WHEN ANDREW AND CATHY HOMOLY SET OUT TO DESIGN and build a sustainable, family-friendly home, they wanted to make sure it was a place that could withstand the wear and tear of their active family of 10 — four kids, Megan, Madeline, Mason and Morgan; two dogs, Blaze, a 10-year-old vizsla, and Mia, a 6-yearold lab; and two cats, Sonic (their foster cat) and Caterwaul. The recycled hardwood floors throughout and carpet tiles in the living and dining areas endure daily foot traffic and allow for easy

clean-up — and, just like the kids, the pets have their own customized spaces to retreat to at the end of a busy day. Andrew, owner/president of Homoly Construction, paid extra special attention to site selection and design; resource, energy and

water efficiency; and indoor air quality when building his extremely green home. (Read all about the home’s green features on page 28.) No detail was overlooked, including the double-duty laundry room — with durable tile flooring — that houses storage bins for the kids, a mud bench and storage hooks, and a desk and office supplies. But, most importantly, it’s also the dogs’ safe haven.

The exterior door, which leads to the fenced-in backyard, has an insulated dog door (with three layers and a cover when not in use), while a Dutch door, with direct access to the kitchen and beyond, keeps them contained when company’s over and acts as a space for safe-boarding. With the top half open, it still allows them to be “part of the conversation,” Cathy humorously adds. A dog-washing station in the basement provides convenience, eliminating numerous trips to the groomer. As for the cats, there’s a dedicated ERV vent for the litter box area that improves the quality of life for the cats and air quality for their keepers, along with a comfy bed of their choice. With such dedicated spaces, these pets are living almost as well

Andrew Homoly builds a sustainable family residence to be handed down through generations. STORY BY KIMB ERLY WINTER STERN

|

PHOTOS BY MA TT KOCOUREK

A N D R E W H O M O LY WA S AT T E N D I N G A N O R L A N D O G R E E N B U I L D I N G conference when the proverbial light went off. For Andrew, part of Kansas City familyowned Homoly Construction that specializes in green and sustainable construction, it was a CFL bulb. “I’m not an extreme environmentalist,” he says. “But I am an education junkie, and what I was hearing made sense. ‘There is a better way to build,’ I thought. I realized that sustainable building wasn’t a fad.” That green-hued epiphany years ago was the beginning of Homoly Construction’s foray into the world of creating sustainable and distinctive structures with integrity and pedigrees to last generations. In 2010, the company completed the first commercially built LEED Platinum home in Kansas City, applying sustainable principles and materials for resource and energy efficiency. A fifth-generation builder, Homoly draws inspiration from decades-old homes and additions built by his grandfather and father. Those products’ permanency solidified his penchant for quality construction. “There’s sawdust in my blood,” laughs Homoly, a civil engineer. “I help people with cool, awesome and creative home designs. My imagination is part of my toolbox.” After building the sustainable Williams-York residence, it was time for him to focus on his family’s abode. He envisioned a solid, energy-efficient home incorporating advanced technologies and superior materials that would be a treasured heirloom for his great-great grandchildren and beyond. “As a builder, my family has frequently moved,” Homoly notes. “I wanted this to be our last home, one to pass down. A home to stand the test of time — 200 to 300 years, maybe more.” With the construction of his forever home, Homoly wanted to prove three things to skeptics. First, an energy-efficient residence comprised of green materials doesn’t have to be modular or have modern aesthetics, as many people assume is synonymous with sustainable building. Second, he wanted to illustrate that sustainable building materials aren’t exotic, expensive and extravagant but readily accessible in box stores like Lowe’s and Home Depot and through local tradespeople and artisans. Finally, Homoly wanted to emphasize building a high-performance home isn’t cost-prohibitive.

“A high-performance home with green features and sustainable materials doesn’t have to break the bank,” he says. “But it’s also not suitable for people who want to build and then flip. We tend to build people’s final home.” What emerged from Homoly’s carefully conceived dream blueprint is a dazzling 4,500square-foot family-friendly home. Built in his favorite style of classic architecture, Southern Colonial, the Parkville, Mo., home is on track to receive LEED Platinum rating. The four-level, seven-bedroom, three-and-a-half bath home is loaded with amenities to accommodate the hectic lifestyle of four kids, two dogs and two cats. A 600-foot driveway, eventually to be lined with trees, serves as the home’s grand entrance. Situated on 13 acres, including dense woods and open expanses, the landscaping is planted with native prairie grasses and wildflowers. “Five acres of buffalo grass will grow to six inches and never need mowing,” says Homoly, who admits the home is probably 20 years ahead of the sustainable building curve. He and framer Mike Pedley developed the Homoly-Pedley Perfect Envelope, utilizing common building techniques and materials. It creates an energy air gap that goes all the way up the walls, around the soffits and fascia, and up to the roof’s ridge vent. The home’s tight thermal envelope isn’t visible but is the catalyst to ultra-high energyefficiency and a comfortable living environment. Additionally, the home was vertically built, establishing efficiencies in cost and the ultimate footprint.

Walls are more than nine inches thick — “The way they used to build homes” — and filled with energy-efficient layers. Homoly compares the effect to an Igloo cooler wrapping around the home’s exterior, including two-inch rigid foam insulation. “My home is more efficient because the rigid foam acts as a thermal break from the wood studs,” Homoly explains. “Wood is not a good insulator and increases thermal conductivity. This home is four times more insulated than the average home built today.” Hardie fiber cement siding ensures the home will never require repainting, able to withstand centuries of extreme Midwest weather. The efficient envelope and other green features such as solar panels allow the family to live Net Zero, which means they will never have another electric bill. Dimmer switches and vacancy sensors further reduce energy waste. Energy recovery ventilators (ERV) continually draw in fresh air, and low-VOC paints, caulks and glues help maintain high air quality, alleviating household allergies. A 1,500-gallon cistern harvests rainwater used to flush toilets — one of the home’s myriad water conservation features. Homoly’s wife, Cathy, and interior designer Julia Haseltine collaborated on the home’s warm and welcoming interior. Reclaimed materials include 3,500 square feet of 90-year-old oak from a Bolivar, Mo., Amish farm. The kitchen’s stylish backsplash is made from recycled glass, and eco-friendly Cambria quartz countertops create strong work surfaces. Energy Star appliances are utilized, including the induction cooktop that boils water in less than a minute. A butler’s pantry refrigerator is designated for kidfriendly beverages, and a large mudroom promotes organization. Even pets are part of the green plan. (Flip to page 24 to read about the green pet features.) Casual living spaces also diminish waste. For example, there isn’t a designated dining room — the oversized kitchen island is a magnet for family meals. For the Homoly family, this hand-me-down home is a priceless time capsule sure to yield generations of sustainable comfort, livability and enjoyment.

This 1,800-square-foot home in Kansas City, Kan., shows that modern design can be had at this price point. It even showcases green features, with passive solar design, wide overhangs, and high-efficiency equipment and windows. Every square foot is utilized, including lots of storage, in an open floor plan that can certainly be described as fun. Polished epoxy-coated concrete floors and exposed concrete walls lend the feeling of a loft inside, while the exterior stands out in a combination of metal siding and stucco. This is the second of six similar homes planned for the block, all custom to their own sites.

This clean, contemporary take on a family-friendly open floor plan features ample space for recreation, eating and entertaining. Located in the Summerwood community, the two-story, four-bedroom home features all the amenities of its neighbors, but there is something noticeably different: This model home doesn’t shrink away from color. Taking interior design to a new level, yellow, gray and white are boldly used in unexpected ways. Additional standout features include a stainless steel backsplash, custom bookshelves in the study and herringbone-laid tile floors.

The draw factor of Old World style is obvious from the curb of this rustic home in the Estates of Mills Farm. Inside the 5,650-square-foot home is an open floor plan comprising four bedrooms and six baths. The heart of the home is a huge hearth room featuring vaulted ceilings with distressed beams and a floor-to-ceiling fireplace built of moss stone, just like on the exterior. Carefully selected tile and trim packages denote quality. On the finished lower level, 10-foot ceilings and walkout access, plus a unique custom bar designed with stone and wood accents, make it a space for entertaining family and friends. 42 • KCHANDG.COM

From the initial idea through execution, this New England-style home was destined to be different. Its original architecture separates it visually, with a porte cochere and raised octagonal skylight enhancing curb appeal, while the home’s floor plan delineates luxurious private and public spaces. Featuring a cook’s dream kitchen, functional and stylish utility rooms, large-scale entertaining areas and an indoor/outdoor lanai, this home truly has it all. Casually elegant design choices and a whole-house automation system add to the home’s overall desirability.

With five bedrooms, four baths, a loft and screened-in deck, this house lives large. Designed with hickory hardwood flooring, stainless steel appliances, granite tops and a stone fireplace, the home incorporates all of today’s amenities. Taking the future of its occupants into consideration, the home includes wide hallways and doorways, and hardwood paths on the main floor. Panelized walls, engineered lumber, high-efficiency HVAC equipment, high-performance insulation and low-E windows make it more energy-efficient than most, plus composite decking, stucco, vinyl windows and a sprinkler system mean less maintenance. A silent floor system is an added bonus. 44 • KCHANDG.COM

Sited next to a small lake, this home takes full advantage of the view with as many rooms as possible facing toward it out the mostly glass exterior. Much attention was given to the exterior details of this modern home, including the use of stained cedar lap siding, a green metal roof, a steel arbor and a deck without railings to avoid obstructing the scenery. The interior was designed with many built-ins that do double duty: desks in the family study for each of the five children and the homeowners, a mudroom with lockers and a charging station for electronics, and storage cabinets in the great room that can be used for seating the family’s large weekly bible study. Just steps from Loose Park, this custom home had to find balance between the homeowners’ needs and those of the KCMO Landmarks Commission. Whereas several previous applicants’ proposals were rejected, this one succeeded with its Prairie-style architecture fitting seamlessly into the established neighborhood. Porches and connections to the outdoors make the home equally appealing for front yard or backyard living, while broad overhangs with brackets enhance curb appeal. Inside the 4,013-square-foot residence lies a modern-day open floor plan, but several built-ins, reminiscent of the Prairie-style era, have been incorporated, including a breakfast booth, walk-in pantry with pass-thru to garage, window seats and even a secret passageway between two bedrooms. Ten-foot ceilings on the main floor and extensive use of transoms expand the feel of the alreadyopen floor plan, including a kitchen, dining room, sitting room, sunken living room, sunroom, guest suite and three-car garage. The upper floor is reserved for the master suite and two additional bedrooms with their own baths, a study and a large utility room. While it visually looks like a home of the past, it is thoroughly modern with 2’-by-6’ exterior walls and energy-efficient HVAC equipment and appliances. P L E A S E T U R N T H E PA G E

The owners of this “modern Chicago Brownstone” took extensive measures to incorporate many sustainable features. Specific systems were designed for the home, from passive solar to smart wiring to four ground-source heat pumps that tie into different zones of the house. The open floor plan is superbly suited for entertaining with an oversized kitchen and caterer’s kitchen. One of the most coveted features of the house is the 24’-by-36’ covered deck built of steel and concrete for longevity and complete with a fire pit and built-in barbecue. The entire back wall is glass, emphasizing the treetops and bluffs of Cedar Creek. The interiors feel loft-like, with exposed wood and steel beams and even a brick wall in the foyer. A mix of reclaimed wood, felled wood, recycled sorghum and bamboo make appearances throughout the interiors. The site –– a heavily wooded lot –– was minimally excavated, while a suspended walkway from the street to front step minimizes the impact on the land. Native vegetation was selected over turf to reduce watering. A brick exterior with porches over every door and a standing-seam metal roof with four-foot overhang that diverts water away from the foundation protect the home from water damage. House wrap, rigid insulation, blown-in cellulose and spray-foam insulation were all used to give the home a superior R-value. Waste during construction was reduced with advanced framing techniques and prefabricated trusses, and excess materials were donated to Habitat for Humanity. P L E A S E T U R N T H E PA G E

Meant to be a show house, this home’s interiors shine, literally and figuratively. Light fixtures gleam, wallpaper glitters and natural light floods the spaces. A gray and white base palette makes a sophisticated backdrop and emphasizes the art and decor. The kitchen is decked all in white except for an enormous wood-paneled refrigerator that warms the space; a similar effect is in the master bath where a soaking tub is flanked by espresso-stained wood vanities with Calcutta tops. In the living room, a chiseled crystal stone tile fireplace works its way up to the ceiling, topped by a two-tiered gray Murano glass chandelier. Tailored sofas are upscale yet relaxed, a theme that permeates all the selections. The tone softens in the lanai, where weathered wood and natural stone connect the indoor/ outdoor room to the pool area. Corals and blues set a seaside theme in here. Down the hall to the other main entertaining space, a suspended staircase leads dramatically to an equally userfriendly but elegant series of rooms. Patio access will lead to a contemporary fire feature at the base of a waterfall spilling over from a pool above, mosaic tile wavering in the light behind. P L E A S E T U R N T H E PA G E

Landscaper’s Own With himself and his family as clients, designer Reed Dillon creates a magical outdoor environment in Lawrence.

Story by Veronica Toney Photos courtesy of Reed Dillon Associates

WHEN REED DILLON, OWNER OF REED DILLON Associates, and his family decided to move to Lawrence in 1996, they started the daunting task of house hunting. With a master’s degree in landscape architecture, having land to cultivate was at the top of the wish list. They settled on an area with gently sloping topography, numerous large trees and a pond. “We designed the house and grounds for the lot,” Dillon says. PLEASE TURN THE PAGE

Right... Slabs of native limestone create the

steps leading from the patio into the garden. To soften the transition, Dillon planted creeping thyme and culinary thyme in the gravel and sand. “Thyme likes this climate and provides a fragrant ground cover,” he says. “The green makes the house look more lived-in and takes some of the rawness away from the stones.” Below... Near the house, the evergreen hedges

offer natural edging for smaller flower gardens in the spring, summer and fall and give structure to the area in the winter. Small shrubs of Peach Drift roses not only add color but also fragrance, which Dillon says is unusual in shrub roses.

The result was a 2012 Gardens of the Year award-winning design that gradually moves from patio to pond. Paved areas near the house offer a natural transition to entertaining space. Dillon chose native limestone because of its wearability and resistance to the Midwest climate. The stone’s natural buff color that complements the stucco and limestone of the home’s exterior was an added bonus. A garden off of the entertaining area features sculpted hedges that provide the structural bones to the area throughout the seasons. As the gardens move farther away from the graphic lines of the house, Dillon filled the space with more billowy foliage and colorful blooms. PLEASE TURN THE PAGE

Above... A cast iron lid to an industrial autoclave used for curing concrete blocks is repurposed to create

a waterfall into the pool. “It’s the most interesting architectural element in the garden,” Dillon says. Right... Dillon designed a 200-yard stream to run into the pond. In the spring, yellow flag iris

planted along the stream feature bright blooms and grow to 5 feet tall. Water forget-me-nots add additional color to the banks. “It provides an opportunity to use water foliage,” he says. 68 • KCHANDG.COM

Water was also an important element in his design. “It’s nice to have the sound of water,” Dillon says. “It adds calm to any garden.” Incorporating a small fountain near the home, a pool and a stream offered the opportunity to get creative with water foliage and salvaged items, such as the cast iron lid that creates the pool’s waterfall. “My space could accommodate three water elements, but water gardens require a fair amount of maintenance, so it’s important to decide between high- or low-maintenance water features,” he notes. Another standout feature in the garden is the pergola that welcomes the family into the garage, offers visual interest from the breakfast nook windows and creates a playground for plants. “The pergola is placed where we can see it and enjoy it as much inside as outside of the house,” he says. In designing each of these elements, Dillon found that creating his own garden was no different than planning for his clients. He examined his family’s lifestyle and how they planned to use their outdoor spaces, their ability to maintain the different elements, the amount of sun on the land, and how much fun he could have playing with colors and plant species. “I love creating environments for plants,” Dillon says.

Dual-Purpose Home

Buy a $100 ticket — with proceeds going directly to St. Jude — and you could win this brand-new home! Second-Floor Pl an

CONSIDER IT THE MOST COST-EFFECTIVE HOME YOU’LL EVER “BUY.” The St. Jude Dream Home, built by Summit Custom Homes for the third year in a row, boasts a two-story plan wrapped in Prairie-style architecture and features a front porch, four bedrooms, three full baths and a three-car garage. With approximately 4,200 square feet, this single-family home located on the Creekmoor Golf Course is modeled after Summit’s Highland Falls II floor plan, with an open main level that includes a formal dining room, a see-through fireplace that adjoins the hearth and living rooms, a breakfast nook off the kitchen, and an office. The second-floor master suite showcases a spacious sitting area and a walk-in closet. But, it’s the bonus features — and, of course, its charitable contribution — that truly make this home one to write about. In most model homes, you won’t find a finished basement or completed outdoor living area, but this isn’t your average model home. The St. Jude Dream Home will feature great entertaining options in a covered, screened-in porch with stone-faced fireplace and TV area and a fully finished basement. The basement provides the future family with a recreation room and entertainment center; complete bar with granite countertop, under-mount sink, refrigerator and microwave; Brizo faucet; Shaw tile backsplash; and cabinetry from Shamrock Cabinetry. It also houses an extra bedroom with full bath and plenty of storage space. Tickets for the St. Jude Dream Home Giveaway go on sale April 4. For more information, visit dreamhome.org. Or, if you’re in the market to build a new home, check out

Standard features throughout the home include Shaw hardwood flooring and carpet, Brizo faucets, GE appliances from the Monogram collection and granite countertops. The home will be furnished by I.O. Metro for the tour, and one lucky attendee will win a $10,000 I.O. Metro shopping spree. Free home tours begin on April 20. Visit dreamhome.org for specific dates and times.

a piece of broken glass, almost covered by a shredded roofing shingle, in a nearby vacant lot. That single moment encapsulates little Greensburg. The 5.4.7 Art Center is the first LEED-certified building in the state of Kansas. Its digital name comes from the date – May 4, 2007 ___ when an EF5 tornado destroyed 95 percent of the town. The shard of glass and roofing shingle in the vacant lot are a reminder of the rebuilding process. Greensburg’s claim to fame had been home to the “World’s Largest Hand-Dug Well.” An engineering marvel at the time it was built in 1888, the visitor’s center around the well was destroyed as the tornado ground its way through town. Today, The Big Well Museum also documents the story of the Greensburg tornado and how the community decided not to give up, but go green. Catty-cornered across Sycamore Street is the Silo Eco-Home. Other than the liquor store, the grain silo in Greensburg was about the only standing structure. Perhaps it was the round shape that deflected the tornado’s energy, no one knows for

The Silo Eco-Home is also home to GreenTown, the nonprofit organization that helps answer questions about creating a green community. repurposing anything. Across the street, you’ll find a glass art studio, a great coffee shop, a home decor store and a framing shop. They snuggle up against the S.D. Robinett building, a fixture in Greensburg since 1915. Although badly damaged by the tornado, the building is now home to Where’dya Find That Antiques, one of the best antique stores in the Midwest. Owner Gary Goodman tells me he’s having a big sale the entire month of May. I think I’ll be heading back to Greensburg in May.

To Get There: Take I-35 south and merge onto US-400/US-54 at Wichita. Drive time approximately 4.5 hours.

hen in ome Who needs Europe when you have Chef Jasper Mirabile Jr. in the kitchen?! “When in Rome, eat as the Romans do,” he advises, and so we did. Nebraska Furniture Mart’s Viking kitchen got lots of use during Chef Jasper’s five courses at our recent Cooking School. The generous menu, paired with fun Italian facts he added along the way, made it an event to remember. (Did you know: Chef Jasper teaches an Italian butcher class, you shouldn’t chop garlic, and it’s thought that tomatoes were introduced to Italy by Christopher Columbus?!) hotos by att ocourek
