lthough most people envision their dream home with shiny wood floors, many consumers are unaware of the best way to care for them, according to a 2017 survey conducted by the National Wood Flooring Association. “Not surprisingly, many homeowners are unsure of the best way to effectively and quickly clean hardwood floors. Some believe mopping with a bucket of water and a cleaning solution is best while others occasionally sweep or vacuum. Many cleaning methods can hurt rather than help a floor, for example, even a ‘damp’ string mop can leave excess water on a hardwood floor, and we know that water and wood don’t mix,” said Bona U.S. Director of Marketing Cate Vanegas. The key findings in the online

With computers today, the promise of precision construction and quality-controlled assembly in a factory is attractive, but elusive. Nobody talks about what it takes. When highly repetitive, modularization can be cost effective. When customized, costs can zoom out of control. While there are hundreds of examples, there are two main types of modularization: Box construction and component solutions. Box modulars are fully assembled and ship to the field and hoisted into place; often assembling multiple boxes to make a structure. Components such as wall panels can be prepared in a factory and assembled in the field. Inevitably, foundations, utilities, exterior siding and specialty items such as roofing, gutters, fences and site details must be field installed. After the initial assembly of parts or boxes, the on- site construction work can still be 60% of the total costs. Multifamily housing and highrise construction are the best candidates for modularization. Component modularization is promising: just as we order roof trusses or kitchen cabinets to be delivered and assembled in the field, more preassembled bathrooms, wall panels and other pieces will find economic and time-efficient place in our future homes. OF WHAT WILL OUR FUTURE HOMES BE MADE? As we are all painfully aware, construction and material costs are escalating. Demand outstrips

supply. Nonetheless, our most valuable and renewable building material is still wood. With added resins and cement additives wood will continue to be our primary residential construction material for decades to come. Steel is often toted as the next best thing but it is not the future of housing. More and more steel comes from China through Mexico and is less quality controlled. Steel studs provides very little insulation or sound control. Steel deforms easily with intense heat. Standard wood construction will still be king. Our future homes will be virtually fire impervious. With fire sprinklers on the inside, the exteriors will be as close to fire-proof as it comes. Today’s residential exteriors are no longer wood but more commonly a fire-resistant cladding of stucco, metal, ceramic and now Cement Fiber Board, CFB. Properly treated, wood products can withstand fire, moisture, insects, earthquakes and inclement weather, architects and homeowners most aggressive enemies. Today’s wood products can last as long as brick or steel if properly maintained. Homes of the future will be far more flexible with more options to fit not only Millennials lifestyle but aging Baby Boomers who wish to downsize and cut the McMansion umbilical cord. Maybe the “Shared Economy” will find alternate uses for the large homes Boomers currently have. Time will tell. Chris d. As with the HVAC, older appliances tend to consume more energy and you’ll face a shorter timeline for needed repairs and replacements. 5 tips to avoid a seasonal pest problem

aydreaming of spring is something everyone does during the coldest days of winter—even pests. The promise of warmer weather on the horizon is also a boon for the numerous species of pests that inhabit your area, and when the temperature perks up, many of those pests come out of hiding and start looking towards your home for food and shelter. Protecting your home and property from seasonal intruders is a year-long job, but your task could be simpler if proper preparations are made in advance of spring’s first bloom. To help you do just that, the National Pest Management Association (NPMA) offers these tips for keeping your property pest-free this year:

IDENTIFY THE THREATS To start your pest prevention effectively, the first step is to know what to look for. The winter months saw an influx of furry critters trying to invade homes, but springtime pests are more often of the six-legged variety. Ants, flies, bees/hornets, ticks, mosquitoes and termites are all common nuisance pests during this season. BLOCK THE OPENINGS Even the smallest pests are able to find a way into your home, and in many cases that way is through your windows. MAKE YOUR YARD LESS INVITING Don’t allow your yard to be a base of operations for future pest activity. Lastly, and perhaps most importantly, you should also remove standing water from your property. Even an upsidedown Frisbee can collect enough water to be a breeding ground for mosquitoes. Fill wet patches with dirt, if necessary, and tip over any cups, flower pots or bowls that collected water during the winter.

How can you ensure you get the most benefit from a warranty, especially for a major investment that’s also critical to the comfort of your home, like a new furnace? “Warranties are meant to assure a homeowner that the furnace they’re purchasing will do what it’s supposed to, is free of defects and meets applicable government regulations or standards,” says Chip Wade, HGTV expert. “However, warranties are often very specific about the circumstances under which the manufacturer will repair or replace the furnace if it doesn’t work properly. It’s important to carefully read your furnace’s warranty to ensure you understand exactly how it works.” WARRANTY TERMS Because written warranties are legally binding documents, you may come across unfamiliar terms as you’re reading yours, including: Product warranty—This is the guarantee that comes from the company that manufactures the furnace. Contractors and

installers may offer extended warranties that apply to their work, including the labor required to install the furnace. Buyer’s or Seller’s Market? CHARLES BOGUE

O

nce upon a time the 3 most important words in real estate were said to be location, location, location. In certain circumstances that may still hold true but in todays fast paced financial world 3 words that may be more critical when buying or selling a home are timing, timing, timing. Put simply, a Buyer’s Market exists when the supply of homes available is greater than the number of buyers seeking to buy, forcing Sellers to negotiCharles Bogue ate and pushing prices lower. Likewise, a Seller’s Market exists when available homes for sale are in short supply, limiting Buyers options and competitively pushing prices higher. At the beginning of the new year I proposed in this column three unknown X factors for the first quarter that might affect Napa County housing prices for the months to follow: (1) Effect of the 2017 fires, (2) changing tax laws and (3) housing affordability. As we enter the second quarter of

the year there is enough statistical history to draw some conclusions about the market future. The effect of the 2017 fires in Napa has created a “micro market” that has affected certain Sellers attempting to sell their land. Taken from the Bay Area Real Estate Information Multiple Listing Service records, I found 19 Napa area residential building lots currently for sale that came on the market between October 1st, 2017 (before the fires) and April 15th, 2018. Of the 19 lots offered for sale 15 were the land from homes destroyed in the fires with offering prices range from $529,000 to $1,250,00. Of significance is that none of the 15 fire affected sites have sold during the 6 the month period and the only two recorded sales were properties not affected by nor in the fire areas. This imbalance of supply and limited demand for resort and estate properties will likely force price reductions or face longer time on the market for sellers. A number of those who lost

their homes in the fires had the means and made the decision to enter the existing Napa housing market as Buyers. As available financing or insurance funds became available to these owners they replaced their lost home by purchasing in the $800,000 to $1,700,000 price range putting pressure on and driving up that segment of the market. The second X factor for the new year was what effect the new tax law might have on home sales in California and the North Bay. The cap on deductions was expected to hit particularly hard on high end homes with high property taxes and larger loan interest deductions. To this point, CoreLogic Analyst Andrew LePage reported that “Bay Area home sales gained momentum in February, rising on a year-over-year basis for the first time in four months. Although last month’s sales were well below average for a February they were second highest for that month in the last five years.” Among the state’s most expensive real estate, he went on to say that “the number of homes that sold for $1,000,000 or more this February rose about 33 percent in February 2018 year over year to a record high level for a February”. The CoreLogic report further stated that “the median price paid for a Bay Area Home has been rising on a year-over-year basis every month for just under six years.” A conclusion can be drawn, by the increase in high end home sales and prices that

although a factor, tax deductions and tax incentives have not affected and are not the driving force in the consumer’s decision to buy or not buy. The 3rd Factor to watch for 2018 was interest rates and market supply conditions. Just months into the year, mortgage rates increased to predictions made by many industry experts. In late 2017, when thirty-year fixed rates were still in the high3% range economists put rates in the mid-4s for this year. As it turned out, rates approached 4.4% by mid-February and exceeded 4-year highs. Rates are still low by historical standards and so far, have not deterred home buyers. Home sales are up 1.1 percent from a year ago according to the National Association of Realtors. Looking at the supply side of homes available for sale in Napa County there has been an increase in homes on the market from 195 on January 18th of this year to 248 on March 18th. Although this may be attributable to seasonal trends there has also been resistance to increased prices and increased interest rates blocking first time homebuyers and move up buyers from entering the market. The continued imbalance of available housing to meet buyer needs in the Bay Area and Napa has caused prices to increase and has overshadowed the incremental market forces of local fires, tax laws and interest rates. Short of a major economic or world disorder we can look to remain in a “seller’s market” until we see significant increase in the supply of housing. Wine Country market value shifts and sales trends GERRETT SNEDAKER NAPA COUNTY The inventory of homes and condominiums available for sale in Napa County at the end of March (248) is 8% below the inventory in March 2017 (270) and it is 23% ahead of the inventory last month (202). New sales (114) were 3% below the pace of last year (118) and 21% ahead of the pace of last month (94). There is a 2.2 months supply of inventory based on the current sales pace. The Days on Market for homes closing in Napa County is currently 70 days. For the purpose of our MLS (BAREIS) “Days on Market” represents the time from when Gerrett Snedaker the property is first listed in the MLS to the date the property goes into “pending” (all conditions removed) status. On average, it can take anywhere from 0 to 30 additional days for properties to close after going pending. The median price of the 93 homes closed in March in Napa County ($635,000) was 4% lower than the median price of a year ago ($660,000). It was 6% below the historic high median price ($678,000) in December 2017. NAPA COUNTY LUXURY HOMES If one takes the highest quartile (25%) of available inventory as the “Luxury Market”, the Luxury Market begins at $2,200,000 in Napa County at this time. The number of closings (62) of Luxury Homes (sales price in excess of $2,200,000) in Napa County is 17% lower for

the period 4/1/17 to 3/31/18 compared to 75 from 4/1/16 to 3/31/17. There were 61 luxury homes in inventory at the end of March 2018 compared to 64 at the end of March 2017. There were three new Luxury Home sales last month resulting in a 20.3 months supply of available Luxury Homes based on the current sales pace compared to 2.2 months supply for the County as a whole. We expect to see more Luxury Home sales in the coming months. AMERICAN CANYON There were 19 available homes and condominiums in inventory at the end of March in American Canyon. This is 46% ahead of the inventory a year ago (13) and it is about equal to the supply last month (17). New sales (16) were 33% ahead of the pace of March 2017 (12) and they were 23% ahead of the pace of last month (13). There is a 1.2 months supply of inventory based on the current sales pace. The Days on Market for homes closing in American Canyon is currently 62 days. The median price of the 8 homes that closed in American Canyon in March ($525,000) was 2% higher than the median price of a year ago ($515,000). The median price in March 2010 was $305,000.

The city of Napa remains a hot market. UP VALLEY The inventory of homes and condominiums for sale in the Up Valley Napa County market (Angwin, Calistoga, Deer Park, Oakville, Rutherford, St. Helena and Yountville) at the end of March (77) is 8% below the level of 84 in March 2017 and it is 28% ahead of the level last month

(60). There were 18 new sales in the month compared to 13 a year ago and 10 last month. As anticipated, sales rebounded from a loll over the past four months. There is now a 4.3 months supply of inventory based on the current sales pace. The Days on Market for the 13 closings last month was 124 days. Approximately 56% of the Luxury Market inventory (price in excess of $2,200,000) in Napa County is in the Up Valley Market (34 homes). There was one new luxury home (price in excess of $2,200,000) sale and one luxury closing in the Up Valley Market last month. That represents 34 months of inventory based on the current sales pace.
