PUTTING TOGETHER this magazine is a bit like designing a home. The photos are the furnishings; the words, the accessories. We want them all to feel balanced and nuanced, purposeful but not too fussed-over. We’re aiming for a place where our friends can sit comfortably and join us in a pleasant evening of chatting and laughing, planning and reminiscing. Leave it to an editor to take a metaphor too far. (I can hear an old English professor of mine admonishing, “Don’t beat it to death!”) But I just can’t resist. After editing this magazine for more than three years, I’ve learned there are two types of design-lovers. The first is happy to see a room finished. When the last lampshade is in place, she relishes her style and lives happily ever after. The second type is glad to see a room finished—so she can start all over again. Before long, she’s moving the artwork, choosing new upholstery for the chairs and painting sample boards in search of a new wall color. So it is with editors, and this time around, I fall into the latter camp—on the brink of a new creative adventure of my own. It feels bittersweet to tell you that this is my last issue as editor in chief of this lovely magazine. I’m moving on to a new space, where I’ll be writing a book. I’m not gone for good: I’ll still be contributing stories and blogging about my favorite design finds at blog.coloradohomesmag.com. I hope to see you there. I’m grateful to the people who have made my tenure at CH&L so marvelous: my resourceful and talented colleagues whose passion for good design and great journalism inspires me; the design pros who generously shared their time, talent and ideas; the homeowners who invited us into their spaces; and you, our readers, whose enthusiasm and engagement made my job very satisfying. I’m looking forward to moving into my new space and making it my own. So it’s appropriate that this issue—our annual tribute to remodeling—is about fresh starts. If you too are ready for an update, I hope the ideas and tips on the following pages inspire you. Here’s to great adventures in the New Year.

Once a strictly utilitarian invention that contained spills and prevented crumbs from falling into hard-to-clean nooks, the backsplash is now an artistic centerpiece of the kitchen. But wading through tile options and design possibilities can be daunting. Need a little direction? We asked three kitchen designers to share their favorite tile pairings—and then we tracked down the latest, most inspiring tile and backsplash trends. BY CAROLINE EBERLY

Victorian redux ADRIEN WINGER, KITCHEN ART WINGER WAS BROWSING the treasure trove of tile at Decorative Materials when a particular piece caught her eye. She was instantly inspired. “I chose it because it was really unusual,” she says. And because she liked the story behind it. Designed by a small company out of California called K. J. Patterson, the intricate mosaic tile (right, top) was inspired by a William Morris Victorian wallpaper and created using a 13th-century encaustic tile-making technique for none other than a renovation of the Hearst Castle. Rather than getting its color from layers of glaze, the tile is made up of colored clay parts, which are embedded in hand-stamped depressions in the clay body. Then the whole composition is fired together. The result is a hard and durable tile— perfect for the tough work of the kitchen. “There’s a lot of romance and history to the process,” Winger says. Use this statement-maker as the centerpiece of a backsplash design, Winger suggests, and work with solid color tiles (right, bottom) to create a backdrop. (Tip: You might even try out a checkered pattern.) Opt for neutral countertops or a faucet with a simple silhouette that won’t distract from the ornate mosaic pieces. kitchenartofcolorado.com. “I’M SEEING A LOT OF GLASS paired with natural materials— limestone, slate or tumbled marble,” Neiges says. Here, she suggests pairing a glass tile (below, bottom) with a mosaic porcelain tile that recalls a bit of nature. “To me, it looks like the texture you’d find in the horn or hair of an animal.” To put it all together, Neiges would alternate vertical strips of the mosaic tile with panels of the glass linear tile. “People have a lot of stuff on their countertop,” she says, “which tends to hide the decorative tile if you run it horizontally.” If you’re going for sleek, this look is for you. The blue-gray tinge in both tiles goes well with contemporary appliances, Neiges says. “A lot of people want stainless-steel appliances, and this tile would complement that for a fresh, sharp look and feel.” kbstudiodenver.com.

DARLING BELIEVES THAT the most beautiful backsplashes are those that let the materials speak for themselves—and keep the design simple. This tile scheme is a study in opposites: earthy, textural tile made of coconut shells (below, top) goes with smooth glass tile. “I love the natural color combinations that occur near the ocean,” Darling says. “I tried to pull some of those earthy colors into the design without looking overly themed.” Make this approach your own by drawing colors or textures from your favorite landscape. Too timid for this amount of texture? Consider Darling’s advice: “Just make sure the surrounding elements are in the same color family. VISIT DESIGNMOM.COM ON ANY GIVEN DAY, and you’ll see why late last fall, Time Magazine crowned it one of the year’s top 50 websites. It’s a friendly place where the Design Mom, Gabrielle Blair—graphic designer, mother of six children and recent transplant to Denver—writes about all of the ways that design and motherhood intersect. You’d be surprised at the range of things that fall under that umbrella: hip, modern dollhouses; how she chose her family’s new dining table; a round-up of pretty things for your home and kids that you’d never find on your own; and her thoughts on the Gap logo debacle last fall. “I’m just filtering motherhood through the design lens,” Blair says. “I think I happened upon this idea at just the right time. We’re in an era when women aren’t just letting life happen. We’re really deliberate about what’s in our homes, how we spend our time, what our children have around them. It’s kind of like curating your life.” Blair didn’t set out to build a business and a loyal band of followers when she launched Design Mom four years ago. Her fifth child had just been born, and Blair and her husband—whom she affectionately refers to by his full name, “Ben Blair,” whenever he’s mentioned in the blog—were living with their children in New York City. “I had a toddler and a newborn at home, plus three older kids. I knew I couldn’t go back to work,” she says. “But I had postpartum depression after my third baby was born, so I also knew I needed a creative outlet.”

We were just wondering: What are you reading right now? A Year in Provence by Peter Mayle. What’s on repeat on your iPod? We’re experiencing a musical renaissance in our family. Concerts are so much more accessible here than they were in New York. Right now, we’re listening to a lot of Sufjan Stevens’ Age of Adz, Arcade Fire, Katie Herzig—she’s awesome—and Vampire Weekend. And I’m never sick of the Killers. Favorite designer? I have two. William Morris, for his brilliant take on form and function, and Louise Fili, whose firm in New York designs signage and menus for restaurants, labels for food—that sort of work. I adore it.

“When I launched my blog,

‘design’ was this buzz word. People were learning to be deliberate about what they included in their lives, how their homes and clothes and books, even, reflected who they were. Design was and is everywhere. I mean, you go to Target to pick up toilet paper, and while you’re there, you learn about Liberty of London. It’s wild.

Blair’s sister Jordan had just launched a blog called Oh Happy Day and Blair was enthralled. “It was a pretty picture, a couple of sentences—something I knew I could do in the middle of the night if I had to. A small commitment,” she says with an ironic smile. “I had no idea it would grow into this.” But Blair did think she had a timely idea. She was 31 with five children. “I had already thrown a bunch of birthday parties. I had done the preschool search. I had figured out how to shop for sneakers without the kids so that I didn’t have to buy the Buzz Lightyear shoes,” she laughs. Her peers in the city were just starting their families, and maybe they would want some advice from a seasoned pro about how to save their sanity and keep their style when they became moms. Design Mom delivered. A bit of an accidental innovator, Blair is one of the blog world’s most influential members. She was among the first personal bloggers to give prizes from sponsors to visitors who left comments. “I was 40

seeing my traffic grow, but I’d only get one or two comments per post. So I thought, ‘If people could get a prize for commenting, it might remove a barrier.’” It’s a practice her readers and advertisers—and bloggers everywhere—now relish. Blair also dreamed up Kirtsy, a social news website geared toward women. Users submit their favorite web links and stories, and everyone votes on what they like best. The most popular content stays on the front page of the site, and editors ply the mix with their favorites, too. In short, it’s a way for women to share information and resources they like best from the web. She and two blogger friends founded Kirtsy several years ago after they realized that Digg—a similar site—was tailored for guys. “We thought it would be this little thing,” Blair says. Instead, the first day’s traffic shut down Kirtsy’s servers. Soon, venture capitalists were calling and the trio of mommy bloggers became de facto socialmedia experts. Kirtsy became far more than just a website: the brand

started conferences for bloggers and produced a book about women bloggers’ favorite online finds. All of this web talk might have turned Blair into a tech geek. But in reality, she’s just a design-devoteeturned-mom, a do-it-yourself superhero who couldn’t find a table she liked for her family of eight when she moved to Denver almost two years ago, so she and a few family members built a sleek, industrial piece and surrounded it with adjustable stools. Then, of course, she blogged about it. All such ventures are fodder for the blog: the Napoleon Dynamite mural she painted on her oldest son’s bedroom wall—it’s quite hip—and the birth announcements she commissioned an illustrator to create for each of her six kids. Blair has a knack for sharing just the information readers never knew they wanted. Therein lies her success. Women bond over design. They bond over motherhood. Blair marries the two in a smart, stylish, low-key way that makes us all feel part of the Design Mom club—even if we’re not building dining room tables from scratch.

Favorite design era? Mid-century modern. There are so many great specimens here that come from the period. I wonder if I’ll like it in 30 years—or if I’ll ever find a mid-century home big enough for a family of eight. Favorite indulgence? Crab cakes at Oceanaire [in Denver] and banana cream pie at Tarbell’s [in Centennial]. Is it bad that I can’t choose just one? Inspiration of late? When I see my children learn something new. If you could buy one thing for your home, what would it be? I don’t know. We’re very practical. We try so hard not to keep things in the house that are too precious. There will be time for that, but right now, the kids are the precious things.

WITH ITS STREAMLINED DESIGN and open, airy spaces, mid-century modern style has proven to be a very contagious bug in today’s design circles. Homeowner Mayra Galvez and her husband, Goro Morris, are not immune. Galvez, marketing director for Denverbased architecture firm Semple Brown Design, and Morris, a homebuilder, took on the roles of designer and general contractor for the renovation of this 1960 home in Littleton’s Arapaho Hills neighborhood. After 14 months of hard work, they turned their retro ranch into a modern oasis that both respects the home’s roots and suits the couple’s contemporary lifestyle. Homeowners Mayra Galvez and Goro Morris took great care in preserving— enhancing, even—the home’s open layout, replacing vertical support posts in the kitchen with a structural steel beam along the ceiling. 42

BEFORE CH&L: Was the home’s retro style relatively intact when you bought it?

Goro Morris: It definitely wasn’t in its original condition because the homeowners before us had stepped on it fairly heavily. CH&L: So what was your goal for the renovation?

Mayra Galvez: To bring it into the 21st century where we could use it, but at the same time to keep with the aesthetic of a mid-century-style home. CH&L: Finding that balance can be tough. How did you revive the mid-century style without it feeling outdated?

MG: I just tried not to over-design it, to really keep it as simple as possible. We could have added a lot more tricks and lighting, and fancy this and fancy that, but we just asked, ‘What are the three key materials that were used

originally in the home? What were the three main goals?’ We wanted to preserve the openness to the outdoors and [create] very flexible spaces. And we just expanded on those ideas. CH&L: And what did you decide about the materials?

MG: The original architect kept the materials simple enough that we could still find them today, which made it 10 times easier. We reintroduced some of the existing materials like stone, cinder block, concrete and wood, and then introduced some more sustainable materials like bamboo flooring. We couldn’t use some of the materials that were used back then, like mahogany, which is non-sustainable wood. Instead, we bought cabinetry that was very simple, and we stained it to match the existing mahogany. It’s really incredible to walk into one of these 46

homes where nothing has changed [in half a century]. The craftsmanship back then was truly inspiring. CH&L: It looks like you’ve done some fine craftsmanship yourself. Did you alter the layout?

GM: We changed the roofline quite a bit where the carport used to be. We bumped out that part of the house and put on what everybody’s calling a butterfly roof. It’s just a big V. MG: We added extra square footage, about 1,085 square feet, but it started out as a three-bedroom home and it still is a three-bedroom home. In the addition, we created a master bedroom and a master bath. And part of the existing master bedroom we included in the new closet. That gives you a sense of how big the master bedroom was: it’s part of our closet right now, which is pretty small.

CH&L: Now that you’ve been through this remodel, what would you say is the key to respecting a home’s heritage while also enhancing its style when you’re modernizing it?

MG: Keeping it simple. We also did research. We grabbed magazines and we grabbed books, and we talked to a couple of friends who live in mid-century homes. We chose our favorite components of the home and emphasized them: the connection between the indoors and outdoors, views of the garden, natural daylighting, an open floor plan and the warmth of mahogany. The advantage of designing a modern space with simple architectural and interior details is that it lends itself to vintage as well as new modern pieces and materials. It’s truly a balancing act. A Denver-based architect and designer team up to enliven a dated Denver home with a smart floor plan, casually elegant furnishings and a fresh color palette. BUILT IN THE 1930S, THIS FIVE-BEDROOM, eight-bathroom home in Denver has great bones and the casual elegance of a European cottage. But before the current homeowners got their hands on it, it was beginning to show its age. Anachronistic design touches had crept into its classic interiors over the years: eyeball can lights peeked out of the living room’s beamed ceiling, a circa-1980s kitchen crowded the first floor and the dated layout didn’t suit the homeowners’ contemporary lifestyle. The home was due for a makeover. BEFORE

There’s an old design adage that says you should incorporate something black into every room. In the living room, interior designer Ingrid Fretheim proves why that adage has stood the test of time: The black cocktail table helps ground the room and draws guests’ eyes to the fireplace—the room’s anchor. The homeowners wanted to celebrate the home’s classic design without miring it in period details. They wanted it to be “traditional, but with a feel for how we live today,” says interior designer Ingrid Fretheim of Denverbased Ingrid Fretheim Interiors. Adds architect Kristin Park, who worked with Fretheim on the project: “We just wanted to bring it up to modern standards yet still represent the old character of the home.” Working with contractor Bob Knepper of Parker-based Knepper Construction, Park gutted all but three rooms, reconfiguring the layout and installing new quarter-sawn oak floors with in-floor heating. In the back of the house, the team modified the family room, added a mudroom, installed new French doors and moved the basement staircase to add more room to the kitchen. Upstairs, they altered the five bedrooms to create “larger closets, better bathrooms—the kind of stuff that people want today,” Park says. The 14-month project was more than a remodel; it was a restoration, Park adds. She and Knepper replaced finishes that had been added in recent decades with designs that are more appropriate for the home’s time period. In the living room, for example, they swapped the existing box beams and fireplace surround for more historically accurate millwork.

“The goal was to have a classic look that works in the modern day for a family with kids and a big dog with a big tail,” Park says. “It’s important that you make a house that can be lived in,” Fretheim adds. “People shouldn’t be afraid to get chips and cracks [in their finishes and furnishings], because they add character.” To that end, Fretheim created a classic, comfortable interior design scheme that will wear well. It incorporates the homeowners’ art and antique collections with traditional furniture pieces crafted by artisans. Stained furniture is mixed with painted pieces. Antique chandeliers hang under the same roof as modern light fixtures. Solid fabrics commingle with patterned upholstery. The result is a traditional, refined design scheme with a touch of eclecticism that adds youth and freshness. Because classic kitchens often don’t have hanging cabinets, architect Kristin Park created recessed and built-in storage with hand-painted woodwork. She installed box beams, hung pendant lamps by Visual Comfort and added a fireplace at the homeowners’ request. Park and the homeowners also chose a tranquil granite for the countertops and pulled the room’s color palette from the sage green backsplash tile from Waterworks.

modernize the traditionally styled furnishings, Fretheim played with their scale. She integrated custom-made classic chairs, for example, in more ample sizes with slightly bolder upholstery patterns. To add a fresh take on a classic color palette, Fretheim painted the walls in soothing neutrals and added stronger colors in accent pieces such as pillows, rugs and chairs. To create her color scheme, Fretheim began with fabric. In the living room, the upholstery on the chairs flanking the fireplace was the starting point for the room’s corals, soft greens and buttery neutrals. She used the same tactic in the sunroom, where a cheery fabric on the wicker chair’s cushions inspired the room’s punches of raspberry, green and yellow. But rather than matching the colors exactly, Fretheim played with slightly

A bit of variation “makes for a more lived-in look.” This classic home manages to look traditional, elegant and historically accurate, yet it doesn’t look like it’s been frozen in time. The McArthurs, who spent years among the row houses and bungalows of San Francisco before relocating to Colorado, admit they felt a twinge of regret at departing from the home’s Victorian roots. “The biggest challenge was turning our back on the Queen Anne,” Gayle says. In the mountains, second-home buyers are driving a new trend in fractional ownership: buying part of a single-family home.

NOT ALL FRACTIONS ARE created equal. For many secondhome buyers looking for a slice of mountain-town life, fractional ownership has traditionally meant buying into a luxurious private club or hotel. At places like Vail’s new Four Seasons Residence Club and Steamboat’s One Steamboat Place, a fractional share in a residence comes with a hefty side of elite amenities, such as ski valet service in winter and access to exclusive golf courses in summer. But another approach to fractional ownership is quietly gaining steam in Colorado’s

ski meccas. Buyers looking for a bit more solitude can purchase shares of individual houses and town homes, giving them access to upscale single-family living at, well, a fraction of the hassle of owning a second home. “It’s a market that’s set to take off,” says Todd Houghton, an agent with Your Castle Real Estate in Summit County, who recently sold a quarter-share of a four-bedroom, ski-in, ski-out vacation home in Brecke nridge for $275,000. Though no hard data on sales of this type exist, brokers report that

A simple search of real estate listings won’t always unearth this type of ownership opportunity. To find one, advises attorney Andy Sirkin, call local brokers who know the market and ask where to find stand-

there are an increasing number of buyers interested in partial ownership of family homes over membership in deluxe resort communities. Like their counterparts at resorts, these stand-alone properties often come tricked out with granite countertops, stainless steel appliances, designer décor and high-end electronics. Alpine Quarters, Inc., a brokerage that specializes in fractional mountain homes, stocks its properties with board games and mountain bikes, says president Doug Freyschlag. Besides the general benefits of fractional ownership—an upscale mountain getaway at a much lower cost than it would take to own an entire second home, plus shared maintenance expenses—buyers love the privacy and homey feel of owning a share in a stand-alone. “It’s like a second home—we can personalize it,” says Jim Lee, a Castle Pines financial planning consultant who recently sold a half-share of his three-bedroom Keystone condo for $700,000. Realtor Todd Houghton says that his clients like to be able to bring guests along for a family-style escape in a bigger home: “We can have three or four families in there 68

at the same time,” says Houghton, and children get their own bedrooms, while adults enjoy a top-ofthe-line kitchen. These are buyers who “want to cook a turkey for Christmas dinner.” (Try that in a hotel room.) Experts point to yet another reason for this ownership model’s burgeoning popularity: a growing sense of environmental sensitivity among vacation homebuyers in the past few years. “More people who could afford the whole thing are choosing to buy a fraction instead,” notes Andy Sirkin, a lawyer who special-

When prospective buyers do locate an opportunity, it can be difficult to obtain financing for the share. And some worry about clashing with coowners over schedules or maintenance issues. But as most buyers report, legally binding use agreements and third-party property management ensure that shared ownership goes smoothly. Some luxury buyers are bound to prefer the all-inclusive approach of a private residence club or the autonomy of solo secondhome owne rship. But for Nebraska anesthesiologist Myron Munn, the appeal of his $425,000 quartershare in a Breckenridge vacation home is obvious whenever he visits the four-bedroom, four-and-a-half bath property with its sweeping mountain view. He says, “It’s very pleasurable to walk in the front door of a fabulous house and know that you own part of it.”

Average home prices and zoning laws affect how popular fractional home shares are in a given town. Grand and Summit counties are particular hotspots for shared homes, town houses and condos, while this model is tougher to find in more conservatively zoned towns like Aspen, Steamboat Springs and Telluride. Always prepare a legally binding ownership agreement that covers use schedule, a system for paying the bills and an exit strategy if any owners decide to sell their shares down the road. Consult an attorney who specializes in these types of contracts. Consider hiring an outside management company to handle maintenance and paperwork—especially if any owners plan to rent their shares, advises Sirkin.

It’s human nature to paint our walls. Cave paintings in Europe and Southwest Asia date back 32,000 years. Fast-forward a few thousand years, and you have the gorgeously frescoed walls of Pompeii. Now, a few thousand years later, we’re obsessed with color on our walls. All paints are not created equal. Don’t buy the cheapest paint you can find. A higher price point means the paint is more likely to leave your brush smoothly and evenly, requiring fewer coats. And higherquality paint will stand up to stains, scuff marks and scouring for years to come. Most paints come in a spectrum of finishes from matte to glossy, and while glossy is more robust, it’s also far less forgiving. It reflects light instead of absorbing it, highlighting the imperfections in both your paint job and your wall. But consider using a glossy finish on trim for a practical touch of glam, says Kristi Dinner of company kd in Denver. Eggshell—forgiving and durable—is a happy medium for most surfaces. When it comes to color, “Be fearless,” says Dinner. Find a color that you love and paint it in an unexpected place; try a bold color on the ceiling of an enclosed space or on the back wall of a bookcase for a 3-D effect that is oh-so-21st-century chic. Ask for help. Paint aisles with trillions of two-inch color squares can be overwhelming, so here’s a trade secret: hire a color consultant, a pro who knows what color goes where and why and how.

A paint job is only as good as the prep job, so take the time to scrutinize your walls; make sure cracks are filled, holes are puttied and texture is consistent. If you’re covering a dark color with a lighter one, tint the primer with the finishing color. It will reduce the number of coats you need. No matter who paints your walls, every home should have a few basic supplies for the inevitable touch-up. Buy an all-purpose synthetic sashangled brush; Purdy makes some of the industry’s best. For bigger jobs, invest in a lamb’s wool roller—it won’t spatter your paint, as the cheaper ones tend to do. Everybody’s talking about Benjamin Moore’s earth-friendly paint Aura. Think high-performance paint in brilliant colors with low volatile organic compounds—those nasty gases emitted by the chemicals in some household products. When it comes to storing your paint, use an airtight container and put it in a cool, dry place, where it will last for years, says Carl Minchew, head of Benjamin Moore’s product development. Label the paint with specifics such as where you used it and when. (You can thank us later.) When it’s all used up? Recycle your empty paint cans, so long as they’re dry. Paint coats our lives. Everywhere you look, you’ll find something cloaked in some form of paint.
