Listening for

W

e have become preoccupied with worldwide pollution. We tend to focus on carbon products such as plastics, smog and waste but noise is often forgotten. We are engulfed in noise every day, surrounded by traffic roar, road construction, hair dryers and sirens at escalatCHRIS ing decibel levCRAIKER els. Nationwide, hearing loss has increased 24% in ten years. Noise pollution negatively impacts our health, wellbeing, concentration, relaxation and our sleep. Hearing loss is considered the largest population disability in the country, with one in four experiencing some level of hearing impairment, making the disability of hearing more common than physical immobility or blindness. We experience sound primarily in two different ways: airborne soundwaves to our ears and vibrations through floors and walls. The decibel (dB) is the common sound 14 | DISTINCTIVE PROPERTIES

intensity measurement. Roads and highways are major contributors of noise and we try to mask it with sound walls, but they reflect the noise upward bouncing off buildings only adding to the toxic roar. I have designed freeway “sound gutters” to collect tire noise and cancel itself out. Still waiting for Cal Trans to call. For years we have been using insulation in our homes to maintain heat stabilization. The insulation also provides valuable sound insulation but until lately, it has been generally ignored in single-family homes. Apartments recently built next to or near noise generators like freeways and transportation hubs need more acoustical control. Now, single-family homes need increased insulation values even in suburban or rural areas. I have listed a few ways to reduce or cancel the everyday racket in our lives. 1. If you’re building a property line wall, provide solid wood or plywood on both sides especially if facing a street or neighborhood noise generator. Provide insulation and a

moisture barrier right down to the foundation or grade. A well-built wood wall can have almost as good a sound reduction as a masonry wall. 2. Make sure your home is well insulated, walls, attic and underfloor. Use higher R values than the minimum and make sure the walls and cracks are well filled. 3. Check your furnace and air conditioning unit often. Locate the units far away from bedrooms in a well-insulated closet or enclosed cabinets. When possible use rigid duct work, short duct runs and quiet fans to push the air. Maintain the entire system and change filters regularly. 4. Install double paned windows and weather-strip carefully. Even old single glaze wood windows have remarkable sound protection if properly caulked and weather stripped. 5. If you are building from scratch or remodeling, consider adding a second layer of sheet rock or acoustical channels on the inside of exterior walls. It’s cheap and does a terrific job of minimizing noise transfer

through the wall. 6. Consider “white noise” devices. White noise combines all the different frequencies of sound and can mask other annoying sounds. Many hotels are using devices to calm the rooms and hallways. 7. Use softer and multiple interiors materials including fabrics and textured surfaces to absorb and minimize sound bounce. Paintings, drapes, carpets and throw rugs all help reduce sound levels within a space. Consider fabric covered “sound panels” as artistic character in your life. I shudder when I see super contemporary homes with an abundance of naked hard surfaces of glass, granite and plaster that reflects and amplifies sound. I would hate to attend a party there. At the very least they could use some human touches of art, paintings, draperies and real personal touches to make the space intimate and inviting. prepared Fire safety tips that could help save your life

H

aving working smoke alarms in your home is as important as wearing a seatbelt in your car. It’s a necessity that protects you and your loved ones. According to the National Fire Protection Association (NFPA), approximately three out of five home fire deaths occur in residences with no working smoke alarms or without any smoke alarms at all. These cases can be avoided as smoke alarms are accessible and easy to install. Smoke alarms serve a critical and life-saving purpose, sounding when smoke is detected to give people the most time possible to escape and call for help. The NFPA shares that the risk of dying from a home fire is cut in half if working smoke alarms are in place. However, only 23% of Americans check their smoke alarms monthly, according to data from a new survey conducted by UL Firefighter Safety Research Institute (FSRI). Smoke alarms with dead, missing or disconnected batteries account for a significant number of fire tragedies, and according to the NFPA, 46% of nonworking smoke alarms are due to missing or disconnected batteries. While an unexpected chirp—beep, beep, beep—from a smoke alarm may sometimes 18 | DISTINCTIVE PROPERTIES

BRANDPOINT be a nuisance, the need for working smoke alarms is critically important. Forty years ago, people had around 17 minutes to escape their home in the event of a fire. Today, due to synthetic materials, furniture, more spacious floorplans and lighter-weight construction materials, people now have three minutes or less to escape their home. Smoke alarms give the earliest possible warning that there could be a fire. New technology has made smoke alarms better at differentiating common smoke from cooking, and an actual, potentially life-threatening fire. While it is difficult to eliminate all nuisance chirps, the next generation of alarms will greatly reduce nuisance alarms due to cooking—the leading reason for a smoke alarm to be disabled, according to the NFPA and Consumer Products Safety Commission (CPSC). Smoke alarms help save lives. Here are helpful fire safety tips to follow: • Install working smoke alarms on every level of the house, in every sleeping room, outside each sleeping area and in the basement. • Position smoke alarms on the ceiling or high on a wall. Smoke alarms should be at least 10 feet away from the stove. • Test all smoke alarms once a month. Press the test button to be sure the alarm is working. • Don’t disable your smoke alarms. • Working smoke alarms will continue to provide protection through the end of their 10-year life span. At the end of the 10-year span, install new alarms with enhanced technology. • Create an escape plan, practice it with your immediate and extended family and caregivers, and act on it when an alarm sounds. • Close Before You Doze. A closed door can be an effective barrier against deadly levels of carbon monoxide, smoke and flames, keeping rooms survivable for longer. • Get down, get out and stay out if a smoke alarm goes off in your home or building. TAKECARE 3 ways to improve your self-care routine BRANDPOINT Self-care—the practice of taking care of oneself—has become a hot topic across generational groups, with sleep, stress management and fitness as key areas to build better habits. But where to start? Here are three tips for practicing better self-care. GET A SLEEP ROUTINE Only 11 percent of Americans say they get excellent sleep on a regular basis while 18 percent report poor/not good sleep quality, and the rest are somewhere in between. (Survey methodology: An omnibus survey of American adults 18+ conducted online by Finn Partners Research between May 15 and 18, 2019, on behalf of Tranquility/American Textile Company.) Commit yourself to good sleep hygiene habits like going to bed and waking up at the same time daily, avoiding food and beverages within two hours of bedtime, and limiting nighttime stimulants like electronics to an hour

before bedtime. “People are more aware of their sleep quality these days thanks to better sleep science and sleep trackers,” says lifestyle expert Jenn Falik. “But better sleep solutions remain elusive to many. In addition to routinizing wakeup and bedtime, look at your bedding and wind down routines.” MANAGE STRESS Managing stress is critical to overall wellness. Experts recommend setting aside time each day for relaxation activities, which could include meditation, a walk in nature or even chilling out with a good book or TV show. The survey found that 62 percent of Americans say that chilling out at home and watching/streaming TV is part of their de-stress routine. “One way to help you relax and unwind is to use a weighted blanket like Tranquility while resting or sleeping,” says Falik. “The blanket uses heavy glass beads distributed evenly across the box-woven design to

stimulate deep touch pressure, which has been shown to decrease the stress hormone cortisol while increasing the release of sleep-promoting serotonin. I love that these weighted blankets are affordable and that they’re available at popular retailers like Target and Walmart.” SET ASIDE TIME FOR FITNESS The American Heart Association recommends adults strive for at least 150 minutes of heart-pumping physical activity each week. Exercise not only staves off illness but is correlated to better sleep and stress management, making it essential to good self-care habits. Experts also recommend thinking about self-care as an ongoing approach rather than a one-time fix. “I’ve found setting time aside to unwind after a long day helps me stay balanced,” says Falik. “I also use the time to reflect on what I’m doing for myself so I can make sure I am prioritizing self-care.”

I

f you think about it, the account statement that’s generated by your bank each month is on quite a mission to find you. It doesn’t matter if you receive a paper copy or an electronic version of it, your bank statement seems to eventually get to you. Basically, your bank statement wants to hang out with you, so please pay attention to it. In fact, what if your bank statement had a voice and could talk to you. Would it be like Alexa or Google or the navigation system in your car? 32 | DISTINCTIVE PROPERTIES

Either way, I’m sure it would have a lot to say. The good news is that your statement usually has a name such as personal or business or trust or rental property or college to make it easier to call it. But this is where many of you might get nervous and place it on mute or disconnect it all together. Yet for others, you may turn up the volume and have a party. Regardless, your monthly bank account statement could play a big role in your home loan approval process because it effectively showcases everything about you. If you have late fees of any kind, especially when paying bills, your lender will want to learn more about them and understand what caused them. Should you have non-sufficient funds penalties, your lender will request further information as to why this happened

and if you have a history of mismanaging your account. Most importantly, if you have unusual deposits that are not consistent with your normal deposits, you will need to explain them. These might be larger deposits, a series of smaller deposits or even deposits made at random locations that are not in line with your previous month’s deposit locations. If you have multiple other accounts linked to your main account or you have numerous transfers of funds back and forth between them, your lender will ask you further questions. Not to mention, if you have any secret purchases or embarrassing transactions showing on your statement, you should be aware that these types of line items are seen by all. On the flip side, your bank account statement could be simple, clean and contain plenty of months of reserves and

acceptable funds for your lender to use to satisfy some of the conditions of your loan approval. In addition, your bank statements could be used in groups of 2, 12 or 24 months, which ultimately helps your lender to verify your income stream that’s used to approve your loan. So, the next time your statement is available, whether it’s at the end of the month or the middle of a month, take a few moments to give it a look over. Between dodging trash bins, shredder boxes and criminal hackers, your bank statements certainly have an exciting life that’s full of information to protect and share. CALIFORNIA ASSOCIATION OF REALTORS 2020 REAL ESTATE FORECAST Leslie-Appleton Young, the widely respected economist for the California Association of Realtors, recently released the Associations forecast for 2020. It is a 109-page report covering all aspects of the economy and the state’s housing markets. Some highlights include: As of September 2019, 22% of California consumers believe that it is a good time to buy a home in California. 46% believe that it is a good time to sell a home in California. Roughly 15% of properties “fall out of escrow” – primarily because the buyer changes their mind. It takes almost $200,000 OCTOBER 2019

in annual income to afford a median priced home in the San Francisco Bay Area. Roughly 27% of listings sell at a price above the asking price. The historic average is 20% of all listings. Nearly one half of all listings receive multiple offers. The average number of multiple offers is 3.7. In 2013, nearly 70% of all listings received multiple offers. There are fewer “buy and flip” purchasers in the market today than in the past. Investor buyers make up 16.5% of the overall California home sales market. 18% of those investor buyers are “buy and flip” investors in 2019 compared to 26% in 2018. International buyers represent approximately 4% of California home buyers. Sellers are staying in their existing homes for approximately eleven years before selling. This is up from about five years in 2005. Cash buyers represent roughly 20% of all buyers of California homes. This is the lowest percentage of cash buyers in the past ten years. CAR is projecting a 1% increase in the number of residential sales in 2020 and a 2.5% increase in selling prices. A median priced home in California ($608,000) is affordable by 32% of California households. CAR is projecting the rate of 30 year fixed rate mortgages to be 3.7% in 2020 – a very reasonable interest rate in historical context. WINE COUNTRY REAL ESTATE TRENDS IN SEPTEMBER Napa County: The inventory of homes and condominiums available for sale in Napa County at the end of September (491) is 19% ahead of the inventory in September 2018 (412) and it is slightly ahead of the inventory last month (489). This is the highest inventory in Napa County in the past seven years. 50% of the inventory in Napa County (240 properties) is priced at $1,000,000 or above. New sales (137) are 22% ahead of the pace of last year (112) and are 5% ahead of the 130 sales last month. There is a 3.6 months supply of inventory based on the current sales pace. The Days on Market for homes closing in Napa County is currently 89 days. For the purpose of our MLS (BAREIS) “Days on Market” represents the time from when the property is first listed in the MLS to the date the property goes into “pending” (all conditions removed) status. On average, it can take anywhere from 0 to 30 additional days for properties to close after going pending. The median price of the 122 homes closed in September in Napa County ($772,000) is 13% ahead of the median price of a year ago ($685,000). This is the highest median price for sold homes for any month in Napa County since we have records (2000). We will see if this median holds up for the balance of the year. Napa County Luxury Homes: If one takes the highest quartile (25%) of available inventory as the “Luxury Market”, the Luxury Market begins at $2,300,000 in Napa County

at this time. The number of closings (65) of Luxury Homes (sales price in excess of $2,300,000) in Napa County for the period 10/1/18 to 9/30/19 compared to 60 closings in the period 10/1/17 to 9/30/18. There are 119 luxury homes in inventory at the end of September 2019 compared to 93 at the end of September 2018. There were 12 new Luxury Home sales last month resulting in a 10 months supply of available Luxury Homes based on the current sales pace compared to 3.6 months supply for the County as a whole. Napa: Fifty-one percent of the inventory in Napa County is in the City of Napa. There are 252 available homes and condominiums in inventory at the end of September in the City of Napa. This is 11% ahead of the supply at the end of September 2018 (227) and it is 4.5% below the inventory at the end of last month (264). New sales (100) were 21% ahead of the pace of September 2018 (83) and they were 7% ahead of the pace of last month (92). There is a 2.5 months supply of inventory based on the current sales pace. The Days on Market for the 90 closings last month was 88 days compared to 52 days in September 2018. The median price of the homes that closed in the City of Napa in September was $744,000. This is 10% ahead of the median price of the homes closed in September 2018 ($675,000). Data breaches, identity theft, phishing and malware make headlines seemingly every day. Internet-connected devices, social media, digital assistants and mobile apps have become indispensable in our everyday lives, but their connectedness makes us increasingly vulnerable to cyberattacks. Recent reports estimate that damages relating to cybercrime are expected to hit $6 trillion annually by 2021. “It’s impossible to predict when you will be affected by cybercrime,” says Bashar Abouseido, chief information security officer for Charles Schwab Corp. “The best defense is to stay informed.” It can be helpful to envision your computer and digital devices as a house where you store your personal data. October is National Cybersecurity Awareness Month, so it’s a good time to make sure your digital house is secure. The first step is to understand the ways cybercriminals may attempt to access your data. TYPES OF CYBERCRIMES Data breaches occur when there is unauthorized access to sensitive personal information. Cybercriminals try to lure you with a fake email sent from what they have designed to appear to be a trusted source or contact that encourages you to click a link or open an attachment in order to extract personal account information. 5 TIPS TO PROTECT YOUR DIGITAL HOUSE 1. Remodel your digital house: Installing updates is an essential first step. Think of system updates as basic maintenance to your digital house that is keeping your personal data safe. It can be annoying to see those system update prompts on your computer or mobile device, but software developers are constantly improving their software to repel the latest malware. By keeping your operating system and apps updated, you

are making sure that your digital house is as secure as possible. 2. Don’t have a leaky house: Be wary of public Wi-Fi networks. Using public—and often free—Wi-Fi networks is convenient, but it is a common entry point for criminals to use malware to infect your devices and apps. Use only networks you trust or use your own personal Wi-Fi hotspot if you have one. Never update your devices when you are connected to a public Wi-Fi network. 3. Keep your keys secure: Choose unique access credentials. Access credentials—usernames and passwords—are the keys that keep your digital house safe and secure. Select credentials that are unique and don’t include personal identifying information such as a name, address or birthday. For added protection, choose twostep verification to access critical online accounts for your banking, retirement or investment accounts. Two-step verification is typically a key or another code provided by the service provider

in addition to your primary access credentials to verify your identity. 4. Secure doors and windows: Use only secure websites and app stores. Web browsers and app stores are like the doors and windows in your digital house. Make sure they are secure by using web addresses that start with “https” and downloading apps only from the Apple App Store, Microsoft Store and Google Play store. 5. Don’t open that door: Delete suspicious emails. That knock on your cyber front door is the sound of a cybercriminal sending you a phishing email. Be suspicious of emails that come from unknown senders. Use your cursor to hover over questionable links and email addresses to reveal the true identity of the link or sender. When in doubt, don’t click on any links or open any attachments and delete the email immediately. Blue Water Day Spa offers members relaxation, reinvigoration

A

spa day may seem like a special-occasion-only event. But for members of Blue Water Day Spa in downtown Napa, being pampered with a massage or facial is something to enjoy every month. Blue Water Day Spa, located at 1763 Second St., offers massage therapy, wraps, facials, couple’s packages, waxing, and nail treatments. Clients who sign up for spa membership receive their favorite treatment each month at a 20 percent discount. The spa is co-owned by Kimberly McMaster and Veronica Samora. “We are a small, boutique location, with 44 | DISTINCTIVE PROPERTIES

I S A B E L L E S C H M A LT Z local flair,” McMaster said. “You’re welcomed into our space with original exposed wood details and soothing colors of teal and gold, waterfalls, herbal scents of lemongrass, eucalyptus and rosemary along with the soothing sounds of harp and Native American flutes.” McMaster is a fifth-generation Napan. Samora is originally from Colorado and came to Napa after service in the Navy as an EMT. Both women graduated from the National Holistic Institute nearly 20 years ago and have worked in high-end day spas, resorts, and health retreats throughout California. The pair met while working as massage therapists at a Napa Valley resort in 2008. They began operating their own spa after

purchasing Napa Massage & Skincare in 2012. At the time, the spa was located on First Street, on the second floor of a 1920 Craftsman-style home, turned commercial space. In 2017, McMaster and Samora decided to open a second spa location in South Lake Tahoe. That same year, they changed the name of their business to Blue Water Day Spa. In January of this year, the spa relocated to Second Street in a charming shingled building that dates to 1883. The new space can accommodate eight guests at a time, with two couples’ rooms and four single-treatment rooms. The First Street location was a shared space, and McMaster said having an entire building to themselves was a big motivator for the OCTOBER 2019


move. The new location not only provides more room, but it also offers a private outdoor space where clients can unwind. “Our outdoor seating area is a peaceful place to relax before and after your treatment, with a book, or friends,” McMaster said. “Our upstairs treatment rooms include couples’ spaces as well as individual treatment rooms. While downstairs you’ll find our retail boutique filled with great gift ideas, and amazing skincare lines.” Blue Water Day Spa prides itself on having some of the highest staff education standards in the local spa industry, McMaster said. Their massage therapists have each received a minimum of 750 hours of educational training, she said. “We only hire from specific (massage) schools,” McMaster said. The California Massage Therapy Council (CAMTC), which is a voluntary state certification program, requires 500 hours of educational training at an approved school. Because massage certification is voluntary in California, people who choose not to certify must comply with local requirements for massage permits. To obtain a permit in Napa, applicants must possess a diploma or certificate from a recognized school and provide proof of 70 hours of educational training. McMaster said they decided to operate their own business because they saw a need for a spa where employee training and support was as high a priority as the needs of clients. “Napa was lacking space that took those foundations into account while providing a price point that worked with everyone’s budget,” McMaster said. Blue Water’s massage staff specialize in Deep Tissue, Swedish, and Sports massage, as well as Trigger Point, Pregnancy and Craniosacral therapy, which uses gentle pressure to relieve compression in the bones of the head, lower back, and spinal column. At Blue Water Day Spa, a 90-minute Swedish massage costs $135, and a 90-minute Deep Tissue massage is $145. Swedish massage is one of their most popular treatments, McMaster said. Clients with a spa membership can receive a 90-minute Swedish massage once a month for $108, or an hour-long Swedish massage for $76. There are no sign-up costs for membership, and clients can receive the same discount at both of the Napa and South Lake Tahoe locations, McMaster said. Members also get 20 percent off any additional services each month and a 10 percent discount on products. In addition to membership, Blue Water Day Spa offers locals’ discounts and monthly specials, which are frequently promoted on the OCTOBER 2019

Estheticians at the spa, who perform skin care and nail services, use cruelty-free, organic products without any of the harsh toxins found in other beauty products, McMaster said. One of the skincare lines used at Blue Water Day Spa is from a company called FarmHouse Fresh, which offers “farm to spa” products that are all certified organic or use up to 100 percent naturally derived ingredients. FarmHouse Fresh also operates a ranch that includes a sanctuary for animal rescues. “Everything we do is as clean as you can find within our industry, never harming animals or our environment,” McMaster said. This past January, when the spa opened on Second Street, it also launched a selection of CBD-based treatments. Studies show that CBD can be beneficial for relieving joint and muscle pain and reducing inflammation. CBD, or cannabinoids, is a chemical compound found in marijuana and hemp. CBD is a different compound than THC (tetrahydrocannabinol), which is the chemical that produces marijuana’s psychological effects. Using a CBD product does not get a person high, but it can still offer relaxation, McMaster said. Client feedback for these new treatments has been positive, McMaster said. Clients have reported feeling like a “limp noodle” after a CBD Signature Massage, and others have told her it has “helped tremendously” with their arthritis symptoms. The spa’s CBD services range from massages and facials to wraps and pedicures. One of the spa’s other popular treatments is

a 90-minute massage known as “The Ritual,” which uses Napa River rocks and basalt stones to “melt away” stress, McMaster said. “Our Warm Stone Ritual includes healing scents of citrus, sandalwood, and rosemary to help center the treatment, quiet the mind, while the healing warm stones relax muscles and ease tension,” she said. Blue Water Day Spa is open from 10 a.m. to 6 p.m. seven days a week. The spa accepts reservations as well as same-day appointments.
