Fall Maintenance Tasks By Haley Fisher

Fall is a beautiful time of the year filled with festivities like apple picking, pumpkin carving, and trick-or-treating. It is also one of the last times a homeowner has to get their property in order for the harsh weathered months that winter brings. Here is a list of some fall maintenance tasks that you can complete before the change of seasons occurs once again.

• Clean your gutters and downspouts. Remove any leaves or debris that may have fallen in to make a clear path for upcoming rain and snow. Use a hose to check for remaining clogs and damage, as they are infamous for rust and corrosion. • Replace weather-stripping. Weather-stripping goes around windows and doors blocking cold weather from coming in and heat from escaping. By replacing these strips then you will help save in energy costs. • Clean out vents and replace filters. Bathroom and stove vents can have buildups of lint and dust; same goes for your furnace filter. This will help prevent fires and keep energy costs down. • Check your roof for damage. In order to prevent leaks throughout the winter

months climb a ladder and inspect the top of your house keeping an eye out for worn, curled, and separated shingles. Having any damaged shingles replaced. • Give your lawn some TLC. Cut off any dead branches, move and divide perennials, and use leaves to mulch you lawn. • Drain and winterize. Draining and winterizing your hoses and outdoor faucets turning off the outdoor water supply until the spring. • Fix any damage in your walkways; drive ways, and steps helping create a safer pathway to deal with the ice and snow removal. • Ensure your family’s safety by inspecting and replacing the batteries of your smoke and carbon monoxide detectors.

Planning for the Ultimate Outdoor Rink from backyardrink.com By Greg Sampson

Growing up in the Northeast and spending most of your time on the ice go hand in hand. For me it was daily from a young age through high school. Now as a home owner and a parent I have decided to build the Ultimate Outdoor Rink with BackYardRink.com for my family and friends enjoyment. Below are the steps I took to order all the parts for my very own back yard rink. I can’t wait to see my daughter’s face the first time her blades hit the ice! Step One: Survey Your Rink Location Choose the largest, flattest part of your yard to build your rink. The company has different size rink kits to choose from or you can order completely custom to your specs. We went with a 30’ wide x 40’ length design. I used 4 posts driven in the ground to envision the size and tied neon string around the entire site to get a better idea of the skating/ playing area which is also used to measure the slope differential of the land. To measure the slope purchase a package of line levels. Place each string 10 inches off the ground and continue to move the side that is pitched lower up until the line is level. For example my high side was string was set at 10 inches and my lowest had to be moved up to 28 to get the line level. Therefore, I have an 18-inch differential. From here write down all your measurements and figure out the lumber needed for the build. The lumber is made up of

2x10’s, 2x4’s, and ply wood. Step Two: Order Your Rink at BackYardRink.com The website is user friendly and easy to navigate. It is important to note if you need extra support 45’s and 5 in 1 rink stakes for sloped areas of the rink as they will need to be placed every 1.5 to 2 feet. After you order your rink kit be sure to look at other rink parts and accessories from PuckGoRound Corners to Center Ice Art and Rink Flooder to Kick Plates in your favorite team colors. Step Three: Build the Frame This is the step I am at currently. We have picked up all the lumber and cut all the 2x4’s into the proper lengths with points cut into them to easily drive into the ground to attach your 2x10’s to. DIY Home Insulation Tips By Haley Fisher

Many homeowners nowadays are aware that their homes need to have proper insulation that is both well maintained and sufficient to make their homes survive the winter and to drive the heating costs down by a significant margin. You should be properly prepared well ahead of time however, as the planning will take quite a bit and the execution of the project will also need to be done before winter arrives. You should do this to save money and to ensure you will be warmer during the winter and to pay smaller bills each time. The following tips will explain how you can make that happen with ease: • You will need to begin your work with a great inspection of everything before you move on, as this should help reveal any problem areas, not to mention assessing the current state of the insulation and what needs to be fixed. You can do this after moving house to a new home or even before the moving company brings your possessions over, as this would be a good time to address the issue. Make sure you make your check as complete as you can; going through every room around your home and making sure you have no gaps in the insulation. A good look at the weather stripping is also necessary so you can check for problem areas. Make note of any moldy areas and see about getting rid of it and making things clean once again. • A thermal inspection of your home is also another great way to make sure you have no weak spots in the armor. This will allow you to notice them on the scan when the naked eye can’t see a thing. You can either work with a professional before you move house or you can rent one to make the inspection yourself, but

the former is a much better choice if you have zero experience in such matters. • You should look for various options, specifically for the area where you live. You could have different laws that concern construction projects and renovation efforts, so you would do well to be aware of them before you start. Depending on where you live you may also have to deal with different conditions and not all insulation may do the job the same way. Comply with the local building code and take care when moving in, such as any smaller projects you may have in mind as you move forward. • If you don’t have any experience with such projects, then you will need to find a way to deal with the project by yourself with some help. Even though this could be a bit expensive, you would still gain a lot from using their experience and knowledge to make this work. Look for some candidates to make this work, interviewing them and finding out more about the potential insulation work that needs to be done and how much it will cost you.

Fall has officially begun and while it might be too soon to turn your heat on full blast the thought of starting a small fire in the fireplace may have crossed you mind. Before you build a fire to take the chill out of the air take note that heating fires are the second leading cause of house fires in the United States, according to the National Fire Protection Agency. This being said it is important to properly prepare your fireplace before you start using it during the upcoming cooler months. Here are some tips on cleaning and care for your chimney and fireplace ensuring your warmth and safety. Clean it Cleaning your chimney is the first step to ensure the safety of your home and family. Hiring a chimney sweep is highly recommended; it is considered proper care to have your chimney swept at least once a year. In wood burning fireplaces creosote, or unburned fuel, is often the cause of unwanted fires as it builds up in the chimney. The blower of your wood and gas burning fireplaces lack a filter causing a buildup of hair and dust. Therefore cleaning your blower along with the main chimney is imperative. Repair damage Check your brick and brick lining for damage. You want to make sure there are no missing or loose brick along with cracks or serious damage to the lining. If the steel body of the chimney is exposed then heat from the fire will cause serious and permanent damage. Use a chimney cap If you do not already have one make sure to buy and install a chimney cap as it helps keep out animals, leaves,

water, debris, and other unwanted guests. Build your fire properly When purchasing wood for your fire make sure it is dense (oak is preferred), dry, and not green! Also be careful to not put too many logs in the fireplace at once and use kindling to start the fire rather than gasoline or lighter fluid. A fire that is too large or hot can cause cracks and other serious damage to the structure. Replace batteries If you have a gas-burning fireplace make sure that you replace the batteries to any remote or receiver, even when not in use battery can be drained. Be sure to replace the batteries in your smoke detectors and carbon monoxide monitors too. Keep in mind these last minutes notes to always use fireplace tools instead of your bare hands and never leave a fire unattended. New Home Construction Loans by Peter DeFusco

Unless you are paying cash for your project, you will need a construction loan to pay for the materials and labor, and you can use it to buy the land as well. Construction loans are a little more complicated than conventional mortgage loans because you are borrowing money on something that doesn’t yet exist. The bank wants assurances that you (and your contractor if you are hiring one) can get the house built on time and on budget. If you are converting the construction loan to a mortgage when the building is completed, the bank also wants to know that the finished building plus land will have a high enough appraised value to support the mortgage. Because the lender needs to know the story behind the project, and believe that you can make it happen, construction loans are sometimes referred to as “story loans.” There are many variations on these types of loans from lender

to lender, and they change frequently, so you should talk to a few different lenders to see what plan is best for you. Two types of construction loans. The two basic types of construction loans used by homeowners are one-time-close loans, and two-time-close loans. In all construction loans, money is disbursed by the lender based on a pre-established draw schedule, so much money upon completion of the foundation, so much upon completion of the rough frame, and so on. The goal is to only pay for what has been completed, minus retainage, typically 10% of the cost of the project, which is held back until everything is completed properly and the owner is issued a certificate of occupancy (CO). Pros of one-time-close construction loans: • You pay just one set of closing costs. • You are approved at the same time for both construction and permanent financing. • Multiple options for permanent financing give you flexibility. Pros of a two-time-close loan • Greater flexibility to increase loan amount during project. • Mortgage rates are often lower than in onetime-close loans.
