doing now,” Melissa Schmitt explained. “The name Home Index explains a little more about what we do. Everyone was confused by the old name, Poor House, and it wasn’t clear to people what we were all about. We’re bigger and 30 — Distinctive Properties
better now so it was a good time to make the change.” “We’re like a resource of design materials and products, so that’s where the ‘index’ part of our name comes from,” said Schmitt. “We provide a lot of information (and) we’re here to help people with anything they might need when it comes to a home. We can also put people in touch with sub-contractors for specific things they want done, or we can help them start from scratch. We’re here to get information for people if they ask, and if we don’t know the answer, we’ll find out,” she said. “We’re a lot more than a furniture store,” said Schmitt. “Anything here you can take home but we also have thousands of items we can order. We custom make everything from furniture to fireplace surrounds, we do concrete vanities. A lot of our building projects we create things specifically for those projects.”

Anything you want, they’ll figure it out, Schmitt said, describing she and her husband as “problem solvers.” “We just want to have a conversation with customers and determine exactly what it is that they need. A real honest conversation will help them, and us, get them what they want. If you don’t want to spend a lot, just tell us what your budget really is and we can work with you. If you don’t know what your budget is, we can help you with that, too.” If you don’t know what the “Napa Valley Style” is, Schmitt was happy to explain: “It’s definitely indoor/outdoor and centers around food and wine. It
incorporates beautiful eating spaces a lot of space for entertaining. It’s very relaxed and comfortable incorporating natural fabrics and lots of wood, but not super finished. And, it’s a little bit eclectic,” she said. “I love design and I love how your home is a part of you and your lifestyle; it’s an extension of you and being comfortable and happy there is the most important thing,” Schmitt said. “Everybody has a different style, and I love to understand that and help them put together their dream home from top to bottom.” Schmitt encourages customers to come in and bring their designers with them. “We even have a dedicated space in the back where designers can come and meet with their clients. They can pull paint and fabric samples and work with their clients right here. We can also loan out rug and wallpaper samples.”

Napa woman shares 70 years of memories at downtown residence
J
essica Rippey has spent the past several months renovating a historic downtown home located at 1607 First St. She hired experts to replicate and replace original molding and wood trim. The roof has been replaced and earthquake damage repaired. Original wood floors have been sanded clean and are being refinished. Bathrooms and the kitchen will be updated. The

Electrical, heating and cooling will be updated. “I have fallen in love” with the property, said Rippey in a May interview. The house, reportedly built in 1903, has great potential, she said. There was just one thing missing: the story of the home. Rippey, who bought the home in February from Michael L. Holcomb, said she didn’t know
much about the house or its former occupants. After a story about her project ran in the Napa Valley Register on May 17, that all changed. That’s when a Napan named Jeanette (Smernes) Mulgrew contacted Rippey. Mulgrew knows the house inside and out. For 70 years, until the mid-2000s, the house was home to several generations of her family. According to her Mulgrew, her
grandfather – Daniel Smernes — bought the house in the 1930s from previous owner Dr. and Mrs. Fred Heegler. The price was just $5,000. The two-story home has five bedrooms, two and a half baths and is 3,076 square feet. It also has a 1,500-square-foot basement. After contacting Rippey, Mulgrew was invited to see the house on Thursday and share some photos of what it looked like years ago. Walking inside, the memories quickly returned to Mulgrew. “We had all our holidays here,” she said, looking around the large first floor. A number of photographs Mulgrew brought with her included images of family dinners, Christmas and other parties. Upstairs held even more memories. “This was my room,” Mulgrew said, stepping into one bedroom. Mulgrew shared the space with her brother, Wayne Mulgrew, she recalled. They had twin beds with a table in between, she said. “It’s a lot narrower than I remember,” she said with a laugh. As she peeked into one upstairs bathroom, “Oh, the pink bathroom isn’t pink anymore,” she said. Years ago, the bathroom had been covered with small pink tiles, she recalled. A second upstairs bathroom had been decorated with small green tiles. A sun porch became her grandmother’s bedroom in later years, recalled Mulgrew. The bead board paneling and wall of windows “looks very familiar to me,” she said. “This house meant so much to me,” Mulgrew said. “It still does. There were a lot of happy years here.” “In my mind, it will always be my grandmother’s house,” she said. However, “I’m happy native Napans bought it,” said Mulgrew. Both Rippey and her husband, Ted Rippey, are from Napa. Mulgrew said she hopes to be invited back to see the house after it’s done. “I’d love for you to come,” said Rippey. “I already love the house and meeting you makes me love it even more,” said Rippey.

he vibrant colors of two side-by-shops in St. Helena are a feast for the eyes at Ottoman Art at 12261228 Main St. in St. Helena. There are Oriental rugs, handcrafted Turkish ceramic plates, bowls and vases, exquisite Turkish boots and handbags, Turkish lamps, and many other Turkish imports such as Turkish towels, scarves, jewelry and soaps. Ibrahim Agirman, who owns this mini-emporium, travels frequently back to Turkey on personal buying trips to renew his inventory and to renew his ties with the craftsmen of his native Turkey. Napa Valley home, and his greatest desire, he said, is to share his love of the arts of Turkey. A visit almost always leads to stories of the artists who provide the unique crafts for his stores. Wandering through Ottoman Art is a bit like prying open the history of Turkish craftsmanship. The display of the brightly colored Iznik plates is just one example.
“These are replicas of Iznik ceramics that today reside in museums around the world,” Agirman said. Then he cracked open a book showing the brightly colored fritware pieces in the British Museum, the Louvre in Paris, and numerous museums in Athens. The replicas in his store, handmade in Istanbul, represent periods stretching back to the glorious Ottoman Empire of the 15th-17th centuries. Meanwhile, the mosaic and copper-clad lamps in the store radiate a spectrum of meditative light that seems to meld and calm the air. Rugs and carpets at Ottoman Art are hand-woven with natural fibers and dyes, according to
Agirman. The quality of each piece is partially determined by the number of hand-tied knots. The more knots per square inch, the better the quality of the rug. Of course, seeing the rugs laid out in a natural setting of the home is the ultimate test, according to Agirman. He says that often customers come in multiple times over weeks and months to experience first-hand the designs, feel their textures, and “smell the rug dust” before making a final selection. And perhaps just as often they come to hear his stories about his homeland and maybe even a tale or two about the carpets that brought him to the Napa Valley.

NAPA COUNTY The inventory of homes and condominiums available for sale in Napa County at the end of May (352) had a nice jump ahead from the inventory last month. The inventory is 32% ahead of the inventory at the end of April (267) and it is 10% ahead of the inventory in May 2017 (319). This compares to a 12% increase Gerrett Snedaker in inventory in Sonoma County and a 10% increase in inventory in Marin Country. Perhaps, we had a late start to the traditional spring market in Napa. New sales (127) were 13% below the pace of last year (146) and 8.5% ahead of the pace of last month (117). There is a 2.8 months supply of inventory based on the current sales pace. The Days on Market for homes closing in Napa County is currently 51 days. The DOM has been averaging 70-80 days, so this is a surprising drop. For the purpose of our MLS (BAREIS) “Days on Market” represents the time from when the property is first listed in the MLS to the date the property goes into “pending” (all conditions removed) status. On average, it can take anywhere from 0 to 30 additional days for properties to close after going pending. The 38 — Distinctive Properties
median price of the 117 homes closed in May in Napa County ($675,000) was 6% higher than the median price of a year ago ($635,000). It was slightly below the historic high median price ($678,000) in December 2017. NAPA COUNTY LUXURY HOMES If one takes the highest quartile (25%) of available inventory as the “Luxury Market”, the Luxury Market begins at $2,500,000 in Napa County at this time. The number of closings (52) of Luxury Homes (sales price in excess of $2,500,000) in Napa County for the period 6/1/17 to 5/31/18 is essentially equal to the number for the period 6/1/17 to 5/31/18 (53). There were 83 luxury homes in inventory at the end of May 2018 compared to 70 at the end of May 2017. There was a jump of 27% from the 65 homes in inventory at the end of last month. There were nine new Luxury Home sales last month resulting in a 9.2 months supply of available Luxury Homes based on the current sales pace compared to 2.8 months supply for the County as a whole. AMERICAN CANYON There were 20 available homes and condominiums in inventory at the end of May in American Canyon. This is essentially equal to the

inventory a year ago (19) and it is slightly ahead of the supply last month (18). New sales (11) were 35% below the pace of May 2017 (17) and they were essentially equal to the pace of last month (10). There is a 1.8 months supply of inventory based on the current sales pace. The Days on Market for homes that closed in American Canyon last month was 34 days. This is a very quick selling cycle. The median price of the 12 homes that closed in American Canyon in May ($465,000) was 10% below the median price of a year ago ($515,000). The median price in May 2011 was $292,000. NAPA At the present time, fifty three percent of the inventory in Napa County is in the City of Napa. There were 185 available homes and condominiums in inventory at the end of May in the City of Napa. This is a 38% jump from the inventory at the end of last month (134). It is 8% ahead of the supply at the end of May 2017 (172). New sales (92) were 7% below the pace of May 2017 (99) and they were 14% ahead of the pace of last month (81). There is a 2.0 months supply of inventory based on the current sales pace. The median price of the 77 homes that closed in the City of Napa in May was $700,000. This is 11% ahead of the median price of
the homes closed in May 2017 ($633,000) and it is now the all time high median price for homes closed in any month in the City of Napa. UP VALLEY NAPA COUNTY The inventory of homes and condominiums for sale in the Up Valley Napa County market (Angwin, Calistoga, Deer Park, Oakville, Rutherford, St. Helena and Yountville) at the end of May (119) is 24% ahead of the level of 96 in May 2017 and it is 28% ahead of the level last month (93). There were 18 new sales in the month compared to 28 a year ago and 19 last month. There is now a 6.6 months supply of inventory based on the current sales pace. The Days on Market for the 21 closings last month was 67 days. Approximately 54% of the Luxury Market inventory (price in excess of $2,500,000) in Napa County is in the Up Valley Market (45 homes). There were four new luxury home (price in excess of $2,500,000) sales in the Up Valley Market last month. This is out of nine total luxury sales for the County. DIGITAL DECLINE? Big data’s role in home buying may have its limits CHARLES BOGUE
I
remember a certain day over thirty years ago when I knew the world of retail marketing and sales had changed forever. It was at my weekly office meeting held upstairs at Andrews Meat and Deli on Main where we talked about new homes on the market and had guest speakers to enlighten us on the latest trends, tools and techniques to better serve our clients Charles Bogue and increase sales. On that particular morning, the presentation was from a sharply dressed young woman from southern California informing us about the latest marketing trend and products we needed in order to be on the cusp. Her opening statement, “perception is everything and reality is nothing” left me in a confused state for days and weeks that followed, realizing that we were then moving from relationship to digital selling. Really? My small-town Napa business strategy, assuming I had one, was based on developing individual relationships of trust and confidence followed by providing the best professional service possible. Because that was my “reality” at the time, the idea of branding myself as she suggested with a glossy personal photo and an embellished biography of overstated accomplishment seemed out of character. What might be effective in overpopulated Southern California seemed out of place for my relative modest ambitions in my rural Bay Area community. Fast forward at warp speed to today’s exponential use of the cell phone, the internet and virtual
reality and one can conclude that in fact the young lady was correct in her prophecy of decades past that “perception is everything and reality is nothing.”. Although personal relationships still matter, today it is the digital “perception” of value and the speed that information is delivered that drives consumer choice of products and services. According to statistics released by Google, approximately 40% of the United States population had internet access in 2000 and today that number is over 80%. It is clear that with Amazon accounting for over 43% of all online sales, the internet has revolutionized not just the way we shop but also the way we live, work and play. Our automated digital society has affected the home purchase process as well, confirmed by a National Association of Realtors poll showing 74% of home buyers used the internet in some portion of their home search, and yet 69% indicated they would still utilize a real estate agent in their purchase process. Additionally, 29% of buyers polled located the agent they used to complete their purchase during the online search process. The research went on to conclude that “unlike the travel industry, where more and more consumers are taking the entire booking process into their own hands, the bricks and mortar real estate industry is still thriving.” Although the online digital world has made the home buying process simpler,
smarter and faster, the 2016 NAR poll showed that because of the size of the financial investment and complexity of the actual purchase, 88% of home buyers worked with an agent in their purchase. Not surprisingly, younger home buyers used more technology than their older counterparts. This transition from “relationship to digital” selling in our information age has created online corporate giants, but we now see that this transition has not come without its shortcomings and concerns. The public is finding out that “data” is not and does not create “trust”. Gerd Leonhard, futurist and author of “Technology vs. Humanity” was quoted to say “trust isn’t digital. Trust is not something that you download. Trust is a feeling. It’s a perception”. This failing or inability of large data and social media companies to establish trust is causing more home buyers and other consumers to have a declining interest in the services and benefits they offer. Buyers are learning that real estate information services like Zillow, Trulia and Redfin draw their data only
from local tax records leading to questionable valuations that omit individual home improvements, natural hazard zones and preferential schools or neighborhoods that are only known by local Realtors who live in the community. Last fall, credit reporting giant Equifax, which consumers rely on to retain and protect their most personal of information, announced a security breach in which 145 million social security numbers were stolen from their system creating significant public distrust in our banking and finance companies. Are we seeing a point of diminishing returns in the value of data when it comes to the home buying process? Has personal relationship and trust outlived its relevance? We live in a society that lives in its devices, secure from the vulnerability and challenge of developing personal relationships, free to enter or exit with the touch of a finger. I personally know what was, and only time will tell what the future holds.
