Taking a look at where you’ve been is often the best way to judge how far you’ve come. A simple concept, but one that certainly brings things into sharp perspective to anyone applying it to the state of luxury real estate. When you are close to something, it’s hard to see it clearly or completely. Those high-end agents we spoke to, who have managed to take a step or two back recently to assess their markets, noticed a dramatic change in the state of things. While luxury areas still have a long way to go, in many respects, to get even close to the levels they were at before the recession, the change year-over-year in many areas shows much progress and markets on the uptick. “Night and day” is how one luxury expert describes the present day compared to where luxury was just a year ago, and many agents say consumer confidence is higher as people are moving further away from the “eye of the storm” that existed 12 to 16 months ago. For more insights, turn to the second installment in our Our Road to Recovery editorial series, “What a Difference a Year Makes,” found on page 52. Those agents who market premier ranches and country estates certainly have similar tales to tell about how the last year has been for their special niche, but they too can claim a positive shift in activity in recent months. “Back in the Saddle Again” is an appropriate title for our story on equestrian properties, found on page 80. In some areas, the supply of luxury homes on the market still numbers in years and prices have yet to level off, so it may seem little or no progress has been made on the road to recovery for luxury real estate. But think back to January, February and March 2009, and you realize what a difference a year makes.

“People were terrified. They didn’t know how things were going to turn out. Banks were failing. The stock market was still declining; wealth was diminishing. The net worth of the country decreased $22 trillion. The only people in the marketplace were looking for absolute steals. The only houses selling were ones where the owners had to sell,” says Bill Gorman, a Realtor with Coldwell Banker Residential Brokerage in Saratoga, Calif. Today, a very small but growing number of agents such as Gorman may say the biggest issue in their area is limited inventory. Gorman’s market base, Silicon Valley, happens to be one of the strongest in the country, but in many regions the first shoots of new life in the market for homes priced above $750,000 are beginning to appear. “Night and day,” is how Charles Orr, director of Coldwell Banker Previews International for New England describes the change from last year. “At this period last year, things were extremely quiet. Since early summer, it’s picked up quite considerably. Sales may be a little sluggish but the

good news is there do seem to be qualified buyers looking, although they are slow to make decisions.” In California, sales of high-end homes started picking up in late 2009, with homes priced $1 million and up showing the first year-over-year increase since July 2007. Additionally, the amount of time it would take to sell the current inventory of $1 million-plus homes on the market fell from a high of 26 months to 14 months. In Washington State, higher priced areas such as Mercer Island, Redmond and Issaquah are seeing an uptick in sales. At this time last year, Seattle had just two singlefamily home sales of more than $2 million. This year, so far, there have been six, reports Sam DeBord, a broker with SeattleHome.com. In Vail, January sales totaled $86.8 million, compared to $40.4 million in January 2009. Four sales came in above $4 million and the average price for a single-family home was nearly $1.7 million. No city symbolized the plight of housing more than

Not wanting to appear too ostentatious has become a guiding principle for many successful consumers and the new normal for luxury may be a return to values once identified as “old money.”

Bay Area and Silicon Valley The Bay area is one of luxury’s star performers. After plunging at the beginning of 2010 to the lowest point in a year, prices are up sharply. The median in many upscale ZIP codes hovers just less than $2 million, according to the Institute for Luxury Home Marketing’s weekly index. Since the beginning of the year, the housing market has heated up considerably here. The phones are ringing, but mostly buyers are calling, says Nina Hatvany with TRI Coldwell Banker in San Francisco. If anything, there are not enough luxury homes to meet buyer demand. Sales in Silicon Valley took off mid-2009 and prices also have been on the rise, leveling off just recently. The move-up market is

particularly strong with people selling Miami, and expectations are it will be more than a decade before prices in Florida recover to 2007 levels. But lower values are bringing an influx of new residents to the downtown. Approximately 74 percent of the urban condos built since 2003 are occupied. Tendrils of recovery can be seen in luxury enclaves too. Still, Realtors such as Toni Schrager and Techrin Hijazi of Avatar Real Estate Services sold a $7.2 million property on Star Island after just more than a month of being listed. Even Las Vegas shows good signs the upscale market is beginning to revive off the Strip. Suddenly, says Rob Jenson with RE/MAX Central, contracts are being written for properties in some of the most desirable upscale communities such as The Ridges and Red Hawk. “Prices have gone low enough so people are recognizing the value. Either they are jumping in and buying because they recognize the value is here or they feel comfortable enough to buy,” he says, underscoring the dynamic that is moving the upscale market forward.

Las Vegas sellers aren’t the only ones accepting that 2007 is long gone and pricing homes in line with current values. According to Trulia, the average amount slashed from homes listed at $1 million and above is 14 percent off the original list price. “It’s taken a long time for the real estate community to be realistic,” says Royce Cablayan with Coldwell Banker Residential Brokerage in Los Altos, Calif. For both buyers and sellers, getting on with their lives has become an important motivation. “We’re a year to 16 months from the eye of the storm and any time you get away from the eye of the storm, people begin to think about getting on with their lives,” says Michael Pierson, president of Prudential Rubloff Properties in Chicago, Ill. Chasing The Shadow Inventory The much-predicted shadow inventory of potential foreclosures hasn’t materialized yet, but luxury real estate is developing another shadow inventory — properties offered for sale but, at the request of owners, not placed on the Multiple Listing Service. Essentially this is “trying out the market.” Serious sellers should beware of this strategy, say many agents. It limits the exposure of the property but also makes it very easy for an agent to overlook the property when searching for homes to show prospective buyers.

What A Difference A Year Makes

After three years on the market, this Chicago home (designed to showcase art) sold in February for $4 million. It overlooks Lincoln Park, but opaque windows assure privacy while still opening the home to daylight and views of the park.

Chicago “Our activity is significantly up,” says Michael Pierson, president of Prudential Rubloff Properties. The luxury market has perked up a lot, not only in showings but also in contracts written and in closings. Year to date, sales above $1 million are up 65 percent in volume. “We’re doing fine in the luxury market. We’ve had a very good start to 2010,” says Ronda Fish with Sudler Sotheby’s International Realty. Looking ahead, contracts for pending sales overall are up 55 percent in total units in Chicagoland. While stats are getting a boost from the number of first-time buyers, the number in other price brackets is up as well, a good indication that move-up buyers are also active. “The market definitely has been accelerated by the tax credit,” says Pierson. We are very encouraged about the activity in the luxury end of the market in Chicago and the surrounding metropolitan area.

numbers. Existing home sales dropped 7.2 percent in January from December 2009. The pending sales index, a forward-looking indicator based on the number of signed purchase contracts, also fell 7.4 percent. But sales are still up by 11.9 over January 2009 and pending sales are 12.3 percent higher than January 2009. In California, sales fell 10.6 percent in January over the prior year but the median price increased by 15 percent, which was the greatest year-over-year percentage increase since December 2005. On a month-to-month basis, the median fell by 6.3 percent over December 2009. Although the monthly decline was large, it was less than the declines for the same time period in both 2008 and 2009, when the median price fell by more than 11 percent. Florida sales increased by 24 percent, making January the 17th straight month that sales have improved over the prior year. January sales of existing condos rose 81 percent over the previous year. January’s lower figures brought a lot of speculation that the feeble recovery was over before it had begun. Lawrence Yun, chief economist for the National Association of Realtors, attributed the slowdown in real estate to harsh weather in many parts of the country and Realtors such as Barbara Cleary, owner of Barbara Cleary’s Realty Guild in New Canaan, Conn., agrees the unusual snow and cold held some back. However, she says, “The market is getting better and pending sales are strong,” although the majority are still in the lower end of the market. Others, such as Mark Zandi, chief economist for Moody’s Economy.com, see the slowdown as an adjustment following the boost from tax incentives. It should be limited mainly to the first quarter of 2010 with modest improvement slowly beginning in the second quarter and continuing to edge up through 2011. Price recovery will lag behind sales because of the large number of short sales and foreclosures, which will continue as more homeowners hit by job losses strategically default. No matter what the cause, current stats simply reflect the much-anticipated bumps on the road to the new normal for real estate.

As the South Florida real estate market warms up under its ever-present sun, luxury buyers are gravitating to quiet but sophisticated Singer Island. market continue to strengthen throughout 2010. However, further from downtown Vancouver, it doesn’t appear that the Olympics had much of an effect at all. In fact, Mercia McKitrick of RE/MAX Treeland Realty says that if anything, the attention had somewhat of a negative effect on the suburbs. “Everything slowed down here. Everyone was too caught up in [the Olympics]. But we’re expecting a moderate rise in price and activity in the next year,” she says. McKitrick, who specializes in country homes and equestrian properties ranging from $1 million to $4 million, hasn’t seen the listings that she’s seen in the past, but predicts that movement will pick up again once people begin to see what areas outside of the city can offer. “What we see is people waiting. We aren’t getting a lot of listings on the market and its been gradually coming back. As an overall, we usually benefit from the activity in Vancouver; the market has been very brisk. We will get more first-time buyers and people retiring out here because it’s more affordable,” she says.

Vancouver has been hailed by the United Nations as one of the most livable cities in the world. “We are safe, we are naturally beautiful, we have a lot of outdoor activity. We’re very mindful of health and wellness,” Wong explains.

IF GEORGE WONG EVER NEEDED a vote of confidence that the real estate market in Vancouver was on the rebound, there was no better time than February to prove it. The arrival of the 2010 Winter Olympics created a huge boon for the luxury real estate market. Within that two-week period, $46.76 million in luxury properties were sold — $31.8 million to Olympic visitors. “They came, they saw and they bought. It’s a great shot in the arm to how attractive this city is,” says Wong, principal of Magnum Projects. Wong’s gold-medal victory was the sale of the $22.3 million-dollar penthouse at Three Harbour Green, which he calls “the most luxurious condo address in Canada.” “It’s a waterfront location. It only has 81 residences; each one is very generously sized. We call them ‘villas in the sky.’ A lot of people use these as entertainment-style living.” Wong says the Olympics craze was actually “the icing on the cake.” He says high-end buyers came back toward the end of 2009. He points out immigration — from both within Canada and globally — and affordable housing will help the

You use it to have breakfast; it might become your office later; you may read there; you will have dinner there. The interior of the home almost becomes irrelevant,” she says. Chatham, also have stabilized, says Alice “Sherry” Mattison, owner of Alice Mattison and Company. “We don’t have a lot of activity here, but we do have sales,” she says. “People are opportunistic. Many buyers feel like we’ve hit a market low and we’re going to be back on the upswing soon. They don’t want to catch prices when they are rising. I think we’ll have a good summer, although not anywhere near what we used to.” Mattison agrees with Rhinesmith that there is growing interest in homes that are not necessarily on the water. “Sure, people will always want access to the beach,” she says, “but I’ve noticed that people like being in-town, where you can walk to dinner or bike to clubs.” Luxury homes in the Osterman area start at $1 million, Mattison says, “but we can go as high as $20 million for estates on the waterfront.” Business has also picked up on the southern Maine coastline, says Claudette Pittman, a broker with Kennebunk Beach Realty, in Kennebunk. “Our buyers are looking for water views and beach access,” Pittman explains. Kennebunkport is known for its spectacular scenery, lovely oceanfront homes and picturesque harbor. Luxury homes range from about $1 million for homes within walking distance of the beach to $4.75 million estates on the coastline. “A trend is to buy older homes and renovate,” Pittman notes. Pittman believes the increase in buyer interest is related to investor psychology. “They are feeling the time to buy is now, after all we have been through last year. Our inventory of available luxury homes is depleted. For that reason, I think we’ll start to see prices start to climb again.”

Encouraged by renewed buyer interest and an increase in the number of real estate transactions in 2010, market experts on Cape Cod and Maine’s coastline say that home prices have stabilized and may rise later this year. “Our luxury market has held up,” says Chris Rhinesmith, owner of Pine Acres Realty, in Chatham, Mass., a scenic seaside town located at the southeast tip of Cape Cod. “Despite the recession, we had the best year we ever had in 2009. And so far in 2010, interest level is up and demand is up, so we’re optimistic.” Rhinesmith attributes the buyer interest in Chatham to the relative value of properties in a picture-postcard location. To the east of Chatham is the Atlantic Ocean, to the south, Nantucket Sound, and to the north, Pleasant Bay. Major geographic features of Chatham are hilly, wooded uplands, extensive barrier beaches and spits, harbors, numerous small estuaries, and salt and freshwater ponds. “We tend to draw buyers that would be looking for homes on Martha’s Vineyard and Nantucket islands. On the Vineyard and Nantucket, home prices are out of sight. In Chatham, you get a lot more for your money.” Luxury properties on the beachfront in Chatham range from $5 million to $7 million; similar estate homes on the Vineyard or Nantucket would cost $10 million to $12 million. In-town locations are becoming popular on the Cape, Rhinesmith says. “People who have second homes can come for the weekend, park a car and walk everywhere. Chatham has a dynamic downtown, and people from surrounding towns come to our shops and restaurants.” Real estate prices in the quiet village of Osterville, about 27 miles west of

Back in the Saddle Again The equestrian real estate market is slowly showing signs of recovery.

“I’m optimistic,” Clarkson says. “Buyers are still cautious, but they are starting to come back into our market, and why not? If you are a horse enthusiast, North Carolina offers a climate where you can ride year round.” In the region around Tryon, in the heart of horse country, there are hunter pace events, dressage and carriage clubs, fox hunting and an annual steeplechase. Over the state border in South Carolina, the equestrian market is also improving, says Bruce May, owner-broker of Jocassee Real Estate, which has an office in Seneca. The company specializes in property on and around Lake Keowee and Lake Jocassee, in upstate South Carolina. “The difference between now and 12 months ago is that last year, buyers were almost paralyzed by fear,” May says. “They didn’t even come out to see properties. They looked at their stock portfolios and were fearful. Now they want to buy, but they don’t want to make any mistakes.” May believes that people are looking for “those unique, once-in-a-lifetime homesites.” He cites an equestrian property on Lake Jocassee with more than 2,000 feet of lakefront shoreline. “Those kinds of properties don’t come along

often,” he says. Luxury properties in the Lake Jocassee area range from about $1 million to $7 million. Another area in South Carolina that is showing signs of recovery is Aiken, one of the country’s most important equestrian centers. Aiken and surrounding areas also suffered during the recession, says Melissa Major, an office manager at the Carolina Real Estate Company, in Aiken. “The market here, which has been very active since the early 1900s, took a downturn over the past few years, like the rest of real estate in general,” Major says. But in recent months, there has been increased interest in equestrian properties, which range in price from a small horse farm at $300,000 to an expansive $4.5 million winter colony estate on 7 acres in the heart of Aiken’s historic horse district. There is a reason horse enthusiasts have come to Aiken for more than 100 years, Major says. And it has to do not only with the moderate climate, but also with the features of the land, making it excellent for polo, fox hunting and racing thoroughbreds.

For many of those who enjoy being in the saddle, an exclusive equestrian property, whether bought as a second home or as an investment, is a way to spend time in remote, peaceful and quiet horse-riding destinations. Equestrian-centric communities, of course, are anything but new; South Carolina and western North Carolina long have been the winter epicenters of international sporting horse enthusiasts. What’s changed over the years are the amenities: luxury properties include outdoor arenas, modern stables, licensed trainers and miles of riding trails. The recession hit horse country hard over the past few years, but the market, by all accounts, seems to be showing signs of recovery. “We’ve been down, but we’re not out,” says Sheelah Clarkson, owner of the Sheelah Clarkson Asheville Real Estate Agency in Asheville, N.C. “The luxury end of the market in our area has been really slow for at least a year. But lately, we’ve been able to see some upward movement.” Luxury equestrian properties in western North Carolina are still a bargain, at $1 million to $3 million, and buyers seem to understand that these prices might start inching up.

It’s possible to find a great deal on a ranch, farm or country estate in the Rocky Mountains, but the challenge requires the right frame of mind. Prices are down 20 to 30 percent from 2007, but for the best deals, brokers offer this important tip: Be flexible. “If you are looking for your dream property, chances are, you’re not going to find it for a bargain,” says George Harvey, of Telluride Properties, Telluride, Colo.

Most owners of luxury ranches in the Rockies are liquid and can afford to hang on to their property for months or even years. “Some buyers look at the price and think, ‘That’s my dream home, but I’ll just wait till I can get a better deal.’ And that’s probably not going to happen,” Harvey says. The good news: Some sellers are offering major discounts and once-in-a-lifetime investment opportunities. But those properties are rarer. “So the property with the heavily reduced price may not have every single feature you’re looking for, as the buyer,”

he says. “But if you can be adaptable, maybe think about remodeling later, you can find some pretty good deals.” Harvey mentions one 4,800-square-foot home on the market that has dropped from $3.8 million to $3 million. Cozy ski homes near charming villages are the irresistible draw of the Rockies, the mountain magnetism that keeps long-term investors coming to the area. Tom Morse, of Legacy Properties West LLC, Durango, Colo., says Baby Boomers are showing a steady interest in recreational mountain homes. “One of things I keep hearing is that the recession has been a wake-up call…. People are asking themselves, ‘What is most important? How do we want to spend our remaining time?’” Morse says. “For many people, this kind of reflection has led them to leave an urban area and find a rural lifestyle more in alignment with their desires.” Statistics seem to bear this out. The United States Department of Agriculture reports that Baby Boomers (ages 45 to 63) are increasingly moving to rural areas, and by 2020, the percentage of 55- to 75-year-olds in rural areas will increase by 30 percent. Many people are even seeking out ranches that have some production potential, he says, because hay and other crops can create cash flow. But regardless of the type of property, the market stands to gain in value. “There’s a recognition that prices may have reached the bottom line in the high-end market, and with low interest rates, many people see recreational properties and ranches as a good place to put money today,” he says.

A New Starring Role A successful television actress has turned into a luxury real estate maven.

A

fter a career in front of the television camera, Cindy Ambuehl is taking a star turn in real estate. Ambuehl, known for appearances in series such as “Seinfeld” and “JAG,” became a full-time Realtor several years ago to devote time at home with her twin sons, Anton and Davis, who were born in January 2003. “I’ve always had a love for real estate,” says Ambuehl, who joined Coldwell Banker Residential Brokerage in 2007 and within four months closed $15 million in sales along the Southern California coastline. “I bought my first property when I was 23 and every time I went under studio contract I bought up real estate. It was a hobby during my acting career. I was fascinated by it.” When Ambuehl, who is married to soap star Don Diamont, decided to give up acting for motherhood, there was no doubt she would end up turning her avocation into a vocation. “It was a natural transition for me, and it was a very positive

transition,” says Ambuehl, who left “JAG” in 2003 after a four-season run. “When I drove off the lot, I never looked back. I knew it was the right decision. I was very excited about starting real estate full time and using what I’d learned.” Ambuehl, who holds a degree in marketing and advertising, also learned valuable lessons under the bright lights. “Acting is a very challenging career and very demanding. If you can do that, you can do anything,” she says. “It’s all about relationships and professionalism. When I was acting, I would get rehired a lot. It was from me showing up and being prepared. That was appreciated. It’s the same with real estate. “What’s nice about real estate is that I’m not playing a character; I’m approaching people as Cindy. That’s much easier for me.”

‘The Architect of Anatomy’ Mark Harigian builds custom gyms and offers private training to the rich and famous.

M

ark Harigian studied to be an architect. He just figured it would be for buildings, not bodies. Harigian, a Los Angeles-based fitness guru to celebrities and executives, used sports to escape a troubled home life as a teen. He was good enough to earn a college tennis scholarship, but a severe leg injury forced him to redirect his energies. While rehabilitating the injury, Harigian discovered a love of fitness. “I was going to be an architect and studied mechanical engineering,” says Harigian. “The injury really woke me up. I’d left my family, and here I’d lost my scholarship and I had to figure out who I was and what I was about. I really became intrigued with anatomy. I saw anatomy as pulleys and cables, just like mechanical engineering.” After a stint in 1984 as an assistant strength training coach with the U.S. Olympic team in Los Angeles, Harigian became a private trainer and focused on the Hollywood and corporate

worlds. Even with an unlisted number, Harigian, who is known as the “architect of anatomy,” had a long waiting list. “I wanted a market that would be exclusive and serious,” says Harigian. “I don’t know if I’m smart, lucky, or a combination, but I kept being true to the lifestyle.” Soon he was designing custom luxury home gyms for his clients, complete with handmade touches reflecting their personalities and athletic pursuits. “Whether their goal is to be a better golfer or to go skiing with their kids, the space is created to enhance their activities,” says Harigian. “Working out should be something people want to do, not something they have to do. You make your kitchen creative because you want to be in there having fun. Your gym should be the same.”
