Nantucket’s real estate market bounces back After dismal 2009, island sees massive gains in 2010 By Chris Edmonds Property News Writer

T

he tide turned in 2010. Four years of decline in the real estate market gave way last year to increases of more than 50 percent in transaction vol-

ume and value of sales. The island remains far off the lofty heights of 2005 when sales approached $1.2 billion, but weathering the recession, the market felt much-needed relief in 2010. Transactions rose about 53 percent from 238 in 2009 to 364 in 2010. The dollar value of those sales jumped

almost 60 percent from $435 million, the market’s worst showing since 2003, to $694 million. Average price crept up about 4 percent from $1.82 million to about $1.9 million, while the median price fell almost 9 percent from $1.175 million to $1.073 million. Market, continued on page 12

The year has had an exciting start for Beaugrand, whose Nantucket Real Estate business joined officially on January 3 with Atlantic East Real Estate to become Atlantic East/Nantucket Real Estate. “There will be one presence on LINK and in all the ads, and one office at 5 North Water Street,” he explained. In addition to that news, Beaugrand was elected President of the Nantucket Association of Real Estate Brokers as of January 1. A

ccording to a 2005 Reuters news article, David Lynch — director of, among other things, the 1990’s sensation Twin Peaks — had himself a plan to create instant world peace. It seems that Mr. Lynch wanted to start a foundation with the goal of raising $7 billion, which he figured was about the price tag for global harmony. It’s a noble goal, to say the least, so I’m not going to disparage his idealistic undertakings. Oh, wait. Yes, I am. Lynch didn’t want to use this ungodly sum of cash to get rid of weapons of mass destruction or finance political reforms or anything like that. Nope. He wanted to get together 8,000 practitioners of transcendental meditation to create what he called “a unified field of stress-free brain waves over the earth.” Some days, it’s just too hard to pass up these little gems. Let’s look at all the things that are wrong with this idea, shall we? First off, I admit to not being the world’s foremost authority on transcendental meditation, but I did once go to a Buddhist temple. And part of the whole Buddhist thing is that money isn’t the be-all, end-all that so many non-Buddhists think it is. So for starters, why do these meditators need $875,000 each to think about world peace? Who knew transcendental meditation paid so well? But I digress. Let’s move past the money. Transcendentalists pride themselves on their ability to detach their minds from the whole process of thinking. So in essence, they don’t think. So these very well-paid people are going to think their collective way to world peace by not thinking. They’re going to create stress-free brainwaves (read: “thoughts”) without thinking. Makes sense, right? I mean, you wouldn’t want these people to be doing something simple like thinking by thinking, especially given how much they’re getting paid, right? Here’s the thing. I’m really not here to make fun of these people. That’s only one part of why I’m here. Another part of why I’m here is to illustrate a point, which this whole debacle illustrates pretty well without too much help from me, and that’s the idea that thinking about a problem doesn’t make it go away. Let me clarify a little. Of course there are problems that require thought to solve — this is, after all, how we come up with solutions — but to my mind and in my experience, there’s actually a little work that has to follow up the thinking process in order to get any tangible results. Let’s use your house as an example. We’ll do a little hypothetical here, and say that you’ve got something at your house that needs to be repaired. Maybe the outside needs reshingling, or you’ve got a leaking faucet in a bathroom, or the tile in your bathroom is falling off the wall. Whatever the actual problem is doesn’t matter, so much for our purposes here. So you’ve got this problem that needs to be fixed, and you’ve got a couple of options in terms of how to get that repair done. You can call me and pay me three-quarters of a million dollars (which is a bargain, apparently) and I’ll come over and think about it. I’ll think about it by not thinking about it, actually. I’ll think really hard about not thinking about it. And then I’ll thank you for your contribution to my new Bentley, and on we go. Or you can actually do something about it and hire a professional to do the job for you. And while I’d love to bilk you blind without having to actually produce anything, I’m going to have to go ahead and recommend hiring someone who has some semblance of an idea of what they’re doing. It never ceases to amaze me how specialized a lot of the tradespeople are out here on Nantucket. No matter what your specific situation, it seems that there’s somebody in the yellow pages who fits the bill exactly for what you’re seeking. And speaking of thinking, one thing I’ve learned over the years is that the longer you think about a problem, the longer you’re putting off actually getting it fixed. And that delay almost always seems to lead to an increase in the severity of the problem. So since we’ve got this whole New Year thing going on, why not make your own little new year’s resolution to get those problems fixed this year. You might find that your thinking gets a little less stressed-out. And you didn’t even have to go through hundreds of thousands of dollars worth of transcendental meditation training for it. I’ll just send you my bill in the morning. Happy New Year.

Market, continued from page 1 That slip in the media did little to undercut the enthusiasm for 2010’s turnaround. “Everyone started to hold their breath in 2008,” said Edward Sanford, broker and principal at Great Point Properties. “This year, we exhaled.”

How it happened Looking back, three factors helped contribute to the surge in the market, said Dalton Frazier, president and co-principal at J Pepper Frazier Co.: “Sellers were more realistic with their prices; buyers had pent-up demand, and there are low interest rates.” Those realistic prices, recalibrated on account of the recession, greased the skids for transactions. “Sellers realized these aren’t the boom years anymore, and they needed to lower their prices because assets across the board took a hit in the recession,” Frazier said. Market activity expedited that realization. “As properties started selling at lower-than-peak prices, we could go to the seller with hard evidence,” Frazier said. Likewise, buyers, who had been waiting for deals, jumped in so as not to miss the bottom of the market, which brokers say formed in late summer 2009. With some of the “tremendous uncertainty” about the island’s real estate market and the national and global economies dispelled, buyers hit on both ends of the pricing spectrum in 2010, said Craig Hawkins, a broker at Maury People/Sotheby’s International.

“The high-end was very strong,” Hawkins said, “and there was a lot of activity in the lowend, partially to do with some short sales.” The middle of the market, what Sanford pegs at $2.5 million to $6 million, continued to be soft, with comparatively little movement. “Anecdotally, those buyers have been hurt financially, and they’re not coming back as fast,” Sanford said. “But I think they will.” Foreclosures, short sales and distress sales played a role at the low-end. That they existed in the market wasn’t a surprise to Hawkins. “This is my third recession in real estate,” he said. “I’ve seen it before. The wave was bound to crest. There was just too much debt.” Such situations have a way of gumming up the works, Frazier said, with buyers continuing to hold out for better deals. “I’d like to get those off the market and get things moving again,” he said.

Looking Ahead Keeping things moving stands as the hope for 2011, but with some of the property backlog left over from a stagnant 2009 now gone, the opportunity may be closing for getting a piece of Nantucket at an off-peak price. “There’s a very small window for buyers to take advantage of — interest rates are low, and there’s a good amount of inventory,” Hawkins said. “But, again, the window’s small, and I think we’ll see prices creeping back up between March and July.” Now, in other words, is a good time to buy. “Prices have not firmed — really,” Sanford

said. “They’re certainly going to, but if we look at what’s closing based on asking prices, buyers are sort of still getting that 10-percent discount off ask.” In terms of what 2011 might bring, one only has to rewind 12 months to see the difficulty in making predictions. “A year ago today, it wasn’t looking so hot,” Frazier said, and early signs are pointing to an extended run at recovery this year. According to Frazier, who tracks the statistic, less than 3 percent of island listings were under contract in January 2010. A year later, that figure is about 8.5 percent, due in part to developer’s starting to build spec houses again, Frazier said. Still, the real estate community remains, in Sanford’s words, “guardedly optimistic” about 2011. A good year, he and Frazier agreed, would be to equal 2010. A better year would be to exceed it and get back closer to $700 million in sales, nearer to the 2003-2010 average of about $800 million in annual sales. “Nantucket is a desirable place,” Sanford said. “The demand for property here doesn’t go away. It just gets pent up. People out there want to buy, but they don’t feel comfortable buying at this time. When the pendulum starts to swing the other way, people will feel more comfortable, and they’ll jump back into the market.” As for another billion-dollar year, not so fast, Hawkins said. “I do think we have the potential over the long haul to get back,” he said. “It won’t be this year, although I think we’ll have another great year.”


Beaugrand, continued from page 1 role in the island industry since buying Nantucket Real Estate from Curtis Barnes in 1995, Beaugrand had never been involved in real estate until that time. “We have lived all over the world,” Beaugrand said of his wife of 41 years, Gussie, and their three children. “Our eldest, Chris, was born in Switzerland, our daughter Samantha was born in Holland, and the youngest, Jason, was born in Toronto, Canada.” Beaugrand began his career life as a Wall Street lawyer before spending 30 years in financial services. He served as President of a Toronto life insurance company and ran the U.S. operations of Manulife Financial, the company that purchased the Hancock firm a couple years ago. Beaugrand and his family started spending summers on Nantucket more than 30 years ago, always staying in the Wauwinet Crow’s Nest Cottages. In 1990 they bought their Fair Street home and moved permanently to the island in 1994. The following year he purchased Nantucket Real Estate after determining it was the perfect next step for him. “I had always been fascinated by real estate,” he explained. “I understood it from the legal and financial sides and enjoyed interrelationships with people. When we moved here, the real estate business seemed a logical fit.” Beaugrand recalls that when he bought Nantucket Real Estate there were about 20 local realty agencies, a number that grew to 37 as the sales boom years continued. “There is really no barrier to entry in our business. The real estate business is a relationship business. When the market is strong and people have good relationships with their clients, there is a willingness to go out on your own. When the market contracts, because they don’t have a lot of overhead, they can stay in the business as long as that’s not their sole source of revenue.” Today, NAREB has 32 member offices. About three

years ago, Great Point Properties and Sanford Real Estate joined forces as has Atlantic East and Nantucket Real Estate, however, Beaugrand does not necessarily see their actions as part of a movement. “More than half are one or two-person offices,” he noted. “Individual operations survive here, but the bulk of the business is done by the larger offices, so it’s hard to say if combining will be a trend. My reasoning [to join the offices] was simple: Looking at the market activity we need the skills the combined operation has to be most effective. The marketing skills of (Atlantic East co-owners) Penny (Dey) and Heidi (Drew) and the internet presence of both offices is to our advantage. Also, I respected the way they did business. It seemed like a natural fit.” It is a given that among Beaugrand’s list of changes is the recent evidence that the real estate market, at least on Nantucket, is rebounding. This is seen in a 43 percent rise in sales comparing the 358 transactions in 2010 with 237 in 2009, along with a 47 percent jump in sales dollar totals showing $689 million for 2010 against $434 million in 2009. “That doesn’t mean prices will go up significantly,” he was quick to say. “I see a very gradual movement in the future. People are looking more to buy to have property to enjoy rather than as an investment, and the greatest change with that is having sellers realize that they must sell at realistic prices. That has been a good thing because it has created a fair market place in terms of both buyers and sellers being educated about realistic values.” The shifts Beaugrand has seen in the world of real estate during his tenure reflect far more than rising and falling prices and office volume. One of the major innovations has been from paper to technology, he said, an advancement that has increased the ability to share information and diminish delays in that process. He further stresses that trust between local agencies has improved in the last 15 years and with it, an evolution of professionalism Beaugrand terms “refreshing.” Finally, and of great importance to him, Beaugrand appreciates

the growth in agent participation in community charitable work. “The time, energy and dedication to nonprofit causes is remarkable, and very different than what I observed in other places I have lived in the world,” he said. “The people do it because they want to do it, not to put something on their resume. It is part of the caring in this community that is unique, in my experience.” Beaugrand and his wife are no exception when it comes to community giving. Beyond his enjoyment of tennis, reading and spending time with friends, Beaugrand is a Vice President and Trustee on the boards of the Nantucket Historical Association and the Nantucket Preservation Trust; he is a warden at St. Paul’s Church; a member of The Rotary Club; Chairman of the Community Preservation Committee; and was recently elected to the Board of Governors of The Westmoor Club. Gussie Beaugrand assists with fundraising and is a board member of Palliative and Supportive Care of Nantucket (formerly called Hospice of Nantucket) and is on the board of the Nantucket Community Music Center. As he takes the reins of NAREB, Beaugrand looks forward to leading a group he is proud to be part of. House Story, continued from page 1 Clark was shot down by German fighter planes over Abbeville, France, in July 1942, and spent nearly three years as a prisoner of war at Stalag Luft III in what is now Poland, and was one of the first Americans to be housed among British officers. During the planning of the escape, which the 1963 film “The Great Escape” immortalized, Lt. Col. Clark was dubbed “Big S” as head of tunnel security. Although he helped move prisoners through the three escape tunnels, codenamed Tom, Dick and Harry, Lt. Col. Clark never got out, as German prison guards spotted the 77th prisoner emerging from a tunnel. Stateside, the air force later promoted Clark to Lieutenant General where, amidst various command postings, he purchased 16 Broadway in ’Sconset known as the Martin Box, the year “The Great Escape” debuted. Clark’s 16-year ownership of the Martin Box bears noting because of what the current owner, Peter Krogh, found in the house when he was moving in and, because of Krogh’s coincidental profession. “When you bought places like this, you bought everything in it, right? General Clark was meticulous,” Krogh said. For Krogh, General Clark — who died in March, 2010 at the age of 96 — left a written inventory of the entire contents of the cottage and a

self-written history of the structure. “He made the list of all the equipment in this place. I mean, down to five paring knives, five large carving knives, five plastic refrigerator or freezer containers…six waste baskets, one fire extinguisher, three bicycles…one beach jacket, one step ladder, one 30-gallon garbage can, one baby bicycle seat, one card table, one fishing pole, two extra shower curtains, one framed map of old ’Sconset, one framed map of old Massachusetts, all of the original furniture,” Krogh remarked. Krogh moved into the Martin Box in turnkey condition, using many of the General Clark’s former possessions. Five years later, he decided the place needed a little work. At the time, Krogh was the dean of students at Georgetown University’s Edmund A. Walsh School of Foreign Service in Washington, D.C. and was using the Martin Box as a summer retreat. Working full-time, he couldn’t manage a major renovation long distance, so he hired island builder Sam Hill in 1984 for a light shoring up job. Hill beefed up the original fieldstone footings, leveling the building on them, replacing rotting sills and re-shingling the cottage. After all, Krogh’s summer digs had always been in more modern rented houses along Squam Road with such standard accoutrements as heat and insulation. The move to a rustic ’Sconset cottage was, then, a bit of stretch for him. Finding nothing in Squam he could afford in

1979, Krogh visited the Martin Box with Dick Denby of Denby Real Estate. “And he said, ‘well, why don’t you have a look at a cottage in ’Sconset.’ I said ‘look, I’m not a village guy, I’m a water’s edge guy,” Krogh said. “I’m not really interested in village life, I want to be out on the water’s edge. So he said, ‘come on in, have a look.’ So, he took me in here, and I saw the Martin Box and I said, ‘yeah, I’ll buy it.” But the more time he spent there, the more Krogh wanted a real home away from home. That meant hiring an architect, in this case, Graham Goldsmith, and a builder, Bill Obremski, to convert the old whaling cottage into a solid, weather-tight home. “In these cottages, it’s a little like camping out and as soon as it gets cold, you start living in the fireplace. So at a certain point in time you want to stop living like a boy scout and stop living in the fireplace, and with greater comfort and warmth, said Krogh. Origins of the Martin Box, the naming of which no one has a reason for, are sketchy. It is known as one of the whaling station houses built first as fishing shacks — this one in 1720 — as places of shelter for those fishing the shoals east of Nantucket. General Clark wrote that Obediah Folger acquired the land, on which the house sits, by either purchasing it from his father, Barzillai Folger, or inheriting it at the time of his death in 1790.

Continued from previous page The current living room space with the fireplace, 10 feet tall at its peak, composed the original fishing shack. The bedrooms, guest cottage, kitchen space and covered porch were added at different times throughout the property’s history. Krogh’s palette for a year-round house was the one-story whaling cottage that General Clark described in his history as the original wort floor plan in the front of the house, consisting of a small living room with the tiny master bedroom suite, and guest bedroom separated by a thin partition, both behind a sliding door at the south end of this room. At the north end, the original fireplace — onto which Krogh said a brick façade was added in 1865 when a false ceiling was also installed over the living room — and a den behind the chimney, with the small kitchen in the next room. There was a bathroom at the west end of the kitchen. West of the living room was a dining area with another bedroom beyond. Immediately north of the west bedroom stood the guest cottage that Krogh had converted into a tool shed attached to that side of the Martin Box by a covered porch. With the goal of keeping the original cottage intact on the outside, but adding more living space on the inside, Obremski jacked up the house and dug a full basement deep enough for an eight-foot ceiling. After pouring proper footings and a foundation, he lowered the house down onto the foundation. Joining the tool shed and a portion of the cov-

ered porch with the west bedroom allowed Obremski to convert this part of the house into a kitchen/family area. The living room grew, as Krogh removed the bedrooms and the false ceiling. The old kitchen north of the chimney became Krogh’s study, and the bathroom, a small powder room. In the basement, Obremski built a master bedroom suite, complete with full bathroom and a separate tiled shower. He also added a utility room and a guest bedroom. Although the final product eventually earned the Martin Box praise — including a place in both the Nantucket and Siasconset 2010 calendars — after Obremski set the house down on its new foundation, Krogh quickly ran afoul of his neighbors and the Historic District Commission because the peak of the roof was now roughly 16 inches higher than it originally was. According to Goldsmith, Obremski had to bring the cottage up to that height — the foundation up six inches because layers of sand, dirt and asphalt had accumulated around the house over nearly three centuries, rotting its sill and the lower rows of shingles. And, another eight inches up to meet Nantucket’s building code dictating a building’s first floor be at least eight inches above grade. The pressure-treated sill planks added another 1.5 inches. While the actual height of the house did not change, raising it out of the ground roughly 16

inches higher than approved by the HDC raised the ire of the Siasconset Advisory Board and Krogh’s neighbors. The finger-pointing began almost immediately, with some claiming that Krogh was ruining the most beautiful street in America. Enduring 18 HDC meetings, including his as-built application, Krogh eventually prevailed. Having retired at the end of June 2009 and now spending mid-April through Christmas on Nantucket and the rest of the year in New Zealand, Krogh takes the long view. “The way I look at it is people started living out here in Teepees, then they started living in shacks, and then they lived in cottages…(laughing)…and now some of them are living in homes,” he said. “And this is a home. That’s the way I look at it. And also, frankly, I think we’re all part of history. We all make our contributions to history and history is not frozen — it moves on and we have put our signature on this place. We’re part of its’ evolution. That’s the way I look at it.” Peter B.
