It is also a coastal community that has comprised of small village regions along the Slocum and Westport Rivers where grain mills and farms and fishing industries were prevalent along the shore. Westport is unique in the sense that the village area or Main Road area is the center of the town with quaint shops, historic homes and small restaurants. The Point region of the village is one of the town’s most historic areas. Just west, a region in town called Acoaxet along the western branch of the Westport River has beautiful seaside homes along the river and ocean front homes on Buzzards Bay at the point. There are great choices for both historic and new homes in town with price points in almost all ranges. Little Compton has often been referred to as “Rhode Island’s Secret Coast”, it is just out of the way and people who live here like that just fine. Little Compton, RI is a place that remains very much the same from a bygone

time. It is truly one of the most quaint and beautiful places in all of New England. Further up the river the town of Tiverton abuts Little Compton and quaint regions like Tiverton’s 4 Corners and Main Road along the river are some of the town’s more picturesque areas. The Fogland Beach area is a very popular recreational area and offers numerous waterfront properties as well with beautiful west facing sunsets. With easy highway access to all southern New England’s metro areas this is one of the best-kept secrets in real estate in the region. While there are still plenty of homes on the market in the region, there are far less buyers willing to buy homes that require updating and major renovations. With the demands of life and time homebuyers today are opting for proper-

Builders for new homes are finding a better educated consumer looking for smaller homes with more features.

The States 20/20 Initiative gives us a real indication of the potential growth of this region. It is a clear plan that will change the region in many ways. Development and growth will bring with it mandates in infrastructure improvements to support the increased population. As population grows so too will increase state funds and tax revenues for cities and towns. New Home Construction Loans by Peter DeFusco

Unless you are paying cash for your project, you will need a construction loan to pay for the materials and labor, and you can use it to buy the land as well. Construction loans are a little more complicated than conventional mortgage loans because you are borrowing money on something that doesn’t yet exist. The bank wants assurances that you (and your contractor if you are hiring one) can get the house built on time and on budget. If you are converting the construction loan to a mortgage when the building is completed, the bank also wants to know that the finished building plus land will have a high enough appraised value to support the mortgage. Because the lender needs to know the story behind the project, and believe that you can make it happen, construction loans are sometimes referred to as “story loans.” There are many variations on these types of loans from lender

to lender, and they change frequently, so you should talk to a few different lenders to see what plan is best for you. Two types of construction loans. The two basic types of construction loans used by homeowners are one-time-close loans, and two-time-close loans. In all construction loans, money is disbursed by the lender based on a pre-established draw schedule, so much money upon completion of the foundation, so much upon completion of the rough frame, and so on. The goal is to only pay for what has been completed, minus retainage, typically 10% of the cost of the project, which is held back until everything is completed properly and the owner is issued a certificate of occupancy (CO). Pros of one-time-close construction loans: • You pay just one set of closing costs. • You are approved at the same time for both construction and permanent financing. • Multiple options for permanent financing give you flexibility. Pros of a two-time-close loan • Greater flexibility to increase loan amount during project. • Mortgage rates are often lower than in onetime-close loans.
