Three inexpensive home maintenance projects that could save you thousands Routine maintenance: two words that likely evoke eye rolls, exasperated sighs and dread for most homeowners who read, hear or even think about them. However, they’re also a homeowner’s best line of defense when it comes to protecting their most important investment—their home. “Many homeowners insurance policyholders are choosing higher deductibles because it lowers their insurance costs,” said Christopher O’Rourke, Mercury Insurance vice president of property claims. “This means, however, that if they need to make a claim then their out-of-pocket costs will be higher. So, the best claim is the one you don’t have to make, because you’ve taken the time to ensure your property is properly maintained. And the good news is that it generally costs much less than paying a deductible.” So, with that in mind, here are three inexpensive projects that could save you a lot of money in the long run. INSPECT PLUMBING CONNECTIONS, APPLIANCE HOSES AND PIPES FOR LEAKS Refrigerators with icemakers or water dispensers, dishwashers and washing machines all have hoses that connect to your water supply. If these hoses wear out, blister or crack, or the connections loosen, they can cause leaks that can cause a lot of damage to your home and appliances. Replace these hoses with steel-braided hoses because they are less likely to fail and can be purchased at your local hardware store for around $20. Consult your owner’s manual for hose specifications and recommended replacement intervals. Periodically inspect the pipes under your kitchen and bathroom sinks for leaks. Also, if there’s a bathroom in your home that’s seldom used, turn the faucets on and off, and flush the toilet once a week to ensure water continues flowing through the pipes properly. “Oftentimes, people will notice a brown spot on the ceiling, bulge in the wall or swelling cabinets—all indicators of water build-up or leaks—and most homeowners policies don’t cover long-term leaks,” said O’Rourke. “It’s important to address these things as soon as possible because they can create extensive 28 | DISTINCTIVE PROPERTIES

damage if left untreated.” If you suspect you may have a leak, but the source isn’t easily accessible, time is of the essence. The average cost to hire a plumber is about $300, which is less than the potential amount of damage an untreated leak might cause. CLEAN DRYER DUCTS AND VENTS According to the National Fire Protection Association, U.S. fire departments responded to 15,050 home fires involving clothes dryers and washing machines in 2014, which is the most recent data available. It’s important to empty your dryer’s lint filter after each use because lint is highly flammable. Combined with the high heat given off during a tumble cycle, this is a recipe for disaster. Lint also accumulates in dryer ducts and vents. While they take a bit more effort and know-how to clean, it’s just as important to do this at least once a year. Unfortunately, one Mercury policyholder learned this the hard way. “Our insured’s dryer was about 12 years old and its vents had never been cleaned,” said O’Rourke. “The resulting fire caused $300,000 in damage to her home, which she was forced to leave for 10 months. Insurance helps cover material losses, but you can’t put a price on lost memories or having your life turned upside down.” The average cost of a professional dryer vent cleaning is less than $200.

VISUALLY INSPECT YOUR HOME’S EXTERIOR Make a point of walking the perimeter of your home to look for cracks, chips or holes in the façade and loose shingles on the roof. Imperfections like these can be access points for unwanted water to enter the home, which can cause rot, mold or structural damage. If your exterior walls are coated with built-up dirt and debris, wash them first to make it easier to detect potential problem areas. You can do this by attaching a cleaning tool to your garden hose or renting a pressure washer. Costs will vary depending on which option you choose, but start as low as $20. Windows are another potential danger zone for leaks, so be sure to check the condition of your weather stripping, as well as look for chips and cracks. Consult a professional to determine next steps if you find damages to your home’s exterior. O’Rourke also recommends speaking with your insurance agent to learn more about where to clean, what to replace and when to consult a professional before it’s too late. “Another suggestion is to consider hiring an inspector to help identify areas of risk. Most people only do this before buying or selling a home, but you don’t want to wait until it’s too late,” said O’Rourke. Your definition of housing affordability? H

ere we go. It’s early November, less than 60 days away from exiting one decade and entering another one. Just the look of “2020” alone probably generates a wide range of emotions for many of you. Whatever it is that you might feel, the roundness of “2020” offers a visual platform of sorts, the balance of numbers and the opportunity to start a new decade with a stronger voice. CHRIS On that note, it’s time for SALESE us to speak up on affordability. When you Google “affordability,” simply looking for a general definition of it, there are ads and links all over the page that immediately reference housing affordability. That’s because it’s so damn confusing. I don’t know who keeps track of often used terms or phrases, but “housing affordability” must be at the top of the list. Our elected leaders, at all levels, talk about it. The media talk about it. I’m even talking about it now. 32 | DISTINCTIVE PROPERTIES

However, the problem that nobody seems to talk about is what “affordability” really means to our government, to the business owner, to the consumer, to the homeowner, to the renter or to the homeless. Everyone is different. We all have our own definition of affordability and how it impacts our lives. So why is it that this definition appears to continually get defined by groups or persons that are independent of the same groups or persons who they are trying to determine what’s affordable to them or not? Yes, we require structure, but not unrealistic parameters. For example, there absolutely needs to be a better definition for “housing affordability.” I can’t keep track of all the indexes, calculations, ranges, etc. that are being floated around by industry groups, the media and politicians regarding what’s affordable or not. Perhaps this is intentional because it creates more ambiguity and opportunities for those who look to take advantage of people who have run out of options. As a lender, there’s not much more we can do to help consumers finance a home.

There are 100 percent financing options available, government-insured loans, assistance programs, grants, silent seconds and equity share products. We even allow for the use of gift funds in certain scenarios from family or friends or employers if properly documented. Although lending product menus are extensive, and rates are currently low, it doesn’t seem to be working the way we envisioned to make a dent into the housing crisis we face today. Please speak up, tell your elected leaders what’s affordable to you, stop letting them tell you what you can and can’t do based on whatever mathematical calculation they attempt to use to define your affordability. Use your voice, don’t sit back and hope it will get better. We are going to get flooded with political mailers over the next 12 months. Let’s reverse the flow. Wine Country real estate trends in October 2019 GERRETT SNEDAKER, CRB

M

edian prices appreciating again: Throughout the region, median prices for single family homes and condominiums appreciated on a year over year basis comparing closings in October 2019 to October 2018. This is a reversal to the GERRETT SNEDAKER year to date trend of decreasing median prices. It will be interesting to see where the year-end data lands.

Napa County The inventory of homes and condominiums available for sale in Napa County at the end of October (454) is 9% ahead of the inventory in October 2018 (417) and it is 7.5% below the inventory last month (491). This is likely the start to the seasonal trend that typically reduces inventory through January of the coming year. Nearly 50% of the inventory in Napa County (224 properties) is priced at $1,000,000 or above. New sales (124) are 7% ahead of the pace of last year (116) and are 3% below the 128 sales last month. There is a 3.7 months supply of inventory based on the current sales pace. The Days on Market for homes closing in Napa County is currently 90 days. For the purpose of our MLS (BAREIS) “Days on Market” represents the time from when the property is first listed in the MLS to the date the property goes into “pending” (all conditions removed) status. On average, it can take anywhere from 0 to 30 additional days for

properties to close after going pending. The median price of the 131 homes closed in October in Napa County ($730,000) is 11% ahead of the median price of a year ago ($655,000). Over the past three months, Napa County homes are selling at roughly 91% of original list price.

There were six luxury home (price in excess of $2,300,000) closings in the Up Valley Market last month and three new luxury home sales.

Angwin The inventory of homes and condominiums for sale at the end of October in Angwin is 13 homes. This compares to 15 homes in October 2018 and 14 homes last month. There were two new sales in the month of October compared to four a year ago and one last month. The average asking price of the 13 homes in inventory in Angwin is $1,426,000. How four months at the Oxbow School changed our lives

O

n a warm May morning in Napa, 44 students stood shoulder to shoulder across an expanse of bright green grass. All dressed in their most fashionable attire, their hair styled, and faces sufficiently buffed, the students whispered among themselves as the voices of happy parents, uncles, aunts, and grandparents hummed softly in the background. The culmination of these students’ efforts over the past four months finally came to fruition. After experiencing the innovative academics, launching into the intensive research, and diving into the vast world of art offered at The Oxbow School, the students each produced a distinct piece of art for their final project. A week of installations later, the art hung proudly in galleries, ready to be viewed by family, friends, and locals. After an emotional speech by the head of school, the faculty began introducing themselves and passing the microphone down the line of students. A shy introduction here, a boisterous introduction there, the students introduced themselves and where they came from: Texas, Rhode Island, Maryland, Vermont, Minnesota, Colorado, Georgia, two Maines, two New Hampshires, two Virginias, three Massachusetts, three New Mexicos, a few New Jerseys, a couple New Yorks and a handful of Californias later, the students started filing into their respective gallery spaces with their families following close behind. Presentations and lunch followed before the galleries finally opened to the public. As the 44 | DISTINCTIVE PROPERTIES

audience trickled in, students could be seen standing proudly by their work ready to answer any questions on their art and topic of research. Let’s backtrack to clarify a few key terms. What is The Oxbow School? The Oxbow School, located in Napa, is the only art-focused semester boarding program for high school students in the United States. According to the Oxbow website, their mission is “to create an interdisciplinary student experience that fuses the life of the mind with the skills of the hand, leading to habits of lifelong learning that cultivate and empower productive lives.” What is the final project? The final project is the chance for students to create an artwork based on in-depth research on a subject of their choice. The goal of the final project is to foster an ongoing dialogue between inquiry, research, writing, and art-making. Now back to the story. That warm May weekend will forever be a special memory. It marked the end to lively

discussions about “What is Nature?” It marked the end to creating art in Oxbow’s large studios. It marked the end of being surrounded by the supportive faculty of The Oxbow School. It marked the end of the impromptu musical performances by the students. It marked the end of the late-night dance parties in the dorms.

It marked the end of so many beautiful memories, and yet two fundamental aspects remained: our community and the change we instilled in each other. The theme of “family and home” found by the students at the Oxbow School was a strong influence throughout the semester. Emma C-H., a student from San Francisco, NOVEMBER 2019

explored the theme of home in her final project. In her research paper, Emma states her meaning of home as “safety” and “comfort” and explains how she found a “second family” at Oxbow. She elaborates by stating that Oxbow created such a robust community because “we are bound by where we live [the Oxbow campus] and our similar interests, because we influence each other, and because we have maintained a balance of sharedness, humility, and honor.” Another student, Jill N. from New Jersey, defined home as a space where she felt “supported and happy” with herself. When asked if she found a home at Oxbow, she answered that she “found a strong home here because of the people and the faculty.” These two students are not alone. Ayla K. recalls calling Oxbow her home when she was back in Santa Cruz for spring break. I, for one, believe that the phenomenon of finding a home and family at Oxbow does not merely stem from the fact that we lived nearby and ate together in the same dining hall. I, like Jill, hold that it goes further than just the students. The Oxbow program and its faculty deserve credit. From the myriad creative team-building exercises at the beginning of the semester to the engaging classes presented throughout the semester, the NOVEMBER 2019

faculty of The Oxbow School work hard to create a happy and safe place for their students. I remember the very first full day at Oxbow. The faculty had set up large pieces of paper atop the tables in the sculpture studio, along with boxes of oil pastels. They then asked us to walk around the tables while creating marks as they gave various additional instructions. An hour later, we completed three masterpieces which hung on the wall. T h e e xe rc i s e n o t o n l y showed us our capacity to create, but it also opened communication between the newly arrived students. From “Can you pass me the blue?” to “How should we arrange our paper on the wall?,” we started to become more comfortable with each other, thus completing the first step to creating a healthy community. The classrooms were just as enriching. Instead of lengthy lectures where only the teacher speaks, questions and discussions form the culture of the classroom. The questions and ensuing discussions allow each student to speak their mind on a subject, enabling them to not only to dive deeper into the ideas being explored, but also to improve their communication skills, thus allowing them to get to know each other. Through these and various other ways, Oxbow created a place of trust and safety and a community that every student

who has attended Oxbow will carry with them forever. The community, the new people, the different ideas, they supported each student while also pushing them to grow. Jill N. said, “I became more confident with myself and my art skills” throughout the semester. She adds that Oxbow taught her the “importance of happiness” as she reminisces of the late nights in her dorm and the days out at the local swimming holes. Ayla K. echoes Jill in saying that her confidence has grown, reinvigorating herself to go after what she wants. Ayla says that she learned at Oxbow that “You don’t have to settle for less than what you want to do. You can always work towards what you want.” Bailey T. adds a thoughtful and accurate comment. She explains that Oxbow showed her a snapshot of “all the different kinds of people that she will see, meet, and connect with” as well as taught her to be “super open to everything.” Ayla adds to this by stating that she “understands people better” and can see “different perspectives” after her semester at Oxbow. I find the last statements incredibly accurate. To be able to spend a semester close to people from around the country opened my eyes. I was used to “the bubble” of a small town. There is a sameness that permeates small towns. Our slang is the same; the teenagers try to achieve the same style; we

all have similar habits. Oxbow allowed me to see outside of the bubble. I learned new phrases, explored different styles, and acquired new habits. From expressions such as “word?” replacing “for real?,” midi dresses taking over short ones, and going to grab a coffee, changing from the hangouts at the “Big Target,” I stepped out of my habits and opened my eyes to see beyond the small town. As the semester passed, I grew both inside and out due to the diverse people that surrounded me. At The Oxbow School, I found a family of different, yet like-minded, people. I now have and am part of a support system that stretches across the United States and encompasses all Oxbow students past or present. At The Oxbow School, I found people that helped shape me into a better more open person. From the supportive staff to the incredible student body, they built me into a better version of myself. Oxbow pushed me out of my comfort zone and showed me a whole new world. I would not be the person I am right now without this experience. Because of Oxbow, that warm May morning will forever remain in my memory. It marked the end of the most magical semester of my life, but it also marked the beginning of a life that Oxbow taught me to live the fullest.
