NEWS REPORT Kuszpa, continued from page 1 Street — I have to admit that my first thought is that we’re talking about a man. Color me sexist. But color me illuminated while you’re at it, too. Illuminated because I recently had the opportunity to sit down with Anne Kuszpa, the Executive Director of Housing Nantucket. She is a former energy trader at Goldman Sachs who started off working for a New York electric company and later talked her way into a job first at Morgan Stanley then at Goldman Sachs. But more on that in a minute. A New Yorker born and raised, Anne originally hails from the borough of Queens, though her family moved upstate to Westchester when she was a teenager. She attended the State University of New York at Geneseo, where she double-majored in physics and math. “The math part was a little dull,” she admitted. I explained to her that, as a writer, math and I had parted ways in about the fifth grade, and we’d never really made friends since then. So by referring to math as “dull,” she was literally preaching to the choir. “The physics allowed me to be a little creative,” she said. I nodded as if I had any idea how physics could be creative. My experience with high school physics is that creativity was not one of the traits most valued by my teacher when it came to answering questions. But I digress. With her dual degrees in hand, Anne went to work for a local electric company. But she wanted more from her professional life. A lot more, in fact. “Working on Wall Street was always my dream,” she said. “And Goldman? That’s the top of the mountain.” But with no MBA, it’s tough to break into the upper echelons of high finance. But break she did, all through her own hard work, determination and perseverance. “It was a really high-stress environment that forced you to use your brain a lot,” she said. “And I loved every minute of it.” But before there was Goldman, there was a young man. A young man on Nantucket whom Anne had met during a visit to the island with a college friend. And boy met girl, boy and girl fell in love, girl went back to New York to pursue a career in high finance and boy was forced to endure a long-distance romance. Boy proposed. Girl accepted. Girl left Manhattan and moved to Nantucket. And the rest is romantic history. John Kuszpa, owner of Modern Classics Renovation Company, is the man responsible for luring Anne away from the glitz and glamour of New York, and the community owes him a debt of gratitude for it. When she arrived on the island,

Anne immediately accepted a position with Housing Nantucket in January of 2007. “I moved here in the dead of winter,” she said, “and I figured if I could make it through that, I could make it through anything.” “Our mission is to create affordable housing solutions for island residents,” she explained about Housing Nantucket. In the pursuit of that lofty goal, her office handles rental situations for those residents labeled as “moderate income,” as well as covenant housing. A new program the office has begun is that of house donation. “It works like car donations,” Anne explained. “If a house is going to be knocked down, we work with the owner to have it donated instead so that we can move it and a local family can then have an affordable option for housing. It’s another way of thinking green, because we’re re-using what’s already there.” The office maintains 26 rental units, many of which were donated. Those that are new construction were financed through a variety of grants, especially those from the Community Preservation Committee. Though she’s no longer buying and selling electricity, she says that a lot of the skills she acquired during her days on Wall Street come into play in her work on-island. “I learned first-hand how to really effectively run an organization from the best in the business,” Anne said of her days at Goldman. “Those guys plan a lot of strategy before they act. There’s no ‘ready-fire-aim’ on Wall Street.” And what’s more, Anne is Chairman of the Town of Nantucket’s Energy Study Committee and she is a member of the board of Sustainable Nantucket. “The Energy Study Committee is very busy right now bringing renewable power sources to the island, specifically wind turbines at the dump and solar panels at scattered sites around the island,” she said. “These would produce electricity for municipal buildings and operations.” With two native-born children, her work in the comunity and a full-time job running an island nonprofit, “free time” is not something Anne has a lot of. But given the mythical “perfect weekend,” she wasn’t at a loss for how to spend the time: “Friday would definitely be dinner at the Galley and the sunset. Saturday would be all day at Fisherman’s Beach with a dinner party of fresh-caught fish at a friend’s house. Sunday, brunch at Centre Street Bistro and then early to bed.” But back here in reality, Anne is at her desk, advocating for affordable housing on Nantucket. “The most rewarding part of my job,” she said, “ is know-

arch is Women’s History Month, a time when Nantucket often recognizes such female island luminaries as Maria Mitchell, Eliza Ann McCleve, Mary Walker and any of the founding women NANTUCKET of Petticoat Row. Each of them, and scores of others, made their mark on Nantucket in some unique way. In an age before BY PETER B BRACE women’s rights elevated their existence and societal contributions to that of men, regardless of level of donation, women often had to make something of themselves, marry a prominent man such as a whaling ship captain, owner or businessman to be mentioned in historical records Aside from being one of the daughters of George and Mary Turner, parents of the last family to occupy Nantucket’s Oldest House on Sunset Hill, Sara Turner’s only claim to island fame is the house at 86 Centre St., known in the NHA’s records as the Old Sara Turner House. Turner inherited the house in the early 1900s. Not even marked as her home, 86 Centre St., which sits on the eastern slope of Kite Hill, displays a Nantucket Preservation Trust plaque proclaiming the house as once belonging to “Christopher Folger – Mariner c. 1753.” Barzillai Folger, a mariner during the 18th century, built the Sara Turner House — also known as the Jethro Coffin House, according to a history of 86 Centre St. done by island architecture historian Pat Butler in 1994 — on Kite Hill in 1736. “Barzillai is first noted in historical records as having served aboard the ship Bon Homme Richard with Captain John Paul Johns,” said Butler in her history of the Sara Turner House. “Later, in keeping with his Quaker tenets, instead of advocating war at the time of the Revolution, Barzillai loaned money to the Colonies’ efforts. He completed two sea voyages as Captain of the whale ship Fox during the years 17881789.” Originally built as a saltbox structure, but described by Butler as a one-and-a-half story lean-to with its short roof facing south to allow the sun to warm that much more of the house where the main living quarters are located. It has a long roof sloping in the opposite direction to force the northerly winter winds up and away from the house. Eighty-Six Centre’s Christopher Folger designation by the Nantucket Preservation Trust comes from his grandfather, Barzillai Folger deeding it to him. In 1775, the younger Folger sold it to his son, Thaddeus, for $500. And Thaddeus’ widow finally sold the house out of the family for $200 in 1858. Sara Turner inherited the house in the early 1900s. Today, the house is vastly different from what it was when Folger built it. When current owners David B. and Anna-Karin Dillard bought the house in June 2003, the house already had had three gable dormers

added to its southern roof plain, a shed dormer on the north side, several addition to south and west sides along with a large porch at that end of the house, morphing what was a comparatively small Quaker home into a sprawling house with new rooms. A small guest cottage was added to this .55-of-an-acre lot. During the summer, the property’s flower and shrub gardens all around the house are something to behold. This early sketch of Atlantic Development’s plan must meet the standards of Nantucket’s Mid Island Planned Overlay District, including five-foot front setbacks, parking behind buildings and employee housing provided in its eventual definitive form The plan also calls for two other commercial buildings with similar uses at the corner of Pleasant Street and Sanford Road, and at the northern corner of the lot on the Pleasant Street side. Also shown on the sketch plan are 10 small commercial structures, five along Pleasant Street at the lot’s northern corner and five right at the corner of Pleasant Street and Sanford Road, which Atlantic Development proposed to attract more walking traffic. “Those were suggested to us by several parties on Nantucket,” said Murphy. “We’re not wedded to those. We’re looking for ways to make our development more pedestrian-friendly. We thought building small kiosks along the sidewalk might add value to the pedestrian experience.” Atlantic Development would not say what businesses might occupy the kiosks and its three other buildings. However, Murphy said there is serious interest from several banking institutions both on island and off. “We haven’t confirmed anything yet,” said Murphy. “We’ve had interest from a number entities, and we haven’t confirmed anything yet.” At first blush, the Planning Board and its Planning Director, Andrew Vorce, had some concerns with Atlantic Development’s proposal. Vorce said that the board did not like the 10 kiosks on the Pleasant Street side of the development and wondered whether the development would be mixed with commercial and residential uses. “There were comments about the parking and the placement of the [big] building; that it leaves a lot of parking in between,” said Vorce. Some board members wanted it flipped so it was actually closer to the corner of Pleasant Street and Sanford Road. “What we did talk about was the concept of liner buildings, which are smaller buildings that would block off the view into the parking area and would maintain a streetscape along the street.” Vorce also indicated that Atlantic Development has had some discussions with the Nantucket Boys & Girls Club about possibly expanding their football field, which, according to Vorce, is not regulation size. Other offsite benefits would likely include extending sidewalks up to the Boys & Girls Club, along Pleasant Street and Sanford Road. Vorce said Atlantic Development is receptive to this idea. He added that the board would 20

also like to have Atlantic Development straighten out the Pleasant Street end of Sanford Road — a private road that could be made public during the development process — making its southeast corner less severe. Despite the board’s and his initial critique, certainly standard issue for the early stages of any new development on Nantucket, Vorce is optimistic about the sketch plan. Atlantic Development is

expected to present a revised plan to the planning board on March 31 for further advise, before submitting a definitive plan for review sometime in May. “It’s interesting. You would just wonder… I guess that’s a good sign somebody’s saying there’s a market for this and that tenants are willing to sign up,” said Vorce. The property is assessed at $4,062,50.
