Dinner provided by Brancato’s Catering (with carving station) paired well with Somerset Ridge wine and Boulevard Brewery beer. Live entertainment from The Tom Penderblast Quartet kept guests on their feet. After the awards ceremony was a drawing for prizes; Mark Alford even gave away one of his custom-designed shirts. Thanks to such dedicated partners, our space at 2013 Stems: A Garden Soirée within the picturesque Overland Park Arboretum & Botanical Gardens was cozy and elegant, where many congregated and some never left. Its purpose was to provide visitors with ideas on how to transform their backyard into a space that they, too, will never want to leave. The saying, “It takes a village,” couldn’t be more true when it comes to creating an outdoor space that captures and inspires at first glance. Instead of defining our area under a pergola this year, Michael Fuhrman of Schutte Lumber custom-made cedar benches with attached flower boxes that Rosehill Gardens filled with boxwoods and summer flower arrangements. Also compliments of Rosehill Gardens were the 10 junipers that anchored our area and the mulched entryway flanked by two potted flower arrangements, creating a warm welcome and introduction to our space.

And what’s an outdoor living area without plenty of seating? A 10-person dining table, sectional and comfy side chairs, as well as a handy beverage cart, were carefully chosen from Amini’s Above... Once complete, an outdoor living area never looked so good! Previous page... The right tablescape provides casual dinner conversation –– and warrants praise from guests.
Galleria, along with perimeter stone bench seating from Sturgis Materials that were assembled next to Chef Shannon Kimball’s smoker. Yes, we integrated a chef into our space this year, and he supplied guests with quite a feast: coffee-rubbed beef tenderloin, smoked pulled pork sliders, herb-encrusted grilled chicken with grilled summer veggies, and grilled pineapple and rum cake. (See him in action on page 99!) Galaxy Brazilian cherry outdoor cabinetry with a built-in grill also was delivered by Sturgis Materials, a necessity in any outdoor space, especially if you enjoy grilling and entertaining. To bring the space full circle, color was added by Z Gallerie, who brought in a visual merchandiser to specifically stage our “room.” The table setting included yellow square placemats, wood chargers, and coral-decorated plates and bowls; the centerpiece and side-table accessories consisted of lanterns, candleholders and decorative bowls with chic, natural

accents — even the napkin rings donned a bird. Finally, when the sun went down, our area still stood out with LED lighting from NiteLites, defining the perimeter and highlighting the main components of our space so it could be enjoyed well into the evening. Designer: Kara Kersten Design Contractor: ARC Construction This previously outdated galley kitchen had an extra wall that made storage and traffic flow awkward and inefficient. The new plan moved the back wall forward and closed off an unnecessary opening between the kitchen and office (previously a dining room), simultaneously opening up the space and creating a walk-in pantry. The kitchen got a makeover with mocha-stained, Euro-style cabinets, and every drawer and cabinet was thoughtfully planned for every item. The island stands out as a focal point under a floating ceiling plane with dimmable rope lighting and simple pendants, as does the new three-sided fireplace that connects the living room, kitchen and cocktail area. 38

Designer: Kitchen Design Gallery The previous kitchen had numerous issues, but the biggest problem was a major traffic path running through the cook’s work space. The solution required a complete rethink of the kitchen, breakfast nook, sitting room and dining room, as well as correcting structural issues. The result raised ceiling heights, redirected traffic, added natural light and squeezed in space for extra storage. As an added bonus, a built-in hutch stole 15 inches of space from an oversized dining room for wine glass/pantry storage. Architect: Wendlandt & Stallbaumer Contractor: Brett Fritzel Builders There was a lot of existing space in this home’s first-floor plan, yet none of it was being properly utilized. The entire layout was reorganized to remove the “collection of boxes” for an open plan that provided a casual dining area, kitchen and great room that all interact. Laundry and pantry were combined with pocket French doors to allow light through. An existing but remodeled fireplace can now be enjoyed in all spaces, while the new design affords a previously nonexistant view of the home’s wooded backyard. The interior remodel more than doubled the functional living space while adding only two feet at the front door. Additionally, a stair was brought up to code. 40

Designer: Erica Kay Interior Design Contractor: Dreher Construction A square soaking tub was the basis for this entire bath renovation. With only a couple options for its location in this long and narrow space, it ultimately became the focal point at the end of the room, with custom rectangular windows to match its contemporary style, vaulted ceiling and “raindrop� chandelier above. Two wall partitions and two extra doors were removed, separated sinks were brought back together on one custom floating vanity, and the shower was resited next to the entrance. The finishes bestow a spa-like aura, including a white quartz countertop, chrome plumbing fixtures and arctic gray limestone tile with linear glass mosaic accents.

Designer: Kara Kersten Design Contractor: Flynn Custom Renovations A blank slate of concrete made it easy to create an exercise room, media room, large bar and wine-tasting spot with a splash of Old World style in this Paola basement. Friends are graciously ushered down a rear staircase to a wine-tasting area then transported through a dim-lit alleyway, out a stone-wrapped arch into a huge entertaining space. Existing metal columns dictated much of the space planning, and calculations to the inch helped achieve the largest spaces possible, especially in the bar, where four of them act as anchors. Iron sconces, sliding barn doors, and a colorful custom mosaic piece of artwork in the bar all add to the unique nature of this new entertainment space. 42

BEST EXTERIOR REMODEL
Architect: James Franklin Contractor: Faust Construction The owner and design/build team didn’t want to alter the exterior of this resort-style residence on the Plaza but rather update it with modern and low-maintenance finishes and improved entertaining capabilities. The first was accomplished by using tile, concrete, Ipe decking and fencing, corten steel, stainless steel and phenolic Prodema resin panels; the second by relocating an outdoor kitchen and adding an infinity-edge hot tub and outdoor shower. More than 100 CY of concrete retaining walls, planters and patios were replaced, more than 2,000 square feet of decking was laid and 65 precast panels were installed on walls.

JUDGES’ PICK 2013 Architect: Webster Architects Contractor: Ambassador Construction Interior Designer: Company D Villa designs are a relatively new concept, but this one, built 15 years ago, was outdated and closed off compared to today’s open floor plans. A divisive load-bearing wall with fireplace that separated the kitchen from the living space was removed and a new, contemporary fireplace added to the opposite wall. A sunroom transformed into a much larger covered porch, while the existing deck was redesigned to be more compatible with it. The entire master bath was gutted, reorganized and enlarged by relocating an office to the laundry room. Downstairs, the wet bar increased in size, and a wine cellar was added. New Euro-style kitchen cabinets, light fixtures, white ash hardwood floors, African mahogany trim and baseboards, and natural stone tile completely refreshed the interiors, while outside, the front door and garage doors were replaced for a more modern look that still fits in with the houses in the neighborhood. On the main level, traffic patterns were rerouted, and a screened-in porch was converted into space for a piano and seating. The kitchen was finished in furniture-quality cabinets, high-end appliances and a custom-built booth for the new breakfast room. The owner of this 1980s Louisburg home wanted to add storage, remove divisive columns separating the family room and move out of the room’s existing mauve-and-teal color scheme, all without moving existing walls. Moreover, the clients wanted their new appliances integrated into the new space. The layout remained much the same, while the cabinets were replaced with knotty alder in a stepped-height design to create dimension and finished in warm cherry. Inside them, roll-out pantries and spice drawers add modern convenience. A bar area and butler’s cabinet inserted where the columns were previously define the spaces without separating them, while accent molding also ties the spaces together.

This home needed a careful transition into an open, updated floor plan while maintaining original character. Taking the kitchen and breakfast area down to the studs, the project team reimagined this unique, late 1970s Prairie Village home in a more open light, with the kitchen as the central hub of activity. To do this, they reorganized the flow spatially between the interior and exterior of the home by relocating cabinetry and entryways, and switching door and window placements. A large central island replaced a U-shaped layout and granted access to all connecting areas. A built-in desk turned into a coffee and wine bar with a secondary sink. Distinct lighting solutions give each space slightly different characters, while all finishes are updated in minimalist styling, including integrated pulls, under-cabinet lighting and monolithic back-painted glass backsplashes.

This remade space features plenty of plumbing punch plus some glamour. With much unused, open space, but one single, tight clothes closet, the design actually narrowed the room by 24 inches and relocated a coat closet in the foyer to create a second clothes closet, while remaking the original closet with dressing and make-up space, mirror and drawer storage. A large shower, formerly small, dark and secluded, creates a dramatic focal point and comes fully stocked with a main shower head, hand-held, four body jets and the largest rain head on the market, along with separate temp/volume controls for each. The room also includes a tub with water jets and air jets, his-and-her towel warmers, heated floors and interior-cabinet electrical outlets.

Going for an Old World look, the Giannis gave the facade a makeover, including a new trim design, siding, landscaping, and garage and front doors. A built-out stone stoop now protects the entry. Iron fixtures, copper-painted gutters and teal-colored custom shutters give the home a charming look. In the back, a colored concrete patio with built-in grill replaced a disintegrating deck, while the addition of a pool added a new lifestyle component.

The owners wanted an “Old World but not overly Tuscan” wine cellar for their finished basement, which they achieved through dark wood tones, limestone and faux finishes. A custom arched mahogany door welcomes visitors inside, where LED lighting behind glass tile illuminates bottles, and dramatic wall sconces and a unique, round chandelier rake light softly on a glimmering barrel-vault ceiling. A crisscross motif plays out across the floor in wood-look porcelain and travertine. Extensive waterproofing ensures perfect humidity and temperature for the collection, and the lighting, HVAC and sump pump alarm are all connected through the owner’s smartphone. 54

The front and back of this home flip-flopped when a whopping 3,900-square-foot, two-story addition was added, primarily comprising three bedrooms, a great room, master bath and closet, two-story library with rolling ladder, home theater and concession stand. French doors open up to a courtyard complete with a pool and hot tub. The Tuscan/Spanish ranch received a new tile roof and stucco finish outside, and heavy wall textures, iron balusters, limestone fireplace and slate floors on the interior. Energy efficiency was of utmost importance, so the addition used 2x6 construction with high-density insulation, radiant barrier OSB roof decking, geothermal HVAC system and a 35kw solar system array.

Hardly a wall still stands in its original position in this remodel that turned a cramped and divided starter house into an open and comfortable empty nest. Several tiny spaces were combined to create an open first-floor plan consisting of a living room, dining room and kitchen, which effectively doubled in size. By relocating the basement door, they got a larger closet in a downstairs bedroom, a pantry, built-in storage in the stair and a washer/dryer in a full-height cabinet. The existing second floor was a tiny room and bath, but finishing out attic space created a master suite, office and guest bedroom. Texas-based interior designer Kim Hoegger does a lot of work for clients with second homes. When it was her turn to create a lake home for her large family, she picked a six-bedroom split level in an older subdivision called Lake Acres near Tan-Tar-A. She and husband Steve loved it immediately and thought a little elbow grease would turn it into their dream vacation home. “We thought we’d put a Band-Aid on it, paint it and enjoy it, but it had been vacant so long we had to take it down to the basement because of mold issues,” Kim recalls. So they raised the ceilings to 10 feet and pushed a section out toward the dock; otherwise, all the rooms are in the same places. “It’s the same house but new and bigger,” Kim adds.

Bigger was necessary. The Hoeggers’ four children are young adults, ages 17-22, and Steve has eight siblings. The house, just under 6,000 square feet, sleeps 21. That still wasn’t enough space to fit everyone, so they bought the house next door, an old Sears kit house, to squeeze in an extra 14. the water in the evening. Underneath, the space doubles as a car port for vehicles and covered patio space for watching basketball games played on the driveway. B o t h R i ght . . . Car siding in the entry sets the tone of a Cape Cod-style cottage. The panels are installed individually, so it’s a labor-intensive process, but Kim says it’s well worth it. “It’s all in the details. When you do something extra like that, you make it special,” she comments.

A mix of white-painted and mocha-stained alder wood Dura Supreme cabinets contrast beautifully in the kitchen. “I love the combo,” Kim notes. She really wanted Carrara marble countertops but ultimately went with white granite streaked with gray veins. “Carrara isn’t practical for a lake application because it’s porous,” she explains. To accommodate feeding anywhere from two to 40 people, the kitchen is well-outfitted with two farmhouse sinks, a six-burner GE Monogram range, full-size freezer and fridge, ice maker and wine unit. The men have their own “grilling kitchen” down below.

Fishing buckets, life preservers and old banners from Missouri State found at local shops decorate the rooms throughout. “It all feels authentic, like it’s part of the environment,” she notes. After touring several homes before buying this one, authenticity became a selling point. “A lot of people are building city homes at the lake,” Kim says. “I have a city house; I didn’t want anything like that. I wanted something that feels different, like maybe we’re at Cape Cod.”

Cabin Fever
A weekend at this Grand Lake cabin washes all worries away. When Mark Argo and David Rosebeary first saw this Grand Lake cabin in 2008, they immediately fell in love with its rustic charm and view of the lake, even though it was in much disrepair and needed updating. Built in 1941 on a bluff overlooking the Grand River as the lake was being constructed, it is one of five matching cabins. Originally used as a weekend fishing and hunting cottage, it had one small kitchen, bathroom, bedroom and porch. The couple called in Weaver Construction and local tradesmen around the lake to immediately begin sketching thoughts and ideas to update the look but still keep its warm and cozy environment. Mark and David wanted to create a relaxing atmosphere where they could unwind after a stressful week; it’s only an hour drive from their Tulsa home. Mark and David, the designer on this project, raised the roof to accommodate a loft area for a guest bedroom, while a painted tin ceiling adds effect. Because of limited space, a spiral staircase was installed to access the loft. To open things up on the main floor, large sliding glass doors and windows from Andersen now capture the beautiful view of the lake and let more light inside. The size of the kitchen was increased and filled with new appliances,

granite countertops and cabinets. All main flooring was replaced with dark-stained hardwood, and the fireplace was left untouched with its native stone. The original knotty pine walls and ceilings were salvaged and reused throughout the cabin, staying true to the

A painted tin ceiling gives the loft a custom look. Complete with personal touches like homemade quilts, the guest bedroom creates a relaxing atmosphere for weekend visitors. Bottom... The spiral pine staircase is a special space-saving feature that grants access to the loft. Opposite... The dual sliding doors connecting the master bedroom to the spacious deck allows ample viewing of Grand Lake not only for the homeowners but also for their schnauzer, Lucy.
The master bedroom on the lower level was in “terrible condition” when Mark and David first purchased the cabin. They added wide floor-to-ceiling sliding glass doors to take in the view, a heated concrete floor and log siding on the walls, continuing the rustic design throughout the house. All wiring, plumbing and HVAC were replaced and brought up-to-date. The bathroom was completely renovated; log siding around the sink area matches the bedroom, and the shower is now a walk-in, complete with new tile. The lower deck off the master was added, featuring a unique shape and design that mirrors the peak of the cabin. The iron railing was fabricated to match the existing and original railing on the main deck. “This area has become a favorite spot to enjoy coffee and watch the sunrise as well as the perfect location to relax in the shade and watch boats and activities on the lake,” Mark says. Keeping it simple, Mark and David decorated their cabin with things that make them happy. Items from vacations, photographs of family and friends, and pictures of them deep-sea fishing and ziplining in Costa Rica and Chile fill the cabin, bringing it to life. The bedding quilts were handmade with love from their grandmothers and mothers, some of many family heirlooms and treasures that have been passed down from generation to generation and complete the look. Mark and David’s cabin is used year-round to relax and entertain. They utilize the fireplace in the winter, open the deck doors in the spring and fall to let in the crisp air off the water, and spend summer weekends boating on the lake. “Our little paradise on Grand Lake helps us unwind after a hard work week and allows us to rejuvenate for the week ahead,” Mark says. He and David often say that their blood pressure drops as they drive down Sportsman Road toward their cabin.

With a packed house at the Cooking Studio at Whole Foods, Jennifer Matascik, store marketing specialist, welcomed our July Cooking School attendees and paved the way for Chef Shannon Kimball (who makes his own FireBug bbq sauce!), wine specialist Cindy Reynolds and their incredibly complementary summer menu. All food prepared by the chef came from Whole Foods, meaning it’s free from artificial flavors, colors, preservatives, high-fructose corn syrup and hydrogenated fats. This includes the bibb lettuce, baby spinach and arugula that made up the bed of the grilled, organic and fresh watermelon salad. For the main course, volunteers hand-rolled and securely tied the flank steak stuffed with grilled onions,

Recipe of the Night
Grill-Braised Stuffed Flank Steak SERVES 4 INGREDIENTS:
3 T grape seed oil | 2 shallots, sliced thin | 2 leeks, sliced thin 3 garlic cloves, minced | 1 C panko bread crumbs, lightly toasted with butter 1/3 C grated Parmesan cheese | 1/3 C hard salami, chopped 2 t fresh thyme leaves | 2 pounds flank steak, butterflied 2 pounds fingerling potatoes | 1 bulb fennel, sliced thin 2 C cherry tomatoes | 4 fresh sage leaves 3 bay leaves | ½ C beef stock | Salt and pepper to taste DIRECTIONS:
Build a two-zone fire in your grill, one hot zone and one medium zone. Place a cast-iron pan over the medium zone; add oil, shallots and leeks, and sauté for 3 minutes. Add garlic and sauté for 2 more minutes. Remove from heat and stir in toasted panko crumbs, cheese, salami, thyme, salt and pepper. Lay flank steak flat and season with salt and pepper. Spread the sautéed vegetables and panko mixture over the flank steak, leaving a small border around the edge of the meat. Roll the steak tightly into a log and secure with butcher string. Meanwhile, place cast-iron pan over medium zone and add potatoes, fennel and cherry tomatoes. Toss lightly with grape seed oil.
