utdoor living spaces rank first among special function rooms desired by consumers, according to the American Institute for Architects, and so homeowners are expected to be going all-in for the outdoors in 2018. Trex Company, a maker of premium decking and railing, has gleaned insights from contractors, homeowners and industry experts to compile the following outdoor living trends that will dominate this year: YEAR-ROUND ENJOYMENT Among the biggest trends is a shift away from seasonality as consumers adopt more of a yearround mindset, no longer restricting outdoor living to spring and summer. Thanks to new high-performance materials and innovative design approaches, homeowners everywhere are transforming their outdoor spaces into multi-seasonal extensions of their homes. For example, Trex contractors have reported an uptick in requests for its RainEscape deck drainage system by clients looking to add multi-seasonal living space underneath an elevated deck.
COMFY COZY Among the hottest design influences right now is “hygge” (pronounced hoo-gah)—the Scandinavian term for a feeling of coziness and comfort. This year, outdoor spaces will beckon homeowners and their guests to relax and rejuMINIMAL MAINTENANCE, venate with hygge-inspired accents, MAXIMUM ENJOYMENT from plush cushions and throws to Just because people are spending protective pergolas, cozy warming more time outdoors doesn’t mean features and outdoor lighting. they’re willing to put in extra hours for upkeep. commercial settings, such as hotels and urban rooftops, and want to replicate those looks in their homes. A prime example of this commercial-to-residential trend is the growing popularity of horizontal railings such as rod rail—a sleek, industrial look that’s ideal for optimizing a panoramic view. HIDE AND CHIC With the increased usage of outdoor living spaces comes higher demand for chic decor and privacy. An easy design trick that adds personal style and functionality, lattice panels are perfect for enhancing privacy and concealing storage areas or unsightly views. With styles ranging from romantic to deco, lattice panels can be integrated into any outdoor area and applied to structures such as arbors, trellises and gazebos, or used as decorative wainscoting or deck skirting.
FUN AND GAMES Kids are not the only ones who enjoy playing outside. Outdoor play spaces for all ages are on the rise, including everything from swimming pools and embedded sandboxes to regulation cornhole courts, horseshoe pits and dedicated spaces for volleyball, badminton and bocce ball. Beyond yard games, electronics manufacturers now offer televisions and entertainment systems specifically designed for the outdoors, taking into consideration differences in lighting and outdoor acoustics. Meanwhile, new storage options include durable wall-mounted television and entertainment centers that beautifully protect pricey electronics from the elements, while concealing all of the unsightly—and potentially unsafe—cords and cables. Bathroom remodel B RAN D P O IN T
Cut expenses without cutting corners
W
hen homeowners get the urge to remodel and renovate their homes, two rooms immediately top the list: the kitchen and the bathroom. In the last decade, we’ve seen something of a renaissance in home bathroom design. From an innovative use of materials to radically reimagined bathtubs and toilets, today’s bathrooms offer a dream space with comfort and convenience in a stylish package. This dream, however, comes with a price tag. A mid-range bathroom remodel that includes a steel tub, a pressure-balanced shower, ceramic tile floor, vanity and integral sink could cost almost $20,000, and that’s for a 5-by-7 room. An upscale remodel might cost as much as $60,000! But before this sticker shock scares you away, know there are secrets to saving money and still getting a beautiful bathroom. We sat down with Lynn Schrage, interior designer at Kohler Co. to learn some of her tips and tricks. Here are five of the best. 1. Find a focal point You don’t need to have top-ofthe-line everything to create a stunning bathroom. Think in terms of what piece you want to be the star of your bathroom. Maybe you want it to be the sink, a freestanding bathtub or a spa steam shower. Brandpoint Pick one fixture that will draw the eye in and take center stage. Select an integrated vanity top sink Looking through your many choices of sinks, showerheads, toilets and other fixtures is downright inspiring, but sometimes it can be hard to know where to start. Of all the options available, consider setting your eye on a vanity top with sink mounted on any number of vanity styles you like. This combines style with functionality in a timeless
design and cuts down on clean up and your installation cost. 5. Work with a professional Many people who want to save on a bathroom remodel think the most economical way is to go it alone and take the DIY route. However, a professional designer can help you discover the style that fits your personality and budget— and help you avoid costly mistakes. For instance, Kohler’s Bathroom Design Service provides expert advice, 3-D bathroom renderings and logistical guidance. 4 tips to prepare for extended power outages
I
n the year 2018, it’s very easy to take your home’s power for granted. You flick the light switch and the lights come on. Same with the television and the microwave. It’s easy. And should a storm knock the power out, you expect that it will be up again in a matter of minutes or hours. Oftentimes this is true, but believing this will always be the case is a mistake. Because while the nation’s reliance on its power system is greater than ever before, the threats facing it have grown as well. According to the National Centers for Environmental Information, the U.S. suffered 16 weather-/ climate-related disasters resulting in more than $1 billion in damages each during 2017. Droughts, hurricanes, floods, freezes and wildfires ravaged different portions of the country, and for the people living in those areas, it meant going without power for an extended period of time, or worse, losing their homes. It’s impossible to predict when the next major weather event or
disaster may strike, so now is the perfect time to begin preparing your home and family for such an event. To prep for the worst, keep these four tips in mind. 1. Stay in touch. During a power outage, it’s important to stay in the know about current weather conditions, road reports and emergency instructions. A battery-powered radio can keep you connected to local authorities and reports, so keep one stashed away and make sure you have extra batteries on hand. Also, purchase a portable charger to keep your cell phones up and running to communicate with family, friends and neighbors. 2. Set up your own temporary power. The longer a power outage lasts, the more potentially dangerous it is for your family and home. That’s why it’s a good idea to invest in an automatic standby generator that permanently connects to your home and turns on automatically when power is lost. Look for an automatic standby generator, like those available from KOHLER, that features fast start-up speeds,
Brandpoint
has a commercial-grade engine to handle heavy workloads, provides high-quality power and is durable enough to withstand the weather disaster going on around you. KOHLER has generators that can withstand wind speeds of up to 181 mph.
and freezing temperatures in the winter are not only uncomfortable, but can be very dangerous. Should your home’s power fail during the winter, staying warm suddenly jumps to the top of your concerns. Be prepared by stocking up on warm blankets, sleeping bags or purchasing a portable, non-electric space heater that is properly vented. If you lose power during the summer months, retreat to a cool place like a basement, take a cold shower, drink a lot of cold water and consider purchasing a battery-operated fan. To ensure your HVAC system is fully operational during a power outage, consider installing an automatic standby generator.
3. Stockpile non-perishable food. A refrigerator will keep food cold for approximately four hours if the door remains closed during a power outage. Don’t chance it. Stock up on non-perishable canned goods, protein bars, beef jerky and other food items with an extended shelf life. And don’t forget about bottled water.
Start your planning today. The idea of your home being in the path of a natural disaster is a terrifying thought, but a plausible one. That’s why it’s important you start planning today. Last year showed a dramatic increase in total weather damage and no one knows what 2018 will hold. If you wait until the disaster strikes, it may be too late. But if you take action now, you can enjoy the peace of 4. Climate control. mind that you’re ready for whatever Extreme heat in the summer Mother Nature delivers. March 2018 – 17

THE BEAUTY OF BARN DOORS B RAN D P O IN T

arn doors moved out of the farmyard and into the house a long time ago. Recently, however, they have become an even more popular and useful feature in residential design. It’s not hard to see why. “Many homeowners hear the term ‘barn door’ and think of reclaimed, rustic wood, which may not be a look they’re interested in,” says Linda Jovanovich of the American Hardwood Information Center. “But contemporary barn doors offer many more aesthetic choices than their traditional image suggests. We’ve noticed a trend toward the use of solid, fine-milled hardwoods like walnut and cherry for sliding doors, which not only gives them satisfying heft but is also a great way to bring the warmth and character of natural wood into an interior.” Ne w Yo rk - b a s e d i n t e r i o r designer Laura Bohn agrees. “I’ve installed hardwood barn doors in many projects, both in the city and the country,” she says. “They provide a lot of decorative interest, particularly hung in pairs. I’d choose a clean, sophisticated design in a subtle wood like maple or birch for an urban interior. Poplar planks painted a cheerful color, or characterful woods like hickory and cypress would be better for doors in a country house.” Along with their decorative qualities, barn doors often provide a functional alternative to conventional swing doors. “Barn doors, either singly or in pairs, offer a simple and effective way to divide large spaces—a kitchen from a living-dining area, for example,” says Laguna Beach, California-based designer Lisa McDennon. “They 28 — Distinctive Properties

can create instant separation and privacy in even the most open-plan house, which allows for greater flexibility in daily use.” “A traditional door can use up to nine square feet of space, which is a lot in city apartments where every inch counts,” notes New York-based designer Glenn Gissler. “A barn door only takes up a sliver of floor, making it a terrific solution in tight situations such as hallways and narrow rooms. You just need enough adjacent wall

footage to slide the door over.” Barn doors offer economic advantages, too. While pocket doors have similar space-saving benefits, installing them requires wall reconstruction—a messy and expensive business. Because barn doors run on hardware installed outside the frame, they need no such preparatory construction, saving time and money. And the tracks themselves are part of the doors’ decorative appeal. “There’s a terrific selection of barn-door
hardware available,” Bohn says. “Use sleek, high-tech tracks in brushed aluminum or satin-finish stainless steel for a modern urban vibe. For a more rustic or industrial statement, think blackened iron or raw steel, both of which look powerfully graphic against natural or painted wood.” Visit www.hardwoodinfo. com for more about residential design trends and other applications and products using American hardwoods.

Deliver curb appeal with a DIY block mailbox
W
e’ve all heard the old adage, “you only get one chance to make a first impression.” Well, that statement holds true when you’re talking about a home. Whether it’s the landscaping, the siding, the front door, the windows, the paint, the driveway or the outdoor furniture, the initial reaction to the exterior appearance of a home is permanent. Quite literally, the curb appeal of your home can influence the experience of visiting guests. In addition, 63 percent of homebuyers will visit a home they like after viewing it online, according to the National Association of Realtors. So, investing the time, energy and money to maximize the curb appeal of your home makes a lot of sense. Unfortunately, an important element of curb appeal that is often overlooked is the mailbox. There are more than 50 million curbside mailboxes in the U.S. While these mailboxes serve an important daily function, they also set the tone for a home’s curb appeal. Rather than feature a mailbox on a plain wooden or metal post, placing one in a brick, stone or block enclosure is a popular alternative that can be done without hiring a contractor or being a skilled mason. Building an attractive mailbox column is a DIY project any homeowner can now handle using a versatile block system like Stonegate Country Manor from Keystone Hardscapes. Note: Wearing gloves and eye protection is recommended. Steps for building a block mailbox column: • Mark off the mailbox footprint with paint and remove the dirt from inside until the hole is 30 — Distinctive Properties

12 inches deep. Level the bottom with a hand tamper. • Add 6 inches of crushed stone a few inches at a time and compact with a hand tamper. • Install the first course by centering the blocks inside the mailbox footprint and place 6 inches below finished grade. Check front to back and side to side with a level and adjust as necessary with sand and a hammer. • Lay the second course of block on top of the first course of block in an alternating pattern to make sure they fit correctly. Remove the blocks and apply two quarter-inchwide strips of QUIKRETE Polyurethane Construction Adhesive on each block in the first course
approximately 3 inches away from the inside and outside edge before attaching the second course. • Repeat the process until you complete the column, being sure to alternate the course layouts as indicated by the directions. Be sure to use a level on each course. • Once the seventh course is completed, fill the core with the remaining crushed stone so the mailbox has a location to rest. Build the mailbox layer by placing the first course of blocks and securing with concrete adhesive as indicated by the directions. • Use spray foam to seal behind the face of the mailbox and use QUIKRETE Non-Shrink Grout to fill around the mailbox so that
it’s flush and the door opens and closes freely. • Install the second mailbox course and secure with concrete adhesive before filling around the mailbox again with grout. • Finally, secure the mailbox in place with concrete adhesive before installing a cap of your choice. There are a variety of block mailbox column styles, colors and sizes to match the look of any home. In addition, you can easily update your front or back yard with fireplaces, fire pits, kitchens, benches and retaining walls by downloading block system project designs and step-by-step instructions like Stonegate Country Manor at www. Elevated patios, terraces and roof top spaces S ome of us live on hillsides with limited yard areas. Some of us may live in an apartment with a small balcony while others may have a small yard attached to a condominium or zero lot line home. Typically, the solution is to provide a wood deck and a few potted plants. You need not be limited to uninspired, unimaginative decks when so many options are available today. Even the smallest outside terrace or a garage roof deserves to be treated as an unpainted canvas. Today designers and landscape professionals can CHRIS D. prepare amazing CRAIKER environments with unique gardens, recreation and contemplative areas. A deck area on a hillside doesn’t have to be just wood any more. Rooftop gardens in urban areas have often been uninviting and boring. Today, rooftops are becoming the new family roof of every house and apartment. Weather capturing a stunning view or providing intimate recreational and leisure activities, terraces, decks and rooftop spaces deserve special attention. Today’s terraces and decks receive lush landscaping, fireplaces, dining areas and the ubiquitous barbeque. Fireplaces have become more creative, now that wood burning fireplaces are no longer an option. Now, gas fireplaces and even electric simulated appliances create the mood and character of a special place to relax and enjoy the outdoor space. And, of course in Napa, we are blessed with 270 days a year of good weather. Lighting has become both, dramatic and exciting, providing the right mood and atmosphere for a quiet moment with your loved one or a party of 50. The structural design of decks, terraces and rooftop spaces must be properly developed to not only 36 — Distinctive Properties

handle a variety of activities and people, after all. Rooftop living spaces are the new congregation spaces in homes that have them. Decks used to be considered casual storage spaces and the construction live loads were lower than a regular home. That is to say, a living room had to handle a higher load factor than an outside deck. Speed forward to 21st century and as we learned in Berkeley, lots of people like to collect on an outdoor deck to, capture a view, which can easily collapse if not properly designed. If you are creating an outdoor space on top of another living area, you will have to provide adequate
water proofing and proper drainage. There are a variety of water proofing methods including, multiple layers or elastomeric and fiber glass, TPO (Thermo-Plastic Polyolefin) or good old-fashioned sheet metal. I know of some who have used shower liner with “welded” seams to provide a good sensible system. Always remember, the water proofing must be protected by something, such as, thin set tile, poured and placed concrete or stuff. For safety purposes, you will need perimeter handrails. Fortunately, there are thousands of options, depending on the mood and character desired. Fancy wrought iron
and horizontal rails or cables are popular. If budget allows, laminated glass panels are wonderful to take in those unobstructed views. We all dream about perfect outdoor place during the hot spring and summer days. Reading your favorite book or drinking coffee on any of these places we have chosen for you would be more than perfect. Spending spring and summer time on rooftop, especially if you have an apartment with a roof terrace, is more than amazing! Add festive lighting and an outdoor fireplace and your rooftop becomes transformed into a warm and inviting space for evening gatherings. Designers create roof terraces of different styles. These are the places are those where you can spend the most relaxing, wonderful and philosophic moments of your life. Whether you are alone, or with people you love. Chris D. Wine Country Real Estate Trends in February – 2018
O
ver 5,000 structures burned in Sonoma and Napa Counties in the Oct. 2017 fires. We’re beginning to see many fire-damaged lots coming on the market. In Nov. 2017, 21 lots came on the market in Wine Country (Sonoma and Napa Counties). None of them were lots from the fires. In Dec. 2017, 28 lots came on the market – 17 of them were from the fires. In Jan. 2018, 73 lots came on the market, 47 of them from the fires. The listing prices of the fire-damaged lots that came on the market in Jan. ranged from $119,000 in Santa Rosa to $790,000 GERRETT i n Si l ve r a d o i n SNEDAKER N a p a C o u n t y. There was one outlier lot priced at $2,500,000 that includes 80 acres. Some of the new fire- damaged lots were homes that were listed for sale at the time of the fires, so they show up in our database as “price reductions”. From Dec. 1, 2017 to Jan. 31, 2018, ten fire-damaged lots went pending with values of $160,000 to $645,000. A licensed appraiser told me that he is getting calls to appraise fire-damaged lots. These lots have buildings/homes that survived the fires. The owners want to know if the value of their properties depreciated so they can request reduced tax assessments. The appraiser states that there is insufficient data at this time to make any reasonable estimate and it may be six months to a year before there is sufficient data. From our own experience selling a home on Bennett Ridge with a fire damaged lot last month – there did not appear to be a reduction in value in this particular case. We expect that many more fire damaged lots will come on the market in the coming months
and it will be interesting to track the values as properties begin to close escrow. Napa County: The inventory of homes and condominiums available for sale in Napa County at the end of Jan. (195) is 18 percent below the inventory in Jan. 2017 (237) and it is 16 percent below the inventory last month (231). This is the lowest number of properties available in any month in the 15 years of our data. New sales (96) were 3 percent ahead of the pace of last year (93) and 13 percent ahead of the pace of last month (85). There is a two months supply of inventory based on the current sales pace. The Days on Market for homes closing in Napa County is currently 89 days. For the purpose of our MLS (BAREIS) “Days on Market” represents the time from when the property is first listed in the MLS to the date the property goes into “pending” (all conditions removed) status. On average, it can take anywhere from 0 to 30 additional days for properties to close after going pending. The median price of the 87 homes closed in Jan. in Napa County ($650,000) was exactly equal to the median price of a year ago. It was down 4 percent from the historic high median price ($678,000) last month. Napa County Luxury Homes: If one takes the highest quartile (25 percent) of available inventory as the “Luxury Market”, the Luxury Market begins at $2,200,000 in Napa County at this time. The number of closings (63) of Luxury Homes (sales price in excess of $2,200,000) in Napa County is 12.5 percent lower for the period Feb. 1, 2017 to Jan. 31, 2018 compared to 72 from Feb. 1, 2016 to Jan. 31, 2017. There were 48 luxury homes in inventory at the end of Jan. 2018 compared to 52 at the end of Jan. 2017. There was just one new Luxury Home sale last month resulting in a 48 months
supply of available Luxury Homes based on the current sales pace compared to 2.0 months supply for the County as a whole. We expect to see more Luxury Home sales in the coming months. American Canyon: There were 16 available homes and condominiums in inventory at the end of Jan. in American Canyon. This is 24 percent below the inventory a year ago (21) and it is 7 percent ahead of the supply last month (16). New sales (10) were 23 percent below the pace of Jan. 2017 (13) and they were 17 percent below the pace of last month (16). There is a 1.6 months supply of inventory based on the current sales pace. The Days on Market for homes closing in American Canyon is currently 63 days. The median price of the 10 homes that closed in American Canyon in Jan. was $580,000 was 13 percent ahead of the median price of a year ago ($515,000). This is the highest median price ever recorded for any month in American Canyon but it is a small sample size (10 homes). Napa: There were 100 available homes and condominiums in inventory at the end of Jan. in the City of Napa. This is 29 percent lower than the inventory a year ago (140) and it is 17 percent lower than the supply last month (121). This is the lowest inventory for any month in the City of Napa for the fifteen years of records that we have. New sales (69) were 15 percent ahead of the pace of Jan. 2017 (60) and they were 11 percent ahead of the pace of last month (62). There is just a 1.4 months supply of inventory based on the current sales pace. The median price of the 66 homes that closed in Napa in Jan. was $655,000. This is 3 percent below the median price of the homes closed in Jan. 2017 ($678,000) and 4 percent the all time high median price ($685,000) recorded last month.
Up Valley Napa County: The inventory of homes and condominiums for sale in the Up Valley Napa County market (Angwin, Calistoga, Deer Park, Oakville, Rutherford, St. Helena and Yountville) at the end of Jan. (57) is 12 percent below the level of 65 in Jan. 2017 and it is 22 percent below the level last month (73). There were 14 new sales in the month compared to 15 a year ago and 10 last month. There is now a 4.1 months supply of inventory based on the current sales pace. The Days on Market for the 9 closings last month was 95 days. Approximately 56 percent of the Luxury Market inventory (price in excess of $2,200,000) in Napa County is in the Up Valley Market (27 homes). No luxury home sales in Napa County last month were in the Up Valley Market. Sonoma County: The inventory of homes and condominiums available in Sonoma County at the end of Jan. countered normal seasonal trends and actually rose. The inventory stands at 434 and is up 7 percent from the inventory last month (406). It is down 17 percent from the inventory in Jan. 2017 (521). It is down 52 percent from the 899 homes available at the end of September. New sales (313) in Jan. were 11 percent ahead of last month (282) and were also 11 percent ahead of the pace of Jan. 2017 (283). There is just a 1.4 months supply of inventory in Sonoma County based on the existing sales pace. The average time that it takes to sell a home in Sonoma County is 61 days. For the purpose of our MLS (BAREIS) “Days on Market” represents the time from when the property is first listed in the MLS to the date the property goes into “pending” (all conditions removed) status. New Napa Earthquake Maps
I
t hardly seems possible that the South Napa Earthquake, that rocked Napa with a mainshock magnitude of 6.0, will have occurred 4 years ago this coming August. Napans and our North Bay neighbors were awakened at 3:20 that morning to the largest seismic event in the San Francisco Bay since the Loma Prieta earthquake of 1989. Much of what was learned from that event, after extensive and detailed research, has been released by the California Geological Survey as part of four new and revised Official Maps of Alquist-Priolo Earthquake Fault Zones. Napa was one of two counties and seven cities that were included and released under the authority of the Alquist-Priolo CHARLES Earthquake Fault BOGUE Zoning Act. The California Geological Survey (CGS) is one of the oldest geological surveys in the United States and responsible for identifying potentially devastating seismic hazards in at risk areas, mapping those hazard zones and certifying the locations where disclosure is required when a property is sold. The role of the CGS is to gather “vital earthquake engineering and scientific data” and use that data and mapping to assist state, county and municipal governments in making prudent land use decisions in planning and zoning. One example occurred recently in the City of Napa where the City Council vote to approve the 51 home Napa Oaks Project was postponed because of the release of the new fault zone maps. The Natural Hazards Disclosure Report, the commonly used document during the sale of a home has not been able to utilize updated earthquake zone data until this recent official Certification and release by the CGS. Of particular interest to Napa residents are the two zone maps identified as “Earthquake Zones of Required Investigation, Napa Quadrangle” which can 44 — Distinctive Properties

be found online at: http://gmw. conservation.ca.gov/SHP/EZRIM/ Maps/NAPA_EZRIM.pdf The intention of the zone maps is “to assist cities and counties in fulfilling their responsibilities for protecting the public from the effects of surface fault rupture”. Several faults are identified, all west of highway 29 and running from Dry Creek Road and Linda Vista in the North and South below Milton Road in Carneros. The maps provide wider segments of “Earthquake Fault Zones” and more detailed “Active Fault Lines” that have been previously active and are a potential for surface rupture. One way to find out if your property is located within the newly defined fault areas is to obtain a Natural Hazards Disclosure Report from several service providers that charge approximately $100 and provide fire, flood and other important aspects of disclosure. In addition to being informative, it is
required by California law that the seller provide the report to a buyer in the sale disclosure process. Your Realtor can direct you to providers to obtain the report and provide the document needed to meet the compliance with the law. Natural Hazard Disclosure Reports Note you are in or out of the following: • A special flood hazard area • An area of potential flooding • A very high fire hazard severity zone • Woodland area that may contain substantial forest fire risk & hazards • An earthquake fault zone • A seismic hazard zone The fact that your property is stated to be in any of these areas, or even near them, may have an effect on obtaining insurance coverage or cost and can impact obtaining financing. In addition to these items, most Natural Hazard Disclosure Reports will include detailed
information on local property taxation and local environmental disclosures such as industrial or waste concerns in the areas surrounding the subject property. This release of the new and revised Official Seismic Maps for Napa from the California Geological Survey gives our community information needed to better plan and prepare for possible future earthquakes. Uniquely we have suffered from floods, fires and earthquakes and we need the best information possible going forward. City and county officials can now plan land use more wisely and property owners will better understand their risks of ownership as we prepare for what the future brings. GROWING GREEN B RAN D P O IN T
A great lawn begins with a great engine
A
s the days grow longer and the snow begins to recede, homeowners will once again venture outdoors to get their yards and lawn into tip-top shape for summer fun. But just like your lawn has been hibernating over the long winter, so too has your lawn mower and other small engines. Even if you properly winterized your mower, there are a few things you’ll need to do to ensure it works like it should. To get there, follow these five steps. 1. Freshen up with a new tank of gas. It only takes 30 days for the gasoline in your mower to start to break down, which can harm your engine. If you have any gas left in the tank from the fall, empty it with a siphon and fill the tank with fresh fuel straight from the gas station. For optimal results, use ethanol-free gas (E0). 2. Don’t forget to check the oil. A new season means new oil. This will ensure your motor will run smoothly and it will go a long way to prevent overheating. Be sure to check the owner’s manual to make sure you put in the right kind of oil and the proper amount. 3. Two components to clean and replace. Along with keeping your mower fed with fresh gas and

price of homes closed in Jan. in Sonoma County was $639,000 in Jan. This is down slightly from last month and it is a 16 percent increase over the median price in Jan. 2017 ($550,000). We expect that the loss of homes in the fires will continue to put upwards pressure on prices in most locations throughout the County over the next few months. oil, at the beginning of each season there are two components to either clean or replace: the spark plug and the air filter. To inspect the spark plug, simply clean the area around the cylinder and use a wrench to remove the plug. Check for any damage or black coating, and if
the plug appears damaged, replace it. As far as the air filter goes, it’s best to start each season with a new one. Consult the owner’s manual for reference on how to do this and always consider using genuine parts from the manufacturer. 4. Sharpen the blade. A dull lawnmower blade rips and tears blades of grass in your lawn, making them more prone to disease and discoloration. A sharp blade helps promote a greener, fuller and healthier lawn. Most local hardware stores or small-engine shops offer blade-sharpening services. 5. Maybe you need a new engine? If you’ve gone through all
the maintenance tips above and you’re still having problems with your mower, it’s probably time for a new one. When making a purchasing decision, focus on the most essential component: the engine. Ideally, you want an engine that offers minimal maintenance, easy starting and smooth, effective operation. The Kohler 5400 Series is a new option featuring a Triple-Balance System, which significantly reduces vibration for a more comfortable ride. To learn more about how the right engine can improve the performance of your mower, visit www.KohlerEngines.com.
federal tax law that may put downward pressure on home values in California yet we have not heard buyers talking about that yet. Sonoma County Luxur y Homes: About one quarter of the inventory in Sonoma County can be characterized as Luxury Homes (listing price in excess of $1,600,000). There has been a 13.5 percent increase in the number of Luxury Homes closed (201) from Feb. 1, 2017 to Jan. 31, 2018 compared to 177 from Feb. 1, 2016 to Jan. 31, 2017. The inventory of luxury
homes (104) is 6 percent ahead of where it was in Jan. 2017 (98 homes). The pace of new sales (13) in Jan. this year is 62.5 percent ahead of the pace of a year ago (8) and is 6 percent ahead of the pace last month (11). The Days on Market for Luxury Home closings was 147 days this Jan. compared to 116 days a year ago. This compares to 61 Days on Market for all closed properties in the County in Jan.. There is an 8 months supply of inventory of luxury properties based upon the current sales pace compared to
a 1.4 months supply in the overall Sonoma County market. We believe that part of the strength of sales in the Luxury Home market in Sonoma County continues to come from purchasers replacing homes destroyed in the October fires.
