Tips on Staying Energy Efficient throughout the Holiday Season By Haley Fisher
The holiday season is full of bright lights and late night parties! It also means decorating for and hosting parties which tends to require a lot of energy both manual and electrical. Here are some tips to keep your electrical bill low and remain energy efficient through the holiday season. LED lights Use LED lights! They save up to 80-90% more energy and are cheaper than the traditional holiday light bulbs. They also will not burn hands and are available in a multitude of colors. Automatic timers If you do not already have one I suggest buying an automatic timer for your decorative lights both indoors and out. This eliminates the hassle of having to remember to turn on and off the lights yourself. It also saves on your electrical bill! Avoid the dishwasher It may seem crazy as after a holiday party may be the time you have the most dirty dishes but use it as an opportunity to further bond with your family. Gather everyone around the sink to wash and dry the dishes by hand, this will eliminate the energy required to run the dishwasher. Keep the
oven closed When cooking it is tempting and sometimes necessary to check in and see how something is baking. When you open the oven door you are wasting energy and letting hot air escape adding to the cooking time. Therefore it is best if you just turn the oven light on to check in on the food, just make sure to turn it off right after! Know your Refrigerator’s limits About 15 percent of a household’s energy usage is accountable to the refrigerator. Try to open the refrigerator and freezer’s doors as little as possible. On the upside this time of year you tend to have a jam packed fridge which can actually help reduce energy use by the mass bulk of items keeping the other items in your fridge cold while the door is open. We hope you have a very merry holiday season full of bright lights and yummy food. Just remember that along with being energy efficient is it important to remain safe. This means ensuring you have replaced old bulbs, are using the proper cords for outside lighting, and are not plugging too much wattage into an outlet or extension cord.

How to Protect your Furniture While Moving By NE HomeLife Staff The biggest and heaviest items are usually the biggest and heaviest furnishings, and you probably need to hire a company with a man and a bigger van for your move. Yet you can deal with dismantling some pieces to make the furnishings much easier for handling and arranging in the moving van. However, there are some tips and tricks, which are quite important if you want to protect your furniture throughout the entire relocation.
Take a look at the following highlights: 1st Tip: Enwrap carefully and thoroughly all furniture with old newspapers, blankets or other soft fabric materials. Even a tiny little layer of a transparent nylon blanket ensures an extra layer of protection, which can turn into a very important protection if it suddenly starts to rain, for example. 2nd Tip: Make sure to sketch the floor plan of your new house and give it to your helpers. They will therefore know where is the best place to put a giant piece of furniture like a huge wooden dining table or a 4-wing wardrobe. Sketch the exact distance to the front door as well. Add all the little details such as the number of the stairways if any, the location and angle of the turns or the width of the walkway. All these yet small details can help a lot when handling giant heavy boxes. 3rd Tip: Apply protective edges to all the edges and delicate outer parts of your furnishings. They are usually stiff rubber or plastic edges and they truly protect the most vulnerable parts of the furniture while handling. 4th Tip: Use furniture slides to move the heaviest objects in the moving van instead of lifting. The gliding blankets let you to move a giant wardrobe or a bed by yourself, while in the meantime the gliding blanket is another layer of protection between the box or the furniture and the floor of the van. This reduces the risk of scratching or

damaging the floor when rearranging the objects for better centering of the weight. 5th Tip: Fill empty void spaces in the furniture with soft and light objects, for example – light curtains or clothes inside the shelves of a kitchen cabinet. One, it will save you space and money instead of buying separate removal boxes only for the light objects, and two – it will protect the shelves from opening, vibrations, scratches, etc. during the trip. 6th Tip: Get a vast array of boxes for the move, especially when it comes to moving house with big heavy furnishings. This includes a variety of boxes with a different strength, materials or with different ways for opening and handling. The dismantled furniture truly requires much less space for storage and moving, but the beautiful wooden surfaces are still vulnerable to scratches and other damages. Because of that, it should be easier to find the perfect size of the box that matches your dismantles furnishings. It`s important that the removal box is not bigger, nor smaller than the dismantled furniture. 7th Tip: Use heavy duty furniture lifting straps in some cases when you yet want to move the big heavy furniture in one piece. The straps make the lifting and handling much easier for you and your helper, while meanwhile it ensures a smaller chance for hitting or damaging the furniture. It also makes the rearranging and the placing of the big furniture in the new house much easier.

Building the Ultimate Outdoor Rink! from backyardrink.com By Greg Sampson
The cold weather is here just in time for Thanksgiving and my rink is ready to be filled for the great freeze. At this point we are ready to get the liner in, start to fill with water and attach the pieces to transform this basic frame into the Ultimate Backyard Rink!
Because my rink has a deep water side I need to take the extra steps to support that portion of the frame by adding a 5 in 1 rink stake with a 45 degree 2x4 into the ground every 1.5 – 2 feet so the weight of the water does not collapse the frame. From there we cut and put up 4 x 8 sheets of plywood for the rear boards and more support. Once this is
complete we are at the point where the 7 ply liner can be placed inside the frame, secured with clips and the water can start for the filling process as it will take a long time. We then begin to screw the Liner Protection Board around the top edge of the frame. Once this is finished we will move to the deep water side again putting up the rest of the plywood and 2 x 12’s for even more support. This is also what we will attach the back netting to for high flying pucks. The final steps are to install the corner seats, puckgorounds and top edge, in that order, to assure the perfect fit. Now we wait for the freeze. It is important to remember that every rink and weather situation is unique. The main ingredient is to make sure the frame is up and the 5 in 1 rink stakes are in the ground before the ground completely freezes. There are other things you can do for future rink maintenance suck as building your rink soaker. If you are interested in building the Ultimate Outdoor Rink there is still time. New Home Construction Loans by Peter DeFusco
Unless you are paying cash for your project, you will need a construction loan to pay for the materials and labor, and you can use it to buy the land as well. Construction loans are a little more complicated than conventional mortgage loans because you are borrowing money on something that doesn’t yet exist. The bank wants assurances that you (and your contractor if you are hiring one) can get the house built on time and on budget. If you are converting the construction loan to a mortgage when the building is completed, the bank also wants to know that the finished building plus land will have a high enough appraised value to support the mortgage. Because the lender needs to know the story behind the project, and believe that you can make it happen, construction loans are sometimes referred to as “story loans.” There are many variations on these types of loans from lender

to lender, and they change frequently, so you should talk to a few different lenders to see what plan is best for you. Two types of construction loans. The two basic types of construction loans used by homeowners are one-time-close loans, and two-time-close loans. In all construction loans, money is disbursed by the lender based on a pre-established draw schedule, so much money upon completion of the foundation, so much upon completion of the rough frame, and so on. The goal is to only pay for what has been completed, minus retainage, typically 10% of the cost of the project, which is held back until everything is completed properly and the owner is issued a certificate of occupancy (CO). Pros of one-time-close construction loans: • You pay just one set of closing costs. • You are approved at the same time for both construction and permanent financing. • Multiple options for permanent financing give you flexibility. Pros of a two-time-close loan • Greater flexibility to increase loan amount during project. • Mortgage rates are often lower than in onetime-close loans.
