SINCE MY HUSBAND and I moved to Denver more than a year ago, we’ve been renting an apartment while house hunting. (If you tune into these letters every issue, then you might already know that.) Apartment living is something we hadn’t experienced in nearly 30 years, and it has been a pleasant break from the responsibilities of home ownership— especially lawn care. We’d spent years in homes that had beautiful but highmaintenance yards; visions of a no-maintenance yard spawned the crazy idea that our next home would be a hip downtown loft. So when we moved to our temporary pad, we gave away all our lawn-care equipment and relished the idea that our summer weekends might be free for activities other than deadheading flowers and mowing grass. But something strange has happened over the course of the year: we’ve gone through yard-work withdrawal. Yes, I actually miss pulling weeds and raking leaves. Well, maybe not the work so much as the satisfaction and happiness that comes with having a pretty yard. I am ready to get my hands back in the dirt. Perhaps that’s why creating this, our Outdoor Living issue, has been so satisfying. Chock-full of inspiring landscapes—formal, natural and minimal—we’re sure you’ll find a new idea to incorporate into your own yard. And for lounging in style after all that hard work, we bring you the latest in outdoor furnishings and accessories (page 19). We’ll be moving into our new home later this month—just in time for gardening season. The yard is the smallest we’ve ever owned, which is exactly the right size; I know we won’t have to spend all of our free time maintaining it. But we do have to buy a new lawn mower.

Where It Began After purchasing the empty lot south of their property, the owners of this home in Denver’s Observatory Park neighborhood collaborated with the team at Lifescape Associates to turn neglected terrain into a high-impact, low-maintenance paradise. “Should you desire a private resort in your backyard,” says Lifescape founder Charles “Randy” Randolph, “this is it.” “We started with the pool,” Randolph explains, where one switch triggers four sets of cascading waterfalls, transforming the cantilever-edge pool into a Tuscan-inspired fountain. Trickling water enhances the ambiance while drowning out the sound of traffic. Creating the right atmosphere was key. The homeowners, who entertain frequently, needed a large-scale space for crowds as well as a quiet gathering spot for intimate conversation. A fire pit situated near the hot tub accommodates masses, while the terrace, with its crackling fireplace and cozy seating, is ideal for small soirées. COLORADOHOMESMAG.COM

The Process The project took six months to complete. Creating a lush landscape in Colorado is no easy feat, and the team also took careful measures to consider the environment. “Conservation and sustainability—that was our driving mantra,” says Dan DeGrush, landscape designer and LEED-Accredited Professional at Lifescape. For new plantings, DeGrush chose native, droughttolerant perennials, shrubs and groundcover plants, and he preserved a large maple tree the homeowners wanted to protect. Minimal sod saves water, as does the drip irrigation sprinkler system. Perfect Touches Eco-friendly features round out the design. For example, Kichler LED outdoor lights—which consume 60 percent less energy than conventional lights and use bulbs that have a 15year life—line the pathways, walls and ceilings. WHEN THE HOMEOWNERS set out to build a new house in Denver’s Observatory Park neighborhood, they had a clear vision for architect Scott Lieb of Sparc Design and builder Scott Kirkegaard of AJ Kirkegaard Contractors. “They were determined to develop what I’d call a timeless contemporary home— one that achieves elegance through simplicity,” Lieb says. But most importantly, he says, they wanted a space in which they could enjoy the outdoors and Colorado’s abundant sunlight. With the help of landscape architects Scott and Annie Huston of Columbine Design and Larry Kagiyama, a designer with Aspen Leaf Kitchens, the vision was brought to life.

a seamless transition To address the homeowners’ wish for an indoor/outdoor living space, Lieb designed what he describes as a “contemporary take” on a traditional pergola over the back patio. “By using floor-to-ceiling windows, NanaWall [accordion-style] doors, and the same [tongue-and-groove cedar] wood on the ceiling as the great room, we made that space feel like one continuous room—there is hardly a visible break between indoor and outdoor,” he says. The homeowners also needed space to entertain outdoors, says Scott Huston of Columbine Design. So in addition to strategically placing foliage and annual pots, the designers at Columbine created multiple seating areas, including wooden built-ins for the dining area under the pergola, and tables and chairs by Thos. Baker.

bathed in light In the entry hallway (above), it’s the natural light—made possible by a two-story window and transparent staircase—that has the biggest impact in the space. “The entry ends up being an interesting and intriguing space merely because of natural light, stone and a simple wooden door,” Lieb says. In the dining area, the whimsical Robert Abbey light fixture, grasscloth wallpaper and Arlington side chairs provide soft contrast to the structural staircase. For the sunlit office (left), Kagiyama created a custom mahogany desk (built by Aspen Leaf Kitchens) that has one hollow leg for concealing power chords and cables. Vintage chairs and a wooden side table soften the blackened-steel fireplace surround. In the great room (right), the grey Lazar Kubix sectional maintains the overall contemporary-yet-warm feel. light and dark “The homeowners had no hesitation about using lots of glass to bring light into their interiors,” Lieb says. And this approach carried into the kitchen: “They loved the idea of having transom windows above the kitchen cabinets to bring even more light into the space.” The kitchen is also a study in opposites, the architect says, displaying how “carefully considered contrasts can really bring a space to life.” In this case, the zebrawood of the bar and the blondestained pine floor transform what might otherwise feel like a dark kitchen into a welcoming space. That was the idea, says Kagiyama, who was hired to design the kitchen finishes, but after hitting it off with the homeowners, stayed on to design the entire interior. “Inside, the homeowners wanted something very modern but they didn’t want it to be cold,” he says. “So although the house is extremely elegant, we made it very livable for their three little boys by incorporating everything from washable fabrics to the contemporary white stain on the oak, which doesn’t show dust or footprints.” The finished space features mahogany cabinets with a custom “blackstone” stain (the same wood used for the millwork throughout the house), Orion granite and a glass backsplash by Vogue Bay. Appliances include a hood from Vent-AHood’s Contemporary series and an integrated Sub-Zero 700 series refrigerator.

simple elegance The design of the master bathroom (above) responds to the homeowners’ desire to create comfort and elegance by doing away with distracting details, Lieb says. “Notice the simple, symmetrical vanities that frame a nice view into the bedroom.” Here and throughout the home, the architect’s favorite element is the sleek detail that’s created by keeping the baseboards flush with the wall. Other minimalist design moves include Soss invisible hinges on every door and a recessed blind system.

first impressions With every house he designs, Lieb tries to minimize the exterior street presence (right, top): “I prefer to create an inviting, more pedestrian-scaled streetscape.” With this house, he accomplished that by creating multiple roofline heights. Drawing on the “simple is elegant” mantra, the homeowners chose to limit the exterior color palette to dry-stacked limestone and stucco, and metal accents on the flat roof fascia and soffits—plus a single horizontal band of wood. The landscape designers created walls in the front yard to mimic the façade of the house. One of these walls helps to enclose a front courtyard (right, bottom left) that, says Scott Huston, acts as a “visual transition to the front door and foyer, and also serves as an outdoor room to sit and enjoy the bubbling fountain, the flowers and the street activity.”

finishing touches Small-scale ornamental trees such as Winter King hawthorn and Eastern redbud were chosen for the front yard so the house isn’t overwhelmed as the foliage matures. The container gardens (right, bottom right), composed of dwarf papyrus, fuchsia, begonia, red sweet potato vine and lotus vine, were designed to “accentuate the strong vertical lines of the house,” Scott Huston says. Overall, the containers lend a contemporary look and feel to the space—the “‘icing on the cake’ for the finished product.” 48

Green roofs, solar arrays and a small footprint make for a happy home—and planet

IMAGINE THAT YOU OPEN THE SEC OND STORY BEDROOM WINDOW IN YOUR NEW MOUNTAIN HOME, ONLY TO SEE AN UGLY, FLAT ROOFTOP COVERED IN ASPHALT AND GRAVEL.

Not the kind of view that drew you to the high country? Now, fancy that you open that same window and the plane below is a swath of flowering sedum. Yellow, white, red and pink flowers provide a colorful foreground to the view of meadows and mountains beyond. Welcome to the world of green roofs, just one of the many significant eco-friendly features of this stunning 4,000-square-foot home perched quietly on Elkins Meadow between Steamboat Springs and Fish Creek Falls. “Green roofs build a quieter relationship between the house and the landscape,” says designer Jeff Gerber, who crafted this home, sustainability top of mind, with the help of architect Robert Hawkins. “They lift the land up,” Hawkins says. (opening spread) Facing nearly due west, the main living area is a two-story room built of heavy timber framing inset with insulated glass. The overhang provides shade from Colorado’s intense sunshine. The ceiling heights over the dining room and kitchen were brought down in order to keep the scale of the spaces more

And green roofs don’t just look good. They have a number of planet-sustaining advantages, says landscape architect Lisa Lee Benjamin, the designer of this installation. First, she says, the roof lessens the impact of the home on its site by “replacing” land. “We wanted to mitigate our human footprint on the property.” Second and third, Benjamin adds, the roof provides additional insulation for the home, and reduces the amount of rain and snow runoff. Fourth? It serves as a small habitat for wildlife. “This mat of life provides a safe haven for insects and birds,” Benjamin says. But the biggest advantage is to humans. “People feel good when they do something good for the planet.” Other green features in the home range from big to 54

small, from the photovoltaic array that collects energy from sunshine and the geothermal heat that warms the floors, to the recycled blue jeans used for insulation. The planet’s health was considered with nearly every design decision. The home’s building materials are earth-friendly as well—and hail from a variety of interesting sources. The timbers are reclaimed from a train trestle that was docked deep into Utah’s Great Salt Lake. All the wood flooring is re-sawn wide-plank pine, and “includes peg holes and worm holes” from its previous life, chuckles Gerber. Even the exterior siding is recycled hardwood—oak, maple and hickory—from a fairground in Fergus County, Montana.

Gerber and Hawkins joined several architectural forms together to create a tight structure that tucks into the side of the meadow. On one side, facing Emerald Mountain, are the living, dining and kitchen areas. That two-story expanse opens to a deck, which in turn leads to the wideopen meadow. A smaller structure houses bedrooms and guest rooms. The two tall gables are linked with two lower rooflines covered in the green roof. “One way to respect the site is to build small,” says Hawkins, “and this is the smallest home in the subdivision.” The interiors reveal a pared-down sensibility. Pine or slate floors and wood walls and ceilings are enhanced with an uncluttered selection of contemporary and midcentury furniture. “I like spaces to be very simple,” says homeowner Laurie Reed, who selected the furniture and worked with project manager Kande Iken to select the interior finishes. Trained as an architect herself, Reed is passionate about sustainable design and knew she needed the right experts to finesse the project. “It takes a team of believers to build a home this committed to green design,” she says. 56

WHEN MIKE AND ANN Moore decided to build their dream home, they didn’t have to travel far—or anywhere, for that matter— to find the ideal building site. The perfect lot was right up the hill from their existing home, on the sevenacre plot they had owned for decades in Evergreen. The couple, who met half a century ago in Peace Corps training, wanted to build an energy-efficient, solar-powered house with native landscaping and abundant outdoor spaces for relaxing and entertaining. Ann Moore, a Master Gardener, had been collecting a file of magazine articles about gardens and landscapes for many years. A photo of a waterfall the couple especially admired led them to the Denverbased firm Designscapes Colorado, and landscape designer Scott Johnson. “We checked out some of the firm’s other projects, and they were all beautiful,” she says. “Equally important, we liked Scott and felt an instant connection with him.” Working in collaboration with Evergreen architect J. Architecture in Boulder for the green building design, the Moores involved Johnson in the early stages of planning. “I visited the site before they had broken ground,” Johnson says. “It was on a south-facing slope, tucked into the trees, with a meadow and lots of sunlight coming through. We reviewed the plans for a Southwestern-style home, and our discussions began to inspire the idea of incorporating a walled courtyard as a way to enclose the garden and shut out noise from the road.” The team also included a water feature off the master bedroom, along with a patio, fire pit and hot tub. After grading the property’s rocky terrain to create a more manageable slope, the crew laid out a series of pathways flanked with new planting beds that connect the garden areas to the house. Native flagstone was carefully mortared in the paths and patio, and the wiring for accent lighting was laid and buried. Ann Moore found a pair of antique turquoise swinging doors at a Denver shop, and the courtyard wall was designed to accommodate them.

7 Keys to a Successful High-Altitude Landscape Phil Steinhauer, president of Designscapes Colorado, shares tips for creating a stunning outdoor oasis on high:

✣ PLAN EARLY “The sooner you bring the landscape architect

into the design discussions, the more you can save during the construction process,” Steinhauer says. “For example, if you’re running a gas line for an inside fireplace, you might as well run one for the outside fireplace. Your landscaper can also coordinate the design and materials so they work with the house.”

✣ GATHER INSPIRATION “We encourage our clients to bring photos

and clippings of gardens, patios and landscaping that they like. We also ask a lot of questions, such as, ‘Do you tend to host big parties or small, intimate gatherings? Do you have kids and pets?’”

✣ KNOW YOUR STYLE “Along with discussing the specific plants

and colors a client likes, we determine whether the landscape should have a formal look or something more casual and natural. The landscaping should be tied to the architecture of the house, so a contemporary home might dictate a clean, simple look with masses of ornamental grasses, while a Beaver Creek home might have more of a mountain look with boulders and wildflowers.”

✣ CONSIDER CRITTERS “Your plants can be a salad bar for elk and

deer, so fencing or some other barrier may be needed. We can also incorporate flowers and shrubs that animals tend not to eat.”

✣ CHOOSE PLANTS CAREFULLY “A single property can have great variances in sun and wind exposure that need to be taken into account when choosing hardy plants that can withstand the elements. It’s important to plan the landscape based on water availability and plant needs.”

✣ THINK SEASONALLY “We like to design landscapes that are

interesting year-round. Often we’ll combine deciduous trees and shrubs with evergreens. We think about the off-season elements of a plant like branch structure and color, and whether it produces berries or seed pods. We also consider ‘hardscape’ features like boulders, pergolas and arbors for winter interest.”

At Johnson’s suggestion, windows were cut into the wall to bring in additional light and frame the views. Deciding what to plant in the new garden beds was both daunting and exhilarating for Ann Moore. “It was like looking at a new, blank canvas with nothing painted on it,” she says. “Scott and I discussed a palette of colors we especially like: pinks, blues, purples, reds, whites and deep orange.” Johnson adds, “We worked together to figure out what would thrive at this altitude of 8,000 feet. Our goal was to create little pockets of color and interest.” Plantings include a vibrant array of hardy perennials filled in with annuals and grounded by trees, shrubs and rocks. Flowers in oversized pots and hanging baskets provide additional color. A fence around the perimeter of the property protects the landscape from hungry animals. The garden was completed in the summer of 2010 and has been thriving ever since. “We enjoy entertaining, and the space is perfect for welcoming guests,” Ann Moore says. “When it’s just the two of us here, we eat on the patio three meals a day. The garden is like a beautiful oasis, and we especially love the waterfall by our bedroom window. Mike and I used to do a lot of backpacking, and now we feel like we’re sleeping by the side of a stream—but in a really comfortable bed.”

Keep it natural. Michelle Johnson, co-owner of the Fort Collins-based landscaping firm Hydrate Colorado, offers an easy recipe for a natural weed killer: just fill a spray bottle with three parts undiluted vinegar to one part dishwashing soap, and use it to douse the weeds’ foliage. “Rinse out a metal sprayer after use,” notes Johnson, “since vinegar is corrosive to metal.” Wait for the ladies. It’s tempting to reach for the insecticide when aphids are devouring your garden, but Alison Peck, owner of Matrix Gardens in Boulder, says to be patient. “Aphids can multiply quickly, but in almost all cases ladybugs will show up and eat them.” Crank up the heat. Composting is a worthy activity, but people aren’t always able to stick with it, says Carole Kastler, owner of Camelot Design, who suggests buying a black plastic compost bin that has a hand crank for effortless turning. “The easier you make the process,” says Kastler, “the more likely you’ll keep doing it.” Or let someone else turn your compost. If you’re not interested in composting, Colorado businesses such as Oxford Recycling, A-1 Organics and Rooney Road Recycling Center accept yard waste for recycling and composting. “If you use a lawn service, ask if they recycle your yard waste,” Kastler adds. Lighten up. Outdoor lighting enhances ambiance (and is necessary for safety), but it can also consume a lot of energy. Michael Hommel, founder and president of Designs by Sundown, recommends upgrading to LED lights, which “use 60 to 70 percent less energy and give off a crisper, higher-quality light.” Buy a smart sprinkler. Johnson swears by the Rain Bird ESP-SMT Smart Irrigation Control System, a sprinkler system that can be programmed specifically to meet your yard’s needs. “It factors in soil type, slope and amount of sun exposure,” she says. “It can save up to 70 percent of water use.” Get professional help. Kastler suggests calling in a landscaping pro to assess your yard for overall water usage, determine if an outdated sprinkler system can be replaced with a more efficient one, and analyze if plants are getting the right amount of water. “They’re going to save you money and recoup the cost of their visit.” Cut the grass. As in, cut it out of your yard. “Grass requires an enormous amount of water,” Kastler says. “Determine how much grass you really need, then lose the rest and be creative with drought-tolerant plants.” Some HOAs require a certain amount of grass in front yards, so check with yours before ripping up your lawn. Then the eco-friendly part takes care of itself.”
