More and m o r e U AV ’s , o r Unmanned Aerial Vehicles, are helping realtors and perspective buyers to see estates and homes from dazzling heights not previously available. Drones for realtors and project managers are more and more common in the toolbox for the sales and marketing of a project. However, these so-called high views are not the real way people view site or building. Yes, the AUV provides unique visual assistance in communicating an idea, but they are not how we really see the structure or space. And Google earth just doesn’t cut it. The drones may be good for sales of an existing property, but what about assisting in the initial design and visualization of the project? Drones can provide significant assistance in the pre-construction phases for the design and client communication processes by showing the architect and design team that there are views and aspects of the site not traditionally visualized. Drones are already taking their place as part of the architect’s Construction Observation Services for recording portions of the structure’s construction process unavailable to the bootson-the-ground field managers. But using drones as part of the initial design process is new. For example, prior to the start of a design of a custom home or multifamily project, the architect may send up an

AUV drone to the various heights or potential floor elevations that the future owners might encounter. The drone AUV may take a 360° sweep in photo images up to the highest part of the site. By studying these images, the team may see view opportunities or undesirable vistas that would be missed in the conventional design process. This would be perfect for steep hillside or inaccessible goat-only property. Here’s an additional advantage. What you see from these levels may also tell the team what neighbors will see. This can be very useful for the design approval processing where questions of privacy or visual impact
become issues. It like a mirror with two faces. An important question for the team is whether the AUV is a commercially operating vehicle, thus falling under FAA, part 107 regulations. The use of small unmanned aircraft may be considered a commercial operation. A commercial AUV operator must pass a two-step testing process and pay $150 for a Remote Pilot Certification test. Sometimes hiring out to a professional operator is the best way to get one’s feet wet in the process. Don’t go out and buy a commercial drone and struggle to achieve a license until you know how to keep from crashing.
While drone imagery has captured the real estate industry attention and construction process, it hasn’t taken root in the pre-construction design process for architects and developers. It’s not as exciting as 3-D modeling, now common in the architect’s tool belt. While 3-D fly-through imagery is becoming the new darling of the design process, drone UAV image assistance in the initial design process will be the next frontier. 3D printing is reimagining the way we live today When additive manufacturing technology—better known as 3D printing—was first invented more than 30 years ago it was intended to make the product design and manufacturing process more efficient. At that time, 3D printing was used primarily as a way to create prototypes to validate and perfect product design, but the inventor, Chuck Hull, had no idea how it would change the way we live. Today, 3D printing has evolved beyond product prototypes only used by industrial designers and engineers. Manufacturers all over the world now rely on additive manufacturing to produce final parts and products that are purchased and experienced by mainstream consumers across the marketplace. This includes parts in automobiles and appliances, medical and dental implants, custom prosthetic limbs and food, and has also become an important component in interior design, reinventing what you think is possible. Animals don’t have the luxury of extra heating and take whatever refuge they can find, making chimneys a convenient place for pests to seek shelter. The lure of
‘carrots’
or some reason, when you randomly say the word carrot, you can’t really predict where your mind will to take you after saying it. I guess it’s just an awkward word. Perhaps it’s because a carrot could be referenced in an expensive jewelry discussion or traced back to a famous cartoon character or simply something that you might eat in your salad. But depending on how you bounce around from visual to visual, a carrot is also one of the most common words used in CHRIS the description SALESE of “inducement.” That’s right, I bet you didn’t go there first. Whether you are aware of it or not, an inducement to purchase can happen on either the selling or buying side of a transaction. For instance, according to the federal Department of Housing and Urban Development, “the inducement to purchase refers to certain expenses paid by the seller and/or another interested party on behalf of the borrower.” If this happens, it could result in a dollar-for-dollar reduction to your purchase price when computing the adjusted value of your property before applying the appropriate loan-to-value percentage. As an example, inducements may include, but are not limited

to the total contributions that exceed 6 percent of the purchase price or contributions exceeding any loan origination fees, other closing costs and discount points of your transaction. Furthermore, inducing the purchase of a property with, let’s say, a decorating allowance, repair allowance, excess rent credit, moving cost credit or personal property items are not allowed as well. On the flip side, the replacement of any existing personal property items is not considered an inducement of sale provided their replacement is completed before closing and no cash allowance is given to the borrower. These items could be things like a range, refrigerator, dishwasher, washer, dryer, carpeting or window treatments.
If it’s determined by your lender that there is an inducement to purchase issue, then your lender will only be able to lend on the lesser of the sales price minus any inducements to purchase or the as-is property value. Per HUD, an inducement to purchase also exists when a borrower is not paying a real estate commission on the sale of their present residence when the same real estate broker or agent is involved in both transactions and the seller is paying a real estate commission on the property being purchased by the borrower that exceeds what is typical for the area. Basically, you should pay attention to the details of your listing agreement, especially if they are wrapped around or contingent on the events happening
with a different property. And even more so if you are using one of the newer digital real estate buying and selling platforms. While alleged inducements to purchase can be tricky to spot, they seem to be packaged up rather neatly during hyper real estate market conditions. Conversely, the constant pounding down of shorter time frames to complete inspections and the ridiculous demands for super-fast closings are equally to blame for those who want to risk chasing the carrot. Whether it’s the middle of winter or the dog days of summer, your home’s HVAC system plays a vital role in supporting this comfort, so if you’re in the market for a new system, here are three questions you should ask before purchasing your new system. IS THE UNIT THE RIGHT SIZE FOR YOUR HOME? In the world of HVAC units, size matters and bigger isn’t always better. A unit that is too big will needlessly waste energy in your home while a unit that is too small will burn out trying to keep up. An HVAC system’s power is measured in tons—not a unit of weight in this case but power. To determine the proper tonnage for your home, your HVAC technician will need to review most, if not all, of the rooms in your home—especially the attic and/or basement. A common rule

Ken Ely, director of residential product management, Ducted Systems, Johnson Controls agrees. “Many homeowners have never heard of a SEER rating associated with their HVAC unit,” he says. “However, a unit’s SEER rating demonstrates its energy efficiency and how easily the system can control the temperature in your home. A higher SEER rating is good for the environment and your overall energy budget.” SEER is short for Seasonal
Energy Efficiency Ratio and the rating is a good indicator of your unit’s energy efficiency. For example, the 19 SEER efficiency of the new two-stage Luxaire Acclimate HVAC unit can reduce your system’s energy usage by up to 47 percent when compared to older 10 SEER units, meaning you’ll start saving energy and utility costs immediately after installation. All units with SEER ratings of 14 or higher earn an energy efficiency classification, so look for the SEER rating when shopping for a new HVAC unit and remember the higher the rating, the more you’ll save in the long run.

I think recent rhetoric on trade and problems tech companies have been facing (Google, for example) is not boding well for consumer confidence.” That being said, luxury home sales were ahead on a year over year basis in Wine Country last month. Our experience is that trends in the San Francisco peninsula, San Francisco and Marin usually make there way to Wine Country in short order.
NAPA COUNTY LUXURY HOMES If one takes the highest quartile (25%) of available inventory as the “Luxury Market”, the Luxury Market begins at $2,100,000 in Napa County at this time. The number of closings (76) of Luxury Homes (sales

NAPA Fifty-five percent of the inventory in Napa County is in the City of Napa. There were 227 available homes and condominiums in inventory at the end of September in the City of Napa. This is a 17% ahead of the supply at the end of September 2017 (194) and it is slightly ahead of the inventory at the end of last month (224). New sales (91) were 26% ahead of the pace of September 2017 (72) and they were 20% ahead of the pace of last month (76). There is a 2.5 months supply of inventory based on the current sales pace. The Days on Market for the 74 closings last month was 53 days. The median price of the 74 homes that closed in the City of Napa in September was $678,000. This is 7% ahead of the median price of the homes closed in September 2017 ($635,000). UP VALLEY NAPA COUNTY The inventory of homes and condominiums for sale in the Up Valley Napa County market (Angwin, Calistoga,
Deer Park, Oakville, Rutherford, St. Helena and Yountville) at the end of September (122) is slightly below the level of 125 in September 2017 and it is essentially equal to the level last month (119). There were 17 new sales in the month compared to 17 a year ago and 24 last month. There is now a 7.2 months supply of inventory based on the current sales pace. The Days on Market for the 17 closings last month was 96 days. Approximately 56% of the Luxury Market inventory (price in excess of $2,100,000) in Napa County is in the Up Valley Market (58 homes). There were five luxury home (price in excess of $2,100,000) closings in the Up Valley Market last month and seven new luxury home sales. ANGWIN The inventory of homes and condominiums for sale at the end of September in Angwin (16) is 27% below the level of September 2017 (22) and it is essentially equal to the inventory last month (17). There were no new sales for the month of September compared to two last month and two in September of 2017. There is a 16 months supply of inventory based on the current sales pace.
