ow do we define an Ultra Prime Property? Do we rely on price per square foot, absolute value, city, country or type of property? Is a property 'Ultra Prime' only when it is located in a 'safe-haven' city such as London, New York or Geneva? Is the Ultra Prime market expanding geographically or will these properties only ever exist in certain areas of the world? The subjective nature of the question and the everchanging realities of the property market within an increasingly globalised economy mean that property market commentators and participants may find it difficult to agree on a true definition of 'Ultra Prime'.

Whilst a small number of deals each year are transacted at $100m+, these transactions are often newsworthy (such as the recent $100.5m sale of a residence in Manhattan's One57 development and the 2014 sale of Connecticut's $120m Copper Beach Farm). The majority of the transactions in this niche consist of homes sold between $10m and $50m. In London, arguably the epicentre of the global property market, there are currently no homes for sale on the open market at $100m+ although clearly off-market transactions do also take place.

ULTRA HIGH NET WORTH
he world's population of approximately 200,000 Ultra High Net Worth (UHNW) individuals – described by Wealth-X as those individuals with net assets of at least $30m – are the principal participants at the top of the market. The global mobility of the UHNW population, their appetite for owning property around the world and the multitude of choices which lie before them mean that their purchases are primarily driven by want rather than need. This means that whilst transactions at the top of the market can be completed very quickly indeed, the opposite is just as likely. Buyers with ample liquidity and numerous options – including not buying at all – are rightly inclined to be tough negotiators whilst sellers are often disposing of a property out of choice rather than necessity and thus can also afford to be patient waiting for the right offer. In contrast to the mainstream property market where most
buyers are looking for a principal home, buyers in the Ultra Prime category purchase for a number of additional reasons including: as a 'safe-haven' asset, to enhance a lifestyle (e.g. a vineyard or ski chalet), for business reasons (a base in a global city where the principal might be based for large parts of the year), for family members, as a hedge against inflation or as a residence which generates an income (such as a working ranch). Whilst every $10m+ property may not be Ultra Prime, the vendors and agents of any $10m+ property should take a global view on marketing in order to maximise the speed of the sale and the sale price achieved. concept is one of only a few in the world – with similar designs now in Singapore and New York – yet perhaps it is Miami where the concept will work best. Miami, long favoured by the rich of Latin America and the US, is perfect for cruising around in the latest supercar and thus it seems fitting that a love letter to to the automobile – the Porsche Design Tower – has been incredibly well received here. With 80% of the homes in the tower quickly under contract, a $32.5m penthouse and – according to the developer – two dozen billionaires under contract, this is a truly Ultra Prime development.
A WORLD CITY Now enjoying an incredible renaissance after some turbulent years, Miami has not only covered up lost ground, it has emerged as a genuine world city. Whilst not quite competing with New York and London, the city has benefited from an influx of investor money – often from Latin America, though increasingly from around the world. Russian, European and Asian buyers have realised that not only is Miami an exciting and vibrant city with an increasingly large financial services industry, it
also offers an excellent quality of life – in terms of climate, leisure pursuits and – with world class art galleries and the emergence of Art Basel Miami as a key destination on the social calendar – as a cultural hub. With direct flights from China to Florida expected in 2016, the surge in new developments which cause many to worry about another property crash, may well represent a step change in Miami's fortunes and a recognition that this is one of the best mid-size cities in the world.
DEVELOPMENT BOOM Although Gil Dezer's project is certainly unique in Miami, it is not alone in striving to reach the pinnacle of ultra prime living. A swathe of new apartment blocks are both under construction and awaiting approval in an environment which even a few years ago would have seemed unthinkable. Investors, hedge funds and developers are all pouring huge amounts of money in to a thriving real estate market, which unnervingly, feels like it will only go up. This however could genuinely be the beginning of a new era for the city. Mayi de la Vega, CEO of One Sotheby's Realty, Miami commented: 'Last year’s resurgence in new residential developments has resulted in a real estate market that’s hotter than ever. This is partly due to “starchitects” such as Piero Lissoni at the Ritz-Carlton Residences and Zaha
Hadid at One Thousand Museum bringing Miami to the attention of global media. The area hasn’t seen this level of creativity and attention to detail since its Art Deco and Mid-century Modern heyday.' Having shaken off much of its seedy reputation some years ago, Miami now has a plethora of cultural events which would make many great cities around the world envious. Coupled with a warm climate, generous local income tax laws, ongoing wealth generation in Latin America and an awareness globally that it is a place to do business (Miami is a thriving financial centre with a large concentration of local and international banks together with hedge funds, private equity and venture capital), Miami is a city on the up

ayfair, London. The location of many of London's most expensive properties and, arguably, the epicentre of the global Ultra Prime property market. Certainly lured by the numerous lifestyle benefits on offer but more importantly the city's 'safe-haven' factor, the world's Ultra High Net Worth population have flocked to London, and Mayfair in particular, to park their money. At the heart of Mayfair's property market is Beauchamp Estates. Led by the tireless Gary Hersham, Beauchamp's team routinely transact multi-million pound deals in a number of London's prime areas and produce sales of £1bn per annum. Gary's passion for London property has helped him, together with business partner Penelope Court, build both a loyal client list of wealthy individuals and a business which encompasses offices in London, Cannes, Florence and Mykonos. Beauchamp have active plans for further expansion and also provide a comprehensive range of services via their Mayfairbased Private Client office. Activity in the Ultra prime market appears to be brisk. How is business for Beauchamp Estates currently? The top end of the market is strong, there are some very, very good products on the market though not very many of them. There are some very good buyers around at the moment, most of whom have bought beforehand however there are not that many fresh buyers coming in to the market, in other words buyers that are unknown. There are not the same amount of top end buyers as in the last year but the quality of the buyers that are around at the moment is superb. What is currently your highest value listing in London? We've sold quite a bit recently. We're under offer on a property where we were asking £39m, we've sold a property in excess of £40m recently and the highest that we have on our books at the moment is in the order of £40m. Price performance at the top end of the market has been strong over recent years, do you see that continuing over the next 5 to 10 years?

London is, has and always will be a city that is the focal point of purchasers' attention in the world. London, because of all its safety factors is a magnet for the very rich to come and live. In my 40 year career, I have seen a constant stream of rich buyers coming in to London and buying their homes throughout that period. There have been one or two pockets of quiet, for example, the most recent was the post-Lehman's period but if one looks at what happened up to the Lehman's situation in terms of sales over £25m there were probably something like 20 sales in the year prior to that September but if you take the twelve months from the following March there were over 40 sales. So the answer is very, very simple; I believe very firmly that neither markets nor political situations, nor taxation will ever effect the desire of the rich to buy prime central London property. Does continued rhetoric about mansion tax (in the UK) have any effect at all on the decisions at the top end of the market? Well its not a question one can answer in one go. Certainly there are going to be people who won't be terribly happy with having to pay a mansion tax but with stamp duty now at 12% for the top end of the market (15% in a corporate envelope), will an additional annual tax affect the value? I think if people need to or want to buy in London, they will understand that's one of the prices of owning a house in London. But the other thing that people [when they comment on Ultra Prime property] don't seem to ever focus on is 'what is the running cost of a £20m or £30m house?'. You have all of the ancillary costs of running a house – not related to water, light, gas and electricity. What a man has to take out of his pocket to pay to keep his house in the way he wants to keep it with food, guests, wine, staff, cars, drivers etc. I think you've got to say as a general rule, a £25m property can cost somewhere between £0.5m and £1m per annum to run and so everything else pales in to insignificance. With regards to France (Beauchamp Estates has a Cannes office), has the relatively unfavourable tax and general political climate affected the decisions of UHNW buyers? There have been some very big sales in the South of France. Of course there is taxation if you transfer an asset. There's a huge amount of tax to be paid if you dispose of an asset within a certain period of time and I believe that period is now 30 years but generally speaking, if you look at the time frames of people buying in the south of France, it's not a question of 'will I have to pay tax if I dispose of it', they're buying it for the long term and will hold forever so it doesn't really count. There are two types generally in the top end of the market there, the Arabs and the eastern Europeans, and they're not tending

to consider any tax implications because those are post-factum. Those tax implications only come at the point of sale – so it's not really affecting things and we've had some very big sales there too over the last year or two. Are you seeing more money coming in from Asia? A lot is written about Chinese buyers in the London market but this activity doesn't seem to be in the Ultra Prime end of the market. The ability for mainland Chinese to extract money from China isn't clear yet. As far as I understand it, the Chinese can buy commercial assets abroad, they need a licence to do that and that's relatively easy to obtain. It's very much more difficult for them to extract money to buy property for their own use abroad. We have seen a few sales from mainland Chinese but they are around the £3m to £5m range so not at the top end of the market. I haven’t seen very many mainland Chinese individual purchasers – of course there have been some very noted and notable purchases of huge chunks of property but they are either sovereign funds or government institutions. I'm given to understand that some Chinese have managed to get their funds in to Singapore and then buy via Singapore. We’ve highlighted Mykonos as quite an interesting place for Ultra Prime properties. What made you decide to open an office there? We've had our Mykonos office for six or seven years and we opened it for the same reason we opened one in the South of France and one in Italy, because we are dealing with the same applicant base who want the same types of properties as they do over here in London. We've recently sold the most expensive house in Mykonos – that was €7m and we're now seeing a resurgence there with sales taking place. Mykonos was always isolated from the economic troubles of Greece and it will continue to be so. Do you think Mykonos could rival other Ultra Prime island locations such as Ibiza and Mallorca in the future? It could certainly rival Mallorca but Ibiza is coming in to its own. Ibiza values practically doubled in the last year. Certainly 2014 summer rental costs completely doubled from summer rentals in 2013. Ibiza has always been a very well-loved place and I think it's going to be much more frequented than it has been in the past. Do you have any plans for new overseas offices elsewhere? Yes we do, but I can't disclose where.
If you have a 'normal' week, can you describe it to us? Are you entirely London based? Yes, I'm completely London based. A normal week for me is Monday to Friday and Sunday. I enjoy what I do and most of the time I'm showing properties, going to meetings, taking instructions on new properties etc all from very early in the morning to very late at night. I work – on an easy week, in the order of 55 hours and it can go up to 70 hours a week. Do you think that new builds in less established areas in London will find it more difficult to generate buyer interest as opposed to established areas like Mayfair, Belgravia etc? Yes. London hasn't changed. Areas haven't really grown in London. Fulham is still Fulham, it's more expensive than it used to be but it hasn't kept up the pace with price increases in prime central London. Nothing has. So if we look at prime London – Hampstead, St Johns Wood, Mayfair, Belgravia, Knightsbridge, Holland Park, South Kensington, Notting Hill Gate, Regents Park – those have risen quite considerably. The best areas will always remain the best areas. Outside those areas where one tries to say, 'this is going to be the new prime central London', it's not going to happen. How much has the internet changed your business over the last 5 to 10 years? Enormously, the speed of delivery of details, the speed of receiving enquiries, we receive a huge amount of internet generated leads. My uncle is 88 years old, he uses the internet, he uses an iPad. Everybody from young to old uses mobile phones and has some form of tablet. Yes, enormously. Another of our interviewees (Jeff Buerger of Hall & Hall) produces marketing videos for high-value ranches, have you used or considered using videos to promote your properties? No. We do produce a few walkabout videos for properties. We have a system where we do that for one in every five or six properties but at the end of the day, hard copy manuals, magazines and the internet work. All the other things are secondary for us. Do you offer additional services? Our private office (also in Mayfair, London) deals with everything for our HNW clients. Anything; privacy, property, sourcing staff, anything that they want we do for our clients with the greatest pleasure. That does two things for us. It brings us extra sales in and it keeps our clients close to us

For those readers not aware of your company, can you summarise the services offered by United Design Partnership and where we may have viewed or experienced your work? I founded United 20 years ago. In the early days United was best known for luxury hospitality, bar and restaurant interior designs such as the iconic Dolder Grand hotel in Zurich, The Metropolitan hotel in London (including the Met Bar and Nobu restaurant), The Clarence hotel in Dublin (for U2’s Bono and Edge),

In 2008 we were approached by business property tycoon Gerald Ronson to work on his new ultra prime residential project in the heart of the City – The Heron. Since then United has built up a strong residential portfolio which includes the penthouses at the two recent developments by Berkeley Group: The Tower, One St George Wharf and Cambridge Penthouse, One Tower Bridge. Today the company is busier than ever and has a reputation for outstanding luxury interior designs with over 200 international projects in 20 countries.
Can you tell us about some of the projects you are currently working on? We are currently working on several luxury residential projects in London which include One Nine Elms for Wanda One(UK) Ltd, Riverwalk for Ronson Capital Partners, Lille Square and Earls Court for CAPCO, Southbank Place for Canary Wharf and Qatari Diar and St John’s Wood Square for Craigewan. We are also working with the Related Group on several projects in Brazil such as V House Boutique residences in Faria Lima (São Paulo’s answer to Bond Street or Fifth Avenue) and a project called
Parque Global. United was responsible for the branding as well as the design. United always carry out extensive research for every project we are involved in and this research leads the branding, narrative and design. We were impressed to discover that the city of São Paulo has more than 30 parks and over 15 million square meters of green space. Parque Global sits at the heart of this space. The city is also well known for its international and cultural diversity. We wanted to celebrate this with a unique residential concept. As a result our branding and design for the 5 luxury residential towers was inspired by 5 international parks. Prospect and Sempione towers have recently

launched and are already 90 percent sold. We have some major projects in the pipeline for Brazil off the back of this successful project. Finally we are designing new projects in Miami’s exclusive Edgewater district, including Paraiso Bay which is currently under construction. Prior to the launch The Related Group experienced record sales, including international DJ David Guetta and world tennis champion Arantxa Sánchez Vicario. At what stage in the process does UDP generally get involved with new residential projects?
United is involved from the beginning and work closely with the architect and/or developer. We understand how important functionality is and how we can add value to their space plans. We have years of experience and know what connoisseur clients are looking for. We carry out all the aspects of the design from the architectural review to the implementation on site. How much of a different approach is needed when working with Ultra Prime properties (compared to the 'standard' luxury market)? Is there an additional level of expectation from clients because of the monetary amounts involved?

Yes. The high end clients we work with often own several homes around the world and have very high expectations that require a high attention to detail. As I mentioned earlier we always carry out extensive research before we begin designing in order to provide our clients with a design that is relevant to their home, city or country. Every detail is thoroughly considered in order to create a design that is truly unique. It can be a fickle game though and you soon learn to expect the unexpected. For instance, we recently designed a £50 million pound penthouse and the client decided to buy the two £25 million apartments
below so they will have to be redesig ned from scratch. When working for high end developers, they always require you to design a scheme in order to give insight into what will be produced. It is not unusual however for a client to spend £25 million on a property only to completely redesign it no matter how beautifully it has been designed in the first place. Clients who can afford to buy £25 million penthouses can easily afford to spend £10 million refurbishing them. It is important that they are immaculately designed in order to sell, but it is not unusual for them to be redone once sold.

To what extent does the integration of new technologies now play a part in designing properties?
How much of your business is done internationally? How much has this changed for you in the last ten years?
It waxes and wanes. Some clients want everything at the touch of a button whilst others such as my good friend Urs E. Schwarzenbach (owner of the Dolder Grand hotel, Zurich) prefer simplicity and practicality. I sometimes wonder if technology has become over complicated to the point where some ultra prime homes require an engineering degree simply to make sure everything is running smoothly!
Approximately 60-70 percent is international work. This has increased steadily over the past 10 years and we are currently working extensively in the US, Middle East and Asia. Where, geographically, do you see opportunities for your company over the next ten years? Brazil is a growing market for us, as is New York and Miami.

Does your company benefit significantly from being based in London? Do you have any plans to establish offices elsewhere in the world? Yes the company benefits from being London based. Not only did we benefit from the luxury residential boom in London but we also appeal strongly to foreign developers and private high profile clients who want the kudos of working with a London based designer. In growing luxury residential markets such as São Paulo and Miami’s Edgewater district, a notable British designer can potentially set a project apart and is promoted as part of their sales and marketing campaigns.
United employs designers from all over the world and 10 languages are spoken in the office. When we are working on international projects we send out one of our designers to carry out extensive research and oversee and manage the project. We do not currently have plans to establish offices elsewhere. Operating at this end of the property market, you have clearly worked with some high-profile clients [UDP's website mentions Bruce Willis as a client]. Are you at liberty to tell us more about any other well-known individuals you have worked with and the types of projects you have completed for them?

I have had the pleasure of working with many high profile clients over the years. They include Bruce Willis, as you have mentioned, for who I designed a beach residence in the Turks and Caicos Islands and an apartment in Manhattan, Bono and Edge from U2, Bryan Adams, Brad Pitt, George Clooney and Rande Gerber to name a few. I am not at liberty however to disclose any more information on these projects. Are there any particular projects you have worked on that stand out for you as achievements?
The Heron which launched recently stands out as a great achievement as it was a groundbreaking residential project and represents the height of luxury living at the heart of the City. The project required a luxury hotel flavour and took about 5 years of extensive research and planning to complete. It has since been nominated for several ‘Development of the Year’ awards and the South Penthouse [host venue for the Ultra Primus launch event] is currently on the market for £15,000,000

l Fureidis – translated as ‘tropical paradise’ – is one of Montecito’s most celebrated estates and steeped in rich and colorful history. The estate was founded in 1906 by James Waldron Gillespie, a visionary hailing from New York who came to the West Coast looking for a location with a landscape and a climate that rivaled that of the Mediterranean. Originally known as a botanic garden, the estate boasts 10 acres of exceptional grounds offering the utmost in privacy and a variety of trees, many of which are over 100 years old. The estate was inspired by Gillespie’s world travels, and designed by renowned architect Bertram Goodhue, known mainly for his churches, museums, and monumental buildings. Goodhue’s works include the Los Angeles Central Library, Saint Thomas Church in New York City, the Nebraska State Capitol, and the Chapel and Original Campus of the U.S. Military Academy at West Point. El Fureidis is known as Bertram Goodhue’s outstanding Mediterranean Revival masterpiece. Together, Gillespie and Goodhue embarked on a yearlong trip to Europe and the Mediterranean region to gather inspiration for the estate; a significant portion of their journey included over 500 miles on horseback from the Caspian Sea to the Gulf of Persia. This journey birthed the concept of a grand Roman villa with Persian gardens, a very progressive architectural style for the time. Constructed of steel-reinforced concrete and retaining the original layout footprint, Goodhue built El Fureidis to last. The main house recently underwent a multimillion-dollar renovation with a careful eye for detail, preserving the historic elements of the estate, while equipping the estate for modern living in a new era. Many of the original fixtures and appointments remain, and are coupled with fully modernized and deluxe appointments in the bathrooms, kitchen, and laundry facilities, such as radiant floor heating, a steam shower, and top-end appliances. The renovation includes a second floor configured with three guest suites. The estate itself forms a rectangle with a bright atrium terrace at its center, and is accessed through an entry hall and a “conversation room,” a Byzantine-style alcove crowned with an 18-foot-high central dome that is decorated with a floral hand painted, gold and blue design in 24k gold-leaf modeled after the church of St. John Lateran in Rome. The conversation room has remained the piéce de résistance of the house. Offering numerous areas for entertaining, the public rooms of the estate are grand in style. Each public room is bathed in natural light from the numerous sets of double doors, which open to the central courtyard and other patio areas. The formal dining room is unique with a barreled ceiling painted in 24k gold leaf and depicting a scene of Alexander the Great conquering Persepolis by Henry Wadsworth Moore. The original signature by the artist remains intact. A musician’s
balcony overlooks the formal dining room and is accessed via a glass door. From the entry, one may enter the formal living room with lovely blue paneled ceilings, representing the heavens, and the neoclassical era of the estate. From the living room, the floor plan continues to a library, a sitting room and a lounge. Upstairs, an exquisite rooftop with three access points provides 360-degree views of the lavish tenacre property, Pacific Ocean, and the Channel Islands. The desirable Montecito climate allows the rooftop to be enjoyed year round, while expansive space for rooftop lounging and sunset views provide the perfect setting for events. The property is bordered by a seasonal creek and offers significant gardens and landscaping, originally Persian in design, and reflective of Gillespie’s fondness for palm trees. At one time, the gardens boasted more than 100 different varieties of palm and other trees, and today the expansive 10-acre grounds still harbor several century-old tree specimens, including a massive Chileanwine palm, Montecito’s largest Moreton Bay fig tree, magnificent king palms, a grove of coast redwoods, citrus and walnut orchards, and many others. The many terraces, reflecting pools, and gardens are enhanced by Lee Lawrie’s nine bas-reliefs located at the rear of the estate. Lee Lawrie and Bertram Goodhue collaborated on many projects, bringing Lawrie to the forefront of the architectural industry. Lee Lawrie known as one of the United States’ most influential architectural sculptors and likely best known for the sculpture of Atlas at Rockefeller Center. The nine bas-reliefs depict scenes from Arthurian legends, which form a band between the tops of columns on the south side of the estate and feature Lawrie’s signature etched in stone. The south elevation of the estate is dominated by a dazzling terrace of herringbone brick and turquoise reflecting pools, which descends via a walkway graced with additional water features – ending at a stately Roman temple or casino. The prevalent rectangular shape of the pools, terraces and walking paths in the gardens provide a tranquil atmosphere while water transports from one place to the next via narrow, shallow channels that are terraced to create cooling water. The estate includes numerous original brick pathways offering opportunities to take in the lovely trees, and to reflect on the peaceful atmosphere across the grounds. El Fureidis is a place of legendary provenance and has at times received credit for playing host to many memorable tenants and visitors, including Thomas Mann, Albert Einstein, Winston Churchill, Charles Chaplin, and John F. Kennedy. It is perhaps best known in recent years as a location for the 1983 film “Scarface,” and the wedding scene of Michele Pfeiffer and Al Pacino. The estate is one of only three residences in Montecito designed by Goodhue, and is a true piece of art history

Are price levels at the top of the market above prerecession levels yet? Various properties in Emerald Bay that have sold are approaching the pre-recession price points. Are your Ultra Prime ($10m+) sales driven mainly by domestic buyers or are foreign buyers influencing the market? The majority of sales are domestic buyers within Emerald Bay. How much of an influence does the 'safe-haven' factor have on the property market there? I think buyers have seen the historic statistics that indicate very “safe harbor� real estate placement of monies so they are very confident in the area to invest and live. How much has the top end of the market changed since you've been a realtor? Prices have gone up significantly in the 25+ years I have been in the business. The buyers are far more affluent from the days of the beach community being an upper income working class neighborhood. As agents for the landmark sale of the $59m Great Western Ranch (New Mexico) in 2014, Hall & Hall knew exactly who to use for the creation of an enticing marketing video – Aerial Imaging
(a company owned by Jeff Buerger of Hall & Hall). The result of their collaboration was a spectacular showcase of one of the world's most impressive private landholdings, with a cinematic production which brought the property to life. In our conversation with Jeff we discussed transaction activity in the ranch market and what it takes to create exceptional property videos.
Tell us more about the Great Western Ranch (recently sold with an asking price of $59.5m). How long did it take your company to shoot and edit the video?

through the power of video imagery. What we hoped for has happened in terms of the implementation of video, specifically the aerial component. Prospective buyers are able to get a much better understanding of a ranch through this medium while being captivated by natural beauty and simultaneously learning more about the property. Sellers, of course love to see their property highlighted in a way that appeals to their business savvy and emotional attachment to the property. The video becomes more than just an effective marketing tool. Have you found that videography is a niche method only to be used at the very top of the market or do you think it will become a mainstream tool? How useful are videos for marketing Ultra Prime Properties – a sector known for its dependence on networking and personal referrals? Without question I am 100% convinced videography will be a mainstream tool as it should be. For people that get it, video is already mainstream and has been for quite some time. I personally feel any high end marketing venue will benefit from professional videography services in general. Properties that are truly unique deserve to be recognized well beyond simple photography. Video benefits both buyer and seller. A quick Google search will present an overwhelming amount of evidence to support the use of video in nearly any market that specializes in selling a product. As an example Google is 53x's more likely to index a website with proper video content. Conversions are substantially increased and the use of video dramatically enhances SEO across the board. Clearly the name of your company [Aerial Imaging] implies that you are able to produce aerial videos and photographs but how much interest do you get from realtors and individuals wanting you to also capture non-ranch properties? We started Aerial Imaging Productions with an emphasis on marketing ranches through me being a partner at Hall and Hall. I wanted to do something completely outside of the proverbial box, very creative, artistic, and innovative. As a result of our beginning focus, we have been very fortunate to branch out into areas that frankly, we did not expect. Generically speaking we have been hired by very diverse clientèle including, production companies, music video producers, outdoor adventure companies, industrial parks, commercial and residential real estate and many other businesses and people. When we started AIP we wanted to have a strict business focus that provides tangible and added benefits to businesses and their story. Advancement in technology and increased use of unmanned aerial vehicles will grow exponentially, however, capturing video is simply the first step in the process. Telling the story in a compelling, informative and professional way is equally challenging.

At Hall & Hall, in addition to the Great Western Ranch you deal with a number of high-end ranch properties (the company has numerous $10m+ listings on their books). How has the market performed for these properties in recent years? Hall and Hall has been and continues to be the leader in the US in terms of specialising and marketing premier ranches. We specialise in three asset classes, traditional working ranches, farmland and recreational properties. We typically have around 120 ranches for sale at any given time. When I first started selling ranches my mentor used to say; "land is the one thing that can never be reproduced, there will never be an over supply and if the property possesses the right physical characteristics it will be a good long term investment. As a partner at Hall and Hall we deal with very discerning and sophisticated buyers looking to diversity their holdings. During last three years we have sold over a billion dollars of ranch real estate. The strength of market continues to be large holdings in terms of acreage that offer distinctive physical attributes like a significant river, resident elk herd, viable livestock operation, etc. To what extent did the financial crisis affect transactions in this space? Is activity back to pre-crisis levels yet? Like all markets, the ranch market was impacted. We experienced a substantial slow down, however, ownership of a ranch is a luxury item, regardless of market ups and downs the ranch market is always resilient. It is a difficult thing to adequately articulate how the market impacts ranch sales. At the end of the day in an up market, obviously we perform well. In a down market a small percentage of sellers find themselves in a challenging financial position thus presenting good buying opportunities. The reality is that the vast majority of our selling clientèle is for the most part insulated from market conditions and rarely in a position whereby they are forced to sell. All in all, an investment in land is intelligent and presents a long term alternative to traditional investment strategies. To be candid a challenge with any of the asset classes we sell is they do not have the liquidity of most other investments. Additionally, it’s difficult to analyse as it does not lend itself to any easy investment formula. Does the international buyer factor in to the US ranch market or is it still dominated by domestic buyers? I would say the market in the US to acquire ranch, farm and recreationally oriented real estate is heavily influenced by US buyers, naturally. Ironically enough, I have been engaged as a buyer's agent for a buyer from the UK that is a very recognizable family by name across the world. We are in the process of putting together two, potentially three contiguous ranches that will present a "legacy" and large acreage high end ranch in Colorado. It is challenging for international buyers to acquire

This being said we are seeing a slight increase in private international investors for ranch property primarily due to lifestyle, open space, privacy, and a place to park capital. Are buyers at the top end of the market looking for a home or would the ranch be a long term investment asset which they might use on occasion as a lifestyle asset? While Hall and Hall does not specialize in residential real estate it does appear from residential brokers that we have relationships with in this market that there is a significant interest acquiring world class homes in resort markets like Aspen, Vail, Jackson Hole, Sun Valley and Park City. a ranch have a very different profile than residential buyers. We are in a very segmented and unique marketplace to deal with a highly focused buying pool. It's much more than just buying a home. How do you see the prospects for these types of properties in the next five to ten years? Hall and Hall feels very confident that our market segment will continue to perform very well, indefinitely. Bursting with interesting stories (although many details she is not at liberty to divulge), Penny was once contacted in the middle of the night by an entrepreneur who was on his way to Rio de Janeiro to view some properties previously identified by Penny's team. Summoned to join him, she was on a flight to Brazil the following morning to accompany the client on viewings and within days had completed a deal on an Ultra Prime penthouse overlooking Copacabana beach – all to ensure that the client had a suitable base in the country during the FIFA world cup. Other assignments have taken her to Barcelona, Ibiza, New York and L.A. – the last of which is the destination for QE's next phase of expansion.
