M.J. began her career teaching in various venues such as M.I.T. and the Boston Architectural Center. Although continuing in private instruction in the city, she was finding herself spending more time on Nantucket, a place that had a profound effect on her since discovering the its beauty at her first visit at age five. Although her first show was held at the Little Gallery in Nantucket, she also had exhibitions at the The Berta Walker Gallery in Provincetown, the Nantucket Looms, The Loomis Chaffee School, JFA in New York, and the Fold Art Gallery in Reykajvik, Iceland. M.J. also has many of her works included in the Nantucket Historical Association and The Boston Public Library. M.J. sees her work as a way “to create a desire to understand and participate in life.” Being heavily influenced by the element of light, many of her observations are based on Einstein’s four principles of energy, matter, space and time. Solidifying her experience of teaching with her art, M.J. sees the connection of the “value of visual communication and the pleasure of image and their mediums to enable a person to integrate all of our five senses to any experience they might encounter.”

DETAIL

It’s something you’ve probably heard, or maybe said yourself, about Nantucket’s architecture: It all looks the same. While true that gray shingles predominate, it’s not the case that the island is without variety. Take a closer look — a walk along India Street or through the heart of Sconset — and you’ll find a different story in the details, those finer exterior features that set seemingly similar buildings off from one another. With the Historic District Commission regulating building projects, those details must fit with historic precedent and situational appropriateness. Regulation, however, doesn’t have to mean restriction. “Practicing on the island can be challenging,” said Matthew R. MacEachern, principal at Emeritus Development, “but working in such a paradigm makes you perfect the palette you have to work with.”

y his own estimation, Lyman Perry has been involved in building about 200 structures on the island in the last 50 years. He’s been around long enough not only to develop a distinctive style, but also to interpret a client’s sense of a home into an actual building.That sense often comes in the accumulation of subtleties, which in turn form an impression. “Generally, clients look a house and say, ‘I really love that house,’ without being aware of all the little details that go into it,” Perry said. “Sometimes clients aren’t even aware of why they like a house.” What they like — in addition to the site of the building and its macro-features — are the details, whether the porch that brings the structure’s scale down or the half-round win-

dow over the front door evocative of the palladium window of the past. Fashion, however, can have its drawbacks, Perry said.Take, for instance, the chimney pot, which extends two to three feet above the chimney. “At one point, people got enamored with them,” Perry said. “They seemed to make sense as a way to keep water out, but when the wind blows, the whole chimney acts like a pipe organ.” And if you’re after a more romantic embellishment — the widow’s walk — you’d do well to call the feature by its proper name, the roof walk, and you might not need it at all. “It’s a misnomer,” Perry said. “It’s an old tale about wives watching for their husbands out at sea, but it was really a way to go up and dump water down the chimney. “Now, they’re great when you’re looking to buy a house and when you’re trying to sell a house, but you don’t use it much when you own the house.”

A lot of the embellishment comes down to trim, MacEachern says. He points specifically to rakes — the triangular trim piece at the gable end of a wall — and eave details, which can be found at their richest in the early 19th century buildings in the downtown area. “What on the surface seems very simple becomes very sophisticated the closer you look,” MacEachern said. “A little trim detail can change the whole look of the house.” Trim details aren’t limited to the downtown. In more rural settings and in ’Sconset, trim becomes less formal, but no less interesting. Flying rakes or exposed rafter details, which have otherwise been covered, aren’t, with the result becoming part of the architectural detail. The flying rake, which is built out as much as a foot from the end of the wall, can greatly enhance a building, MacEachern said. “It creates a sense of depth and layering with the architecture,” he said. “It can create shadow lines and can ani-

mate a building along those lines.” ~ Architectural style depends heavily on a building’s physical location. What’s appropriate for downtown may not be for Surfside or Polpis or Madaket. In turn, what’s available to architects is most often determined by where on the island a particular plot of land lies.While one might expect the historic core to pose greater restriction than areas outside it, that’s not the case, said Chip Webster, principal of Chip Webster & Associates. The reason comes down to history: Precedence takes precedent. “In town, there’s everything from the 1700, 1800s and 1900s. If, for instance, a client wants a Victorian house, there’s precedent for that,” Webster said.“When you get to the outlying areas, where you’d think you might have more flexibility, there’s paradoxically less flexibility.” The rural rigidity comes from the HDC’s intent to keep

a more relaxed look in such areas – “as in a farmhouse that looks like it’s been added to over time,” Webster said. Environment, as much as region, goes a long way in informing a building’s look. And architectural detail — the level of it and its type — is heavily dependent on site on which the structure is built. “You want to take full advantage of the site environment,” said Carrie Thornewill of Thornewill Design. “You enhance the architecture through the building site.” As an example, Thornewill referenced a home her firm built in Madaket. There, she said, detail became an issue of massing in the beachside environment. “The lowlying natural landscape meant the home was hunkered down in the site as though it were among the dunes.” ~ Just as it’s important to situate a building in its physical context, it’s also important to do so in its historical context. That holds a particular value on Nantucket, which was designated a national historic landmark in 1966. Owning a building on island also means owning a piece of history. “Today’s owners are really stewards of this

incredible collection of architecture,” said Michael May, executive director of Nantucket Preservation Trust. NPT was founded in 1997. It gained attention with its “Gut Fish Not Houses” bumper stickers in response to what its members saw as a growing problem: the loss of historically significant interior architectural features. It’s not a regulatory body, but as Mays says,“we keep on repeating our message of encouraging proper restoration.” “We try to show people that you can retain historic elements and still have a modern house,” Avery said. That’s not to say that homeowners should leave everything intact. NPT offers direction, like with those old wood floors – too much sanding and you’ll lose that lovely patina; or that plaster wall with what looks like a defect – there’s

more historic character there than a generic replacement. No group does a better job of helping to tell a building’s story than the Nantucket Historical Association.The NHA, which was incorporated in 1894, has acquired an extensive portfolio of 22 island properties, ranging from the bareessential Oldest House to the stately Hadwen House. These buildings and others survive because Nantucketers protected the past, partly for economic reasons and partly because of tradition, the NHA’s Director of Historic Properties Mark Avery said. “On the mainland, houses might be torn down, but on Nantucket, nothing was torn down,” Avery said. “Nothing’s wasted here.That’s a big part of the Nantucket psyche.” The penchant for reusing and protecting materials meant

that as architectural styles progressed from Quaker to Federalist to Greek Revival to Victorian, the testaments to these building periods survived. “We have one of the best-preserved pre-Civil War towns because of it,” Avery said. Preserved within these properties are the architectural details that have come to be codified: from balustrades on roofs to trim embellishments to columns. Imported from the mainland and beyond, those features and others took on a Nantucket aspect, Avery said. Islanders then adapted details to suit their environment. The prime example, Avery said, is cedar shingles as opposed to painted clapboards, the former proving easier to maintain in the island environment.“That’s a true Nantucket architectural style — and it was born out of practicality of living on the ocean.” ~ The Historic District Commission likewise was born out of practicality. In 1972, Town Meeting Day voters approved a measure to extend the historic district island-wide. The move gave the HDC, which came into existence in 1955, the authority to regulate building projects from Madaket to Sconset and everywhere in between. ROB BENCHLEY PHOTO

Why the need? HDC Administrator Mark Voigt points to the commission’s authorizing legislation for the answer: It was for the economic benefit of the island that the Nantucket’s architectural history be safeguarded. The island’s look, it was recognized, helped promote its economic well-being. “We wouldn’t be doing this if there wasn’t a bona fide economic benefit to protecting historic buildings and their surroundings,” Voigt said. Those buildings,Voigt said, can be considered “America’s largest antiques.” In that context, “you wouldn’t take something so spectacular and be cavalier with it.” For the HDC, job No. 1 is making sure that projects are appropriate for a given location, that they blend in with surroundings as a means of maintaining continuity. “We can’t check every project to the nth degree,” Voigt said, “but we monitor them to make sure nothing’s out of whack.”

In that sense, “exterior detailing is driven more by the HDC than it is by the client,” Webster said. As a result, Webster said he’s more drawn to the classic, shingle style building. “The reason being: The shingle style time period is the most appropriate for most projects on Nantucket, and it has a lot of latitude in fenestration and some of the other detailing,” he said, adding that shingle style buildings can range from formal homes on the Cliff to more “relaxed” houses in outlying areas. So, is it a challenge to work with the HDC? The answer’s simple, Perry said. “It depends on how big your ego is, and if you feel troubled by it. There are certain limitations, yes, but you take them and you work with them.” ~ It comes as no surprise that the building boom of the

recent years has been dampened by the recession. It was reported recently that only 26 permits for new-home constructions have been issues by the Building Department this year. More than that, what homeowners are pursuing in both new buildings, remodeling projects and restoration is trending to quality over quantity. “We’re still seeing a similar number of applications, but the dollar volume or the value of those applications has dropped significantly,” Voigt said. The one feature bucking the trend is the swimming pool, applications for which have increased slightly, Voigt noted. “That mimics the information we’ve been getting – that when renting properties, Realtors say that it may be more marketable to have a pool, in the same way that it’s marketable to upgrade the kitchen or the bathroom.” Thornewill has noticed a increasing interest among clients for multi-function spaces.“It’s part of taking advantage of the building site,” she said.“People are looking for a more concise use of space, for adaptability from one space to another.”

They don’t want the formal dining room, per se. What they want is usable space.” Regardless of the function of space or the details that make a building unique, the primacy of land persists, Perry said.“The most important thing is the site, the piece of land. The house becomes a better way to appreciate the site.” So too are the buildings a way to access and appreciate Nantucket’s unique history. “Every house has a story,” Mays said.“The worn step, the shadow in the plaster – it’s almost like an archaeological dig. Those elements can tell you so much about the history and the people who lived there before.”

Using annualized sales data starting in September, the Nantucket market took a significant hit beginning in September 2008. The market was down 50 percent in dollar volume and 40 percent in transactions for the ensuing 12 months. Starting in September 2009 the market has shown steady improvement with dollar volume up 50 percent and transaction volume up 67 percent year

Nantucket continues to be a global destination that people find desirable. The fact that the market has pulled back from the incredible year-over-year appreciation of years past doesn't negate the Island's tourism draw. There are buyers for Nantucket property out there, albeit on a reduced scale.

The real estate market is a little bit past the bottom and certainly on the mend. There have been 179 sales this year and currently 75 are under agreement which is much improved from last year. It’s a great time to buy – prices have not started to go up except in specific areas of the island.

There has been talk recently of signs pointing to a national recovery. What's your take on when we'll feel the full and lasting effects of any recovery on Nantucket? The construction industry here had such a boom that I doubt we'll see that level of activity in the near future. Tourism will fare better here in the near term, and as the world economy stabilizes, so will the Island economy. I'm optimistic about 2011.

What is your prognosis for the market for the next several months? Any predictions for next summer?

Three Pennies is a wonderful property with beautiful gardens in the heart of Brant Point, steps from Children’s Beach. On an oversized lot, the main house has a fabulous front porch and three floors of living space. There is also a 2-bedroom guest cottage with a kitchen!

The mid-term elections will certainly play a part in shaping the national and global economy. The financial markets don't like uncertainty and I feel we will see further stabilization after November.

What kind of properties are selling now? I think the buyers today, in all price ranges, are seeking out the value in Nantucket real estate.

What neighborhood(s) do you think is/are undervalued now? What neighborhood(s) do you think best retain its/their value over time? Financing issues have probably hit hardest at the low end of the market where, in the past, almost anyone could get approval for mortgages. This has become most apparent in some areas usually considered “year-round” residential areas. I believe properties with close proximity to the shore as well as town tend to be more resilient in holding value.

Tucked away on a white-shell drive, you will find a whale-shaped privet hedge announcing your arrival at 5 Autopscot! This well-maintained 3/3 home is conveniently located near the Community Pool and Tennis Courts. Featuring a wonderful South-facing back patio, this home is being offered mostly furnished and is turn-key for easy living.

Are you seeing any movement in the sale of land, either up or down from previous years? Speculative building, the real driver in the sale of raw land in the past, has declined considerably though there are always individuals interested in new construction.

over year. Transaction volume is on track with the 2007/2008 period. So we have come solidly off the bottom and are making a steady recovery.

There has been talk recently of signs pointing to a national recovery.What's your take on when we'll feel the full and lasting effects of any recovery on Nantucket? The Nantucket market is susceptible to national macro economic events, the same as everyone else. However, the island real estate market tends to move quickly as the economy improves. Assuming a solid recovery, which today is a nervous assumption, we should see a solid increase in buying.

What is your prognosis for the market for the next several months? Any predictions for next summer? This market is in a steady recovery right now. Our forecast for next summer hinges on the economy. If the economy is expanding and recession fears are gone, then I would predict a very strong selling season. There is a lot of pent up buyer demand. If

that occurs prices will firm up as inventories start to shrink.

What kind of properties are selling now? The market has largely been dominated by the under $1.5 million price range. As of August 31, 73 percent of the properties sold have been under $1.5 million, yet only 48 percent of all listed properties are listed under that price. There have been several significant eight-figure transactions and currently there are two listings priced over $20 million that are under contract. The activity in that very high end is good sign of an improving market.

What neighborhood(s) do you think is/are undervalued now? What neighborhood(s) do you think best retain its/their value over time? The weakness is defined by price range as opposed to location. The $2 million to $6 million range has shown the most weakness. The strongest locations are always the best locations and Nantucket’s best locations are waterfront. But even those properties have seen price declines.

When things are as bad as they were in 2009, every location sees price declines. Hence there are lots of good values in all locations.

Are you seeing any movement in the sale of land, either up or down from previous years? Year to date land sales are up 91 pertcent. That said only 11 lots sold last year by this time. Still, the year over year gain is excellent. An interesting note is that land sales hit a peak in 2004 with 147 transferring. Since then the number declined steadily to 32 lots sold last year. This decline has something to do with the economy but also represents a fundamental change in the island market. The last 30 years of rapid growth has come to an end. Land inventories declined significantly from the peaks in the 1990s as subdivision activity started to decline. Even in this recession there has not been much of an inventory expansion and I would not expect much change in that trend in the coming years.

What kind of properties are selling now? Waterfront properties have been strong this summer, and the best properties with the most competitive price points in any given neighborhood are also selling.

time for local buyers to get into the market that I have seen in the past 30 years.

Are you seeing any movement in the sale of land, either up or down from previous years? Land sales are certainly better than they were last year and builders are starting to get back into the market. In my opinion, there probably has never been a better time to build on Nantucket and spec projects that start at the bottom of the market tend to be the most successful over time.
