Doing a budget beforehand also will save frustration and disappointment. “It’s good to know in your heart of hearts where you want to be budget-wise, where your goals are and to be educated on price points,” Wendlandt adds. “It’s always easier to upgrade in the process than to get emotionally attached to a project and have to downgrade due to budget. At the same time, if the budget seems to be creeping upward, carefully consider the value of components that are causing the increase. Oftentimes, the long term benefits of a feature can greatly outweigh what is perceived as an initial budget-buster at the onset.” The way to determine your budget and expectations should come from a discussion of every detail, small and large. “Develop a list before you talk with the architect or the builder and just take it one room at a time and make a list of everything you want to do in that room,” Dussair says. “Prioritize the list from the most important to least important. More than likely, when you get through the list and you start talking cost, you may have to leave off some less important items to get the more important things you want.”
Tele-Communicating If you’re building from a distance, you can get a better feel for your builder if you meet in person, and design ideas can more easily be discussed over the table. Once you have the right ideas and the right people assembled for the job, technology, such as digital cameras and e-mail, make it easier to watch construction from afar. “Our goal is that when we start construction, we want the drawings as close to perfect as possible so it minimizes the need for questions or problems,” Wendlandt says. “There’s always going to be something that comes up, but our goal is to write that instruction manual as clearly and accurately as possible and pull as many of the unknowns out of the equation.” 80 • 2012 RELOCATING IN KANSAS CITY
Tweaking an Existing Home If you’ve found a great place but it needs a nip and a tuck before it fits your exact needs, remodeling may be the option for you. One way to determine both physical and budgetary feasibility of a remodel project is to have a professional check out the property before you buy, says Greg Rothers of Rothers Design/Build. “You want to make sure the house is solid, has good bones, as people say. You should compare it to the value of the other homes in the neighborhood to make sure what you are going to do will be supported by the neighborhood,” he says. After you’ve settled on a home, develop a master plan for it, especially if you have multiple projects in mind. A plan will allow you to make an accurate time schedule and set the limitations of your budget. Donna Kirsopp of Schloegel Design Remodel suggests speaking to a design/build firm, which keeps all parties on the same page, instead of separate contractors. “We are constantly checking back with the budget in terms of each selection from a construction and material standpoint,” she comments. Rothers

contractor to remodel your home in phases. You may need to complete certain rooms, such as a bathroom and kitchen, to make the house livable when you move in. Secondary rooms can be updated later. “Get the details worked out upfront so there aren’t emergencies during the project,” Kirsopp adds. Once everything is discussed and good to go, your dream home could be ready by the time you settle in your new city.
