THE LOVE FUND FOR CHILDREN KCH&G’s 2013 Boulevard of Dreams Homes Tour is not just about the beautiful homes designed and built to impress — each sold ticket helps raise money for local children in need. More than 100,000 residing in the Greater Kansas City Metropolitan area have been impacted by distributions from our charity partner, the Love Fund for Children, since the organization’s inception 31 years ago. Kenneth Woodward, board president, sees the homes tour as a first-class event in a quality neighborhood that will offer attendees a vivid snapshot of the Love Fund. “Our volunteers will be hosting the tour; that person-to-person contact with the public is invaluable and indispensable,” he says. The Love Fund for Children started in 1982 with popular WDAF-TV anchor Cynthia Smith launching an on-air segment called “Thursday’s Child” that featured foster children from Kansas City needing adoptive homes. The station began receiving small donations from a concerned public, and Cynthia approached influential community leaders to form an independent group to oversee funds. Eventually “Thursday’s Child” morphed into the Love Fund for Children and has raised approximately $8 million for children in need; at any given time, the Fund has between $250,000-$350,000 available for requests. “The Love Fund provides anything children, ages 18 and under, need in order to learn, live and grow,” says Lisa Herron, executive director. Funds cover anything from specialized medical equipment and assistive technology to beds, clothing, glasses, eye exams, shoes, and virtually anything and everything a child needs to enhance their life. “We rely on a vast network of case workers, medical-care professionals, therapists, counselors and other third-party professionals to be our eyes and ears in the community. They observe, identify and validate a need then apply to the Love Fund for assistance on behalf of a child under their supervision,” Lisa adds. She also notes that the Love Fund’s mission is crucial in these modern times of government budget-cutting. “As more government programs are eliminated or budgets are severely reduced, children’s needs still exist. Without our fundraising efforts, the thousands of children we serve each year would not receive help,” she says. And that’s just not acceptable, according to Kenneth. The board meets annually to determine how to distribute donations to applications for assistance on the docket. and Young Professionals Supporting the Love Fund (YPLF) support the mission to improve children’s lives in whatever way they can. The Love Fund operates with the FOX 4 station’s encouragement and support. The organization’s office is physically located at WDAF with its 2.5-person administrative staff. The Love Fund’s office space is provided free of charge by FOX 4. The station also assists in providing volunteers and telecasting public service announcements to promote some of the fundraisers. Lisa says the organization thrives in great part because of the station’s involvement and passion for it. “Of course, FOX 4 is instrumental in telling the public of our successes and our needs,” she says. Corporate entities and community groups also have helped create success. “CVS Pharmacy, Applebee’s International and Silpada Designs are just a few of our loyal supporters, and many of them have employees who serve on our Love Fund League of volunteers,” Kenneth says. In addition, countless organizations have named the Love Fund as benefactor of their fundraising efforts. Lisa reflects that KCH&G’s Boulevard of Dreams Homes Tour is the perfect partner for the Love Fund. “We’re in the business of answering functional needs of children and helping them develop selfesteem and identity,” she says. “The involvement with the homes tour will help us get that message out to a compassionate audience.”

In a showhouse such as this on the 2013 Boulevard of Dreams Homes Tour, visitors expect to be wowed by creativity, luxury and functionality –– and they won’t be disappointed by Starr Homes’ efforts. The modified Breckenridge floor plan hugs the curve of the cul-de-sac up front and seems to float at the tippy top of trees in the 100-Acre Wood out back. “On a pretty lot like this, we try to put the most-used rooms at the back where people spend the most time,” builder Kit Starr says. The floor plan decisively cuts out hallways and even a formal dining room, leaving more square footage for the spaces that truly count. Like the kitchen. That’s this home’s major boasting factor. An arsenal of Thermador appliances includes a side-by-side fridge and freezer, and 48-inch double oven and range top. Slightly removed from the main kitchen is prep area that keeps items like coffee makers and toasters out of sight but totally accessible. The walk-in pantry is just beyond that and, for serious cooks, is set up for an extra fridge. “People are living more casually, but they want that really nice kitchen/hearth room,” Kit says. Included in the open floor plan is an octagonal dining nook that seats eight. Its stellar location and inspiring ceiling treatment beats the usual layout that puts formal dining space next to the front door. “The view out back of the trees is a whole lot prettier than up front looking at the street like in most homes,” he adds. These two spaces connect to a two-story hearth room with floor-toceiling stone fireplace flanked by built-ins and a grand window design that captures the thrill of living cliffside with plunging depths to a dry creek below. This awesome view can be seen from nearly anywhere on the main floor, even from the entry, where Starr’s signature cantilevered staircase negates the need for view-blocking support posts. “It allows you to see the beauty of the trees without the stair in the way,” Kit says. The main-level master bedroom and bath aren’t overly large, but they contain all the necessary creature comforts, including a walk-in shower and jetted tub. A powder bath and home office complete this floor. Upstairs, a bedroom suite plus two bedrooms with Jack and Jill bath offer private quarters for children or house guests. In total, this home could comprise six or more bedrooms based on how the lower level is finished out. Currently, an upper portion of the basement –– featuring 12-foot-tall ceilings –– offers two distinct sections that can be envisioned in endless ways: extra bedrooms, a bar, media center, gym or recreational room, for starters. A half wall on one side overlooks an additional nine-foot drop to an indoor basketball court lit naturally by 28 picture windows. Model/semi-custom homebuilder Scott Bamesberger, owner of SAB Homes, went out on a limb with his custom reverse-style floor plan that’s designed specifically for this Winterset Valley lot. The interiors, however, are traditionally furnished, providing casual comfort for the future homeowners. Rita Bamesberger, Scott’s wife and co-owner of Excel Design with mother-in-law, Charlene Smith, was tasked with the challenge of making this showhouse shine. “We’re sticking with what we think people will like to see [in this house],” she says. Tour-goers will notice lots of stone and ironwork, hardwood floors throughout, a soft color palette of creams and browns, numerous sconces and a spiral staircase. The creative genesis behind this custom floor plan, including each carefully planned architectural detail, such as the window placement in the master bedroom and recessed arched niches flanking the breakfast nook, is Architect Tom McDonough, owner of KC Architecture. The main level, with 2,500 square feet, includes a formal dining room, powder room, bonus space that can be converted into an elevator shaft if necessary, and an office with a wall of floor-to-ceiling built-in shelving. The kitchen, designed with entertaining in mind, showcases granite countertops; cool, colorful backsplash with a Moroccan vibe; a gas cook top with hood, the centerpiece in this space; butler’s bar; and a walk-though pantry that’s open to the rear foyer. The hearth room, emphasized by an arched stone wall, is an immediate focal point upon entry and one of the most comfortable spaces in the home. Another one is the master suite, with its own personal hallway, and a fourposter bed, sitting nook and drool-worthy walk-in closet. Peace and quiet is found in the master bath, with porcelain wood tile flooring, a passive steam shower with iridescent tile insets, double vanities and a makeup vanity. The lower level, with 1,650 square feet of space and patio access, includes plenty of storage space hidden behind two guest bedrooms connected by a Jack and Jill bath, bar, temperature-controlled wine cellar and billiards room, where Rita and Charlene swapped out traditional pendant lighting over the pool table for an elegant chandelier. The exterior offers just as cozy and impressive of a view as inside: The Craftsman-style architecture with four-car garage lends itself to extensive landscaping anchored by evergreens and an outdoor living area surrounded by nature. The lanai, accessible from the breakfast nook, features a fireplace and TV and overlooks Winterset’s 100-Acre Wood, as the developer calls it. “What makes this space so special is the lot itself,” Tom says. “With the amount of trees, it’s a super peaceful space just sitting out on the back deck.” Wrapped with an electronic security code lock system (that also controls surround sound and lighting), this home is as safe and secure as the actual structure itself, another top selling point.
