Summer means event season here in the Napa Valley – music festivals, concerts, parties and tastings. But one event has risen to define the valley in the summer: Auction Napa Valley. Now in its 36th year, the auction has grown from a small charity event – one among many in Wine Country – to a world-renowned celebration of wine and the good life, all in a great cause. Auction Napa Valley is an amazing combination of the landscape, food, wine and people of the Napa Valley. This year, the Napa Valley Vintners and honorary event chairman Agustin F. Huneeus of Quintessa continue the 36-year tradition of supporting community health and

children’s education nonprofits by inviting wine lovers and collectors to enjoy the bounty of this region and bid on Live Lots, Barrel Lots and E-Auction Lots. The efforts of the valley’s vintners, volunteers and visitors have resulted in more than $150 million being invested in Napa County nonprofits and communities over the life of the event. The support structure the auction has created not only benefits local nonprofits, it strengthens all of us. History of the Rutherford House in Napa Valley The Rutherford House was completed in 1914 as a residence manor for the Fred Ewer family. The house is a prime example of Craftsman style, inspired by the Arts and Crafts Movement of the 19th century. An article in the St. Helena Star on August 8, 1913, described it as “one of the most commodious, convenient and handsome country residences in Napa.” Fred Ewer was the son of California state senator Seneca Ewer, who purchased the ranch in Rutherford in 1890. Seneca Ewer passed on half of the ranch to Fred, who commissioned Napa architect Luther M. Turton to design a house. The 10,000+ square foot house had bedrooms for all of the Ewer children, as well as servants’ quarters. Janice Ewer Lawson, Fred’s daughter, sold the house in 1968 to Mary Tilden Morton. Mary Tilden Morton, granddaughter of land preservation-activist Charles Lee Tilden, purchased the estate and named it “The Merry M Ranch” and made it a landmark estate of Napa Valley. She added formal gardens and a uniquely designed art studio with detachable glass walls that would allow large pieces of stone to be brought in for sculpting. It was in this “Artist Paradise” that Mary Morton was able to practice her artistic skills she learned at the world-renowned Ecole DesBeaux Arts in Switzerland. Morton was a pioneer who revolutionized viticulture by bench grafting vines and she was the first woman grape grower in Napa Valley as well as the first woman accepted into the Grape Growers Association. Within the same period, she had purchased most of the commercial property in Rutherford - “The Heart of the valley,” as she would say. She designed & built the famous & innovative octagonal Beaulieu Vineyard wine tasting facility and Rancho Caymus Inn. She was an entrepreneur, designer, sculptor, pilot, and patron of the arts. Morton sold the house in 1995 and it has since, under corporate ownership, undergone substantial renovations to modernize and enhance its beauty in harmony with its classic Arts & Crafts style with a strong integration of the landscape to create a multifunctional estate compound. Old houses on the move JENNIFER HUFFMAN j huf f man@nap ane w s . com Rob Moreira has a heavy task at hand. He’s already moved one house across town, and soon he’ll be moving a second. This Napan and his partners have acquired two older city homes, both of which needed to be removed from their original sites. “These are beautiful homes and worth saving,” said Moreira. The first house, a 1938 Craftsman, used to be located on First Street, next to the Church of Christ near Highway 29. “I fell in love with it,” he said of the home. “I’ve dabbled in real estate for a long time and I saw the value.” When he saw it advertised for sale for $10,000, “I thought it was a scam,” said Moreira. But it was no scam. The only hitch was the 1,200-square-foot home had to be removed from the parcel, where new housing is scheduled to be built. Several months ago, that home was jacked up, loaded onto a truck and wheeled, very slowly, across town to two empty and adjoining

lots at 346 and 360 S. Jefferson St. The Craftsman was deposited there and will be remodeled. The second house is a 1910 Craftsman that was previously the Parks and Recreation Department headquarters, located next to the old Cinedome theater in downtown. It’s about to be relocated as well. Th city transferred the building to Rob Moreira and his brother, Richard Moreira, free of charge, according to Jeff Frietas, the city’s real estate manager. By not putting a price tag on the building, the city wanted to encourage someone to take it and preserve the historic portion, Frietas said last year. The house was free but Moreira has to pay to have it removed. That’s about a $50,000 job, he said in an interview. Most house movers charge between $10 and $20 per square foot, he said. Last week, workers were busy preparing the Parks and Rec house, which has a footprint of

about 2,000 square feet, for the move. The top floor of the house will be preserved and the bottom, which is not historic, will be removed, he explained. The roof was cut off in preparation for the move. This house was once located on Jefferson Street, but the city moved it to West Street decades ago to be teen center. It later became the Parks and Rec office. Rob Moreira originally hoped to move the house this past weekend, but rainy weather delayed that plan. “It’s dangerous to move these houses in the rain,” he said. The two homes, once they are sitting side by side, will be renovated by Rob Moreira and his partners, which include his brother and a contractor. Moreira plans to move into the Parks and Rec house. His brother may move into the other home. Each parcel is about 16,000 square feet, so there’s plenty of space for the homes. When all the work is done, “It will look like they belong,” he said. “It will complete the neighborhood.”

Auction Napa Valley benefited more than 100,000 in single year More than 100,000 clients of Napa County nonprofits were helped in one year as a result of investments by the Napa Valley Vintners (NVV) through Auction Napa Valley proceeds, according to a report released late last year. The report is an annual assessment to evaluate and quantify the work of the NVV’s nonprofit partners and to demonstrate how the NVV is meeting its long-term goals to make a meaningful difference in the quality of life for Napa County residents. This report indicates a significant increase in the number of people and programs that were assisted through the NVV’s Community Support Fund (CSF), the NVV’s traditional grant funding supporting a core group of local nonprofits. In 2014, the NVV granted more than $6.9 million to 26 nonprofit agencies in the areas of community health and children’s education. A few notable results include: — More than 100,000 clients were helped in Napa County overall by nonprofits including OLE Health, Community Health Initiative, local Boys & Girls clubs from American Canyon to Calistoga, Napa Valley Hospice & Adult Day Services, Aldea Children & Family Services and more (includes some overlap for those receiving services from multiple organizations). — The total number of Napa County clients assisted increased by 11 percent compared to 2013. — 430 classrooms (up from 252) benefited from 449 teachers and preschool providers (up from 243) receiving training and support, with 92 percent reporting gains in knowledge or positive impact on instruction. — 8,623 clients, volunteers or providers received training to prevent or reduce the risk of illness or injury at 854 training sessions. — Nearly 1,000 low income households participated in free tax preparation services to increase financial stability resulting in more than $2.4 million in tax refunds to low income families – an increase of nearly $400,000 compared to 2013. “The contributions made through Auction Napa Valley continue to improve the quality of life in Napa County and show the strong charitable spirit of our community,” said Assemblyman Bill Dodd. “The effectiveness of the NVV’s support of local nonprofits acts as a model for how businesses and nonprofit organizations can effectively come together to help build a better future for the individuals and families in our community.” The $6.9 million in grants to 26 Napa County nonprofits in 2014 is part of a constellation of giving made possible by the NVV through Auction Napa Valley proceeds. 22-acre Vintage Estate sells for $148 million In what could be the largest private sale of a Napa County lodging and shopping property, the Vintage Estate of Yountville has sold for $148 million. On April 26, Brookfield Hotel Properties of Maryland bought the 22-acre Napa Valley property from the Egan, Ghilotti and Sandbach families. “We are thrilled to acquire this iconic property and are excited to be part of this community,” said Shai Zelering, managing director, operations and asset management for Brookfield Hotel Properties. The company declined to comment on the sale price, which was calculated by the Napa County Assessor’s office from deed records. The mixed-use estate includes the Vintage Inn and the Villagio Inn & Spa, two restaurants, a spa, meeting space, a three-acre vineyard and more than 43,000 square feet of retail and office space in the V Marketplace. Brookfield is still in the early stages of plans for the property, “but we are committed to maintaining the Vintage Estate’s reputation as a favorite place of both residents and visitors to Napa,” Zelering said. The property’s name will remain the Vintage Estate, and it will remain open and fully operational throughout the transition, said a news release. Other Napa County hotel property sales have approached or exceeded $100 million mark in recent years. The Bardessono hotel, also in Yountville, sold for $85 million, the Carneros Inn sold for $62 million, the Harvest Inn in St. Helena for $55 million, Andaz Napa for $72 million and Silverado Resort for approximately $110 million. Alan Reay, president of Atlas Hospitality, which specializes in the sale of California hotels, called the Vintage Estate a “trophy” in an “A+” location. “It has 22 acres of land, which is virtually impossible to find,” he noted. However, even though $148 million sounds like a lot, “I think it’s working out to be a good investment for the buyer at that price,” Reay said. California hotel sales are down 35 percent in the first quarter of 2016, he said. “The market is starting to flatten out in terms of revenue increases and lenders are pulling back from hotel loans, or making them at much higher rates. hotels was readily available and Real Estate Investment Trusts (REITs) “were very active buyers.” But in the beginning of 2016, “we had a decline in the stock market and hotel REITs were hit very, very hard. Those companies were no longer in the market to buy.” Financing became more difficult. When Vintage Estate came on the market in 2015, higher prices might have been considered, but then some bidders likely dropped out because of financing, which opened an opportunity for Brookfield, said Reay. According to the Assessor’s office, the land and structures were assessed at $45 million before the sale, which comes to $500,587 in property taxes per year. With a reported purchase price of $148 million, the estimated future property tax bill could be three times that amount. Mark McDermott, senior vice president at CBRE Hotels, was one of the listing agents for the property. “While the Bardessono sale last year was notable for its price per key, the Vintage Estate sale is notable because of the size of the property, and it continues to solidify Napa Valley as an investment grade location for both national and international capital,” he said. “We’re seeing premier hospitality assets like this trade at investment metrics that were previously reserved for gateway urban destinations like

San Francisco and New York. “In economic terms, the town and the county should benefit significantly from the new owner’s plan to invest in the property and elevate its performance,” said McDermott. “When you have a change in ownership of a longtime, family-owned property that plays such a significant role in our small town like the Vintage Estate has, initially it’s a bit concerning,” said John Dunbar, Yountville mayor. However, talking with the new owners’ leadership team, “I’m confident in their commitment to maintaining and even elevating the quality of experience and service.” “The sizable investment displays a strong desire to keep Vintage Estate a premiere global destination property and a major asset to Yountville,” Dunbar said. “This sale reinforces the findings in Visit California’s 2015 Economic Impact report released this (past) week touting tourism as a significant and growing piece of the Bay Area’s economy,” said Clay Gregory, president and CEO of Visit Napa Valley. According to that report, Napa Valley visitors spent $355 million on accommodations in 2015, the highest percentage of all spending and an increase of 15 percent over 2014. “It also shows the very positive state of the valley and its image in the world of hospitality,” said Gregory.

That’s the highest percentage gain among all nine Bay Area counties. The data came from Visit California’s annual economic impact report, released in May. Napa County tourism brings the area a total of $115 million in tax revenue, said the report. Napa County’s percentage increase “is pretty darn good,” said Clay Gregory, CEO and president of Visit Napa Valley. “We’re in really good shape in terms of growth.” “Luckily most of our growth is not in numbers of people, it’s in rates and getting more folks to be here in weekdays, which is one of our priorities,” he said. As for 2016, Gregory said he expects revenue

to continue to grow in the 6 percent range. In the last Visit Napa Valley fiscal year, which ended in June, Napa County lodging revenue rose more than 10 percent, he said. However, it’s hard to sustain double-digit growth indefinitely. It will be interesting to see how new hotels like the Hampton Inn and others, along with properties adding rooms, will impact local hotel economics, Gregory said. For 2016, “I think the occupancy will be flat, because there are more rooms but we should go up in revenue” for the same reason, he said. Travel spending in Napa County has more than doubled since 1998, when the total reached $622 million. Tourist spending directly impacts employment. Napa County visitor-related jobs topped 13,680 in 2015, a 3.7 percent increase from 2014, according to the state report. Bay Area-wide, travelers spent more than $33 billion in 2015, which supported 248,300 jobs for residents and provided $2.8 billion in state and local tax revenue, Visit California said. The Bay Area was the largest regional contributor to a statewide tourism economy that topped $122 billion, sustained 1,064,000 jobs and generated $9.9 billion in state and local tax revenue – all record figures. “Tourism is a significant and growing piece of the Bay Area’s economy,” said Visit California President and CEO Caroline Beteta. “As the region plans for future growth, it is important to keep the continued success of the travel industry top-of-mind as a source of benefits for the entire community.” A Dodge Market Research report found that

from 2006 to 2015, new building and renovation projects in California that related to tourism reached $20 billion, with an average of $2 billion infrastructure investments per year. This includes airport modernizations, new shopping and dining experiences and cultural and civic amenities that both visitors and residents can enjoy. Visit California’s report demonstrates a sixth consecutive year of growth for the tourism industry, outlining the economic benefits of leading tourism sectors such as hotels, rental cars and retail as well as the statewide and county-by-county benefits. Mondavi sisters make their mark in wine Sometimes it seems that there are a lot of Mondavis in Napa Valley, but four who aren’t well known today are soon going to become much more prominent. Angelina, Alycia, Riana and Giovanna — the four daughters of Marc Mondavi of Charles Krug Winery — have been chosen as honorary chairwomen for Auction Napa Valley in 2018. Having four siblings chair the important event is significant, but that’s only a part of what the busy sisters are doing. All four are partners in Dark Matter, unusual long-aged wines made from their immediate family’s vineyards. In addition, Alycia is general manager of Aloft, a premium Howell Mountain cabernet sauvignon distinct from Charles Krug wines.

Riana is northern sales manager for C. Mondavi and Family, the family brand that owns Charles Krug and CK Mondavi as well as CR Cellars and Purple Heart. Giovanna (Gigi) lives in Boston and works in the financial world, but also is involved in Dark Matter. Angelina also makes Fourth Leaf Cabernet Sauvignon with her second cousin, Rob Mondavi, grandson of Robert Mondavi and son of Michael Mondavi. All are the fourth generation of Mondavis in the wine business in the valley. Their great-grandparents were Italian immigrants Cesare and Rosa Mondavi, who bought Charles Krug in 1943. Cesare and Rosa’s sons, Robert Mondavi and Peter Mondavi Sr., were brothers.

The four Mondavi sisters are also the granddaughters of Peter Mondavi Sr., who died earlier this year at 101 after quietly pioneering many innovations in the Napa wine industry. AN INEVITABLE DIRECTION? It’s hardly surprising that the girls ended up working in wine. They received their first paychecks for 25 cents an hour, starting when they were 10, as apprentices working around the winery cleaning tanks, soaking bottles, pulling samples, routing hoses, and even running analyses under the direction of Grandpa Peter, father Marc and Uncle Pete. At that age, they probably weren’t really aware of their legacy: Charles Krug winery is the oldest still-extant winery in Napa Valley and remains one of the largest family-owned wineries in the valley and one with a reputation for innovation. All of the daughters went off to study, creating a virtual executive suite: production (Angelina), sales (Riana), marketing (Alycia) and finance (Giovanna), but the family has a rule that everyone has to work somewhere else for at least two years before joining the family business.

Angelina next joined Jayson Woodbridge at One True Vine, LLC in 2010 as assistant winemaker, responsible for Hundred Acre, Cherry Pie and Layer Cake. “I discovered that I liked being outdoors. I didn’t like being confined to an office. My wine nerdiness began coming out,” she admits, and her sisters agree jokingly. “She’s the quiet one,” said Riana, who is the opposite. Earlier this year, Angelina left One True Vine to set up her own wine consultancy, A. Mondavi & Co. “My focus is small-volume, high-quality clients who make 500 to 1,000 cases from their own vineyards. They’re more committed and interested in the wine, and you don’t have to search for good fruit.” She also is the winemaker for Dark Matter Wines, and co-winemaker for Fourth Leaf.

ANGELINA MONDAVI Angelina Mondavi, 33, attended Villanova University and majored in chemistry with a minor in business. Her first job after graduation was with Hess Collection, where she worked as a lab rat during harvest. She next took a harvest position at the Yalumba Wine Company in Barossa Valley, Australia. While in Australia, she earned a master’s degree in oenology and viticulture from the University of Adelaide’s Waite Campus. She became assistant winemaker at Pine Ridge Vineyards in 2007, where she worked with Stacy Clark, now winemaker at Charles Krug. Angelina was even de facto winemaker for six months after the winemaker left,

ALYCIA MONDAVI Alycia Mondavi, 31, graduated from the University of San Diego with degrees in marketing and management in 2007. She earned her paralegal certificate in 2008 and worked in a law firm in Napa Valley. She considered becoming a lawyer before choosing wine, but that legal experience has proven useful as she pursued her wine career. She also worked as an assistant to marketing consultant Kathy Simpson at Cognoscente Fine Wine Marketing helping clients promote their ultra-premium wines. “This helped me get my hands around cult wines,” said Alycia. In 2012, she joined C. Mondavi & Family, managing the family’s high-end brand Aloft. In addition to her full-time job with her family’s company, she oversees the marketing and customer relations for Dark Matter

RIANA MONDAVI Riana Mondavi, 28, manages Northern California regional sales for the family’s portfolio. She developed a passion for food and traveling during high school, but she decided to try her hand in wine sales only after she graduated from Villanova University Business School in 2009. That was a terrible year to look for a job, as the market had just crashed. Fortunately, she was hired as a wines sales associate Miami for Southern Wine & Spirits, the country’s largest wine and spirits distributor. She was assigned to on-premise sales in one of the most aggressive sales territories in the country. “They just sort of threw you to the wolves to learn the business,” said Riana, but admits that it was fun. She added, “I couldn’t do the job I do now without that experience.” After spending two years learning wine sales, she joined her family’s business as northwest regional sales manager for C. Mondavi & Family in Seattle in January 2011. Riana moved closer to home in fall 2014 and manages Northern California regional sales for the family’s portfolio. She lives in Walnut Creek. She oversees sales and brand management for Dark Matter Wines. GIOVANNA MONDAVI Giovanna Mondavi (Gigi), 23, spent her high school years at Brentwood College, a boarding school on Vancouver Island in British Columbia. She continued her education in Boston, and in 2015, she graduated from the D’Amore McKim School of Business at Northeastern University. Having completed three six-month internships, she decided to stay in Boston to focus her career in sales with MFS Investments. “Hopefully, she’ll bring management skills to us one day,” Riana said. Gigi manages the social media and assists in the daily operations of Dark Matter wines. DARK MATTER WINE Angelina worked with winemaker Jayson Woodbridge to create the first vintage of Dark Matter Howell Mountain zinfandel from 2 acres of their parent’s vineyard in 2006. Under the tutelage of their father, Marc Mondavi, the four sisters launched the wine from 2 acres of their parents vineyard in 2012. Staying true to the winemaking style of Dark Matter wines, the sisters recently launched a mountain cabernet sauvignon from their parent’s vineyard. They picked just enough grapes for 140 cases, and call the wine Dark Matter Limitless. The sisters have chosen innovative packaging to further set the wine apart. “We want it to look different,” said Angelina. FOURTH LEAF Fourth Leaf is a small brand created by Angelina Mondavi and Rob Mondavi. The first wine was 90 cases produced in 2011 from vineyard on Atlas Peak owned by Rob and his sister Deena, and from Angelina’s family vineyard on Howell Mountain. Since then, they’ve produced about 150 cases per year, and find half from each side works best. The 2012 is the current release. It sells for $155 per bottle in three packs direct only. They don’t plan to expand production or add varieties.

ALOFT WINE After a soft 2008 release, Marc Mondavi relaunched 2009 Aloft cabernet with 100 cases in 2011. Thomas Brown now makes 300-400 cases of the pure cabernet from the pick of Marc Mondavi’s 25 acres of vineyards on Howell Mountain. The wine is not made at Charles Krug, although the family owns the brand. It’s distributed in three states as well as California and sells for $150 in three-packs only. One ironic benefit of the brand is that it’s the only one in the family’s portfolio that is exported; the Krug name is verboten due to Krug Champagne, and the Mondavi because of the “other” Mondavi wine company. Things to consider when buying in the country CHARLES BOGUE

The passion to own a piece of the earth exists in the heart of many. Those fortunate enough to fulfill this dream of living in the country are still able to do so in our Napa County. If your budget rules out our premium wine lands, opportunities still exist in Oregon, Nevada and other neighboring locations. A quick search of the local Multiple Listing Service indicates that there are 110 homes currently for sale located on one acre or greater and 56 vacant land parcels for sale one acre and above all offering different rural lifestyles at different price points. Increasing environmental, growth and water concerns have continued to limit the options for those wanting to buy or build in a rural setting and raising the cost in the process. Typically, opportunities to buy existing homes and vacant land in our community fall outside the city limits and the public utility services they Realtor Charles Bogue provide. With the decision to live in the country you open yourself to a whole new level of buyer concerns to be aware of. Zoning: Regardless of the location of the property, it is important to obtain from your real estate agent or the county agency a complete copy of the zoning of the property you are buying. The zoning will state the permitted uses, uses upon the granting of a permit, construction setbacks and other limitations. For example, in Napa a second dwelling is permitted in the county in the RS, RC and AW zoning but not in the AP. This may impact your future desire to build a second unit and likely impact the price that you are willing to pay for the property. From the zoning you can see if the structures on the property are permitted-use, legal non-conforming or any other limited classification. If there are questions specific to the particular property, you would be wise to take your questions to the appropriate county department and get needed answers about the past, present and any future uses you have in mind for the property. Building and Assessor Departments: Further sources of information on a property you are considering buying are the building and assessor departments. From the county building department you can look at the specific file on the property and learn which permits were obtained and if the work was completed and signed off to county specifications. With authorization from the current owner you can obtain the septic system permit showing where the system was installed and in what manner. Similarly, you can obtain the county well log that will show information on the location and production of the original well and that it was constructed with permit. Confirming before purchase a satisfactory supply of domestic water and proper disposal of waste water can help avoid very expensive repairs by negotiating costs with the seller. Well Test: It is particularly important to test the quantity, quality and flow of the existing or provided water supply. You will want to know that the test is reasonably current (past 12 months) and that it was provided by a respected local professional company. A typical goal for rural residential use would be in excess of 10 gallons per minute and as low as 2 or 3 gallons (with storage) would be acceptable in areas of limited water supply. Consult with the well professional, explain your intended needs. The recovery rate will tell you over several hours if the water supply

drops off or the productivity retains its level. The quality tests can also be performed to see that the well meets county standards for health. In most counties, for approximately $200 you can get a complete chemical report including the content of particular minerals and degree of hardness. Septic Systems: The good news is that you no longer have a sewer bill. The bad news is that you now need to learn how septic systems are designed and how they function. The ability and cost to install a septic system is a major factor in the Napa Valley. Almost all county properties rely on an in-ground system to dispose of waste. A system can function for years without problems or service and in general they need little attention other than an occasional pumping. When buying a house with an existing system you can have it tested and obtain a report on its condition

for $600 to $800, money well spent when obtained prior to purchase. Preliminary Title Report and Survey: Your agent can obtain a Preliminary Title Report for you from a local title company. It will show all recorded documents affecting the title including liens, easements, rights of way and other items not normally found in a traditional city subdivision purchase. The items are provided in full detail and the title officer can explain the significance of each item. Most important in country property, you will receive a parcel map or better a recorded survey that will tell you exactly what you are buying, where the known property lines are and most important if there are issues to be explored further prior to purchase. If necessary, a new survey can be done prior to purchase. Each county has its own unique conditions and ordinances so be sure to check with local officials. Living in the country can offer you space for garden, vineyard, animals or other personal pursuits. The joys of peace and privacy will more than offset the maintaining of road, well and septic system. By exercising diligence in the purchase process and paying for reports from quality professionals, you will be an informed buyer as you turn your dream into your reality.
