HOT RENOVATION PROJECTS for the ’20s

K, construction industry! Get ready for the 21st Century Roaring Twenties… or will it be the Evolution Epoch? Which way is the wind blowing? The construction industry has always tried to predict future construction trends and improvements that will gain the biggest return in turbulent times. Whether one is a homeowner, real estate investor or a house flipping-artist, which renovation project will best resonate with end-users is always the big question. We know that wet areas such as kitchens, bathrooms and laundry areas, are always on top of home renovation projects, but the Outdoor or Alfresco Room is becoming very popular. More on that later. What’s in the near future? The latest Harvard leading indicator, Leading Indicator of Remodeling Activity, LIRA, predicted the construction renovation slump of 2019 will continue this coming year at -3%/yr., mostly due to increased labor and material costs as well as dwindling opportunities. There just aren’t enough properties at acceptable prices to jump on. Nonetheless, there will be increased activity nationwide for maintenance and long-term care 14 | DISTINCTIVE PROPERTIES

This suggests more real estate is being treated as long-term assets rather than quick turnovers. 2020’s overall residential construction spending of $499 billion will not be near the 2018 frenzy of $562 billion, but we should see a lot more renovation work in long-term quality construction. Hopefully construction inflation will slow. Interestingly, since 1993 it held a steady increase of 3.5%/yr even in the Great Recession. However, the recent economic stampede has averaged 8%/yr. This will definitely slow big private construction projects, except government projects that never say ‘NO’ to a construction project, no matter what the price or…..surprise!.... change orders. Large scale residential construction projects may struggle but continuing low interest rates will propel residential renovation projects on a climbing trajectory even though the market may be tightening. Historically, the kitchen has always been the center of home life. Interestingly, kitchen space has gone from 25% of an early 19th century cottage to less than 8% in a 50’s track home. Now, a kitchen can be up to 20% of the contemporary home. Ironically,
people are cooking less and ordering in more. Kitchens are the “Tiara” in the crown, not to be touched or used. Architecturally, the emphasis is less on fancy appliances but more on opening up the space to the rest of the house. Longer counters and big islands are the hot buttons with less overhead cabinets. The 2019 remodeling impact report from the NARI, National Association of Remodeling Industry, reveal some interesting homeowners’ perceptions. NARI came out with a “joy score”, a 1 to10 rating of different interior projects. The highest Joy score was kitchen renovations, reaching as high as 95%. After a renovation, 74% of those surveyed had a greater desire to be in their home and 65% said they experienced increased enjoyment in life in general. 77% felt a major sense of accomplishment. You would hope so, after they just spent at least $50,000 for a new kitchen! The bottom line is: more investments in kitchens are improving homeowner peace of mind rather than merely flipping the residence for profit. Of course, resales are always on the horizon and a necessary target, but not the first priority. If you can’t live with it, don’t renovate it. The other highly desired improvement is the Outdoor Alfresco Room. Even in uncomfortably hot or cold inclement
regions, people want to spend more time outside. The “room” has become a standard in new homes and is applicable to existing homes whenever somebody is considering a renovation. Sometimes a simple trellis becomes a “covered pavilion” with a gas fire pit and seating area. This will quickly become the most important “room” in the house. Add a TV, ceiling fan or heater, and you won’t get the family and guests uprooted for dinner. Unfortunately, the construction industry tends to relay on its own antiquated buyer sales data rather than on impending buyer/ user demographics. The biggest demographic evolution will be the evolving Millennium buyer profile. They aren’t traditional buyers, and this will be the biggest challenge to builders, investors, architects and home-flippers. OK, Boomers. Move over! A faster way into your first home For many Americans, the biggest hurdle in buying a home is the down payment. According to a recent report, 49% of non-homeowners stated that not having enough money for a down payment and closing costs was a major obstacle to purchasing a home. Many people also mistakenly believe lenders require a 20% down payment to qualify for mortgage financing. HOW MI WORKS In addition to the other elements of the mortgage underwriting process—such as verifying employment and determining the borrower’s ability to afford the monthly payment—lenders require borrowers to commit some of their own money before approving their mortgage loan. This is where MI entered the system more than 60 years ago, to bridge the down payment gap and help creditworthy borrowers qualify for a mortgage without large down payments. BENEFITS OF MI — It helps you buy a home sooner. On average it could take 20 years for a household earning the national median income of $61,372 to save 20%, plus closing costs, for a $262,250 home, the median sales price for a single-family home. MI helps borrowers qualify with as little as 3% down. — It is temporary, leading to lower monthly payments down the road. MI can be cancelled once 20% equity is established,
either through payments or home price appreciation. Borrowers typically can cancel MI within the first five to seven years. This is not the case for the vast majority of mortgages insured by the Federal Housing Administration. FHA mortgage insurance premiums stay on the loan for the life of the loan. — It provides several flexible payment options. Your lender can offer several MI product options for MI payment; the most common is paid monthly along with your mortgage until the MI cancels. MI is a stable, cost-effective way to obtain a low down payment mortgage, and offers distinct benefits to borrowers. It’s been a cornerstone of the U.S. housing market since 1957, providing more than 30 million families with the opportunity to own homes despite financial barriers. New loan limits, new borrowing

new hope W
e are now full throttle into the holiday season and the often-used word “hope” is all around us. It is written in greeting cards, emails and of course voiced during hugs or handshakes with family, friends or whomever. I know “hope” is also expressed at other times too, such as when it’s your birthday or for sending well wishes, but at this point it’s all about hoping you survive the holiday crunch CHRIS and successfully SALESE transitioning into the new year. On that note, recently the Federal Housing Finance Agency (FHFA) issued guidance on the new maximum loan limits that will apply to conventional home loans in 2020. This limit or cap is typically 34 | DISTINCTIVE PROPERTIES
applied to both the baseline loan amounts and to the high-cost area loan amounts. As I’ve written in the past, the Housing and Economic Recovery Act (HERA) requires that the baseline conforming loan limit be adjusted each year for Fannie Mae and Freddie Mac to reflect the change in the average U.S. home price. Since house prices increased year over year, based on FHFA’s house price index report, the loan limit is adjusted accordingly. For example, in Napa County, the current baseline loan limit is $484,350, which will be moved up to $510,400. Therefore, per HERA’s calculations, the maximum or ceiling amount for one-unit properties is 150 percent of this baseline loan limit. However, the loan limit maximum for Napa County didn’t quite reach the allowable ceiling amount of $765,600 and it was capped at $764,750 instead.
This is super close to the maximum allowed and still much improved from last year’s $726,525 mark. Either way, it’s important for you to know the differences when reviewing your loan options with your lender. While median home values have generally risen in many high-cost areas over the last 12 months, the current loan limits weren’t supportive enough and forced lots of borrowers into larger down-payments or towards jumbo loan programs. Now that the loan limits are bigger, it allows you to fall back into the more flexible underwriting guidelines of Fannie and Freddie along with taking advantage of their competitive interest rates. With these new loan limits today, you will immediately have extra borrowing power assuming your application is approved. In addition, there are two visual or psychological hurdles we have crossed over with these adjusted loan limits. The first is the $500,000
threshold for the baseline amount and the second is the $800,000 threshold for purchase price. Assuming a 5 percent down payment, you can look up to a $805,000 purchase price in Napa County with this new maximum loan limit without having to go into a jumbo loan program, specialty product or some sort of combination loan option. Napa Valley home prices moderate in November In the overall Napa Valley, median prices for single family homes and condominiums moderated on a year over year basis comparing closings in November 2019 to NovemGERRETT ber 2018. This SNEDAKER accompanies the seasonal trend of less inventory and fewer home sales that should prevail through January of 2020. NAPA COUNTY The inventory of homes and condominiums available for sale in Napa County at the end of November (395) is 9% ahead of the inventory in November 2018 (364) and it is 13% below the inventory last month (454). This is consistent with the seasonal trend that typically sees inventory come down through January of next year. Nearly 50% of the inventory in Napa County (193 properties) is priced at $1,000,000 or above. New sales (93) are 16% ahead of the pace of last year (80) and are 18% below the 113 sales last month. There is a 4.2 months supply of inventory based on the current sales pace. A 3 to 4 months supply of inventory is typically said to indicate a “neutral” market – a market in favor of neither the seller or the buyer. The Days on Market for homes closing in Napa County DECEMBER 2019
is currently 71 days. For the purpose of our MLS (BAREIS) “Days on Market” represents the time from when the property is first listed in the MLS to the date the property goes into “pending” (all conditions removed) status. On average, it can take anywhere from 0 to 30 additional days for properties to close after going pending. The median price of the 94 homes closed in November in Napa County ($655,000) is 5% below the median price of a year ago ($687,000). Over the past four months, Napa County homes are selling at roughly 92% of original list price. NAPA COUNTY LUXURY HOMES If one takes the highest quartile (25%) of available inventory as the “Luxury Market”, the Luxury Market begins at $2,500,000 in Napa County at this time. The number of closings (50) of Luxury Homes (sales price in excess of $2,500,000) in Napa County for the period 12/1/18 to 11/30/19 compared to 56 closings in the period 12/1/17 to 11/30/18. There are 98 luxury homes in inventory at the end of November 2019 compared to 95 at the end of November 2018. There were 6 new Luxury Home sales last month compared to 4 in October. Four-footed staff help entertain guests, build brands at wineries M A RT Y O RG E L
The idea of dogs at Napa County wineries is not new. Dogs herding livestock is as old as farming itself. “Dog friendly” wineries are now relatively common. Yet – no pun intended – a new breed of dog is emerging in wine country; canines as ambassadors: Ambassadors of Happiness, Brand Ambassadors, and Guest Ambassadors. Drive up to Tres Sabores in St. Helena and a gaggle of five or six dogs run up to greet you. Mostly Golden Retrievers. People-friendly, tail wagging dogs that can trace their heritage back five generations to a retriever belonging to Tres Sabores owner Julie Johnson when she worked at a Rhode Island winery in 1978. “These dogs are part of our family,” Johnson said. They go everywhere with her and her husband Jon Engelskirger; They wake up to when the two walk into the vineyard, and in and out of the winery. They tag along on visitor tours and love playing with guests’ dogs. And then back to bed at the end of the day. Johnson’s dogs are Brilla, Bouzy Rouge, and Cava. They are named after sparkling wines. The goldens have an Instagram feed, @tressaboresgoldens. Other workers’ dogs that occasionally join the pack include Tokyo and Toby. And visitors are encouraged to bring their own dogs. Parents who visit wineries with young children are usually aware they are not going on the most kid-friendly vacation, so wineries with ambassador dogs are a step ahead when it comes to marketing a family visit. Johnson said parents are thrilled to come to Tres Sabores because their children always have a great time playing with the dogs. The Kims are such a family. They were the successful bidders of Tres Sabores’ offering in this year’s Napa Valley Wine Auction. DECEMBER 2019
Stan and Jennifer Kim from Fresno brought their daughters Sophia and Nicole with them when they came to pick up their wine, knowing the dogs would entertain their children the entire time. At Calistoga Ranch in Calistoga, Cal, an English cream retriever, is the five-star resort’s ambassador. He is owned by Avi Haksar, Calistoga Ranch general manager and regional vice president. Cal has full run of the winery and vineyard. “Because we offer an intimate setting,” Haksar said, “We have not commercialized him too much. We do not use him in a lot of our marketing.” Still, the resort is developing a Cal stuffed animal guests can buy. And like many winery canine ambassadors Cal has an Instagram feed #calistogaranchdog. Just southwest of the Napa County line in Sonoma, the Larson Family Winery goes all in branding and marketing their three labradors, Louie, Rosko, and Ollie. The winery is known for its Three Lab Cab and Three Lab Chard wines. “Dogs have been part of the Larson family forever,” said Melissa Mayer, Director of Sales and Marketing. The winery now boasts its third generation of labradors. “These dogs are our ambassadors. They are our brand,” Mayer said. “The dogs are the best greeters and help show we are a welcoming community.” Along with labbranded Cabernet and Chardonnay, the winery offers labrador magnets, t-shirts, posters, cutting boards, doggy wine holders and even lab branded chocolate bars. Some winery doggy ambassadors come along and then move on. Tipsy is one. Dubbed the Ambassador of Happiness at a local winery, Tipsy and her human landscape artist owner Benjamin Godfrey recently underwent a life change and left the winery business. Still, Tipsy represented everything that is good in a winery canine ambassador. “There’s magic in having an ambassador dog at a resort,” Godfrey said. Tipsy is an old English sheepdog and Irish wolfhound mix. “It was important to me to get a rescue dog and one that was a mutt. You do not know the genetics of it and the mystery is really nice.” Tipsy, he said, got her name because she walks like a drunken sailor. During her tenure she was on Instagram and Facebook. She had 10,000 followers. Forbes Magazine highlighted her when reviewing the resort. “Our lives are so much better when we get to interact with animals, especially dogs,” Godfrey said. “She brought joy, happiness, and social interaction to her job. was such an honor.” As some dogs leave, new ones enter the arena. Dearden Winery in the Carneros region of Napa plans to open at the end of 2020 or early 2021. Owner Chris Dearden said his two dogs – a purebred Newfoundland named Clover – and Lucky, a Newfiedoodle – will have major roles onsite. Both of his dogs, he said, are huge, beautiful throw rugs of fur. Both will be ambassador dogs at the new winery.
These dogs are called gentle giants because they are so chill and are considered by many to be “nanny” dogs. They are wonderfully sweet and get along amazingly well with babies and young children. “Dogs have always been in my life and a part of our vineyard,” he said. “When it comes to a winery dog, you want a dog that is not a party animal.
