50/54 Main, continued from page 1

But there is another trail leading down Main Street’s past, when it was called State Street, to a hat shop near the intersection of Union and State streets. This path set a future in motion for the construction of two buildings at the east corner of Main and Orange, which should also be considered. The Great Fire of 1846, which leveled much of Downtown Nantucket, began in an overheated stovepipe in this hat shop owned by William H. Geary at the southwest corner of Union and Main streets, according to Nantucket historian Clay Lancaster in his “The Architecture of Historic Nantucket.” The fire destroyed the Pacific Club (then called the Rotch Market) and many of the buildings in the core district north of and including those on the south side of State Street (Main). It redefined Downtown Nantucket because of what structures islanders built in their place. Many of the buildings on north side of Main Street shifted south and west 10 to 20 feet on some lots. Mr. Geary’s faulty stovepipe sparked the clearing out a lot of what was becoming the vibrant urban hub of the young island community. “Before the Great Fire of 1846, perimeter buildings housed a dozen groceries, 16 dry-goods stores, five hardware stores, two auction houses, five boot and shoe shops, four clock and jewelry stores, three ships’ outfitters, two variety stores, five grain dealers, eight barbers, a cordage store, a stationary shop, an oil and candle shop, a hat shop, and an apothecary,” wrote Lancaster. While there may have been a bookstore or two before that town-changing blaze, Lancaster did not note any in existence. Sometime shortly after the fire, the rebuilding of torched structures and construction of new ones birthed 50 and 54 Main Street at the corner of Main and Orange streets. According to Mary Lancaster in her story, “The continuing evolution of 54 Main Street,” in the March 1, 2006 issue of The Nantucket Independent, Rothenberg Brothers, clothiers of men, boys and children, which had originally been located on the north side of Main Street, was one of the first businesses in this building. In 1887, the Brothers Rothenberg moved elsewhere to be replaced by a grocer, John Harps & Co. A slew of other businesses and space turnovers followed. “A Nantucket Directory” lists H.P. Brown & Co. at the address in 1897, selling ladies’ bathing suits from $1.50 to $5, men’s two-piece swim suits from 75 cents to $3, rainy-day skirts, French flannel waists and sewing patterns,” wrote Lancaster in her

excelled to the point of being invited to tryout for the United States Olympic Team. After graduating from college, Cozort accepted a teaching position in inner-city Jacksonville. “It was a wonderful experience,” he said of his years teaching in Jacksonville. His wife Martha, however, was originally from New Hampshire. She encouraged Mike to move back to the Granite State, where he took a job teaching middle school history and math in Lancaster. He also served as soccer coach. “I always knew I wanted to teach history,” he said, “but I wanted to have an impact on a greater number of students.” That dedication led Cozort down the trail of educational administration, and he accepted the position of assistant principal in Lancaster. Cozort found that his coaching experience gave him a sort of social cache that he said made the job less adversarial. “Coaching lends itself to leadership,” he explained. “It developed leadership skills.” After 14 years in Lancaster, Cozort moved on to the Shaker Regional School District, where he rose to the position of superintendent, a job that has an allencompassing description. “You’re in charge of system leadership,” Cozort explained, “You design goals and objectives for the system, and create a shared 8

Independent story. “A 1900 ad states that, ‘It takes something better than buncombe [which may be a version of the modern word bunco, meaning a scheme] to gain and retain the confidence of a community.” H.P. Brown remained at Number 54 in directories until at least 1909. In 1912, Stuart the Tailor did business on the second floor and in the next record comes from “Lothrop’s Blue Book and Directory” of 1927, when a dry goods and clothing story occupied what would become Mitchell’s Book Corner 60 years later on the ground floor. Mention 54 Main and most islanders will say, “oh, you mean Mitchell’s.” But, most people do not realize that there are two buildings joined behind the seven-bay brick façade of what are Greek Revivalstyle, two-story buildings with brick cornices and sixover-six windows on the second floor. The most anyone can say beyond that is they were both built somewhere after the Great Fire. For 50 Main St., there isn’t much but the transferring of deeds in Nantucket’s Registry. But there are some who know a little about this space, which now holds ReMain Nantucket, which currently owns both buildings. “It was built after the fire and it’s had many types of businesses — paint stores, quite a few businesses. There was a even dry goods store,” recalls artist Reggie Levine. Levine would know. His family owned the building from 1974 until the mid-1990s, buying it from Albert F. Egan who ran Marine Home Center’s garden/flower shop at 50 Main St. after the Congdon & Coleman Insurance Company got in there around 1968. Nearly as famous as Mitchell’s, 50 Main St. was the home of Levine’s Main Street Gallery. In 1995, Levine moved the Main Street Gallery to the corner of Main and South Water streets, above the Nobby Shop. He closed it for good in January 1999 to give more of his time to the island’s civic associations, to continue as curator of the Nantucket Atheneum’s art collection and, at that time, as the Atheneum’s president. Although 50 Main’s immediate western neighbor, a clothing store for much its 165 years, most certainly experienced some turnovers, the last one took. In 1967, Henry Mitchell and Mary Allen Havemeyer bought 54 Main St. from the owner of a haberdashery, Fitzpatrick’s, for $47,500. The Havemeyers opened Mitchell’s Book Corner in June 1968. The late Mary “Mimi” Beman was always involved in her parents’ bookstore, but took over full time in 1978 with her husband, Dwight. In 2006, Beman put the building on the market, citing overwhelming operating costs. Two years later, Jan. 4,

Martha, however, was not willing to move to a foreign country. The Nantucket job came open, and Mike played a little semantic game. “It’s overseas, but you’re still basically in America,” he said with a laugh. He did a lot of homework, if you’ll pardon the pun, before the interview, as he knew that there were plenty of challenges associated with life on Nantucket. But after coming to the island, the Cozorts fell in love with the place. “We know cold. We’re from New Hampshire, remember, so cold doesn’t scare us,” he said. “And we love history and historic architecture. We loved the charm of the island, even in March. And it’s been a perfect match with our lifestyle.” The Nantucket School Committee didn’t waste any time in offering Cozort the job. “The vote was unanimous,” School Committee member Jenny Garneau said at the time of Cozort’s hiring. And that collective agreement was the result of Cozort’s character as well as his achievements. He’d been voted the Superintendent of the Year for the state of New Hampshire, several of his teachers had been selected as New Hampshire Teachers of the Year, and multiple

2008, ReMain 54, LLC controlled by Wendy Schmidt, president of the philanthropic Schmidt Family Foundation, purchased the historic building for $3.2 million. As part of the purchase — her intent was to preserve the bookstore as well as the building — Schmidt worked out an arrangement with longtime employees Mary Jennings and Lucretia Voigt to become the new owners and lease 54 Main from ReMain 54, LLC for a nominal fee. Mitchell’s has since been made handicap accessible and expanded up into the second floor, with a stairway and elevator, recycling original building materials where possible and, where not, using environmentally friendly new materials. To do this, Mitchell’s had to move for its first and only time to date, temporarily, from its current location to ReMain’s Greenhound bus station — the current home of the Nantucket Regional Transit Authority — while 54 Main was renovated by general contractor Josh Brown.
