So you finally decided to be a homeowner. Congrats, but that was the easy part. Owning a home goes well beyond buying concrete blocks, sand and cement. There are financial and legal considerations, as well as hiring a builder/contractor and choosing windows and other accessories. But what’s the best way to proceed, you ask? How do you go about it?
Should you buy or build? If you buy, how do you address renovations to make it truly yours?
If you build, what style of kitchen do you want? What kind of appliances will enhance the space? What kind of furniture?
Now switch your attention to outside the house – even more questions to answer. Do you want an extensive “engineered” garden or just let the grass grow? Shade trees? Potted plants? Guard wall? If so, how tall? Is there a pet to consider? What about security?
In this edition, Smart Homes will answer as many of these questions as possible to make your lifetime decision more fun than frustrating.
This edition will also help you leave a lasting first impression on visitors to your home with tips on creating an overall property that makes you the envy of the neighbourhood. Ideas about kitchen design are endless. We are offering some unique ways to upgrade this space to make it the real heart of the home. The living, dining and bedrooms are not left out either.

The problem with summers getting hotter is that it means either investing in an air-conditioner or suffering through the blaze of summer. The best option, though, is to make a comfortable place to be at peace outside of your home.
The 21st century has come with great advents in technology that can weather many things. Solar lighting fixtures, water-resistant speakers, and even portable projectors are all ways to bring a bit of the indoors out and get comfy in the open air when the heat inside becomes a bit oppressive.
The ability to transform a backyard into a fully functional entertainment area has become easier and more compactly controllable within the 21st century. From pool pump controls to weather-proof television arrays and surround sound hidden in decorative rocks or plant pots, you can transform your deck or outdoor living space into the completely integrated living and entertainment experience of indoors.

pretty purple flowers. A perimeter of lush plant life can be the basis for building up your outdoor oasis. If you’ve got a stone or wood deck, choose furniture that flows appropriately with the textures and colours at hand.
Pergolas and other outdoor roof spaces may not offer complete protection from rainy evenings but additions of awnings or drop-down guards for when rains come can keep you enjoying your outdoor space in any weather.
After creating your privacy barrier and shelter for where your intended melding of the comforts of inside with the quaintness of nature is to be, figuring out how much you can do with what you’ve already got is the next step.
You don’t need a huge verandah to make for a cosy and functional exterior room. A sectional couch is a great way to go as the pieces can be customised to purpose. Pull apart your couch and you have a little more seating, push all the pieces together and you can create a cosy day bed for relaxing in the cool night breeze.

Hanging plants from the corners and along the edges of patio roofing can also create a semi-barrier between your lighted area for relaxation and the deeper dark of the rest of your yard. Speaking of lighting—crazy bright lights are not the way to go when it comes to illuminating your outdoor areas.
The key to keeping outdoor spaces comfortable is atmospheric lighting. Making an outdoor space more liveable
should involve a flow and Feng Shui that melds with nature rather than clashing in contrast. Fairy lights can mimic stars or fireflies, while warm amber lights aren’t as harsh as straight white LEDs.
A great addition that is unusual for outdoor spaces can be a rug to offer some comfort to bare feet. If your outdoor space doesn’t get inundated with water every time it rains, a soft rug could make your space more inviting for shoeless comfort at night.

They say don’t judge a book by its cover. Sure, that’s a great lesson to teach to children. However, most judgements begin at face value. That’s precisely why the covers of books are made to be eye-catching. The same goes for homes. Whether you’re looking to resell or not, another adage states that first impressions are everything.
No one likes to be accused of being judgemental. However, judging is how we determine our initial interest in literally everything a human decides to take on. The
amount of work that home sellers put into the appeal of the exterior of a home is directly related to the influx of interest that will be generated in the property.
So many factors can decide whether or not people will be interested in purchasing or even visiting your abode depending on the presentation of its exterior façade. Humans are phenomenal creatures. Our brains do many weird things. Associating random shapes with familiar patterns is one of these amazing things.
Pareidolia is the tendency of humans to interpret meaningful images from random patterns. Think about it like seeing shapes in clouds or the man on the moon. Likewise, we associate the front of a house with it having a face. The presentation of a front yard, fencing, gardens, and a generally appealing exterior is going to either invite and intrigue or drive people away.

a face-lift. The biggest differences can come with the simple upkeep of your home’s street-facing front. A well-maintained yard, sharp edging from grass to path structures, weed-less driveways, and not having mould or visible water damage dragging down from windows and walls is a good way to start.
From cosmetic improvements to simple maintenance and going bigger to a bit of landscaping, beautification of the first thing people see when they approach your house can not only improve interest in purchasing, but it can have a marked psychological effect on you approaching your home every day. Especially in the Barbados realty market of today, standing out can be a little difficult. Across the island, developments are popping up with increasing frequency. Sure, many of the new developments boast different styles of homes within the same neighbourhood to break up the seeming monotony of cookiecutter houses. However, what makes one stand out from the other is a touch of personality.
Everyone has their individual taste and preference, whether it’s a black steel gate, a white panel fence, or an open front garden area for the world to see—customising your curb appeal can create a sense of inviting or craft a private space to offer a sense of a cosy sanctuary separate from everything else.
The most common-sense improvement to the exterior, as mentioned earlier, is in clean edging from grass to stone areas, wellmanicured shrubbery and other flora, and clean surfaces that are free of mould or fading faces.
A quick, easy, and, most importantly, cheap way to brighten the front of your home is by colouring your front door or adding accents to the entrance of the
abode. Some carefully laid tiles around the door frame, adding some potted plants, and a quietly contrasting coloured door can make a statement with very little effort.
Blues compliment the greenery of plants, and pastel colours can add a little quaint touch while also giving your entrance a little bit of a pop. Cute window shutters can also improve the look of the front of your house as windows are like the eyes of your home, and a charming shutter can add a bit of whimsy and a sense of completion to boring window frames.
A work of art can also set you apart. A medium or large hanging piece can add a little focus to bare walls on the front of your home. Large, windowless walls create negative space and a feeling of something missing. Why not spice up an exterior wall with some woodcraft or other relatively inexpensive adornment?
Going along with the idea of shutters to add interest to bland windows, little box gardens with vibrant green plants can also transform windows into points of interest. The type of lighting you choose should also accent whatever additions you make to your exterior.
If you’re going to the trouble of adding plants to a walking path, flowers to window boxes, art to empty exterior walls, or other sculptures, plants, or fixtures— illuminating these additions is a must so that the intrigue and personality can pop in the late evening as well.
Having a cute-looking entrance when guests arrive in daylight can be just one aspect as your curb can transform into an entirely different atmosphere when the sun goes down and soft amber or cool lighting comes on to emphasise all the trimmings you’ve added.

Just because many people have completed a journey, does not mean the road is straightforward. It’s hard to know the pitfalls and twists a road takes unless you walk it yourself. Six months ago, I decided that I no longer desired to be classified as a renter. I would stride with confidence into my financial institution with a particular house in mind, apply for a mortgage and start my life as a homeowner. I was then presented with so many documents, fees and conditions that I thought maybe another few months as a renter might not be so bad. Six months later and wiser, I am setting out on this road to home ownership again, and we can find out the steps first-time homeowners have to take, together.
While it may be tempting to look at houses on the market to see what is available, pick a house and try to make that dream happen, that is not the first step of the journey.
1) Obtain a mortgage certificate.
My first visit was to my preferred lending institution with your job letter and two most recent pay slips as I am employed with a company. If you’re self-employed, recent tax filings and bank statements are required here. This lets the financial institution have an idea as to exactly how much you qualify for. Some sellers won’t start negotiations unless you have this certificate. You don’t want to find the house of your dreams, fall in love with it, and then realise that based on your income, you won’t be able to afford it. At this stage, you can discuss with your lending institution what kind of mortgage you will be getting. Some places may offer between 80-95 per cent financing, where you would still have to pay some form of a deposit, and some places may offer 100 per cent financing, up to a certain amount. Something to keep in mind, 100 per cent financing will mean a higher interest rate and will probably lower the total amount that you will qualify for.
2) Take a look at the market.
With a set figure to work with, it’s time to look around for a house in your price range. You can do this yourself or you can go via the route of a realtor. Alternatively, another option for potential homeowners is to build their own house. You can find a plot of land and have a house built to your specifications, provided it falls within the budget. I have decided to go with a realtor as they know the market far better than I do. I go with my mortgage certificate and give them an idea as to what I am looking for, and I let them get to work.
3) Keep legal fees in mind!
This was my first real taste of disappointment in my home ownership journey. I genuinely thought that if my financial institution approved me for a $350 000 mortgage, then that means I would be able to get a $350 000 house. I was sadly mistaken. Legal fees have to be taken into consideration. If you chose to pay the legal fees out of your pocket, then you will be able to get as close to your mortgage certificate as possible; however, I have to inform you that legal fees can range from as “low” as $4 000 and reach up to $15 000 (this is the highest I have heard, but I would not be surprised if they can reach higher). If you are anything like me, you just would have felt a sinking

feeling in your stomach when you read the figure of $15 000. I will offer you a reprieve from that financial dread and inform you that banks and credit unions allow you to pay legal fees out of your mortgage amount so your $350 000 qualification amount is more than likely going to be approximately $340 000. I was advised to assume legal fees are $10 000, subtract that from your qualification amount, and use that new amount as your house budget.
4) Make an offer.
Once a house has been found, here is where the loan will begin being processed by the lending institution. Depending on the amount of time that passed, you may have to resubmit some documents such as a job letter and payslip or your relevant financial information as these are only valid for around three months. The offer letter stating there is intent to sell the house to you as well as a valuation of the house also has to be presented at this point. Having a life insurance policy is also necessary. I already had a group life insurance policy from my job; however, that was not enough. An individual life insurance (or term insurance) policy is needed, equal to or exceeding the value of the house. A house insurance policy or quotation has to be presented at this point as well. As long as the lending institution does their assessment and your mortgage has been approved, they will draft an offer letter that will have all of the conditions and information about the mortgage. An instruction letter is then sent to the lawyer, so they can begin drafting the actual mortgage agreement. At this point, the correspondence is mainly between the legal teams.
Although there is still more to be done, there is not anything further for us to do, but wait. They are monetary disbursements to be made to the owner of the property, but the legal team and the lending institution take care of that. The process usually takes on average about three or four months if everything goes smoothly, and at the end of it, you would be in your brand-new house.
For me this was a learning journey because I did not have all of the steps, so there was a bit of starting over for me to do, but I am hopeful that this should give you an insight as to what you need to do to be called a homeowner.

Even a small in-ground pool is likely to run between $20,000 and $100,000, obviously depending on size, design, and difficulty of installation.
However, the addition of a pool can not only afford an area for activity and a place of refuge from the heat, but it will also greatly increase the value of your home. Even a small above-ground pool can become a centrepiece for your backyard and turn a regular garden into an oasis.
There are many options for creating a unique space with the addition of a little soaking area. The cheapest option for anyone interested in adding to their backyard appeal is definitely going to be an above-ground plunge pool or even a hot tub. Of course, you’re unlikely to use the heating function during the day, but a little warmth in the cool of the night will make you feel even cooler when you exit and return indoors.
You may think an above-ground pool or Jacuzzi may stick out like a sore thumb in your backyard, but all it takes is some wood panelling, a few shrubs, a royal palm or several, and you’ve got yourself a whole separate space that also has a natural flow and feel.
Whether you plan on going big with a large pool hosting a shallow shelf for relaxing in the sun while not being fully submerged or going for a plunge pool option as a tiny oasis, the greatest value a pool addition brings will be in the memories made around and in its waters. The current trends in home design and architecture for Barbados and the Caribbean are a fascinating blend of cultural influences, sustainability, and the celebration of the region's natural beauty. The region's pleasant climate encourages the blending of indoor and outdoor spaces. Tropical Modernism/Biophilic design is a prevalent design trend in the region, combining modern architectural elements with the tropical environment to seamlessly integrate indoor and outdoor areas through open floor plans, expansive windows, and outdoor living spaces. Expansive verandahs, covered terraces, and courtyards with an increasing trend of creating ‘Al fresco’ dining spaces are all designed as extensions of the living areas, creating seamless transitions between the interior and the natural surroundings. We will see more designs utilising natural materials, water features, living green walls, and ample natural light to create spaces that foster well-being and harmony with the natural

world. Additionally, the demand for flexible and multi-purpose spaces will increase as lifestyles evolve, requiring designs that can adapt to changing requirements while ensuring longevity and functionality.
Looking towards the future, we envision a continued focus on sustainability, technological advancements, and the creation of immersive, experiential spaces. The integration of sustainable practices is also on the rise in Barbados and the Caribbean, with homeowners and architects incorporating energy-efficient systems, locally sourced materials, and renewable energy sources like solar panels. Technological integration is expected to shape the future of home design, with smart home systems and automation enhancing functionality and comfort. Integrated systems for lighting, security,
and energy management will enhance convenience and efficiency.
Unfortunately, one of the major factors which will steer home design for the future is the high building cost in Barbados. This will greatly impact the aesthetic features of homes; architects will have to get increasingly creative to balance a budget and good design. As an architect with the Blue Print Management team, I am excited to contribute to the ongoing focus on sustainability, technological advancements, and adaptable spaces that enhance the lives of residents while maintaining a deep connection to the natural surroundings. By embracing these trends and continually evolving our design styles, we at Blue Print Management aim to create spaces that not only embody the unique essence of the region but also cater

Christopher Barnett is a licensed Architect and a graduate of The Caribbean School of Architecture at the University of Technology (UTEC H) in Jamaica, graduating with a Masters of Architecture and a Bachelors of Arts in Architectural Studies (Hons) and an Associate Degree in Built Environment. While finances are the most spoken about when it comes to buying or building a house, discussions surrounding other advantages and disadvantages of both processes should be considered. As mentioned previously, the upfront costs associated with building a house can be a challenge, especially if you do not have the financial backing. Outside of that though, there are other things which can make the process strenuous and draining. Additional limitations include the time factor which can be up to seven months and sometimes over ten years. This one in itself places a risk on the individual when it comes to stability to maintain their current living condition while investing in the construction of the home. While these are cons, there are some major benefits of building such as complete customisation, ideal location
and the comfort that you have avoided debt.
One of the best things that have happened in the real estate market is the ability to combine house and land packages into a monthly fee. This allows for consultation with a finance officer to determine what you can afford to pay for during the repayment period. However, a lot of the packages are limited to one specific location with similar layouts and plans for all the homes which can limit creativity. In addition, many of these packages come with mandatory covenants which can present limitations to customers such as entrepreneurs.

Barbados is a small island. This country is prone to dastardly stretches of sun-beat heat and equally dismal expanses of extreme rain. Coupling up with those extremes is the ever-present salt air, courtesy of the constant humidity and proximity to the deep blue that surrounds us.
This combination of conundrums leads to a difficult time in maintaining outdoor spaces. Metals swiftly rust from the salt and humidity, stone, tile, and wood accumulate unsightly mould from wetness, and all manner of surfaces suffer from bleaching when the long, dry, and baking days take hold.
Barbados is a beautiful country that offers long stretches of the year where enjoying the outdoors is one of the mainstays of gathering together. The leading cause of damage to outdoor furniture, especially in sunny Barbados, is the sun’s ultraviolet (UV) rays.
Wood, painted metal, plastics, etc. are all affected by the harsh rays of the sun. The
unrelenting heat from ultraviolet rays cause bleaching, paint peeling, and resin breakdown in materials.
According to Outdoor Space Accents, “The sun’s UV rays will penetrate the surface material, break down the glue in the wood, and discolour it. This process takes years and can even go into decades, depending on the type of wood used.”
Unfortunately, the damage from the constant sun can also increase the likelihood that other elements can further damage outdoor accessories. Once wood over-dries and begins to split and break down, rain and wind can team up to take down your furniture even faster. Once moisture enters, then comes the potential for swelling and the growth of moulds.
Even weather-resistant cloth coverings for cushions that are crafted specifically for outdoor spaces can be susceptible. Once the heat begins to break down the structure
of materials, they become more brittle and can stretch, become thin, lose elasticity, and eventually break down completely.
Even metal furnishings will eventually oxidise and corrode due to long and intense exposure to the sun. Many materials can take ages to weather from just the sun, but adding in all the other weather factors and combining them will take a toll on your outdoor space’s look and structural integrity.
Strong plastics, treated metals, expensive but durable woods (like Brazilian walnut), etc. are the best way to prolong the inevitable. However, covers for all your accoutrements is probably the best way to expand their lifespan.

Garden benches are a very popular fitting placed outdoors for comfort and style. In Barbados, most of these benches are some sort of metal, cast iron or aluminium, with wood panels for the seats. The wood of these popular seats doesn’t last particularly long as mould and fungus will eventually take them over and rot the wood making them unsafe for sitting.
A new wave of these types of garden benches are made of hollow aluminium which is light and durable, but nothing lasts forever. These metal models will eventually succumb to rusting, especially if placed in grassy, shaded areas, and in direct sunlight as well. There’s really no escaping the inevitable decay of things.

There are multiple options in the furniture protection world for water-resistant and even hydro-phobic stains and paints that can help your wood endure longer than its regular lifetime.
For plastics, a colour restorer with protection against sun damage and oxidisation can be applied to the surface to help extend its life and bring back the colours of its initial interest. Speaking with your favourite garden supply or hardware retailer is the best way to find the best product to protect your particular pieces.
For metals like steel, iron, and aluminium, pressure washing alone may be enough for most, but a Rustoleum paint job can prevent oxidisation from occurring too quickly. We in the Caribbean have a habit of keeping household appliances for a very long
time because these things are expensive and we want to get our money’s worth. However, studies have shown that this habit is counterproductive when it comes to saving money. All appliances have life spans and increase energy bills once their shelf life is passed as they become less efficient at regulating the energy they use. The reason for this can range from wear and tear of the parts to just the device becoming inefficient due to age. So just how long are you supposed to keep these devices around in your house? Let’s take a look at the more common ones.
Refrigerator:
On average a refrigerator has a very wide life span, depending on the quality. They can last for about 10 to 20 years. Once your refrigerator is past the 10-year mark, there are signs that can tell you it may have more days behind it than in front, and it may not be a good idea to spend money on repairs.

the internal temperature. A refrigerator that is too loud or makes no noise at all is also a worrying sign. If it’s too loud, it means the motor is being overworked, and if it is making no noise at all, it could mean that the motor is not running at all.
You can prolong the life of your refrigerator by cleaning the condenser coils of your fridge twice a year. Lubricating the door gaskets of the refrigerator can keep the lining elastic of the door well sealed and keep it running efficiently.
Washing Machine:
A washing machine has an average lifespan of 10 to 13 years. Most of the popular brands fall into this range. However, a few brands have managed to give their washing machines a 20+ year life span, so it would do you well to do some research before you make your purchase.
If you have had your washing machine for over eight years, intense vibrations when washing, the drum not filling with water, excessive leaking, water failing to drain, bad odours that won’t go away and the drum not spinning at the end of a cycle, are just a few signs that it may be time to start shopping around for a new washing machine.
As with every other bit of machinery, care at the beginning can prolong the arrival of “the end”. Do not overuse detergent, using too much can create excessive suds that accumulate in the machine. Ensure all pockets are empty before starting a load as coins, paper,
keys etc., can clog the machine hose. We are all guilty of sometimes leaving clothes in the machine because life tends to care very little about our wash cycle and we simply forget them in there; however, this can cause perfect conditions for mould and mildew and they can bring that foul odour, so try to get those clothes out of the machine as soon as the wash cycle is done.
Stove/Oven:
If you are someone that fast food restaurants know by name and delivery services are bookmarked in your phone, the life span of your stove will probably extend long after the flame of the sun dies out, but for people that use theirs regularly, the life expectancy is around 13 years for an electric oven and approximately 15 years for a gas oven. If you are someone that cooks for a family of four every day or you have a small homemade bakery, that life expectancy would drop.
One of the more common signs that it’s time to change your oven is excessive heat radiating from places it is not supposed to be radiating from. Most ovens are designed with vents for this heat to escape from, so if you are feeling excessive heat from the door or even the control panel, that is a sign that there is no insulation in the oven chamber and heat is escaping.
The best way to extend the life cycle of your stove and oven is to keep it clean. Wipe up any spills when they happen, within reason. A trip to the emergency room, because you tried to clean your oven while it was hot, will not help the longevity of your device nor help with your energy bills. Modern ovens come with a self-cleaning option that uses high heat to burn all spills and residue to ash; however, this may hasten the burn out of your oven, so this is one case where the oldfashioned way may work best.
Coffee Makers:
A small, yet integral appliance for coffee lovers, much like our most loyal canine companions, is with us for a good time, but not a long time as the average coffee maker lasts around five years. When the coffee taste starts to change or the water stops heating properly, it may be time to carry out the funeral rites and welcome a new maker. Not using hard water (water high in minerals such as calcium), and descaling your coffee maker with a mixture of half water and half white distilled vinegar, will ensure that you have this treasured appliance with you as long as possible.

Over many years, we accumulate property. Some property is in the form of real estate, your house or business, and other property is in the form of movable items which we refer to as contents. If we think about having to replace any of these from one single disaster, we will quickly realise that most of us cannot. A building (business or house) is one of your most valuable assets. The financial and emotional devastation associated with the loss of property is incomprehensible.
What Can We Do?
Especially in these tough economic times, to protect what we have, we can purchase insurance. Property insurance may cover the cost to rebuild or repair the house or business and replace the contents. It is best to insure your house or business for the replacement cost.
The premium for insurance, when you consider the loss of your possession(s), is a small price to pay.
What Does Property Insurance Cover?
The cover under a property insurance policy may include, but is not limited to, damage because of:
• Fire
• Hurricane, windstorm, and sea wave
• Flood
• Fallen trees
• Landslip, subsidence, or ground heave
• Lightning and explosion
• Earthquakes and volcanic eruption
• Expenses associated with having to rent alternative accommodation if the house becomes uninhabitable after a disaster.
What Is Included Under Property?
The structure(s) may include:

Insurance is readily available and affordable from GIAB member companies for concrete, wood and concrete and wooden properties. Not all are eligible for catastrophe cover, so it is best that you speak with your insurance company for guidance.
What is Excluded?
Insurance policies contain information on what cover is offered by an insurance company as well as what is not covered. What is not covered is called an ‘exclusion.’
Some of the exclusions are:
• Normal, everyday wear and tear
• Leaving the property unoccupied for over a specified number of days
What are Deductibles?
A deductible is an amount of money that you are responsible for paying towards an insured loss. A deductible may be a fixed amount or a percentage. The percentage, which is usually for catastrophe losses is typically 2% of your sum insured.
What is Underinsurance?
Underinsurance is insuring your property (house, contents, or business) for less than what it would be to replace it.
What Happens If I Am Underinsured?
If you are underinsured, that is the equivalent of stating that you will be responsible for the difference between the total rebuilding cost and your sum insured.
Example: Property valued at $500,000. Insured for $250,000.

Many people are of the mindset that going green might be too much effort or too expensive to revamp their lives to make any real difference. Thankfully, that is certainly not the case. As a matter of fact, going green in many areas of your life can not only save you money but make you money.
The 21st century has gifted us with the ability to recycle nearly every waste product that our lives accumulate. Whether you’re composting your food waste, recycling paper, card, and boxes, or returning bottles (glass and plastic), it is possible to recuperate some of the money spent on the items being recycled, reclaimed, repurposed, or whatever creative way you find to minimise waste.
Spending now on adding solar panels to your home means you’ll be putting power back into the Barbados electric grid and, depending on how many panels you tip your house’s hat with, you could be getting a cheque every month.
Adding flora around your house can decrease your need for AC use, having open planned living areas increases the flow of air, and, of course, monitoring your energy use are the best ways to get a little greener in the 21st century.
