East Bay Living By NEGM Staff

Narragansett Bay divides the state of Rhode Island into two parts. The term East Bay refers to communities on the east side of the bay, including Bristol, Warren, Barrington, Tiverton and Little Compton. There are few places in the northeast where you may watch the sunrise and set over water, the East Bay is one of them. This small section of the smallest state in the United States was actually not part of the original state boundaries. In 1746 by royal decree, these towns were granted to the state of Rhode island by the Plymouth Colony.

Tiverton RI Along the east passage of the Sakonnet River disconnected from state borders, the towns of Tiverton and Little Compton are havens for beauty and serenity and offer a very special way of life for both year- round and seasonal residents. These seaside communities are home to farms, wineries, spectacular seaside homes and waterfront seasonal cottages along the shore. Traveling south from central Tiverton’s beautiful waterfront through Nanaquaket and the historic 4 Corners region of town gives you a taste of life along the bay. It is a great place to live and offers public access to the water with marinas for boaters and close proximity to some of New England’s finest beaches. Also in Portsmouth the Mt Hope Bridge forms the next link connecting Aquidneck Island to the East Bay community of Bristol RI. The Palmer River Bridge and Barrington River Bridge complete the connection between Warren RI and Barrington RI. The new Providence River Bridge connects the East Bay to the capitol city, Providence. The East Bay is blessed with some of New England’s best bike paths and shoreline recreation amenities. Bristol RI In the 1700s Bristol was a major port for the slave trade and later privateering flourished. During the American Revolution,

now opened up with the very eclectic Stone Harbor Residences which are magnificent waterfront condominiums with amazing harbor views. In addition to the luxury residences, Stone Harbor also offers a 39-slip marina for its occupants. Stone Harbor is having a major impact on Bristol economy and real estate values. Colt State Park is a great public access park along the shore with full waterfront access and a great family favorite for cookouts and family celebrations. Bristol suffered several attacks by British troops. The Joseph Reynolds House on Hope Street served as headquarters for Marquis de Lafayette and his staff in 1778. Today, Bristol retains an historic character with many handsome homes built in the 1800s, some designed by noted architect Russell Warren. Visitors come from far away places to enjoy Bristol's scenic beauty and the oldest celebration of the Fourth of July in America. You can stroll along its waterfront, shop in its many stores and dine in its fine restaurants. The Bristol waterfront community is lively and blessed with some of the best restaurants in the state. The Waterfront once blocked by large textile mills has

Warren RI Warren has grown from a settlement of 18 houses in 1653 to a community with a population of 11,400 within its 6.2 square miles. Although a small town, residents support 11 churches, many family-owned businesses and more than 30 restaurants. Incorporated into Rhode Island from Swansea, Massachusetts in 1747, Warren was named for Sir Peter Warren who commanded the British fleet that cooperated with troops from New England in capturing the fortress at Louisberg. The town was pillaged and burned by Hessian troops during the Revolutionary War. After the Revolution, shipbuilding, maritime trades and whaling flourished in War-

ren. In the mid-1800s many mills were built in Warren. The ethnic diversity found in Warren today stems from those who came to work in the mills including French Canadians, Italians, Poles, Irish and Portuguese. The College of Rhode Island (now Brown University) was founded in Warren in 1746 and held its first commencement there before relocating to Providence. Antiquing is now a major draw for tourists and residents alike, in small shops along Water Street, Main and Child streets, and along side streets in the downtown area. It is small town USA and just 14 miles from downtown Providence.

Nature lovers, birders and hikers may enjoy the Osamequin Bird Sanctuary on the banks of 100-Acre Cove. Each year professional golfers visit the Ocean State as guest of PGA Tour players Billy Andrade and Brad Faxon. Thousands visit Barrington to get up close with some of the legends of the game of golf and to support local charities through the CVS Caremark Foundation.

Barrington is best known as a place of beautiful homes, country estates, tree-lined streets and boat-filled harbor. It has a high median income and high education level. Originally, Barrington was known as Sowams, the residence of Massasoit, chief of the Wampanoag Indians. A sensible alternative to the more expensive and environmentally harmful traditional home heating fuels is green friendly pellet fuels. Pellet fuels are made of wood waste, from forest thinning by-products and other biomass ingredients. The production of pellet fuels diverts millions of tons of waste from landfills and turns it into a clean, renewable energy source. The burning of pellet fuels reduces greenhouse gases emitted in the environment when compared to the burning of home heating oils, propane or natural gas. Over the past several years, pellet fuels have been an extremely cost stable home heating alternative, and pellet fuels are currently used throughout North America. According to data from the Pellet Fuels Institute, pellets are a limitless fuel source since they are produce from wood waste, as well as from forest thinning by-products and other biomass ingredients. North American pellet fuels are produced in manufacturing facilities in Canada and the United States. 68

Currently, there are 1.5 million homes in the United States using wood pellets for their home heating, in freestanding stoves, fireplace inserts and even in furnaces. Pellet fuel for heating can also be found in such large-scale environments as schools, prisons and other large capacity facilities. Pellet stoves pollute less than the EPA-certified wood burning stoves and in fact, less than any other heating appliance that burns solid fuels. The U.S. Environmental Protection Agency recommends that traditional fireplaces be replaced with non-wood burning stoves like pellet stoves. A properly vented, installed and maintained wood pellet stove will have little effect on your indoor air quality and will have the least impact on outdoor air quality, as they emit much less pollution than traditional home heating alternatives. This is evident when comparing the smoke coming out of the stove, the wood pellet stoves are so efficient in the burning process that the smoke emitted from their vents


is clear as compared to other home heating alternatives who’s smoke may be grey or black. How Credit Affects Your Ability To Get A Mortgage by Peter DeFusco

Your credit is a still the major factor in determining if you will be approved for a mortgage. The way lenders asses your credit is by pulling your FICO scores from the three major credit bureaus, Experian, Trans Union, and Equifax. Each repository gives a numerical value to your credit which is known as your FICO score. Lenders will use the middle score to determine first if you are eligible and then what type of interest rate you may get. The three fico scores are always different because creditors sometimes only report to either one or two of the bureaus. The middle score gives the lender the best indication of your ability to pay the loan back.

Here’s how your score is determined: 35 percent is determined by your payment history. Do you regularly pay your bills or fines on time to any creditor that submits your information to the credit bureau? Even unpaid library fines, medical bills or parking tickets may appear here.

30 percent is based on the amounts you owe each of your creditors, and how that compares with the total credit available to you or the total loan amount you took out. If you’re maxing out your credit cards, your score may suffer. 15 percent is based on the length of your credit history, both how long you’ve had each account and how long it’s been since you had any activity on those accounts. The fewer and older the accounts, the better (assuming you’ve made timely payments). 10 percent is based on how many accounts you’ve recently opened compared with the total number of your accounts, as well as the number of recent inquiries on your report made by lenders to whom you’ve applied for credit.Your score can drop if it looks as if you’re seeking several new sources of credit - a sign that you may be in financial trouble. The final 10 percent is determined by the types of credit used. Having installment debt - like

a mortgage, in which you pay a fixed amount each month - demonstrates that you can manage a large loan. But how you handle revolving debt, like credit cards, tends to carry more weight since it’s seen as more predictive of future behavior. It is crucial that you know your credit history before you apply for a mortgage. Your FICO score will determine what interest rate you qualify for.
