h the noise! I’d like for you to try a brief exercise. Please use your smartphone to open Google’s homepage and search for “short-term gain, long-term pain.” If you can, please remember the number of results that appear at the top of that page. Next, please search separately for Lehman Brothers failure CHRIS and Washington SALESE Mutual failure and note the number of results that populate on the top of each of those pages. Finally, please search for Zillow Offers and then Rocket Homes and record the total results found for them too. Since your cellular network is so fast, I’m assuming that didn’t take more than a few seconds to get done.

For those of you who didn’t want to participate in that exercise, I’ll go ahead and share with you the results. The numbers returned for both Lehman Brothers failure and Washington Mutual failure, when added together, still did not exceed the individual results found from either Zillow Offers or Rocket Homes. That’s right, the epic failures of Lehman Brothers and Washington Mutual, which happened almost exactly 10 years ago, do not excite the organic or even paid Google search pages as much as they should. Although there are plenty of other ways to measure who is searching for what and where, the noise level is relatively low when it comes to these two search examples despite their respective marks in history. Yet this month, their volume buttons are being pushed a little harder. Oddly enough, the noise levels are quite different for Zillow
Offers and Rocket Homes. The number of results found for each of these two newbies seem to be trending upward in a very calculated and competitive close range. Considering that they are significantly newer entities, compared to the other two in this search exercise, the noise levels here are becoming louder by the week. Okay, you’re probably wondering why all the above were selected for this exercise. Well, it has something to do with what’s called Fintech. Please go ahead and search for that now. As you will see, the number of results found for Fintech currently top Zillow Offers or Rocket Homes in a head-to-head battle at this moment. Fintech is not new; it’s been around for a long time. Nevertheless, it has evolved and grown dramatically over the past 10 years. It’s safe to say the continued noise level
from Fintech is loudly ringing throughout the real estate and mortgage industry. If you don’t want to hear any of this, then please cover your ears. This is not going away anytime soon. Instead, just picture the number you saw from your “shortterm gain, long-term pain” search results page. In fact, I’ll help you out a bit. The number is larger than Fintech. However it is narrowly smaller than the combined numbers from Zillow Offers” and Rocket Homes. I don’t know where all of this is headed, but it sure is getting noisy. Knowing where the product originated is as important as the aesthetic and durability. In kitchens, we are seeing a wider variety of cabinet styles and details. Solid imported Chinese or Indian granite slabs are giving way to locally sourced synthetic slabs that wear better and require less transportation energy. Locally
produced products are more than “Buy American”: this is just a good Save-the-Earth strategy. Bamboo and cork as a flooring material are gaining popularity, however, much of this comes from third world countries. Check the source carefully to insure the best fit. Locally produced Bamboo is gaining traction, although environmentalist will say they are intrusive plants that crowd out the local native plants if they go wild. While the traditional look of romantically sculptured details and hardware are still popular, more and more homeowners are looking at clean, contemporary cabinetry, hardware and appliances. Today, natural dark woods and textures are dominant. Locally sourced and assembled sometimes a little more expensive than stock cabinets from Lowe’s or Ikea but better for sturdiness
and warranty. Regardless of the color or stain, the natural wood should show through. Energy efficiency is essential in appliances and lighting. LED lighting is now required in all new renovations or construction. Current LED fixtures are dimmable and have a wider range of color, unlike old fashion fluorescent bulbs. We see LED rope trim, under counter lighting, under toe kicks and or where ever accent lighting is appreciated. The cost keeps dropping while the applications keep going up. While stainless steel appliances are still popular, a return to white traditional is making a comeback. Consider the Farmhouse sink which is popular, although not practical. As to bathrooms, I always remember one of my professors reminding me, “always remember to keep the room in bathroom”. Bathrooms are getting bigger and
require less maintenance. Highly efficient water fixtures and toilets are reducing water requirements to contend with California’s continuing drought. The glass shower is passé and old. Who wants to squeegee the glass walls every day? Also, today homeowners are more shy, desiring more privacy with enclosed walled showers. Besides, if you want a steam shower, you must have solid walls and a ventilation system. Today, the wet areas of the house are still the biggest and most important parts the house. Every realtor will tell you, a house sells or sits on its kitchens and baths. IN NAPA COUNTY FOR JULY 2018 NAPA COUNTY The inventory of homes and condominiums available for sale in Napa County at the end of August (404) is 8% ahead of the inventory in August 2017 (373) and it is 5% ahead of the inventory last month (385). New sales (133) are equal to the pace of last year (135) and are slightly below the pace of last month (138). There is a 3 months supply of inventory based on the current sales pace. The Days on Market for homes closing in Napa County is currently 59 d a y s . Fo r t h e Gerrett Snedaker, CRB purpose of our MLS (BAREIS) “Days on Market” represents the time from when the property is first listed in the MLS to the date the property goes into “pending” (all conditions removed) status. On average, it can take anywhere from 0 to 30 additional days for properties to close after going pending. The median price of the 136 homes closed in August in Napa County ($726,000) was 14% higher than the median price of a year ago ($638,000). The median price of the homes closed last month was $700,000. NAPA COUNTY LUXURY HOMES If one takes the highest quartile (25%) of available inventory as the “Luxury Market”, the Luxury Market begins at $2,200,000 in Napa County at this time. The number of closings (64) of Luxury Homes (sales price in excess of $2,200,000) in Napa County for the period 9/1/17 to 8/31/18 38 — Distinctive Properties

There were nine new Luxury Home sales last month resulting in a 11.4 months supply of available Luxury Homes based on the current sales pace compared to 3 months supply for the County as a whole.

This is 8% ahead of the median price of the homes closed in August 2017 ($647,000).
AMERICAN CANYON There were 30 available homes and condominiums in inventory at the end of August in American Canyon. This is 11% ahead of the inventory a year ago (27) and it is also 11% ahead of the supply last month (27). New sales (20) were 5% below the pace of August 2017 (21) and they were 33% ahead the pace of last month (15). There is a 1.5 months supply of inventory based on the current sales pace. The Days on Market for homes that closed in American Canyon last month was 34 days. The median price of the UP VALLEY NAPA COUNTY 11 homes that closed in American The inventory of homes and Canyon in August ($547,000) condominiums for sale in the
Up Valley Napa County market (Angwin, Calistoga, Deer Park, Oakville, Rutherford, St. Helena and Yountville) at the end of August (119) is equal to the level of 120 in August 2017 and it is essentially equal to the level last month (121). There were 27 new sales in the month compared to 21 a year ago and 20 last month. There is now a 4.4 months supply of inventory based on the current sales pace. There were a hefty 27 closings in the Up Valley Market last month. The Days on Market for those closings was 82 days. Approximately 50% of the Luxury Market inventory (price in excess of $2,200,000) in Napa County is in the Up Valley Market (52 homes). There were six luxury home (price in excess of $2,200,000) closings in the Up Valley Market last month. This is out of nine total luxury closings for the County. ANGWIN The inventory of homes and condominiums for sale at the end of August in Angwin (17) is 26% below the level of August 2017 (23) and it is 15% below the inventory last month (20). There were three new sales for the month of August compared to two last month and two in August of 2017. There is a 5.7 months supply of inventory based on the current sales pace.
