4 tips to prepare for extended power outages

I

n the year 2018, it’s very easy to take your home’s power for granted. You flick the light switch and the lights come on. Same with the television and the microwave. It’s easy. And should a storm knock the power out, you expect that it will be up again in a matter of minutes or hours. Oftentimes this is true, but believing this will always be the case is a mistake. Because while the nation’s reliance on its power system is greater than ever before, the threats facing it have grown as well. According to the National Centers for Environmental Information, the U.S. suffered 16 weather-/ climate-related disasters resulting in more than $1 billion in damages each during 2017. Droughts, hurricanes, floods, freezes and wildfires ravaged different portions of the country, and for the people living in those areas, it meant going without power for an extended period of time, or worse, losing their homes. It’s impossible to predict when the next major weather event or

disaster may strike, so now is the perfect time to begin preparing your home and family for such an event. To prep for the worst, keep these four tips in mind. 1. Stay in touch. During a power outage, it’s important to stay in the know about current weather conditions, road reports and emergency instructions. A battery-powered radio can keep you connected to local authorities and reports, so keep one stashed away and make sure you have extra batteries on hand. Also, purchase a portable charger to keep your cell phones up and running to communicate with family, friends and neighbors. 2. Set up your own temporary power. The longer a power outage lasts, the more potentially dangerous it is for your family and home. arn doors moved out of the farmyard and into the house a long time ago. Recently, however, they have become an even more popular and useful feature in residential design. It’s not hard to see why. “Many homeowners hear the term ‘barn door’ and think of reclaimed, rustic wood, which may not be a look they’re interested in,” says Linda Jovanovich of the American Hardwood Information Center. “But contemporary barn doors offer many more aesthetic choices than their traditional image suggests. We’ve noticed a trend toward the use of solid, fine-milled hardwoods like walnut and cherry for sliding doors, which not only gives them satisfying heft but is also a great way to bring the warmth and character of natural wood into an interior.” Ne w Yo rk - b a s e d i n t e r i o r designer Laura Bohn agrees. “I’ve installed hardwood barn doors in many projects, both in the city and the country,” she says. “They provide a lot of decorative interest, particularly hung in pairs. I’d choose a clean, sophisticated design in a subtle wood like maple or birch for an urban interior. Deliver curb appeal with a DIY block mailbox

e’ve all heard the old adage, “you only get one chance to make a first impression.” Well, that statement holds true when you’re talking about a home. Whether it’s the landscaping, the siding, the front door, the windows, the paint, the driveway or the outdoor furniture, the initial reaction to the exterior appearance of a home is permanent. Quite literally, the curb appeal of your home can influence the experience of visiting guests. In addition, 63 percent of homebuyers will visit a home they like after viewing it online, according to the National Association of Realtors. So, investing the time, energy and money to maximize the curb appeal of your home makes a lot of sense. Unfortunately, an important element of curb appeal that is often overlooked is the mailbox. There are more than 50 million curbside mailboxes in the U.S. While these mailboxes serve an important daily function, they also set the tone for a home’s curb appeal. Rather than feature a mailbox on a plain wooden or metal post, placing one in a brick, stone or block enclosure is a popular alternative that can be done without hiring a contractor or being a skilled mason. Building an attractive mailbox column is a DIY project any homeowner can now handle using a versatile block system like Stonegate Country Manor from Keystone Hardscapes. it’s flush and the door opens and closes freely. • Install the second mailbox course and secure with concrete adhesive before filling around the mailbox again with grout. • Finally, secure the mailbox in place with concrete adhesive before installing a cap of your choice. ver 5,000 structures burned in Sonoma and Napa Counties in the Oct. 2017 fires. We’re beginning to see many fire-damaged lots coming on the market. In Nov. 2017, 21 lots came on the market in Wine Country (Sonoma and Napa Counties). None of them were lots from the fires. In Dec. 2017, 28 lots came on the market – 17 of them were from the fires. In Jan. 2018, 73 lots came on the market, 47 of them from the fires. The listing prices of the fire-damaged lots that came on the market in Jan. ranged from $119,000 in Santa Rosa to $790,000 GERRETT i n Si l ve r a d o i n SNEDAKER N a p a C o u n t y. There was one outlier lot priced at $2,500,000 that includes 80 acres. Some of the new fire- damaged lots were homes that were listed for sale at the time of the fires, so they show up in our database as “price reductions”. From Dec. 1, 2017 to Jan. 31, 2018, ten fire-damaged lots went pending with values of $160,000 to $645,000. A licensed appraiser told me that he is getting calls to appraise fire-damaged lots. These lots have buildings/homes that survived the fires. The owners want to know if the value of their properties depreciated so they can request reduced tax assessments. The appraiser states that there is insufficient data at this time to make any reasonable estimate and it may be six months to a year before there is sufficient data. From our own experience selling a home on Bennett Ridge with a fire damaged lot last month – there did not appear to be a reduction in value in this particular case. We expect that many more fire damaged lots will come on the market in the coming months

and it will be interesting to track the values as properties begin to close escrow. Napa County: The inventory of homes and condominiums available for sale in Napa County at the end of Jan. (195) is 18 percent below the inventory in Jan. 2017 (237) and it is 16 percent below the inventory last month (231). This is the lowest number of properties available in any month in the 15 years of our data. New sales (96) were 3 percent ahead of the pace of last year (93) and 13 percent ahead of the pace of last month (85). There is a two months supply of inventory based on the current sales pace. The Days on Market for homes closing in Napa County is currently 89 days. For the purpose of our MLS (BAREIS) “Days on Market” represents the time from when the property is first listed in the MLS to the date the property goes into “pending” (all conditions removed) status. On average, it can take anywhere from 0 to 30 additional days for properties to close after going pending. The median price of the 87 homes closed in Jan. in Napa County ($650,000) was exactly equal to the median price of a year ago. It was down 4 percent from the historic high median price ($678,000) last month. Napa County Luxury Homes: If one takes the highest quartile (25 percent) of available inventory as the “Luxury Market”, the Luxury Market begins at $2,200,000 in Napa County at this time. The number of closings (63) of Luxury Homes (sales price in excess of $2,200,000) in Napa County is 12.5 percent lower for the period Feb. 1, 2017 to Jan. 31, 2018 compared to 72 from Feb. 1, 2016 to Jan. 31, 2017. There were 48 luxury homes in inventory at the end of Jan. 2018 compared to 52 at the end of Jan. 2017. There was just one new Luxury Home sale last month resulting in a 48 months

supply of available Luxury Homes based on the current sales pace compared to 2.0 months supply for the County as a whole. We expect to see more Luxury Home sales in the coming months. American Canyon: There were 16 available homes and condominiums in inventory at the end of Jan. in American Canyon. This is 24 percent below the inventory a year ago (21) and it is 7 percent ahead of the supply last month (16). New sales (10) were 23 percent below the pace of Jan. 2017 (13) and they were 17 percent below the pace of last month (16). There is a 1.6 months supply of inventory based on the current sales pace. The Days on Market for homes closing in American Canyon is currently 63 days. The median price of the 10 homes that closed in American Canyon in Jan. was $580,000 was 13 percent ahead of the median price of a year ago ($515,000). This is the highest median price ever recorded for any month in American Canyon but it is a small sample size (10 homes). Napa: There were 100 available homes and condominiums in inventory at the end of Jan. in the City of Napa. This is 29 percent lower than the inventory a year ago (140) and it is 17 percent lower than the supply last month (121). This is the lowest inventory for any month in the City of Napa for the fifteen years of records that we have. New sales (69) were 15 percent ahead of the pace of Jan. 2017 (60) and they were 11 percent ahead of the pace of last month (62). There is just a 1.4 months supply of inventory based on the current sales pace. The median price of the 66 homes that closed in Napa in Jan. was $655,000. This is 3 percent below the median price of the homes closed in Jan. 2017 ($678,000) and 4 percent the all time high median price ($685,000) recorded last month.

Up Valley Napa County: The inventory of homes and condominiums for sale in the Up Valley Napa County market (Angwin, Calistoga, Deer Park, Oakville, Rutherford, St. Helena and Yountville) at the end of Jan. (57) is 12 percent below the level of 65 in Jan. 2017 and it is 22 percent below the level last month (73). There were 14 new sales in the month compared to 15 a year ago and 10 last month. There is now a 4.1 months supply of inventory based on the current sales pace. The Days on Market for the 9 closings last month was 95 days. Approximately 56 percent of the Luxury Market inventory (price in excess of $2,200,000) in Napa County is in the Up Valley Market (27 homes). No luxury home sales in Napa County last month were in the Up Valley Market. Sonoma County: The inventory of homes and condominiums available in Sonoma County at the end of Jan. countered normal seasonal trends and actually rose. The inventory stands at 434 and is up 7 percent from the inventory last month (406). It is down 17 percent from the inventory in Jan. 2017 (521). It is down 52 percent from the 899 homes available at the end of September. New sales (313) in Jan. were 11 percent ahead of last month (282) and were also 11 percent ahead of the pace of Jan. 2017 (283). There is just a 1.4 months supply of inventory in Sonoma County based on the existing sales pace. The average time that it takes to sell a home in Sonoma County is 61 days. New Napa Earthquake Maps

I

t hardly seems possible that the South Napa Earthquake, that rocked Napa with a mainshock magnitude of 6.0, will have occurred 4 years ago this coming August. Napans and our North Bay neighbors were awakened at 3:20 that morning to the largest seismic event in the San Francisco Bay since the Loma Prieta earthquake of 1989. Much of what was learned from that event, after extensive and detailed research, has been released by the California Geological Survey as part of four new and revised Official Maps of Alquist-Priolo Earthquake Fault Zones. Napa was one of two counties and seven cities that were included and released under the authority of the Alquist-Priolo CHARLES Earthquake Fault BOGUE Zoning Act. The California Geological Survey (CGS) is one of the oldest geological surveys in the United States and responsible for identifying potentially devastating seismic hazards in at risk areas, mapping those hazard zones and certifying the locations where disclosure is required when a property is sold. The role of the CGS is to gather “vital earthquake engineering and scientific data” and use that data and mapping to assist state, county and municipal governments in making prudent land use decisions in planning and zoning. One example occurred recently in the City of Napa where the City Council vote to approve the 51 home Napa Oaks Project was postponed because of the release of the new fault zone maps. The Natural Hazards Disclosure Report, the commonly used document during the sale of a home has not been able to utilize updated earthquake zone data until this recent official Certification and release by the CGS. Of particular interest to Napa residents are the two zone maps identified as “Earthquake Zones of Required Investigation, Napa Quadrangle” which can 44 — Distinctive Properties

be found online at: http://gmw. conservation.ca.gov/SHP/EZRIM/ Maps/NAPA_EZRIM.pdf The intention of the zone maps is “to assist cities and counties in fulfilling their responsibilities for protecting the public from the effects of surface fault rupture”. Several faults are identified, all west of highway 29 and running from Dry Creek Road and Linda Vista in the North and South below Milton Road in Carneros. The maps provide wider segments of “Earthquake Fault Zones” and more detailed “Active Fault Lines” that have been previously active and are a potential for surface rupture. One way to find out if your property is located within the newly defined fault areas is to obtain a Natural Hazards Disclosure Report from several service providers that charge approximately $100 and provide fire, flood and other important aspects of disclosure. In addition to being informative, it is

required by California law that the seller provide the report to a buyer in the sale disclosure process. Your Realtor can direct you to providers to obtain the report and provide the document needed to meet the compliance with the law. Natural Hazard Disclosure Reports Note you are in or out of the following: • A special flood hazard area • An area of potential flooding • A very high fire hazard severity zone • Woodland area that may contain substantial forest fire risk & hazards • An earthquake fault zone • A seismic hazard zone The fact that your property is stated to be in any of these areas, or even near them, may have an effect on obtaining insurance coverage or cost and can impact obtaining financing. In addition to these items, most Natural Hazard Disclosure Reports will include detailed

information on local property taxation and local environmental disclosures such as industrial or waste concerns in the areas surrounding the subject property. This release of the new and revised Official Seismic Maps for Napa from the California Geological Survey gives our community information needed to better plan and prepare for possible future earthquakes. Uniquely we have suffered from floods, fires and earthquakes and we need the best information possible going forward. City and county officials can now plan land use more wisely and property owners will better understand their risks of ownership as we prepare for what the future brings. A great lawn begins with a great engine

A

s the days grow longer and the snow begins to recede, homeowners will once again venture outdoors to get their yards and lawn into tip-top shape for summer fun. But just like your lawn has been hibernating over the long winter, so too has your lawn mower and other small engines. Even if you properly winterized your mower, there are a few things you’ll need to do to ensure it works like it should. To get there, follow these five steps. 1. Freshen up with a new tank of gas. It only takes 30 days for the gasoline in your mower to start to break down, which can harm your engine. If you have any gas left in the tank from the fall, empty it with a siphon and fill the tank with fresh fuel straight from the gas station. For optimal results, use ethanol-free gas (E0). 2. Don’t forget to check the oil. A new season means new oil. This will ensure your motor will run smoothly and it will go a long way to prevent overheating. Be sure to check the owner’s manual to make sure you put in the right kind of oil and the proper amount. 3. Two components to clean and replace. Along with keeping your mower fed with fresh gas and

oil, at the beginning of each season there are two components to either clean or replace: the spark plug and the air filter. To inspect the spark plug, simply clean the area around the cylinder and use a wrench to remove the plug. Check for any damage or black coating, and if

There has been a 13.5 percent increase in the number of Luxury Homes closed (201) from Feb. 1, 2017 to Jan. 31, 2018 compared to 177 from Feb. 1, 2016 to Jan. 31, 2017. The inventory of luxury

homes (104) is 6 percent ahead of where it was in Jan. 2017 (98 homes). The pace of new sales (13) in Jan. this year is 62.5 percent ahead of the pace of a year ago (8) and is 6 percent ahead of the pace last month (11). The Days on Market for Luxury Home closings was 147 days this Jan. compared to 116 days a year ago. This compares to 61 Days on Market for all closed properties in the County in Jan.. There is an 8 months supply of inventory of luxury properties based upon the current sales pace compared to

a 1.4 months supply in the overall Sonoma County market. We believe that part of the strength of sales in the Luxury Home market in Sonoma County continues to come from purchasers replacing homes destroyed in the October fires.
