After months distanced from friends, family and colleagues at home, the need to physically distance from chores and get outside is at an all-time high. Try these five tips to conquer kitchen cleanup, spend less time indoors and more time enjoying the outdoors: PLAN AHEAD, WITH SIMPLICITY IN MIND Making a delicious meal doesn’t mean having to use every utensil and dish in your kitchen. Plan and prep ahead to avoid a last-minute scramble or unnecessary use of dishes. Experiment with sheet-pan and one-pot meals, line baking sheets with parchment paper, or grill meals in foil packets for quicker cleanup. CLEAN AS YOU GO Many meals include easy-tomake staples like hot dogs and watermelon. For days when the menu is more complex, take a tip from the pro chefs and keep workstations clean. Clearing counters as you cook saves time

What to do if your home is

he catastrophic Wine Country fires are affecting us all. Whether we sustained personal loss or just live nearby, we’re living with “Fire Fatigue”. Before the next disaster hits, here are some early safeguards. Hopefully, you’ve had the foresight to collect all your essentials in one place or visit your safe deposit box. Consider a household “stash closet” that’s fire-resistant and Craiker private for personal items. Re-evaluate your insurance policy limits every year, updating for increased replacement values. Insurance agents typically don’t push you to increase your limits, but you should be knowledgeable of home replacement costs and code upgrade requirements. With your iPhone, record and verbally describe everything in each room once a year, especially if you are moving art around or redecorating. I can’t say enough about following Wildland Urban Interface, WUI, recommendations for maintaining safe vegetation and fire-resistant structural exteriors to protect life and property from wildfires. This applies to all of us, even in higher density suburban neighborhoods. Should disaster hit, here are some key issues to address: Immediately contact your insurance company and review your policy. Hopefully, you did not take out the

minimum required insurance. Just like you did before the disaster, take pictures and/or videos to document everything. You will need to compare the before and after. Make a list of your losses or what’s missing. You may also need this should vandals find your home. You should know if your personal property is covered and to what degree. Check to see how long your policy will pay for your relocation. Sometimes a year, sometimes shorter and verify moving expenses. Have a licensed professional review the damage. The insurance company adjuster’s report may be too low for your location. Have a third party such as an architect or qualified contractor review the numbers and

provide an alternate breakdown. Architects generally use a CSI format to compare apples to apples. Any inspection should include the foundation, the general structure, the roof, siding, plumbing, electrical, HVAC systems and interior finishes. Check with the local building department to see if they will fast track the building permit processing and if there are any reductions in processing fees. Check for utility damage. If you have a septic system or well, have it inspected and hopefully you have up-todate inspection records to avoid costly upgrades. Check with your home financing company for fire replacement provisions. Check if there is a payment

he American household is evolving. Traditional family households with parents and children up to 18 have transformed into a mix of various generations. The coronavirus pandemic has accelerated the growth of multigenerational households, including adults with boomerang children living at home after college, or aging parents living with them rather than at assisted living facilities. While each household has its personal reasons for opting for a multigenerational structure, it’s a trend growing across cultures. One in five Americans live in a multigenerational household, according to the Pew Research Center, which defines multigenerational living STEP 1: EXPAND LIVING SPACE When someone moves in, it’s amazing how what used to feel like ample space can suddenly seem very cramped. Space becomes a premium and with lack of adequate space to read, watch TV or simply sit to rest, home stress levels can rise fast. That’s why you may want to consider ways to add common spaces, or transform the space you do have to accommodate more people. Finishing a basement is a smart option if you have financial means. You might also finish attic spaces or add a shed with seating and electricity. Stylish room partitions or curtains can provide privacy and the feeling of a room if you don’t have money to invest in a larger home-improvement project. Finally, consider refreshing outdoor spaces with seating spots grouped throughout the yard to expand the property’s livable space and encourage people to enjoy the outdoors. STEP 2: ADD A BATHROOM WITHOUT COSTLY DEMO When the number of people increases in a home, the bathroom becomes a hot commodity. Whether it’s to put a bathroom closer to an aging parent’s bedroom or simply add a powder room in a

as a home that includes two or more adult generations, or including grandparents and grandchildren younger than 25. As quarantine and social-distancing impacts continue, the number of families choosing multigenerational living is poised to grow. As the pandemic has shifted the way a home functions in multiple ways, more people are putting time into home-improvement projects that help a home function well for everyone who lives there. This is particularly important for people transitioning to multigenerational households. Consider three steps to help improve multigenerational living:

If possible, consider refining the entry points to accommodate increased traffic and contain clutter. t will be an epic battle and could create a slippery slope for all real property owners resulting from eventually paying higher taxes if this proposition passes. Proposition 15 is not going to fix our broken tax system. Ad valorem, “according to value” All real estate in California is assessed, for property tax purposes, by the county, and in most cases, at its purchase price when it is sold. Property tax includes the ad valorem tax, which is one percent of the assessed value BURT plus additional levies and spePOLSON cial districts on top of the one percent that brings the total property tax to much more. Proposition 13, put into law in 1978, capped the ad valorem tax to an annual increase of the cost-of-living index or 2%, whichever is less and applies to commercial and residential real property. Proposition 15 splits the tax roll into two types: commercial and residential real estate. There are exclusions and minimums of value to the commercial real estate until the split occurs. If the proposition passes, we will find a reassessment of particular commercial real estate every three years, bringing the assessed OCTOBER 2020

value in line to market value. This will have drastic effects on many commercial property owners, and several property owners in Napa County will see a dramatic increase. A 3,900% increase For example, a commercial property in Downtown Napa is assessed at $250,000 because it has been owned by the same owner for decades. They have an annual ad valorem tax of $2,500 (by the way, the additional levies and special districts are another $16,500 a year). If Proposition 15 passes, the new ad valorem tax will be based on the market value, in my opinion, of $10 million. This amounts to a new annual property tax of $100,000 plus the additional levies and special districts, increasing with the new value. This is at least a 3,900% increase! This property owner keeps the rent charged their tenants on the market’s lowend to help new and struggling businesses. I would imagine they would need to reconsider their strategy. The argument of “fair share” The arguments in favor of this proposition claim the “big billion-dollar companies” need to pay their fair share of taxes. In my opinion, this is not the answer but is instead highlighting one aspect of the tax system and creating an unbalance

disadvantage. Many of these “big billion-dollar companies” are either companies you may be invested in or are operators of businesses you frequent. These big companies are also landlords of businesses you patronize, but in any case, companies impacted through the increase in operating expenses if Proposition 15 passes will pass the increase on to the individual investor and consumer. Funding our schools is essential, and it begins far earlier in the process than with another influx of capital. But, this topic would be for another article. Please vote no on Proposition 15. Burt M. It’s interest rate debate time T

he countdown is here. Not the countdown until January 1, 2021 when everyone wants to look back at 2020 and say what the &%5E%*. But the countdown until the election and for when we will have a COVID19 vaccine. But this year, oh my, what else is left, I don’t know. The current round of fires and the devastaCHRIS tion from them SALESE is just unbel i e va b l e . T h e incredible amount of loss and suffering that so many people are going through because of the fires is terrible. I hope everyone can pull together and remember that working with each other will only help our community recover faster. From an interest rate perspective, on top of everything else that’s going on, any recent rate movement seems to be

building up with more sensitivity each week. By this I mean, looking back to around March of this year when we all first started sheltering in place, home loan rates have been relatively steady. It’s almost as if they’ve been stuck in their homes themselves, just hanging around, slowly moving in pretty much a sideways pattern for months. In fact, this is going to be one of the bright spots or positive things from 2020, in terms of how low home loan rates have dropped this year and for how long they’ve remained at existing levels. No t t o m e n t i o n , h ow quickly this all happened earlier this year. Clearly, it caught industry experts and mortgage banking leaders by surprise as nobody had a business plan prepared for the type of home loan origination volume that is in effect today. Fortunately, each week that goes by and each month that passes,

more and more homeowners across the country have been able to secure lower home loan rates and save money on their monthly mortgage payments due to the efforts of the hard-working folks in the real estate and lending industries. Those that are taking money out from their homes are re-deploying it back into the communities where they live in the form of home renovations. Collectively, this has helped our overall employment picture and continues to provide strong economic support as well. Whether you are buying or refinancing, even if you have not been one of these homeowners yet to take advantage of 2020’s interest rate environment for whatever reason, there seems to be time left, at least for now. This is where the interest rate debate begins. The most common question that is asked of a

lender is “Where do you see interest rates going?” In 2020, whoever can answer that and believe their own answer is amazing, especially under the circumstances of this year’s events. There is simply an overwhelming number of variables that nobody has ever seen before that can influence the direction of home loan rates moving forward. That said, it’s always entertaining to debate, however, I’m sure very comforting to take what you can and not get confused by the increasing volume of noise that’s about ready to blast all of us. Home renovations to fit the ‘new normal’ of homeownership

ith people across the country spending more time at home than ever before, home improvement projects are increasingly becoming top of mind for homeowners. Despite the financial difficulties brought on by the pandemic, 77% of homeowners say their home renovation budget for 2020 is the same or greater than last year, according to a survey by the National Association of Realtors® (NAR). Whether it’s finally having time to make their dream home improvements a reality or preparing their homes to sell, homeowners are optimistic about completing renovations this year. NAR’s survey found the top 3 home renovations that homeowners hope to complete within their budgets in 2020 are: • A new bathroom (28%); • A new kitchen (23%); and • Fencing in their yards (21%). “In an ever-changing world, homeownership provides sanctuary, safety and financial security,” said NAR President Vince Malta, broker at Malta & Co., Inc., in San Francisco, Calif. “As we celebrate Homeownership 36 | DISTINCTIVE PROPERTIES

Month, we recognize that buying a home is one of the most rewarding transactions people will make in their lifetimes. Making your home your dream home through remodeling projects takes time and patience, but Realtors® and homeowners alike recognize the feelings of accomplishment, satisfaction and potentially higher home values that come with it.” The survey also revealed homeowners are attuned to how the pandemic may influence prospective buyers’ preferences. A fenced-in yard, for example, the third most popular project for 2020, didn’t even make the top 10 Realtor®-recommended projects in NAR’s 2019 Remodeling Impact Report, which examined a variety of remodeling projects and their appeal, value and potential return on investment. A further 21% of homeowners expect new additions such as a home office, gym or other space will offer one of the greatest returns on investment—another project that Realtors® would not have recommended as a top priority based on 2019 data. “Homeownership looks different now than it did years or even months ago—our

homes have become offices, gyms and studios, so we’re seeing a shift in priority of the types of features that homeowners and potential buyers want,” Malta said. “Homeowners must keep in mind that some projects that sound appealing during a pandemic have not historically provided as much value when selling a home.” Still, some renovation priorities remain unchanged: Kitchen and bathroom upgrades and remodels were highly recommended by Realtors® in 2019, and continue to top most homeowners’ lists now. “Not only will improvements like updated kitchens for a better cooking experience be of interest to potential home buyers, but renovations such as adding space for a home office or gym will increasingly be in higher demand as we follow social distancing guidelines.” Realtors® can help homeowners understand their local real estate markets as well as determine which home renovations improve quality of life and provide a greater return on investment during this ‘new normal’ of homeownership. eal Estate in parts of eastern Santa Rosa, the upper Sonoma Valley and Up Valley Napa were all heavily impacted by the “Glass Fire” that began on 9/27/20. We will have to wait to see how our markets were affected by this tragedy that destroyed another 80 homes in our region. Smoke conditions were extremely bad across the region until, at least, 10/7/20 and key roads remained closed much of that time. Our hearts go out to those directly affected by this latest fire in Wine Country. Real estate sales remained very active in all Wine Country GERRETT SNEDAKER Markets in September on a year over year basis, however, they were typically below last month’s numbers. It may be that we had our “Spring Market” through the May to September period and now we are entering a slower “Summer” market for a time. We do usually get a boost in sales in the early Fall with sales dropping as we approach Thanksgiving. With COVID and fires, this is obviously not a normal year. Prices are up in Sonoma, Napa and Mendocino Counties for the month. We still have no Open Houses and showings are by appointment only with strict cleaning protocols between showings. NAPA COUNTY The inventory of homes and condominiums available for sale in Napa County at the end of September (309) is 37% below the inventory in September 2019 (491) and it is 4% above the inventory last month (297). Sixty-four percent of the inventory in Napa County 38 | DISTINCTIVE PROPERTIES

(198 properties) is priced at $1,000,000 or above. New sales (162) are 26% ahead of the pace of last year (129) and are 13% below the 187 sales last month. There is a 1.9 months supply of inventory based on the current sales pace compared to a 3.8 months supply last year. The Days on Market for homes closing in Napa County is currently 106 days. For the purpose of our MLS (BAREIS) “Days on Market” represents the time from when the property is first listed in the MLS to the date the property goes into “pending” (all conditions removed) status. On average, it can take anywhere from 0 to 30 additional days for properties to close after going pending. The median price of the 171 homes closed in September in Napa County ($815,000) is 6% ahead of the median price of a year ago ($782,000). Over the past four months, Napa County homes are selling at roughly 94% of original list price. NAPA COUNTY LUXURY HOMES If one takes the highest quartile (25%) of available inventory as the “Luxury Market”, the Luxury Market begins at $3,500,000 in Napa County at this time. This is a up from the $3,000,000 in August and $2,700,000 in June. The number of closings (49) of Luxury Homes (sales price in excess of $3,500,000) in Napa County for the period 10/1/19 to 9/30/20 compared to 35 closings in the period 10/1/18 to 9/30/19. There are 76 luxury homes in inventory at the end of September 2020 compared to 79 at the end of September 2019. There were 8 new Luxury Home sales in September compared to 6 last year and 11 last month. This results in a 9.5 months supply of

available Luxury Homes based on the current sales pace compared to a 1.9 months supply for the County as a whole. Days on market for the 10 luxury homes sales in September was 173 days. Over the past four months, Napa County Luxury Homes are selling at roughly 89% of original list price. AMERICAN CANYON There are just 12 available homes and condominiums in inventory at the end of September in American Canyon. This is 40% below the inventory a year ago (20) and it is 20% above the supply last month (10). New sales (20) are 100% ahead of the pace of last year (10) and 82% ahead of the 11 sales last month. There is a 0.6 months supply of inventory based on the current sales pace. The Days on Market for the 9 homes that closed in American Canyon last month was 68 days. The median price of the homes that closed in American Canyon in September ($625,000) is 25% above the median price of a year ago ($500,000). The average price per square foot of the homes sold in American Canyon remains in the $250 to $310 range. It remains a very tight market in American Canyon. NAPA Fifty-three percent of the inventory in Napa County is in the City of Napa. There are 163 available homes and condominiums in inventory at the end of September in the City of Napa. This is 35% below the supply at the end of September 2019 (252) and it is 14% above the inventory at the end of last month (143). New sales (98) were 2% ahead of the pace of September 2019 (96) and they were 26% below the pace of last month (132).

There is a 1.7 months supply of inventory based on the current sales pace. The Days on Market for the 122 closings last month was 102 days. The median price of the homes that closed in the City of Napa in September was $813,000. This is 9% above the median price of the homes closed in September 2019 ($748,000). UP VALLEY NAPA COUNTY Up Valley Napa real estate ground to a halt beginning 9/27/20 with the outbreak of the “Glass Fire” in the area. It will be interesting to see how the October results reflect this latest fire in our region. The inventory of homes and condominiums for sale in the Up Valley Napa County market (Angwin, Calistoga, Deer Park, Oakville, Rutherford, St. Helena and Yountville) at the end of September (121) is 30% below the level of 172 in September 2019 and it is 8% below the inventory last month (132). There were 42 new sales this month compared to 18 a year ago and 40 last month. There is now a 2.9 months supply of inventory based on the current sales pace. The Days on Market for the 36 closings last month was 117 days. Approximately 66% of the Luxury Market inventory (price in excess of $3,500,000) in Napa County is in the Up Valley Market (50 homes). There were 5 luxury home (price in excess of $3,500,000) closings in the Up Valley Market last month and there were 6 new luxury home sales. hile the crisp autumn air signals the change of seasons, it also brings fire safety risks associated with fall activities, such as getting cozy around a campfire and burning candles. While spending more time at home and cooking more indoors as cooler weather approaches, it is important to be prepared. According to the National Fire Protection Association (NFPA): • Unattended cooking is the number one cause of home fires in the U.S.; • Campfire accidents send thousands of people to emergency rooms with burn injuries every year; • More than half of candle fires (59%) start because a flammable object is too close to the candle. As temperatures begin to drop, make sure to check out these fire safety tips from First Alert: Be alert while cooking. Cooking fires are expected to continue to increase with more cooking occurring at homes across the country right now, so it is important for you to stay alert and be mindful in the kitchen. Stay in the kitchen while you are frying, grilling, boiling or broiling food. If you are simmering, baking or roasting food, check it regularly, remain in the kitchen and use a timer to remind you that you are cooking. dish towels—away from your stovetop. Play it safe around a campfire. Whether in your backyard or on a campsite, it is important to know how to enjoy a campfire safely. Always attend to the campfire and keep a close eye on children while the fire is burning, especially when roasting marshmallows. Practice candle safety. Candles can add lots of ambiance to your indoor and outdoor areas, but they can easily ignite anything that can burn. When burning candles, keep them at least a foot away from anything flammable, never leave them unattended and place them out of reach from children. Make it a routine to check that all flames are extinguished before you leave the area. Be prepared to put out a fire. Fires can spread very quickly and have the potential to cause significant damage.
