Interest rates on mortgages are extremely low which could make now a great time to apply . Due to the credit crunch, the process of applying for a new mortgage has become far more challenging and time consuming.There are various steps of applying for a mortgage which you should be aware of prior to starting the application process. The first step in applying for a mortgage is to first determine how much money you can afford to spend on a mortgage each month. Owning a home is a large financial investment and requires a significant amount of expenses each month.To ensure that you can afford to make all of your housing payments you should set up a personal budget and include all housing expenses including your mortgage payment, association dues, real estate taxes, insurance, and a reserve for capital expenditures. As a general rule, you should ensure that your future total housing payment will be less than 35% of your gross monthly income. Once you have determined how much of a mortgage you

can afford, you will have a better idea of how expensive of a home you could afford to buy. After determining how much of a home you can afford to buy, the next step in applying for a mortgage is to pull your credit report.When underwriting your mortgage application all mortgage lenders will heavily weigh your credit score when determining whether to approve your loan request and when factoring your interest rate. Because of this, it is very important that you know what your credit score will be prior to applying. When reviewing your report be sure to look for areas where you could immediately improve your score.This could include paying down your credit card balances. Even a slight improvement in your score could lead to a reduction in the interest rate you are eventually offered. Once your credit score is complete, the next step would be to apply for a mortgage. Buying foreclosed homes can be a great way to build a prosperous home life. Consequently, they can also put you in the poor house. A foreclosure, or REO which stands for real estate owned, is when a bank evicts the homeowners who have stopped paying their mortgage for one reason or another. Since banks are in the business of lending money and not managing property, they place the home on the market at a seemingly bargain price with the hopes of selling quickly. While many non-foreclosed homes may sparkle and shine, REO’s typically do not. These dwellings are often vacant and are missing appliances, light fixtures, copper pipes and anything else deemed as valuable. (Evicted homeowners notoriously hawk these items to pawn shops and cheap builders) Many buyers find trouble by fantasizing that they have the financial wherewithal and human competence to complete any required rehabilitation projects let alone personal renovations. Subsequently, reality hits them hard when reality shines light on the magnitude of the necessary work. David Brose, a REALTOR® with Boston’s City Realty Group, has seen, time – and - again, how a purchaser’s point-of-view and human nature can take it’s toll. “Buying a distressed property needs work,” says Brose. “If you don’t have the money to do the work prior to moving in, chances are you never will do it. Even if you move in and get the money later, chances are you still won’t do the work because, along with the cost of the project, the disruption to daily life can be expensive too.”

Brose has also seen buyers swooned by foreclosures. Since they believe REOs are guaranteed deals, they forgo buyer basics under foreclosure fever failing to understand the market’s nuances. Brose says, “Foreclosures don’t necessarily translate into deals. Sometimes banks can price REOs higher than properties not in foreclosure. Keep in mind, many banks holding notes are out of state so they don’t know the market. So a buyer still needs to remain objective and do their homework.” You’d think shrewd negotiations would resolve these issues. Unfortunately, they don’t. Since REOs are perceived as discouted, a flood of submitted offers is common. Therefore, many manic buyers waive contingencies to tie up the property. Brian Gagnon, REALTOR® with Coldwell Banker Residential Brokerage in Milton, MA is the Director of their REO unit and advises his buyers to remain steadfast during negotiations. "Many buyers see the word foreclosure and immediately think discount,” says Gagnon. “So to quickly tie up the property, they feel pressed to give up contingencies. For example, a buyer may forgo the inspection contingency and learn [after the sale is complete] mold is in the house which is an expensive issue to fix.” Finally, hire an experienced lawyer to represent you and conduct a thorough title search. Property liens such as mechanics and tax liens can cost you a fortune. Remember, you’re entitled to receive a clear and marketable title whether the home’s a foreclosure or not.
