IF YOU’RE LIKE ME— meaning you are old enough to remember the ’70s—then you may have grown up in a home with just one bath. No matter how many people lived in the house (there were six of us), everyone just figured out how to share the space. Even my first home, which I bought with my husband in 1988, had only one bathroom. But of course I dreamed of living in a home with more. (At least one more... Please?) Fate answered. As we’ve “traded up” over the years, each home has had one more bath than the last; our most recent home had four full baths and a powder room. It felt luxurious for everyone, including guests, to have their own private spaces. This issue is all about creating a bathroom that is more than just a place to brush your teeth. Our featured baths (starting on page 36) are large and luxurious, and prove that solid design and fine finishes can turn a basic, utilitarian room into a daily sanctuary. We also found some divine powder rooms (page 27). Although small, powder rooms are one of the most used spaces in the house. It’s really the perfect room in which to go bold—and because it’s so small, you can splurge on exciting finishes. If you’re prepping for a bath remodel of your own, be sure to check out “The Goods” (page 19), loaded with beautiful products and accessories; I’m confident that you will find a must-have item, no matter your style. Finally, turn to our back page to get expert tips on working with tile. After tricked-out kitchens, spa-like baths are the most soughtafter spaces for homebuyers. But beyond that practical perk, a welldone bath can be a peaceful and rejuvenating place to begin and end a hectic day. All my best,

“IT IS VERY DIFFERENT to design your own bath,” says Certified Master Kitchen and Bath Designer Bev Adams, o w n e r o f De n v e r - b a s e d In t e r i o r Intuitions. “When I became the client, I had to narrow down my selections and focus on the things I really wanted to have.” At the top of her list? More space. Adams sacrificed a third bedroom in her Centennial home to make way for the timeless, elegant en suite bathroom she envisioned after years of navigating a tiny space.

She swathed her new master bath in classic marble—slabs of Venatino marble on the countertops, shower surround and walls; 18inch statuary marble tiles on the floor; and an inlay of Thassos marble mosaics in the double shower. Custom cabinets from her own Intuitions line incorporate traditional details and subtly repeat the marble colorations in the finish, a pewter glaze over white painted wood. Dark blue walls (painted in Storm by Sherwin Williams) further pick up the tone of the marble veining and contrast with the light colors and punch of bright pink in Jonathan Franc’s Peony Chair from Phoebe Marsh, covered in Cassaro’s Cinzia fabric in Candy. Natural light spills into the 11-by-12-foot room and bounces off sparkling glass, chrome and crystal elements that repeat throughout the space. “Lighting is really important,” says Adams, who layered recessed ceiling fixtures with shimmering Schonbek crystal sconces and added mirrors to the upper cabinet doors. “The two walls of mirrors make the room look much bigger than it is,” she says. Pampering amenities include a bidet, customized storage, heated flooring, Hansgrohe thermostatic shower valves and Grohe Freehander double shower heads that pull down as a body spray. “The beauty of this room is the materials,” Adams says. “That’s what makes people want to spend time in a bathroom. This bathroom is peaceful, calm and relaxing—and everything I wanted.”

Programmable heating under stone and tile floors keeps feet toasty and can also be used under the shower floor. Consider an electric warming drawer or bar for towels. Repeat shapes (such as the rounded countertop edges, crown molding, cabinet hardware and faucets) and materials for a cohesive design.

THE MASTER SUITE of this sprawling 1950s ranch-style house in Cherry Hills featured a large bedroom but small closet and bathroom. Interior designer Christi Pepper and her assistant, Sarah Johnson, turned that equation around in a recent remodel, claiming 345 square feet of the bedroom for a multifunctional master bathroom. “We built the closets right into the bath,” Pepper says. “It is a very effective use of space that doesn’t end up feeling like a closet.” This configuration frees up space in the center of the room for a show-stopping double vanity island. “It’s a very non-traditional idea not to hang a mirror over a vanity, but it absolutely works,” Pepper says. “There are so many mirrors in the room that the homeowners felt they didn’t need one here.” To house make-up, jewelry and hair styling supplies, she customdesigned a stunning mirrored dressing table. The bath suite is a study in contrasts—light and dark, traditional and modern—inspired by two striking pieces: an ultra modern sculptural bathtub from MTI and an antique mahogany wardrobe. To give the signature tub the prominence it deserves, Pepper placed it on a curved wooden platform set into a bay with a stone backdrop. The commanding antique wardrobe anchors the opposite end of the room, and informed the choice of mahogany-stained maple for the vanity and accents. Limestone tiles provide seamless cover underfoot, from the heated floor to the walls of the double steam shower, and an inset of carved concrete tiles—designed by artist Andy Fleishman for Ann Sacks—surrounds and accents the vanity. Copper faucets and a chandelier by Troy Lighting add warmth and polish. A circular sculpture from Ashley Campbell plays off the shapes of the geometric tub and curved platform. “The client really wanted the bath to be a significant part of the master suite,” Pepper says. “This design is all about relaxation and accommodating how the homeowners use the space.”

RATHER THAN DESIGN AN OPEN communal master bathroom, architect/interior design team Bryan and Lynda Gunn took a “separate, but equal” approach when building their own home in Denver. “Our intention was to have a fair amount of separation in the master bath, but still be connected,” Bryan Gunn says. The resulting his-and-hers bath provides a distinct vanity and water closet for each spouse, while a shared walk-through shower unites the two spaces. The 353square-foot master bath suite includes separate walkin closets as well. The double shower features two long walls lined with porcelain tile by Crossville. Green glass tile stripes play off the one-inch glass mosaic shower floor. Cifial showerheads and body jets are featured on either side of a shared hand-held shower. A semi-circular cantilevered bench provides seating. Seven-foot vanities in an espresso-finish maple provide plenty of bathroom storage and individual space for grooming. “In every couple there is a messy one and a tidy one,” Lynda Gunn says. This design avoids any such conflicts. Full plate mirrors behind the vanities reflect light from the George Kovacs chandeliers. “The sheets of hanging glass look almost like Japanese lanterns,” Lynda Gunn says. “A little Asian influence is very appealing.” She used a larger version of the chandelier above the sleek double bathtub (located on her side of the bathroom), where horizontal and vertical slabs of marble were painstakingly matched to form the tub deck. “The depth of the apron gives it substance,” Bryan Gunn says. “It reads as one thick slab of stone.” The couple has since designed three similar bath layouts for clients at Studio Gunn Architecture, where the couple works together. “It really doesn’t take up any more floor space than a traditional five-piece bath,” Bryan Gunn says. Adds his wife, “It works well with our lifestyle. We highly recommend it.”

A Classic Original A couple builds a dream home in the style of an Italianate urban farmhouse—and puts a timeless spin on new construction

WOULD THINK AN ARCHITECT WOULD LOVE TO HEAR

the directive, “Just create something beautiful and original for us.” But John Mattingly says that without any other guidance, such a task is daunting. The architect and his wife Regan co-own Denver-based Chalet, a full-service architecture, construction, custom furniture and design firm specializing in new construction that features the craftsmanship and look of older homes. So he was thrilled when his client just happened to show him a picture of his grandfather’s farm in central Illinois. “He wasn’t showing it to me because that’s what he envisioned for his family,” John Mattingly says, “but I knew that the Italianate Greek revival farm home was going to be my inspiration.” The homeowners had purchased a lot in Denver’s Washington Park neighborhood, on the same street where they’d once lived years before. They had three children (and another one on the way) and wanted a home they could live in for years. The oversized lot lent itself to a farm-style house, as well as an interior shingle-style layout that allowed for a formal living room, a semi-formal dining room, a large cheery kitchen, a casual family room and even a secret cellar turned game room. The couple was starting anew— everything in the house would be selected specifically for this home. A transitional space between the formal living room and the less formal kitchen, the dining room is used for both dinner parties and homework. The distressed oak table from Noir is surrounded by burlap-covered French provincial chairs. The wrought-iron chandelier is both elegant and rustic, as are the toned gelatin silver photographs by Roman Loranc from the Susan Spiritus Gallery. The cast aluminum birch vases by Michael Aram are from Ashley Campbell.

The Mattinglys oversaw every detail of the project, which, from construction to furniture installation, took just about 18 months. “The couple said they wanted a contemporary spin on the historic style,” says John Mattingly. While the red brick exterior doesn’t have the patina of age, for instance, the interior looks as if it could have been a remodel of an existing space rather than one-hundred percent new. Because the common areas—living room, dining room and kitchen—open to each other, restraint was a key concept in the design. “We wanted to have fewer, more important details instead of too many details that compete,” John Mattingly says. Case in point: the exquisite 10-foot coffered ceiling in the formal living room pairs with simple painted walls and dark, long-planked heart pine floors. “To have introduced any more ornamentation into the room would have taken away from the classic ceiling,” he says. So they kept everything else understated and neutral. 46

The Calcutta Gold marble in the large kitchen island draws the color scheme of the first floor together. “Every color in the marble is somewhere in that first floor,” Regan Mattingly says. (The same principle holds true upstairs in the master bedroom and bath.) The area rugs provide subtle cues for organizing the individual spaces in the open main floor. (Rooms with more shag are less formal.) As do the fireplaces. (Marble, formal. Wood, more casual.) To leave space for art in the house, which is full of windows, John Mattingly created anchor walls. “But the couple only had some vintage ski posters,” he says. So Regan Mattingly called in her pal and art consultant Ann Benson Reidy, who entered the design process when the house was nearly complete. different artists so I could see what they both liked,” Reidy says. “My key piece of advice: buy what you love no matter where you ultimately decide to place it.” The couple eventually visited the studio of local artist Duke Beardsley, whose Western themes speak to the simplicity of cowboy life. His aesthetic melded well with the home’s style. After selecting a cowboy painting, Come Along, that hangs in the study, the couple worked with Beardsley on a four-panel painting for the kitchen, called Con Fuerza. The art enhances the rooms but never overshadows the classic details, which is the way it was meant to be. After all, art can be moved; timeless details stay put. And, presumably, so will the owners— who plan to enjoy their classic original for years to come. 50

Pattern and texture jibe and play in a comfy yet sophisticated vacation home

WORKS OF ART DON’T ALWAYS call for quiet backdrops. Sometimes they hold their own—or even come into their own—when set in lively, layered environments. This five-bedroom condo in Steamboat Springs features original artwork and handcrafted furniture in nearly every room, but rather than be set apart like precious investment pieces, they intermingle with the vibrant mix of colors and prints on the everyday items around them. The homeowners worked with interior designers Donna Figg, Sloan Pressly and Tara Klaers of Slifer Designs in

Edwards to give their second home a lighthearted sophistication. “They wanted this to be an escape, a place that was inviting and fun,” Figg says. “We wanted each space to feel unique and have its own personality, so we brought a lot of texture and pattern into the home to make it lively and playful.” The entry feels like a gallery, with each piece deserving of attention. “We wanted a really strong setting to give a sense of arrival,” Figg says. While nothing technically matches, there’s a not-so-subtle symmetry to the space. A cast-bronze console by Phillips Collection, which resembles a monumental piece of driftwood, anchors the room and pairs with two airy accent lamps and an enormous mirror to create an unexpected yet harmonious grouping. The round mirror echoes the large-scale lemon slice painting by Ohio artist Dennis Wojtkiewicz on the adjacent wall, and the chandelier’s petal-like form repeats in the rug’s leafy pattern. There’s even a subtle replication of shapes between the organic console and the strictly structured bench.

Believe it or not, the vibrant artwork by John Fincher—which coordinates perfectly with the rug from Niba Rug Collections and the peacock-blue Beverly sofa—was added last to the living room. The daybed is from Richman Upholstery, the ottomans are from Century Furniture and the custom cocktail table is by Summit Woodworks.

In the living room, the designers worked from the ground up, drawing their color inspiration from the handmade rug from Niba Rug Collections. “We made this room’s palette a peacock blue and funky green balanced with the warm taupe walls and the base of the brown rug,” Figg says. Playing with texture was important too. Plenty of soft, upholstered seating makes the space welcoming, and touches of metal and stone add visual interest. The custom live-edge cocktail table by Dillon-based Summit Woodworks, the only wooden piece in the room, “really stands out and looks special,” Figg says. 56


Patterns at Play Mixing three disparate patterns—as the design team at Slifer has done here with the geometric rug, floral drapes and tweed chairs— could instill fear in the hearts of many otherwise intrepid homeowners, but designers Donna Figg and Sloan Pressly insist that mixing and matching can be easy:

✣ The key, of course, is to

forget about matching. Instead, stay within the same general color family, as the designers did here with browns and creams. Mix patterns with different scales and structure. Here, the tweed’s tight weave recalls the rug’s lattice-like grid but on a microscopic scale. And the drapes’ large, loose painterly print breaks up the rigidity while its scale balances well with the rug’s repeat. Pair layered patterns with clean-lined furniture in solid shades and keep accessories to a minimum to prevent visual clutter.


In the master guest bedroom, Baker chairs are given a youthful vibe with blue velvet upholstery and an accompanying acrylic accent table from Oly. The bed is from Hickory Chair Furniture and the king shams were made with Larsen fabric.

Pops of vibrant blue appear throughout the home in shades varying from peacock to aquamarine to sky and royal blue. In the dining room, the topaz accents in the Kyle Bunting rug are the solo punch of color in the otherwise neutral space, but the design scheme reads as anything but basic beige. The designers again found inspiration in the rug, this time using the floor covering’s brown and cream hues as the unifying elements for an unlikely mix of patterns: a graphic rug, large-scale floral drapes by Bergamo Fabrics and side chairs in a lodge-like tweed. What could have looked bohemian reads as refined because the designers kept the furniture streamlined and solid-colored, and assigned the busier patterns to the room’s accents. Patterns mix and mingle in the master bath, too. A zigzag wallpaper by 58

Romo envelopes the clean-lined tub, which juxtaposes the organic mottling of the stone surround. The wallpaper, which only appears in one niche in the neutral room, takes the place of art. “It’s an unexpected addition to bring texture and interest,” Pressly says. “We wanted the bathroom to have visual impact and feel unique.” To scale down the spacious room, the designers introduced warmer textures. “There are so many hard elements in a bathroom, so we added an upholstered bench and some rugs, and created vignettes,” Pressly says. With a less skillful hand, this mountain retreat could have been too eclectic, but thanks to the designers’ light touch, the nature-inspired palette, sumptuous upholstery and sculptural furnishings—mixed with the homeowners’ contemporary art—come together with style and grace.

The Perfect Storm Could 2012 be a good year for both buyers and sellers? CH&L checks in with real estate experts to get the latest on the Colorado market BY PATRICK SORAN ILLUSTRATION

IF YOU’VE BEEN THINKING ABOUT BUYING a new home, 2012 might be the perfect year. Thinking of selling? Well, 2012 might be just right for that, too. But, you may ask, how can both be true? “This will be a terrific year for people looking to move up,” says Chris Mygatt, president of Coldwell Banker Residential Brokerage Colorado. In other words, for those looking to unload a mid-priced Denver home in good condition, sales will likely move quickly; it’s once again a seller’s market in the $250,000$350,000 range. And home shoppers looking to “buy up” and move into a house at a higher price point (more than $500,000) will be pleased to find slashed prices and a large inventory. Cue the perfect storm for both selling and buying.

Mygatt notes that the total number of units sold was up a bit last year, and luxury market sales volume—for homes listed at more than $500,000—inched up 4.4 percent. While the average price dipped a tad, inventory fell as well. That’s the statistical way of saying that things are improving, if slowly. In that picture, a lot of owners are hanging on to their current homes to ride out the storm; for folks who want a slice of luxury, Mygatt adds, the Front Range market is ripe for the buyer. Kathy Cole, managing broker at Coldwell Banker Vail, is optimistic about the Vail market. “We had a lot of activity during the winter,” she says, describing renewed interest and excitement after a number of difficult years. “We expect a lot of movement in terms of how many places actually sell, but prices are still lower,” she says. Cole uses figures prepared by Trevor Theelke, account manager at Land Title Guarantee Company, to point out that 2011 total transactions for Eagle County were up 9 percent from 2010 and 45 percent from 2009. “That’s pointing in the right direction for 2012,” she says. Vail’s luxury market starts at $4 million, and sales of homes in that league comprised 28 percent of Vail’s 2011 sales volume of $1.15 billion. “We’re aiming for $1.5 billion in 2012.” Robert Bray, president of Grand Junction-based Bray & Co., says that activity on the Western Slope is mirroring the rest of the state: sales are up, but prices are still down. “We are looking for sales to continue to rise, and hoping for prices to level off or lift a little,” Bray says, who covers the territory in Garfield and Mesa Counties with several offices. According to Bray, a number of factors are influencing the region. Interest rates are extremely low and prices are down, but employment is soft. “It’s a great time to buy, but we need a shot of consumer confidence,” he says. All three experts say they feel the Colorado real estate market appears to be at, or very near the bottom of, a long low dip. “When we look back in 10 years,” says Mygatt, “I believe we’ll see 2011 as the bottom and 2012 as the year of opportunity.”

Good Impression Preparing to sell? Take some advice from designer and home staging expert Marilyn Cornelison of Denver-based Home Again Interiors. “Staging your home is all about making a good first impression,” she says. “And you only have about five seconds to do that.”

Tile endures. “Tile lasts as long as the building does,” says Rod Salyer, COO and executive vice president of CAPCO Tile & Stone. It has essentially no maintenance costs, offers endless design options and is easy to keep clean. Even in tile, wood is in. A big trend this year at Cersaie (the tile industry’s largest annual trade show, held in Bologna, Italy): tiles that look like wood. “We are seeing tile products inspired by the look of wood, but styled unlike anything you’d see in nature,” Salyer says. And although installation costs about the same as hardwood, the durability and long life of tile (no refinishing needed) makes it more cost effective. Go big. Another trend: large-format porcelain tiles. “Europe is leading the way with this trend,” says Margot Hampleman, owner and founder of Decorative Materials. “‘Big’ used to mean 16-by-32 inches; now we see tiles as large as 24 by 48. American consumers haven’t quite embraced that; 12-by-24 inches is still the most popular here.”

Play up the texture. “Tile is no longer just square and flat,” Hampleman says. “Tiles with relief and texture have been a trend for a while and will continue to be.” The tile maven says that small artisan manufacturers continue to push the creative boundaries. Get steamy. Ramey Caulkins, interior decorator and former manager of hospitality at Ann Sacks, suggests doing your research when making selections for a steam shower. Steer clear of glass tile; moisture can become trapped behind the glass, eventually popping the tiles off the wall. “In my opinion,” she says, “ceramic or porcelain is best.” Update a classic. For your backsplash, put an unexpected spin on a timeless arrangement. Caulkins recommends choosing pale gray instead of bright white, which can feel a bit sterile. “Often, three-by-sixinch subway tile is installed in a ‘running bond’ pattern with every row shifted by half a tile. Instead, try installing the tile in a third running bond pattern. It is still a classic installation, but updated.”

Do the job right. After the time and expense of finding the perfect tile, don’t skimp on installation. “One of the most important decisions you’ll make when considering tile is who’s going to install it,” Hampleman says. “If you don’t use a topnotch installer, you could end up having to tear it out and start over.” Measure, measure measure. “Meticulous planning is essential if you don’t want unsightly cuts,” says Barbara Sallick, co-founder and senior vice president of design for Waterworks. Mind your grout. “Choosing the right color grout can make or break an installation,” Sallick says. She suggests installing a square foot of tile on plywood to test the color and size of the grout joints. Caulkins is of another mind: “I am a stickler for tight grout joints,” she says. “Grout should not be part of the design.” Follow your taste. “I sometimes hate using the word ‘trend,’” says Hampleman. “Tile lasts a long time, so choose what you love.” Overwhelmed by all the options? Hampleman suggests hiring a designer who can help you narrow down choices.
