Spring 20th marks the first day of spring. Every season requires its own schedule of work to keep the yard in top condition. Ensure that your yard looks great and adds to the curb appeal as well by following this checklist. Lawn Maintenance may not seem like a priority, but in fact it is. Take a stroll through your front and back yard. Your eyes will initially catch the problems you would like to solve first, whether it’s sanding a walkway or replacing mulch. A great way to add style and definition to any yard it to use contrasting colors and different stones. An important maintenance task that shouldn’t be overlooked is a soil test. This test will show you whether or not you need to fertilize your lawn. A solution for most damaged areas is lawn aeration. These systems are able to fix damaged areas and can be rented for reasonable prices. Don’t let moss form in acid prone areas or let the grass grow too long. Mowing the lawn not only makes your home look nice, but should be taken seriously as it also prevents damage to your yard. It’s easy to see the visible damage made to trees, plants, and shrubs. If your yard has bushes as part of the landscaping or as a privacy hedge, you need to prune them. Bushes that throw a shadow over the lawn should be trimmed to ensure that the lawn receives adequate sunlight. This process helps build a strong foundation that will allow a tree to last long. Take a few hours to get rid of weeds, this can be a daunting task but will save you both money

and time in the future. You should cautiously do this by either removing them from your yard or by mulching them to ensure that they don’t reappear soon. Many insects are dormant in the cold winter months, so during the spring is when homeowners realize they may have a problem with pest control. You can prevent springtime insect populations from booming in the first place. During your walk around your property, take note of any wasp and bee nests. If you discover a nest, call a professional pest control company. You should consider annual pest prevention and control. Pest experts recommend treatments be applied along the roofline, on decks and in attics, and anywhere else bees and wasps tend to build their nests. Look along your exterior for cracks in the foundation. Seal any cracks you find to help prevent ants from entering your home in the first place. Preparing your yard for spring can involve a lot of labor, but it will pay off. By taking the time now to mow your lawn, weed, prepare the beds, and prune the bushes, you will have a yard that enhances the appeal of your home and makes it more welcoming. Working in the yard can be a relaxing activity that allows you to connect with nature and spend time in the sun. A homeowner who is willing to spend the time to clean up the yard at the beginning of spring will be able to enjoy the outdoors with family and friends during the warm weather.

You could be tired of having to lug the ski gear from home to mountain lodge, or perhaps you are looking for somewhere warm to lounge during the winter months, or maybe the children have moved out and you are planning for retirement. Regardless of the scenario there are multiple things to consider before purchasing a vacation home. Can you afford it? This may seem like a very straight forward question and it was probably the first one you thought of before you gave this decision any serious time but there are many aspects to consider. For example a lot beach side homes or mountain top communities require extra insurance fees because of the possible natural disasters and weather that affect them. Extreme weather plus a home vacant for extended amounts of time can add up in maintenance costs. When planning for financing your second home it is a good idea to work with an experienced mortgage broker instead of a single lender. Location, location, location‌ The first thing you should do before you make a decision as where to purchase property should be to spend time there. It is important you get a feel for the community, try renting a house. If you are considering a retirement home keep in mind aspects like stairs, noise, and upkeep. If you are buying a vacation home based on a current hobby make sure that the location provides other recrea-

tion opportunities in case you tire of that activity. If your family is expanding and you want to buy a home for everyone to gather at then make sure there is room to grow. A vacation home implies that it is your second home meaning you will not spend all your time there. This raises the questions of what will happen when you are not there. Some communities that many vacation houses are located in have security programs where as other locations may suggest renting it out while you are not using it. There are many options, just make sure to pick one before you purchase

The Condo Corner By NE HomeLife Staff Now May be The Right time to Buy Condo values were hit harder than single-family homes during the recession, and lagged in the recovery, but now they are appreciating more quickly than houses. Condos are appreciating at 5.1 percent annually, outpacing the 3.7 percent rate of singlefamily homes in the U.S. Since bottoming, however, condo values have been on a tear. Nationwide, condo values grew 5.1 percent year-over-year as of the end of the third quarter, compared to 3.7 percent year-over-year growth for single-family homes, according to Zillow’s Q3 2015 Real Estate Market Report (figure 1). The typical U.S. condo is worth $191,300 as of September, compared to $181,500 for a single-family home. Overall, the median U.S. home value (condos, co-ops and single-family) rose 3.7 percent year-over-year, to a Zillow Home Value Index of $182,500.
Annual growth in median condo values has equaled or exceeded growth in single-family home values for 32 straight months. The last time single-family home values grew more quickly yearover-year than condo values was in January 2013. As of September, condos were appreciating more quickly than single-family homes year-overyear in almost two-thirds of the nation’s 35 largest metro markets with data available. Annual growth in condo values outpaced single-family home values the most in September in the New York City, Dallas, Houston, Boston and Denver metro areas. The surge in condo values is likely driven by a few factors. As housing preferences shift, par-

ticularly among millennials and other younger buyers, condos typically represent both a more urban and in many cases more affordable housing option for those looking to make the jump into homeownership. But this demand for more urban condos may not be met by adequate supply. Condos represent a relatively small share of the total housing stock in many of the nation’s most populous cities. Condo sales in Bristol County Year-to-date declined because of quality inventory to 359 from 465. The median condo sales price in August rose 11.2 percent in Bristol County to $190,000 in August. Year to date, it rose 5.7 percent to $185,000.
