Editor's letter The UK's largest private home - currently for sale through Savills – and a rare, £1.15m Porsche 918 from GC Motors. The Ultra Primus property showcase at Wentworth Woodhouse was a fantastic day for our guests where, before enjoying a champagne reception and tours of this majestic residence, they enjoyed the spectacle of over £2m of super and luxury cars together with a bespoke (and absolutely stunning) Midual motorcycle. World-class properties may come in many different shapes, sizes and locations but the sheer scale and grandeur of Wentworth Woodhouse means that few would contend the assertion it is one of the most impressive homes in the world. To continue the legacy of the current owners, a new proprietor is sought with the financial ability to both buy and improve the estate and with an asking price of just £8m, there is huge scope here for what could genui nely be a once in a lifetime opportunity. With property as our focus, we are always keen to bring in experts from related industries to share their knowledge with our readers. We are therefore delighted to welcome two new contributors to our publication: Tom Harrow will be advising on the best additions to one's wine cellar. Based in London, Tom is a Dom Perignon ambassador, the founder of WineChap.com and wine director of Honest Grapes. Picasso, Dali, Warhol and Lichtenstein are the specialisms of Miami-based Reed Horth. An expert in 20th century and modern masters, Reed has extensive experience of placing and curating spectacular paintings and sculptures for private collections, museums and events. Finally, whilst there is always an array of stunning homes in the pages of Ultra Primus, one special mention should go to a property fit for a president. The 2013 'summer White House', as enjoyed by President Obama and his fami ly, is a beautiful waterfront home in Martha's Vineyard – for sale at $19.125m with Wallace & Co. D

escribed as a ‘marvel of English Architecture’ Wentworth Woodhouse is without doubt one of the finest and grandest Georgian houses in England and at 606 ft is famously considered to have the longest facade. Wentworth was built principally for Thomas Wentworth, Lord Malton, Marquess of Rockingham and in effect comprises the unusual combination of two back-to-back houses which began with the construction of the West Front from 1724-28 followed by the imposing East Front from 1731-50. It is attributed to an impressive list of architects including Ralph Tunnicliffe, Henry Flitcroft and John Carr and despite its two contrasting facades the intention was always to build a house on such a grand scale. The West Front is built of brick in the English Baroque style, whilst the East is in sandstone and is a classical, Palladian masterpiece. The Rockinghams were one of the greatest Whig dynasties of the 18th Century and Wentworth Woodhouse was a centre of great political

influence- paralleled only by the other great country houses of Stowe and Woburn. Charles, the second Marquess was Prime Minister in 1765-66 and again in 1782. The house later passed to the Earls Fitzwilliam who remained in ownership until the late 20th Century. Following the death of the 8th Earl Fitzwilliam in a flying accident in 1948 a greater part of the house was vacated and in 1950 it was let to the West Riding County Council who made use of it until 1986, first as a teacher training college and then as part of Sheffield City Polytechnic. The house and its 82 acres of grounds were sold to a private purchaser in 1988 and subsequently to the current owner in 1999.

THE MANSION HOUSE The magnificent interiors at Wentworth are acknowledged to be some of the finest of the Georgian era and span the whole of the 18th Century. They are the work of three patrons – the First and Second Marquess

of Rockingham and the Fourth Earl Fitzwilliam. They have been described by Sir Nikolaus Pevsner as being ‘...of exceptional value. A suite like that along the East Front from the Whistlejacket Room to the library is not easily matched anywhere in England.’ The majority of the state rooms are laid out across the ground and first floors of the Palladian east wing and retain much of their fine architectural fittings, inset paintings and chimneypieces. Rooms of particular note include the magnificent pillared hall which gives access to the domestic spaces of the ship room, low dining room, and painted drawing room. The chapel was completed in 1734 and designed by Henry Flitcroft but includes some earlier woodwork. The principal floor is reached via Carr’s cantilevered staircase which opens into the Marble Saloon, once dubbed the finest Georgian room in England. It is a 60 ft square hall, 40ft high with an unbroken pillared gallery surround and ceiling plasterwork by Jonathan and Joseph Rose which is further reflected in the design of the marble floor. There are suites of state rooms to the north and south of the marble saloon. To the south these include the Ante drawing room, Van Dyke room and The Whistlejacket room; formally containing Stubbs’ equestrian masterpiece and with ceiling and walls of heavily gilded stucco work. To the north are the libraries, state dining room and statuary room- which has a particularly fine Neoclassical chimneypiece.

14

The West Front contains the oldest elements of the house and the ground floor contains a suite of rooms which were formally part of the services area. On the first floor were the principal family apartments which include some very fine interiors from various periods and further state rooms in the southern (George IV) wing. Of particular note is the Long Gallery which has been beautifully restored by the present owners. The south (Bedlam) wing contains various rooms in plainer character to the majority of the house, many of which have lost their original character having been significantly adapted for institutional use. The north wing would once have contained much of the service wings, in a quadrangle around the Piazza courtyard. It was however heavily altered in order to provide a refectory for the teacher training college.

THE STABLEBLOCK The Second Marquess of Rockingham commissioned John Carr to build the Palladian Stables and Riding School, with work beginning in 1766. Built on an extremely grand scale the stables are fashioned in Ashlar and dressed golden sandstone. He had a clear passion for horses and racing and at one time kept 84 racehorses at Wentworth. The stables remained relatively unaltered until the early 20th Century when they were taken over by the army during WWII and later greatly altered with the arrival of the training college. In the late

cholborrow @savills.com | Savills | +44 (0)207 409 8881

OIEO £8m 1940s they were converted to form various classrooms, the riding school became a gymnasium and various single storey infill extensions were added. The entrance to the stables is marked by a round arched carriage drive flanked by Tuscan columns with the yard clock atop a pediment with colonnaded cupola. From the courtyard the coach house dominates the south range and to the east and west are two single storey ranges, each comprising 15 bays. Much of the interior of the stables and coach house have been greatly altered to suit the requirements of the former college. The Stableblock is listed on the English Heritage ‘Buildings at Risk Register’.

GROUNDS The parks at Wentworth Woodhouse were originally laid out by Humphrey Repton and he described them as one of his most ambitious projects. The house would once have sat within vast pleasure gardens, much of which have unfortunately long disappeared although a programme of restoration has begun. Areas which were previously destroyed by mining are in the process of being redefined and planted by the current owners. Monuments remaining within the grounds include The Punch Bowl- a 15 ft high decorative urn dating from 1837, an 18th Century Ionic temple and the magnificent Camellia house. Also of particular note is the massive South Terrace, a 1500 ft long retaining wall built for

the 1st Marquess of Rockingham. In the wider parkland and visible from the house are further important 18th and 19th century monuments including the Rockingham Monument, Hoober Stand, Keppel’s Column and Needle’s Eye. These monuments are not in ownership but form part of the historic landscape of Wentworth Woodhouse. The Camellia House is listed on the English Heritage ‘Buildings at Risk Register’. A piece of Tribeca history Extremely rare and described by listing agent Kaptan Unugur as “a piece of Tribeca history”, the 'skybridge' pictured above is a unique architectural feature, constructed over 100 years ago, over Staple Street in the increasingly sought after Tribeca district of New York. The skybridge connects two properties which are both part of this sale – a 3rd floor apartment and a large townhouse. The properties are owned by a fashion designer who must enjoy one of the shortest journeys from home to workplace in the world, walking over the bridge from the minimalist apartment to his workshop in the equally stylish townhouse. With an asking price of $50m, the properties are co-listed with Ryan Serhant (of Million Dollar Listing New York fame) who has enjoyed a meteoric rise to success in recent years. Ryan is now one of the most successful realtors in the U.S. and we feel we would be doing him a dis-service if we didn't repeat his mantra: “Expansion. Always, in all ways.”

Dramatic snow-capped vistas not only form the backdrop of Cielo Vista, the peaks are indeed a part of the ranch itself. The top of the Sangre de Cristo range, including the 14,053’ Culebra Peak (the highest privately-owned peak in the world) along with eighteen peaks over 13,000, besets the eastern boundary of the property for over 23 miles. Alpine terrain gives way to large stands of pine, spruce, fir, aspens, and meadows. The ranch is home to thousands of elk, and bighorn sheep roam the property’s high country peaks and glacial basins. Over 100 miles of creeks in multiple drainages provide habitat for several species of trout, including pure strains of the Rio Grande cutthroat. Resplendent with its beautiful forest canopy, miles of creeks, imposing peaks and ridgelines, meadows and aspen

groves, it is impossible to fully convey the grandeur of this property. Cielo Vista Ranch is aptly named, translated from the Spanish as “View of Heaven.” Accommodation at the ranch is split between the North and South headquarters, with there being a range of grid-powered residences, workshops, offices, barns and garages. The Amanera Villas will herald a new era of elegant living in the Caribbean, in a destination that is very much at the forefront of the travel and lifestyle industry at the moment,” says Katerina Katopis, Director at Dolphin Capital. and is situated appealingly in a sandy cove on the Playa Grande beach, arguably one of the island’s most beautiful beaches. Here, guests and residents will enjoy waterfront dining, hammocks under coconut palms and can take to the seas to try their hand at the various water sports on offer. Amanera Villa residents will also have full access to the Playa Grande Golf Course which is dramatically spread over 370 acres. Originally designed by the late, great architect Robert Trent Jones, Sr., this world-renowned course has been brought to life by his son, Rees Jones, better known as the Open Doctor for his role in sprucing up many recent U.S Open venues. Jones has faithfully revived his father’s legacy with a full renovation of the course: 10 holes are played directly on ocean cliffs and as a result, stands as the course with the most holes on the ocean in the Western hemisphere. Play at this 7,085-yard golf course, which winds

its way along the coastline and the rugged cliffs, is utterly unique. A golf clubhouse will join the resort amenities and present the perfect pit stop for post-course refreshments. A restaurant, serving breakfast, lunch and dinner, will be added here, and will sit adjacent to the fitness centre, tennis courts and Aman Spa. Drawing its name from the Sanskrit-derived word for ‘peace’, and era, the word for ‘water’ in Taíno, the indigenous Caribbean language, the new resort and residences boast compelling vistas over the crescent-shaped Playa Grande beach. Designed by John Heah and positioned between the azure waters of the Greater Antilles and the lush greenery of the golf tees, the resort offers extensive dining, spa and recreational facilities. Coined by Christopher Columbus as “the most beautiful land eyes have ever seen”, the Dominican Republic, with its colonial charm, wildly dramatic landscape and

expansive stretch of raw coastline, is no doubt having a revival. This Caribbean slice of paradise was tipped to be the 2015 destination by Condé Nast Traveller, while a 2015 Kuoni Worldwide Trends report predicted the rise of the Spanish Caribbean, predominantly noting the Dominican Republic. Home to nine international airports, easily accessible from major international cities including Miami, New York, Puerto Rico, London and Frankfurt, the destination now awaits exploration by a new generation of pioneers. Dolphin Capital’s announcement further reinforces this Caribbean island’s arrival into the spotlight. The unspoilt nature of the Dominican Republic and its north shore, known as the ‘Green Coast’, offers an indisputable appeal for those seeking to purchase sophisticated high specification property in the exclusive and illustrious enclave that is Playa Grande

The Art Collector Franz Kline’s “Study for Crosstown” (1955) By Reed V. Hor th, for Robin Rile Fine Ar t (www.robinrile.com)

O

ften thought of as haphazard or simplistic, the art movement called Abstract Expressionism was borne out rejection of the academic figurative tradition and a disassembling of forms into only the most necessary minimalist elements. Pittsburgh artist Franz Kline (19101962) personified this movement with a concentration on enlarged canvases and bold color, fluid motion and Chinese calligraphic balance. Early illustrations depicted steel-town roots with steam locomotives, mechanical or industrial elements and stark landscapes. Frustrated, Kline began simplifying subjects with quick dance-like motion. Inspired by fellow Expressionist Willem DeKooning to project a close-up image of one of his works on a canvas using a light-box, the effect on Kline was immediate; "A four by five inch black drawing of a rocking chair...loomed in gigantic black strokes which eradicated any image, the strokes expanding as entities in themselves, unrelated to any entity but that of their own existence." (As told by Elaine deKooning). In Kline’s 1955 “Study for Crosstown” (shown) industrial framework hovers effortlessly from strands of color like a bridge suspended by tensioned cables. The mechanical is offset by the natural in overlapping and underlying hues of black and white and color, implying both solidity and power. The effectiveness of the larger “Crosstown” (1955) indicates that the study was completed with a conscious understanding of the balance and effectiveness of its composition. Included in the 2012 exhibition “Franz Kline: Coal and Steel” (Curated by Lafayette College’s Dr. Robert Mattison) in both his hometown of Pittsburgh and New York, “Study from Crosstown” presented a demarcation between Kline’s early black and white calligraphic-style paintings and his later broad use of color, as “Study for Crosstown” incorporates both within.

Abstract expressionism is often derided as arbitrary and random. Kline’s distinctive language rebuts this theory with starkness and gravity unlike others within the movement. Based in Miami, Reed V. Horth is an expert in 20th Century and Modern Masters, placing sculptures and paintings into museums, institutions and private collections around the world. As a private curator he has specialized in the location and placement of major 20th21st Century Figurative and Surrealist Masters, including Auguste Rodin, Salvador Dali, Pablo Picasso, Frederick Hart, Felix Roulin, Andy Warhol and Roy Lichtenstein. Horth also serves on the Board of Directors for The Life Is Art not-for-profit in Miami, Florida

Stocking your cellar Tom Harrow CHAMPAGNE'S CYRANO DE BERGERAC

T

he highlight of my trip to Champagne last month was a tasting at Champagne Giraud in Äy of which Robert Parker wrote in 2005 – “the finest Champagne house virtually no one has ever heard of”, with the charismatic Julien Girard for

TOM HARROW the founder of WineChap.com, wine director of Honest Grapes and a Dom Perignon ambassador

whom “a good bottle of Champagne is an empty one”. I remember previously the stand-out wine at the CIVC’s annual Champagne Tasting was Giraud’s top cuvée Fut de Chene 1998 – which was my introduction to these extraordinary and unique wines.

"C L AU D E G I R AU D MAK E S SO M E O F TH E M OS T U N IQ U E , I N D IVI D UALIS TI C WI N E S I N C HAM PAG N E … AT TH EI R B E S T, TH E G I R AU D C HAM PAG N E S O FFER I N C R ED I B LE I NTEN S IT Y, C L A S S AN D BAL AN C E ." Antonio Galloni With 20 hectares of Grand Cru vineyards in the low acidity vineyards of Äy, 10 of which are south-facing, Giraud’s wines are Pinot Noir dominant (3/4 of their vineyards are planted to the variety) and most are fermented and then aged in Argonne oak. This distinctive combination gives them a particularly rich and powerful character, with an amplitude and intensity that is unforgettably visceral. The youngest vineyards however are still getting on for 40 years old and have a dusting of topsoil over 200-metres of chalk. Claude and team practice minimal interventionist viticulture. All the wines but especially the top cuvées are broad, swaggering and hedonistic AND YET have soul and vinous poetry at their core - the equivalent of a younger Gerard Depardieu in his element as Cyrano de Bergerac. They also only make 250,000 bottles a year – which for a Champagne house puts them firmly in the boutique bracket.

62

" TO M E , TH E Y AR E N OT J US T I M PR E S S IVE – AT TI M E S E XC EPTIO NALLY

MV07 Grand Cru £95.30 per bottle/ £571.80 per 6 bottle case Based on the 2007 vintage but with a number of reserve wines. This is exceptional, sumptuous Champagne was earlier this year the star in its own film “I Fell in Love in Geneve” with Emmanuel Renaut, 3-star Michelin chef at the luxury hotel restaurant Flocons de Sel in Megeve.

David Schildknect, Wine Advocate

J ULIEN GIR ARD

"Elegant overall, with a refined, creamy texture and beautiful integration. This rich Champagne displays power and focus, with expansive flavors of baked currant, plum, bread dough, crystallized honey, ground clove, grated coconut and ginger on the long-lasting finish. Drink now through 2024" 94 points Wine Spectator, December 2014

"Giraud's MV Fut de Chêne is stunning. The style is rich, powerful and enveloping, with remarkable concentration and notable volume from vinification in oak. Orange peel, cloves, mint and crème brulée jump from the glass. The combination of the year, the house style and the personality of Aÿ yield an opulent, full-throttle Champagne full of distinction." 94 points Antonio Galloni, Wine Advocate

Argonne 2004 £170.10 per bottle/ £1,020.60 per 6 bottle case 75% Pinot Noir/25% Chardonnay. 2004 says Julien is the maison’s best vintage since the legendary 1990, combining elements of the mature fruit character of 1992 and the structure of 1996 but with a balance that surpasses both. Pears, pain grillé character, eucalyptus and ginger biscuits are wrapped up in a robe of Argonne oak, a third of which is new, for one year. The wine is then aged for 10 years in the cellars allowing total integration of the rich Argonne character. Also thanks to Giraud, every bottle bought directly finances the planting and care of a new oak tree in the forest, hence ensuring the sustainability of the enterprise and the environment. Their credo “Forever and ever, Argonne” is quite literal.

VILL A IBR A A ZE | MARR AKECH | MOROCCO

Villa Ibraaze

POA

T

his newly built residence Ibraaze is the fruit of an encounter between an art connoisseur and an architect, resulting in an outstanding residential villa and surrounding gardens. Located off the Road to Ourika South of Marrakech and in the direction of the Atlas, the villa boasts the most impressive views of the snow-capped mountains. The architect, passionate about “Land Art”, was captivated by the challenge. He started by working on the location’s topography, by creating an undulating landscape in a normally flat terrain. In the middle of the plot, stands the principal villa, and a 5000 square meter man made lake as well as a 50 meters long swimming pool.

64

From the villa one may admire the spectacle of the lake, century old olive trees and a well looked after “wild” meadow – with the back drop of Atlas to top it all off. Once this scenery was set, the architecture had to be minimal, non discursive and adapt to the particularities of Marrakech climate. Thus, the owner’s wish to avoid reproducing the archetypes of the traditional architecture allowing the architect to adopt a contemporary style. The apparent simplicity of the volumes discretely resonates with the extreme sophistication of all the technical services. With more than 2000 sq m built over a 4 hectare plot, with ten bedrooms all with en suite bathrooms and a very large living and dining areas, he has created a truly unique and very special property

The Final Piece in the Private Client Jigsaw

T

he Isle of Man continues to be recognised as an international finance centre of excellence, no more recently than at the Professional Advisor International Fund and Product Awards 2015 where it won ‘Best International Finance Centre’, fending off strong competitors like Jersey, Guernsey, Dublin and Luxembourg. Having successfully encouraged diversification of its economy over the years, the Island is currently home to a number of high performing sectors, the biggest and one of the most successful being its financial services industry. This is somewhat thanks to its ability to recognise that

engaging with its stakeholders and forming positive relationships with professional service providers, such as Abacus, helps for a successful business environment in which all can flourish. Abacus is one of the Island’s longest established and reputable service providers currently celebrating 40 years of excellence in providing a range of financial and professional administration services. Delivering value through the provision of corporate, trust, funds and tax solutions, their longevity and success is predominantly due to their underlying principles of integrity, independence and insight.

However some of their success can be attributed to being ideally located in jurisdictions like the Isle of Man and Malta who are home to Financial Services sectors that offer all of the pieces in the Private Client jigsaw…well almost! So what does the Private Client jigsaw look like…? Firstly, there is no ‘typical’ private client - anyone working in the financial services industry knows that each and every client has bespoke needs and requirements. However for the purpose of this piece, a private client could be an ultra-high net worth individual who has acquired his wealth through the family business involved in UK property development; they own a private jet and are now currently looking to purchase a yacht. Which pieces does the Isle of Man have to offer? And where does a provider like Abacus fit in? First and foremost, the Isle of Man is the perfect jurisdiction for the establishment and operation of property holding structures, offering efficient and cost-effective arrangements for all types of property acquisition through various vehicle types, ranging from private wealth structures to collective investment schemes that can facilitate a commercially effective pooling of investor capital and a convenient reporting mechanism. With the right advice and structuring it can be a tax effective solution, particularly for UK non-resident and non-domiciled individuals. Abacus establishes and administers property holding structures designed to meet a client’s individual objectives and requirements, providing a range of support services to ensure that the structure is correct and runs efficiently. Secondly, the Isle of Man is a one-stop shop for private global aviation business. Not only does it have an aircraft register which has been voted the best in the world in a survey of leading aviation lawyers from around the globe, it offers owners a neutral nationality registration prefix, a secure mortgage register and a professional infrastructure with experience in aviation finance. The Isle of Man Aircraft Registry is renowned for its high customer service ethos and its focus on safety and service…what more could one want for their aircraft? With strong relationships across the Island’s aviation industry, Abacus assists owners and their representatives in understanding the diverse requirements associated with owning and operating an aircraft, whilst providing tax efficient ownership structures that facilitate aircraft operation on a private and/or commercial basis. Thirdly, is the Island’s strong history and heritage in shipping – it has one of the fastest growing ship registers in Europe and a registry that provides a high quality and fast response customer service with a low cost scale of charges. It is also favourably on the much sought after ‘White List’ of the Paris Port State Control Memorandum of Understanding and has been a popular register for yachts, with a significant number currently waving the Isle of Man Ensign. As a highly experienced corporate service provider, Abacus has significant experience in a wide range of international ownership structures and administration services for yacht owners, making them well placed to assist with the complexities of yacht ownership. They work with

clients to ensure that custody and management of their prized vessel stays on an even keel, from establishment of the structure through to its ongoing administration. Furthermore they offer yacht registration services and understand that choosing a flag for a vessel is very much a personal preference, whereby the Isle of Man may not always be the most practical or effective place for the client. It is here that their office in Malta, a jurisdiction which is growing rapidly in popularity amongst the yachting industry, can offer a full range of yacht ownership, registration and administration services in an alternative EU jurisdiction. Another is the Isle of Man’s cost-effectiveness as an alternative for private clients and their investment, fund management and administration requirements. With a well-established fund sector, supported by a range of professional service providers including investment managers, fund administrators, legal firms, custodians, auditors and fiduciaries, the Island offers a compelling and costeffective alternative for the domicile of investment funds. As an established fund services provider, Abacus offers a fully cross-border administration solution to fund managers and intermediaries establishing and operating fund structures for clients internationally. They deliver support by providing market leading technology customised to provide added value and improve client’s relationships with shareholders, promoters and other service providers. The proposition includes an efficient and effective cost base coupled with client service principles designed to add speed, quality and flexibility to the fund administration service. As we come closer to completing the puzzle, we come to the Island’s Residence and Citizenship opportunities. The UK Tier 1 (Investor) Visa is aimed at High Net worth Individuals and their families who are looking to obtain alternative residence and citizenship by making a qualifying investment into the Isle of Man. Although an applicant must first meet the eligibility and due diligence requirements and complete the application process, once successful they can obtain British citizenship. With understanding and experience of citizenship programmes, Abacus are able to advise and assist individuals and their families wishing to apply for citizenship in an alternative EU jurisdiction. From helping a client choose an appropriate programme and country of residence (this could also be one of three Maltese residence and citizenship programmes) to guiding them through the application process to ensure that preparation and submission of their application is correct and processed in an expedient manner; Abacus is the perfect partner when considering alternative residence and citizenship opportunities. …So now the picture is near complete, what is Abacus' part in the puzzle? Simply, they are the final piece… they utilise the Island’s capability and apply their knowledge and experience to develop and provide solutions that keep pace with change and ever more sophisticated tax planning, to ultimately assist private clients in the effective structuring and management of their wealth. They are the piece that holds it all together to make the Private Client jigsaw complete!

S

tanding in parkland grounds with stunning views, Holwood House is one of the finest Grade I listed Palladian mansions within easy reach of London. Its long and distinguished past has led to a number of prominent historical figures being involved with the property including Sir John Soane, Decimus Burton, William Wilberforce, Charles Darwin and Winston Churchill. Most notable was William Pitt (at 24, the UK's youngest Prime Minister) who purchased the first significant property on this site after two years in office. His ownership led to a number of high profile visitors – including William Wilberforce, the politician and philanthropist leader of the movement to abolish the slave trade. Holwood's parkland became a labour of love for Pitt, with substantial reconstruction taking place during

his ownership (including the planting of trees which still survive to this day) and re-routing the Bromley to Westerham road to ensure privacy. Unfortunately, financial pressures forced Pitt to sell in 1802. In June 1823 the London merchant John Ward purchased the estate from Sir George. The house was pulled down and a new residence (completed in 1827) was commissioned by the celebrated architect Decimus Burton, which followed the classical Georgian architecture of the time. Since then, the property has passed through a number of private hands and in more recent times was used for a variety of corporate purposes until its current owners embarked on an ambitious refurbishment project to restore Holwood to its former glory. The house has been updated to the very highest standard, with the retention of many original features

D

esigned by world renowned architect Daniel Libeskind, Zlota 44 in Warsaw, Poland is one of Europe's tallest residential towers – soaring 192 metres above the bustling streets below. Located on Ulica Zlota (Gold Street) in the heart of the city, the spectacular and iconic design boasts some truly spectacular views – particularly from its full-floor apartments and penthouses – and is arguably the finest residential building in this thriving city. Commenting on his latest creation, Daniel Libeskind said: “The concept and design of Zlota 44 first came to mind as I was reflecting on the city, which has been resurrected after ages of destruction and oppression. I wanted to capture both the Warsaw of the past and the future in one specific shape, as well as give a sense of the freedom and affirmation of everyday life today. More than anything, I was inspired by the identity and the potential of this amazing city.” The 10,000 sq ft penthouses (priced in excess of $10m) have far-reaching views taking in the range of architectural styles of this fascinating city - which has experienced a tragic past and is now enjoying an inspirational resurgence. As President of BBI Development, Michal Skotnicki, noted “Warsaw offers spectacular value compared to similar top luxury residences in other markets such as London, Paris or Berlin that now command an excessive price premium”. Although there is expected to be significant international interest in such

a luxurious and iconic development, the developers estimate that 70% of apartments will go to domestic buyers. There have also been a number of enquiries from ex-pat Polish buyers looking for an exceptional base in the country's capital city. Responsible for some of the finest buildings in the world, Libeskind's designs include Manilla's Century Spire, Israel's Wohl Centre, Manchester's Imperial War Museum North, Berlin's Jewish Museum and New York's One World Trade Center Masterplan. The apartments offer elegant interiors designed by award winning international design studio Woods Bagot with purchasers able to choose from a range of options to ensure their purchase is tailored to their own tastes and preferences. There are options for the inclusion of exposed polished-concrete ceiling and column features, Caeserstone kitchen worktops and stained-oak or American-walnut flooring. Apartments also feature Gaggenau kitchen appliances and the latest home management systems, which are compatible with tablet-controlled and smartphone-controlled technology. Residents and their guests will enjoy a community and lifestyle that does not exist elsewhere in the Polish property market with the 8th floor, 15,000 sq. ft. leisure

complex housing a 25-metre swimming pool, private terrace, Jaccuzi, gymnasium, sauna, steam room, private cinema, golf simulator, and children's playroom. Wine connoisseurs will have access to a large temperature controlled wine storage on the ground floor, accommodating up to 10,000 bottles, complete with a tasting room. There are also business, concierge and parking facilities available. Discussing the investment potential of Zlota 44, Charles Weston Baker, Director at Savills International, commented: “Warsaw is a fast growing and exciting city and Poland is currently the sixth largest economy in Europe, making an apartment within Zlota 44 a sound investment, both in terms of affordability and potential returns. At current we’re seeing an average rental yield of 7.5% for high quality apartments in Warsaw, making this a very exciting investment for international property investors. With construction due to complete in mid-2016 and first residents scheduled to move in at the end of 2016, a 50th floor show apartment and sales suite are now in place. BOURDON ST | MAYFAIR | LONDON

T

he famous former Mayfair mews-studio of fashion photographer Terence Donovan is now a 5,788 sq ft five bedroom uber-luxury house after a James Bond inspired makeover by design house Candy & Candy. The Grade II listed, Queen Anne style, Victorian-era red brick property with large windows, feature brickwork and elegant gables, has a glittering history that combines the worlds of celebrity, fashion, rock-music and television. Originally built in 1890-92 by Jonathan Andrews, the Mayfair contractor who also built nearby Mount Street, it originally served as horse-shoeing premises, owned by the Metropolitan Horse Shoeing Company, who groomed horses and repaired carriages for the aristocracy and high society of Mayfair. In 1910 the carriage company went into liquidation and the building was converted into a mews property and served as artisan’s studios. Between 1978 to 1996 the property became the photography and film studio of fashion photographer and film director Terence Donovan (1936-1996). Along with David Bailey, Stepney born Donovan became famous for his fashion and celebrity photography which captured the mood of the Swinging London of the 1960s. Together, Donovan and Bailey were the first real celebrity photographers. In the studio and the street outside Donovan photographed famous names including Twiggy, Nancy Kwan, Grace Coddington, Cindy Crawford,

96

Lennox Lewis, Bryan Ferry and Richard Attenborough and processed photography shoots for magazines including Vogue, Marie-Claire, Harpers Bazaar and Sunday Times Magazine. It was in the property that Donovan edited his first feature film, Yellow Dog, completed in 1975 and between 1980-1996 the studios were used to produce music videos for celebrities including Robert Palmer, Liza Minnelli, Toyah, Julio Iglesias, Rod Stewart and Marianne Faithfull. During the 1980s they were also used to process numerous shoots of Donovan’s favourite VIP client, Diana Princess of Wales. The studios were also used to produce over 3,000 television commercials for famous brands ranging from food products to automobiles to clothing items. Such is the fame of the studios that a Westminster Green Commemorative Plaque was placed on the front wall of the building following Donovan’s death in 1996, and in 2012 bronze statues by sculptor Neal French showing Terence Donovan photographing Twiggy, were placed in the street adjacent to the property. In 2003 the studios, by then derelict and in need of renovation, were put up for sale and acquired by new owners who then commissioned luxury design house Candy & Candy to completely transform the interiors behind the retained façade to create a new uber-luxury residence. Given the photography and film history of the building, the design house used Ken Adam’s various sets for the James

Bond films and Swinging London as the inspiration for the remodelled interiors. Behind the retained façade, steps lead down into a dramatic double-height open plan reception space fashioned from Egyptian grey stone with light cascading in through the vast period windows to one side. The double-height space is cleverly divided with a mezzanine living area above and a dining area, reception and kitchen/breakfast room below. From the 18ft high ceiling hangs a bespoke 7 tonne steel chandelier with a black metal finish providing mood lighting for both the mezzanine and floor below. On the lower floor the dining area is double-height with a bespoke table seating 14-16 people and glass flooring providing views down into the 15 metre swimming pool in the leisure complex in the basement below. Adjoining the dining area is a raised lounge area and drinks bar with a glass walled ‘champagne wall’ where 400 bottles of champagne or fine wines can be chilled and illuminated. Off the dining area is the open plan “Rolls Royce quality” kitchen/breakfast room which has a bespoke design with metallic lacquer units, stainless steel worktops, marble topped central island/breakfast bar and Gaggenau and Wolf integrated appliances. The mezzanine living area overlooks the dining room below and is divided into lounge and media room areas with a large cinema-style plasma screen on one wall.

The space has Carrera marble slab flooring, bespoke lounge furniture and an electronic glass wall which slides open to reveal an outside terrace and double height ‘green wall’. The design of the adjoining study was influenced by a 1950s Dunhill lighter and has dark stained, high gloss walnut wood joinery, dark timber desk and white marble floor. There is an Egyptian stone lined ensuite shower room off the study. The master bedroom suite includes the bedroom, a day room, walk-in dressing room and main bathroom. The bedroom has two feature walls – a black patinated steel wall with integrated plasma screen and a leather wall behind the master bed. The day room has floor to ceiling glazing overlooking the ‘green wall’ providing a restful retreat full of natural light. floor, a free-standing sculptural bathtub in front of the fireplace, walk-in dressing room and marble shower room. In the lower ground floor basement of the house is the leisure complex. The centrepiece is the 15 metre lap pool with slate feature wall, illuminated by dining area glass floor above and fibre-optic lighting. A glass wall divides the pool room from the adjoining mirrored gymnasium. The leisure complex also benefits from a steam room, sauna and changing/shower facilities. Complete with guest cloakroom, staff apartment, utility room and garage, the house has state-of-the-art integrated IT systems with centrally controlled lighting, air conditioning, music and multi-media systems. Peter Wetherell, Chief Executive of Wetherell says: “This amazing James Bond inspired Mayfair residence was once the mews studio of legendary photographer and film producer Terence Donovan. It has been a venue for photography and films for some of the world’s most famous people from fashion, Royalty, celebrity and music. The new interiors are of exceptional quality and innovative design and the result is an outstanding home ideal for entertaining and stylish living. Located in the heart of historic Mayfair, close to Claridges and New Bond Street, the house is for sale on a freehold basis which is rare in the West End.”
