CHECK YOUR SMOKE ALARMS Smoke alarms help protect your family, but in order to do so the alarms need to be present— and working. Install a working smoke alarm in the nursery and ensure that the rest of the home is properly equipped. The National Fire Protection Association recommends smoke alarms inside every bedroom, outside each sleeping area and on every level of the home, including the basement. Residential smoke alarms need to be replaced at least every 10 years. How to Tackle a Dust-Free Renovation (BPT)—Kristen Johnson* loved her home, her family and their active lifestyle. She’d never want to change a thing—except for her foyer and adjoining dining room. When she and her husband first moved into their home, they had intended to refinish the hardwood floors in those areas in a darker stain to better fit their style, but life got in the way. Twelve years, two boys and countless birthday parties, pets and indoor soccer games later, their floors were covered in scuffs, scratches and stains, and some of their walls needed repair. To complicate matters even further, they had a wraparound staircase with a wood-tone banister that would also need to be refinished if they decided to change their floor. With their big family reunion and a house full of people just weeks away, Johnson and her husband knew it was time to make a change. However, they couldn’t afford to disrupt their busy schedules, and they didn’t want to deal with the hassle of renovation dust getting all over their ceiling fans, cupboards or worse—especially with their son’s dust allergies. They knew if they decided to take on this renovation project, they’d need it finished quickly, and they’d need the entire project to be as dust-free as possible. What’s the big deal about renovation dust? Beyond creating a huge mess, renovation dust is also a health concern. As any homeowner who has embarked on an interior renovation project knows, the resultant dust gets 28 — Distinctive Properties

Kristen and her husband repaired the drywall damage themselves using a Dust Deputy to make the process virtually dust-free. For the more complicated flooring, they hired a professional dust-free flooring contractor to refinish their hardwood floors and banister in a darker stain.

everywhere—even inside closed cabinets and in adjacent rooms. However, as problematic as the mess is, dust-related health hazards are of even greater concern, particularly to allergy sufferers. Traditional methods of mitigating dust usually involve extensive prep work, like hanging plastic sheeting and taping off doors, or doing a thorough post-renovation top-to-bottom cleaning. Both options are extremely time-consuming. Is there a better way to handle renovation dust? There is a better way to handle renovation dust: by collecting it right at the source like the pros do. Professional contractors are used to dealing with renovation dust, and given

the tricky floor/banister redo. To repair their drywall, they patched the damaged areas using joint compound and a drywall sander, which together cost about $130. To make the sanding process dust-free, they added a Dust Deputy, which they connected directly to the drywall sander and to their wet/dry vacuum. They found that this combination captured virtually all the dust generated by the sanding. They noticed no dust in the air, and the Dust Deputy prevented the fine drywall dust from clogging their vacuum filter. Even though they had the flooring contractor tackle the floor and banister, they saved a few dollars by removing the varnish from the banister and other hard-to-reach areas themselves. To do this, they applied a gel varnish remover using a brush (together about $20), then scraped the wet varnish residue using a Viper Scraper attached to their Dust Deputy and wet/dry vacuum. The scraper captured the residue, and the Dust Deputy contained it for disposal, without it ever reaching, or damaging, their vacuum. Their big splurge was on the floor refinishing, which they left to the pros to tackle (about $2,500). To keep that process dust-free, they selected a dust-free contractor in their area who used a cyclonic Oneida Vortex dust collection system with HEPA filtration. In the end, they finished the project virtually dust-free and just in time for their family reunion, and they were very pleased with the results!

very real estate transaction requires a team of experts. Often the agent will include a banker, a broker, an appraiser, the title company, an attorney and often a home inspector. The buyer may think that all he needs is a qualified inspection company to review the property, however they’re limited to observable code violations and pest or decay identification. A Home inspectors job is to identify potential faults and failings. When it comes to envisioning the big picture of how the property may best meet the buyers intended use, the realtor should consider calling an architect or other professional. Many agents believe they are well-equipped to help the buyer envision their future home, but sometimes the floor plan or exterior design may have challenges to one’s ability to picture a better habitat. Just like hiring the right professional contractor to do the work, bringing in a second pair of designer eyes to look at the site, the building, the surprise but unseen views or to rework a difficult floor plan can make all the difference for a buyer. Even if the buyer has his own vision of how to modify the house, it’s a good idea to bring in a professional to discuss how to accomplish it. Sometimes zoning, building codes or HOA requirements will make navigating the process daunting. To Rent or Buy? CHARLES BOGUE

F

inding available and affordable housing in Napa and Northern California is a challenge for renters and buyers alike. The median price home in our county has reached $644,900 in June of this year exceeding the pre-recession high of $630,000 in 2007, good news for home owners yet not so good for first time buyers. This recovery of Charles Bogue home prices and equity is reflected in current Housing Affordability Index produced by the California Association of Realtors. The Second Quarter of 2017 shows that only 25% of our Napa County population qualifies to purchase a median priced home here in the valley. With renting a home as the only viable option, price increases there also present a challenge. According to online site Rent Jungle, renters are not much better off with the average for a one bedroom apartment in Napa of $1867 (a 14% increase over 2016) and $2180 for a two bedroom (11.88% increase over 2016). These price levels could calm as 674 apartments and accessory dwelling units were approved in 2016 according to Rick Tooker, Community Development Director for the City of Napa. However, this increase in units is needed to offset the low average of 56 units per year during the recession. According to the “2016 Renter Survey” conducted by the California Association of REALTORS® this affordability challenge has not deterred those that are currently renting from their intention of becoming a

home owner. When interviewed recently by Southern California Public Radio Station KPCC, CAR Chief Economist Leslie Appleton-Young reported that nearly half of all renters surveyed said they hope to buy single family residential real estate in the future, with 10 percent even saying they plan to purchase a home within a year. “There’s a high value these consumers put on homeownership, but many simply are not able to achieve that because prices are so high,” stated Appleton-Young. Economic uncertainty, steep prices and down payments are just some of the hurdles that impede individuals’ plans for homeownership as reported in the CAR survey. Of the 28 percent of renters who don’t plan to buy in the future, 50 percent said they simply cannot afford it. Twenty percent said they prefer

renting. Nineteen percent of survey respondents said they were unable to qualify for a mortgage and 15 percent stated that they lack funds for a down payment. Many of the young renters surveyed stated that they want to buy a home large enough to accommodate their parents as well as themselves. About one in five millennials surveyed said that they plan to pool funds with family members to buy a home they can share. Multiple generations living in the same home is a rising trend, according to Appleton-Young. Nearly all renters, 95 percent of those surveyed by CAR, acknowledged the advantages to homeownership. Freedom to do what you want with your home, building equity, and having permanence and stability were the top benefits the renters identified. Renters who want to become homeowners a “rent

versus buy analysis” provided by a professional REALTOR is the best way to create a realistic cost comparison between ownership and continuing to rent. Often, with today’s high rental rates, the out-of-pocket monthly costs of homeownership after tax deductions are likely to be equal to or less than the cost of renting. The “rent versus buy analysis” takes a prospective home value, less your available down payment and determines the monthly principal and interest payment at the prevailing rate (now 3.875% to 4%). Adding the monthly property taxes and estimated insurance you calculate what is called the monthly PITI (principal, interest, taxes & insurance). By applying your tax bracket to the deductible items of loan interest and taxes, the analysis will determine the after tax advantages of home ownership to renting. This calculation gives you a reality check on monthly before and after tax without including the added ownership benefits of any appreciation and the equity buildup (savings) that comes from paying down your loan. Your REALTOR can also refer you to a local, reputable lender who can help you figure out what loan product(s) are available within your budgetary comfort zone. By completing this “rent versus buy analysis” you will see the possibilities and be one step closer to home ownership.
