Great grass How to get the best-looking lawn for your time and money (BPT)—If grubs overtake your lawn this spring, will you know how to get rid of them? Do you have the time and skill to effectively patch those ugly bare spots that developed over the winter? A lush lawn and beautiful landscape are on virtually every homeowner’s wish list, but a lack of time and knowledge commonly keep people from effectively caring for their own lawns. Americans spend an average of just 20 minutes a day on lawn care, according to the American Time Use Survey. What’s more, many homeowners don’t know how to properly care for their lawn and landscape, a Harris Poll reveals. Conducted on behalf of the National Association of Landscape Professionals (NALP), the survey found that while nearly seven in 10 Americans said their lawn could be better, nearly one in three didn’t know how often to water their lawns and nearly a third admitted to not knowing 20 — Distinctive Properties
how to grow a healthy lawn. “A healthy lawn isn’t just for cosmetic appeal,” says Missy Henriksen, vice president of public affairs for NALP. “Properly maintained lawns can not only elevate home value but also reduce exposure to weed-induced allergies and help purify the air in communities.” Of the 94 percent of people with landscaping around their homes, 44 percent hired professionals to help over the past year. Working with lawn care professionals can help ensure your lawn remains healthy and attractive all year round. NALP offers some advice for getting the most for your money when you work with a lawn care professional: * Put some thought and research into the hiring process. Look for lawn care companies that are members of an industry association, and ask friends and neighbors for recommendations. When
you’re interviewing companies, find out how long they’ve been in business and the experience level of staff. If you live in a state that requires lawn care professionals to be licensed, make sure the one you’re considering has a valid license. Ask for a written, detailed contract that specifies what work the company will be doing in your yard. * Talk with your lawn care professional about your long-term vision for your yard so you can develop a master plan together. For example, if you envision large planting beds in front of your house or a shade garden in the backyard, they can help suggest how to progress in phases that will fit your budget. * Be clear about your budget and expectations before hiring a lawn care professional. Will you want the company to aerate and seed the grass? Manage weeds and troubleshoot problem areas? Your lawn care professional can work with you to include specific tasks in a contract that sets expectations for both parties. * Be open to your lawn care professional’s suggestion about
types of grass seed for your landscape. Often, professionals prefer working with grasses and plants that are native to your region since they’re most likely to thrive in your landscape. * Follow your lawn care professional’s guidance for watering and any other lawn care tasks that you’ll be handling yourself. Ideally, your DIY efforts should complement the work your professional is doing, rather than undermine it. For example, if your lawn care professional seeds your lawn to fill in some bare spots, follow his or her instructions for watering the seed to ensure the best possible results. Seventy-five percent of Realtors have suggested home sellers do a standard lawn care program before putting their homes on the market, according to the 2016 Remodeling Impact Report by the National Association of Realtors and the NALP. What’s more, 14 percent say professional lawn care helped close a sale for them, and the project recovers 303 percent of its investment value at the time of sale, the report found. California sales increase 4.6 percent in 2016, cases shipped increase 2 percent California wine shipments to the U.S. reached an estimated retail value of $34.1 billion in 2016, up 4.6 percent, according to a news release from Wine Institute. The state shipped an all-time high of 238 million cases to the U.S. in 2016, up 2 percent from the previous years. California wine sales to all markets, including shipments to the U.S. and exports, also set a record of 285 million cases in 2016, said the report. “Consumers worldwide recognize the high quality of California wines from diverse regions across the state,” said Robert P. Koch, Wine Institute president and CEO. “As consumers in the U.S. and around the world continue to trade up to premium wines, California is ideally positioned.” California wines in the U.S. market have increased from 191 million cases shipped in 2006 to 238 million cases in 2016, said Jon Moramarco, founder and managing partner of BW166, who purchased The Gomberg-Fredrikson Report with partners last year. “The growth trend has been driven by population, which is up more than 12 percent over the last decade, and by the fact that baby boomers, traditionally the large population segment of frequent wine consumers, have been joined by millennials aged 21-38 who are also driving the growth in wine consumption,” Moramarco said. The estimated retail value for wine was calculated with an updated methodology that uses a wide variety of government, private and other statistical data such as the direct-to-consumer sales report and Dept. of Commerce data, said the release. 40 — Distinctive Properties

Total California wine sales to the U.S. and exports was a record 285 million cases. The U.S. has been the world’s largest wine market since 2010. Moramarco pointed out several trends in the U.S. marketplace. Both major retailers and distributors continue to consolidate, creating fierce competition and crowded sales channels. Consequently, many wineries are targeting niche sales channels, such as tasting rooms and directto-consumer sales, which have now reached more than 4 percent of the total volume. Another trend is that California wines selling for $10 and above are showing growth, accounting for 19 percent of the volume and 40 percent of the value in U.S. food stores. Wines under $10 are flat or down, but still holding 81 percent share of the shipment volume and 60 percent of the revenues.
Americans’ access to wine continues to expand with over 550,000 locations that sell wine, according to Nielsen, a global provider of information and insights into consumer preferences and purchases. The number of on- and off-premise locations is about 120,000 more than a decade ago. “Consumers are finding more ‘in-store’ restaurants and bars and also wine service in less traditional locations such as bookstores, nail salons, coffee shops and movie theaters, even car wash and car repair shops,” said Danny Brager, senior vice president of Nielsen’s Beverage Alcohol Practice Area. “Wine is a growing category, and it is being offered in new and different venues, as well as interesting, alternative packaging vehicles,” such as cans, single-serve containers, premium boxes and wines on tap. Total shipments of sparkling wine and Champagne to the U.S. reached 25.6 million cases in 2016. Hotels, restaurants report sizable jumps in tourist spending The Napa Valley was visited by 3.5 million people in 2016 who spent nearly $2 billion. These impressive numbers were released in May by Visit Napa Valley in its 2016 Napa Valley Visitor Industry Economic Impact report as well as its 2016 Visitor Profile report. “The tourism industry continues to provide a significant positive impact to Napa Valley’s economy,” said Clay Gregory, president and CEO for Visit Napa Valley. In 2016, the Napa Valley visitor industry generated $1.92 billion in total visitor spending within the county, which represents a 17.5 percent increase since 2014 when visitors spent $1.63 billion, said Gregory. “I was impressed that it was that large a jump,” said Gregory. The increase can be attributed to new hotels that opened, rising hotel rates, and the growth in visitors from outside the U.S. International visitors “tend to spend more money than folks that come from inside the U.S.,” noted Gregory. Most of this spending was generated from local hotel guests who were responsible for $1.3 billion, or 69.9 percent of the total. “We also see a continued rise in visitors from China, overtaking Canada last year as the top international market, with 17.6 percent staying overnight in Napa Valley,” add Gregory. The 3.5 million people who visited Napa Valley in 2016 represented a 6.3 percent increase over the last reporting period in 2014, the report states. In 2016, 79.2 percent of visitors surveyed were from the United States, compared with 86.4 percent in 2014, statistics show. California residents made up 42 — Distinctive Properties
the bulk of domestic visitors — 58.6 percent. Napa Valley also drew large numbers from Texas, Florida, Illinois, New York, Washington, Ohio, Arizona, Georgia, Virginia, New Jersey and Pennsylvania. The top 10 international markets for visitors are China, Canada, Australia/New Zealand, Germany, South Korea, Mexico, Brazil and Scandinavian countries. Economic impact In 2016, Napa Valley’s visitor industry generated $80.4 million in tax revenues for government entities in Napa County, an increase of 25.2 percent from 2014 when revenues totaled $64.2 million, the report states. Taxes directly generated by the visitor industry include revenues from the transient occupancy tax (hotel tax), sales taxes and property and transfer taxes paid on lodging facilities. Tourism is one of the largest industries in the Napa Valley, and supports an estimated 13,437 jobs, with a combined payroll of $387 million. This represents an employment increase of 14.1 percent — 11,776 jobs — from 2014, and a 16.4 percent increase in combined payroll, which generated $332 million in 2014, the report states. The majority of hospitality jobs occur in restaurants (5,331), hotels (3,752), and retail (2,388). In 2016, The Hampton Inn & Suites opened in Napa with 115 rooms, and Indian Springs Resort and Spa in Calistoga expanded by adding 75 rooms. One-third, or 35.5 percent, of visitors surveyed in 2016 stayed overnight in the Napa Valley, while the remaining 64.5 percent were on day trips. In total, 81.1 percent of overnight visitors surveyed stayed in a hotel within the area and 12.6 percent stayed in a private residence. The largest proportion of day-trip visitors made their visit

from San Francisco, followed by Oakland and Berkeley. Hotel guests in 2016 spent an average of $401.59 per person per day, compared to an average of $146 per person per day spent by day-trippers. This represents a 3.34 percent increase from 2014, with an average daily spending of $389 per person per day, the report states. The largest component of visitor spending was on retail, which accounted for 40 percent of all spending, or $768 million. That figure includes wine purchases. The second largest component of visitor spending was on restaurants, at $438 million, which accounted for 23 percent of all 2016 visitor spending. Group meetings and events, including weddings, generated $196 million in spending in Napa Valley in 2016. ‘MOON GATE’ at China Point Sculpture and mini park honor Napa’s old Chinatown

That eye-catching new sculpture at the southwest corner of First Street and Soscol Avenue isn’t an upside down “U” or a sunken “O.” It’s a moon gate, the central feature of a new China Point “parkette” on the Napa River. The gate marks the area along First Street where Napa’s Chinese immigrant community lived in the late 19th and early 20th centuries. After the mini park is finished, it will include the moon gate and three terraces for sitting or lounging with a view of downtown and the river. Formerly the site of a nondescript water pump station, the corner has been transformed by a design by landscape architect Gretchen Stranzl McCann and her firm, GSM Landscape Architects of Napa. China Point, as it was known, was home to as many as 300 immigrants at its height, but went into decline after a 1902 fire broke out in the community’s general store and ripped through most of its largely wooden housing stock. “We felt it’d be nice to design this parkette as homage” to that community, Stranzl McCann said. The public art and park “will be timeless and still be reflective of the heritage of the site.” The “Chinese-inspired” landscaping will include native plants and those with medicinal properties. Selections include Chinese dogwoods, coral bark maples and golden bamboo. The bamboo will be encased so it won’t spread, Stranzl McCann said. The moon gate is 11 feet, 6 inches tall and 14 feet wide, made of corten steel one-quarter-inch thick. The traditional Chinese landscape element was designed

by Stranzl McCann’s firm but fabricated by a sculptor named Roger Berry. Berry said the moon gate was built at his studio in Clarksburg, near Sacramento, and hauled to Napa on a flatbed truck. It weighs about 2,000 pounds, and took about five weeks to make, he said. Once it weathers, it will develop “a rich purplish rust” over several years, said Berry. Stranzl McCann also designed the two other parkettes near downtown — Opera House Plaza, which opened in 2009 behind the Napa Valley Opera House, and Riverfront Green, completed in 2011 at Soscol Avenue and Third Street. “They are tiny but mighty,” she said. Together, the three mini parks
are connected like “beautiful beads along a necklace,” Stranzl McCann said. “All three have a connection to one another and the river, which is really important.” Seeing this third park come to life is fantastic, said Stranzl McCann. “I’m so humbled to have been part of the process.” While Berry didn’t design the moon gate, he did design a 9-foottall, twisting stainless steel piece at the Third and Soscol mini park. Napa-based G.D. Nielson Construction Inc. is doing the work, said Mike Berger, senior civil engineer, department of public works. Construction started in late November, but rain delayed some of the work. The moon gate was installed last Friday. Some 200 feet of rock walls are now being built. Next comes
landscaping, decorative lighting, benches and bike racks. Two to eight people work on the project each day. They hope to have the work done in about a month, said Berger. Nearly a decade in the planning, China Point endured a false start in June, when bids to build the project ran hundreds of thousands of dollars over the $472,500 estimate. City engineers chose to remove some decorative elements to reduce costs and then rebid the project. Napa-based G.D. Nielson won the contract with a $624,819 bid, the lowest of three. The city shifted $210,000 into the park plan from funds originally reserved to expand the Pearl Street parking garage.

How and when to hire a professional

here was a time when the average homeowner could go to the building department with hand-drawn remodeling plans on a sheet of grid paper and, with the help of a building official, could walk out with a permit to start work. Today, that’s next to impossible. Even a licensed plumber will need a drawing and a permit to install a water heater. While it is unfortunate that a homeowner can’t obtain an overthe-counter building permit today, it may be for the best as the whole process has become convoluted and time-consuming. That little dream addition may need a structural engineer to figure out the loads from the roof, and lateral support for an earthquake. New, tight energy standards will require a certified consultant to minimize the energy loss. A civil engineer may be required just to figure out where the sewer is and if there’s enough fall to the street. Lastly, you may need an architect to coordinate all the consultants and put together the drawings. Not to mention, filling

out the application and answering all the questions requires a PhD. When should you hire a professional? Not every project requires a professional engineer or architect, but some municipalities require at least a review and possibly a pro’s stamp. If you’re not sure, call and check with a building department official. Describe your project to them and they can steer you in the right direction of the requirements you may need to satisfy. Once you have an idea of what is required of you, it’s time to look for professionals. Luckily, the process for hiring engineers, architects, and designers is pretty much the same. Here are some pointers: Before you start calling offices, take a few steps to formulate your project. There’s big difference between a bathroom remodeling and building a high-rise. Start with defining the scope of work and collecting some pictures of your end goal. While setting a budget is helpful, it’s often very difficult to establish a one when so many variables will come into play. After all, that’s why you’re going to a professional. Don’t be afraid to call multiple offices and ask for their hourly rates, and fee schedule. Any
friends or family who have finished remodeling may also serve as a good resource for price estimates. It will be difficult to get a concrete number up front, but it’s a good place to get started. Next, it’s time for a professional. If you don’t know where to start, ask the building department for a list of professionals they have done work with. They can’t give recommendations but sometimes they provide names. Now, you must choose your professional. Get proposals and compare from several professionals. There are some good questions to ask when interviewing contractors: Ask for examples of similar projects you can review or call the client about. Check the professional’s website; it acts as a billboard of their work. Ask about their work schedules. The smaller the firm, the more impacted the schedules might be. That’s not to say that large firms are better, but they tend to be more flexible for you and your project. In today’s world, of high demand and low supply of professionals, if a firm is not busy and is too anxious to take your work, perhaps you should reconsider that consultant. Ask about their
approach to this kind of challenge. In the case of a structural engineer questions, does the consultant go strictly by the book or do they appear more creative working with the code while meeting contractor’s needs. That’s always tough to ask up front but the discussion itself will be worth the asking. Ask who will do the work. Often the name on the stationery does not handle day-to-day work. While that is reasonable, it’s important to know who the boots-on-the-ground person will be. If you can, talk to that person to make sure you feel comfortable with him. The name on the door may attract you, but the person at the switch must fit. Your best tool is to ask as many questions as you feel comfortable with, and if the consultant is too busy to answer questions, go find another. While searching for a professional can be a tough process, you need to make sure you’re comfortable enough with them for a working relationship to make your project a success. Chris d. Addressing five common myths about artificial turf Issues of safety, concern over toxicity, heat exposure, the effects on the environment or the practicality of the expense – are all common myths associated with artificial turf. We wanted to take a moment to address some of the most common misconceptions about artificial turf and have followed up with a detailed explanation of the truth. Myth 1: It’s not safe for my children or pets Fact: Artificial turf products are made by using the same methods and many of the same materials that are used in carpet. Poly or nylon yarn fibers are tufted into a primary backing system (often made from polypropylene) and locked into place with a secondary backing made from another poly such as urethane or olefin. The synthetic turf industry has become very sophisticated over the past several decades with very strict manufacturing requirements that keep the product safe for everyday use among all types of users including children and pets. Myth 2: Artificial turf is toxic Fact: Artificial turf uses materials that are not harmful. The most common types of “infill” used in artificial turf systems are silica sand and crumb rubber or a mixture of the two. Crumb rubber is most often produced from recycled tires. In this process, large rubber chips go through the cryogenic process to remove heavy metals and then the chips are milled into tiny granules. Many consumer products such as coffee mugs, wet suits, and rubber playground safety surfaces use the same type of rubber. Infill provides ballast, cushioning and blade support for the turf. Myth 3: Artificial turf gets extremely hot Fact: Artificial turf will become warmer than natural grass because it doesn’t have moisture running through vertical veins that living organisms have, but it does not get unbearably hot. Modern day fiber innovations have reduced the heat gain experienced on most turf surfaces. Most products will remain at ambient temperature because the fibers do not absorb and retain the heat from direct sunlight. Some products even have fibers constructed in such a way that “deflects” or “redirects” sunlight to allow the blade to remain cooler. Athletic fields that are exposed to direct sunlight all day may experience a higher rise in temperature than a turf system installed within
a landscaped or natural environment. Furthermore, there are no known cases of individuals who have received either minor or first, second, or third degree burns as a result of direct contact with artificial turf surfaces. Myth 4: Artificial turf is not safe for the environment Fact: In comparison to natural grass, artificial turf is safer for the environment. Made out of recycled tires, artificial turf actually helps the environment by using tires that would normally be unusable and fill up our landfills. There is no need for pesticides, herbicides or fertilizers. Additionally, because turf does not need to be watered, our greatest natural resource, water, is not used and surrounding ecosystems are not affected. Since artificial turf does not need to be mowed, the environment is spared the noise, emissions, and fuel that gas-powered mowers expose to the environment. Myth 5: Artificial turf is expensive Fact: Costs associated with artificial turf will vary depending upon the project, ground
preparation, access to the site, base system, and other considerations. Artificial turf comes to market in a few different ways, most commonly through an independent distributor/contractor or direct to consumer through a do-it-yourself model. In comparison to having a paver patio, decorative concrete, or rubber playground surfacing installed, the upfront cost of installing artificial turf is comparable. However, the savings are really evident when water and maintenance costs are calculated into the lifetime of the turf. With a 15-year lifespan, the artificial turf will start paying for itself within the first 3-5 years.
