For so many of us the holidays are a time of tradition and celebration and the thought of buying a home at this time of year is something few consider. Turns out this is really one of the best times all year long to purchase a home and there are many reasons why. THE MARKETPLACE Homes on the market during the holiday season get far less attention because most buyers are on the sidelines with holiday planning and travel. Because there are far less buyers it is easier to find that special home. Having less competition on the buyer's side can mean lower prices on homes, in addition to fewer counteroffers to compete against. Without as many buyers eyeing a potential new home, shoppers have a greater likelihood of keeping savings on their side by avoiding the price creep consistent with multiple buyers interested in the same property. No matter what the season, sellers want to sell their home.

Barrington, RI has a long a storied history dating back to 1667 when is was part of Plymouth Colony until the merger with Massachusetts in 1691. The town was part of Swansea, MA from its original incorporation in 1667 and the mostly Baptist residents petitioned the state for separation from Swansea in 1711. At the same period Barrington was ceded to Rhode Island and became part of Warren, RI, the RI legislature granted its independence once again as the town of Barrington that same year. Barrington was named after Barrington, Somerset in England where most of the original settlers immigrated. Located on a peninsula in the East Bay, along the shores of Narragansett Bay the small seaside community is just over 15 square miles. Originally, it was almost all farming land with expansive corn and rye fields. The harbor was home to the Barrington Brick Works which were used for construction worldwide. Today Barrington is home to over 17,000 residents and is one of the most popular East Bay communities. The town has become home to some of the states top business leaders and professionals because of its close proximity to Providence, RI. The quaint downtown area of town is home to diverse and eclectic shops and restaurants 18

Often at years end we assess our finances looking forward to the upcoming New Year and ways we can save on budgets and expenses. It’s a great time to review your mortgage and contact your mortgage professional for advice. There are a number of programs available to homeowners out there today that could save extraordinary amounts of hard dollars over the life of their mortgage that many homeowners overlook. Most mortgages have 25-30 year terms and interest over that time is likely to equal the over 2/3rds of price you paid for your home.

How much could you save? Here are 3 great options will all save thousands 1. Refinancing from 4.75% to 4% A standard 30-year mortgage of $250,000 at 4.75% will cost $1304.00 monthly. If you refinanced to a rate of 4% over 30 years it would reduce that payment to $1190.00 for a saving of over $100.00 a month and in the life of the loan over $36,000. Every ½ point reduction in your interest rate translates in a mortgage savings of approximately 6% of your payment for a 30-year term. This can ad up to great savings and a quicker equity gain in your home. 2. Shorten the term of your loan One of the most dramatic savings in mortgages

This method creates one extra month a year payment on your loan. It is a popular and effective method for mortgage saving. Paying your mortgage in a bi-weekly program is also going to build home equity faster as well. Living In Seekonk, MA By NEHL Staff

Seekonk is located on the eastern most border of Massachusetts along the Rhode Island line just minutes from Providence RI. It was incorporated in 1812 from the western half of Rehoboth. The population was 13,722 at the 2010 census. Until 1862, the town of Seekonk also included what is now the City of East Providence, Rhode Island. The land in the western half of the town was given to Rhode Island by the United States Supreme Court as part of a longstanding boundary dispute with Massachusetts. The earliest known inhabitants of Seekonk were Native Americans from the Wampanoag Tribe. The name Wampanoag means People of the Morning Light. This name refers to the geographical area of the tribe. Living in the East they would be the first people to greet the sun each morning. The area now known as Seekonk and Rehoboth provided agricultural and water resources with abundant food supplies. During the warm summer months the Natives spent time near the rivers and oceans in what is now Southeastern Massachusetts. In the winter months the Natives lived inland, including several locations in Seekonk. At one time there were three Native American villages in the area we 64
