Real estate broker Keith Gordon is the co-owner of Florida’s largest discount real estate brokerage firm, ADDvantage Real Estate Services. Their website is GetMoreOffers.com. Keith and his partner, Erin Knorr, started ADDvantage in 2005 with the intention of building a “customer first” discount real estate brokerage. ADDvantage has grown to over 500 listings statewide with sales over $140 million in the past 12 months alone. With 475 homes sold last year, like many industry leaders, ADDvantage Real Estate and broker, Keith Gordon, are mavericks. Keith says, “Our business has grown 400% in the last two years, supported by a highly-trained team of listing administrators and customer

support staff, social media experts and proprietary software including advanced showing and offer technology.” Their system is 100% electronic which saves customers time and the planet, trees. “Our model is rather complex and a lot of work to manage because we are maintaining many listings, dealing with hundreds of agents a week, and we are busy.” ADDvantage lists homes in almost every MLS in Florida

and sellers control 100% of the listing process. Unlike traditional agents, sellers choose how much commission to offer buyers’ agents ranging from 14%, as well as setting their own price. Steady and strong! That is how your heartbeat should be. Where do you turn, though, when something is wrong? Chances are, your family physician already knows the best place to send you. Joyce Gruver, of Floral City, Florida, is certainly happy that her doctors knew the best place for her heart. Joyce had been feeling exhausted, was short of breath and had a cough; she knew something was wrong but never felt like it was her heart. “I just thought I was getting old,” she said, but wisely went to her family physician who sent her to Citrus Memorial Hospital for an EKG.

After viewing her results, the cardiologist referred her to Regional Medical Center Bayonet Point in Hudson, which is well-known by physicians throughout Florida and beyond for its stellar programs including the nationally acclaimed Heart Institute and the Arrhythmia Center of Florida. Regional Medical Center Bayonet Point was recognized in US News and World Report as one of the “Top 50 Hospitals in the Nation” for heart and heart surgery. I met Joyce and her husband Jim, a Veteran, at Regional Medical Center Bayonet Point, where they had come for a followup visit to the Arrhythmia Center of Florida. It was here that See “Arrhythmia” on page 50.

Matt Selby We have BIG NEWS that we think many of our readers will have an interest in. Especially our baseball fans out there. We recently entered into a partnership with the Tampa Bay Rays and they offered us season tickets for 6 people. This includes hundreds of tickets for the season and although we are a family business with tons of family and friends here in the Bay area who are huge Rays fans, there is no possible way we can make it to every single game. Obviously we don’t want these prime, press level tickets going to waste and who better to share them with than you, so we came up with a contest to give our loyal readers AND advertisers a chance to win big with tickets to go see the Rays. Each month, starting in May and ending in September, we will give away multiple press level (sec.204) Rays’ tickets to 5 lucky winners. One Grand Prize winner per month will receive 6 tickets and 2 parking passes.

Tips For Choosing the Right Summer Care Programs It's a dreaded sound in summer: "Mom, I'm bored." And one of the main reasons you start looking for summer camps before spring has even sprung. But finding the right summer camp program for your children requires time and research. After all, you want your children to reap the potential benefits of summer camps—building self-reliance and new skills, making new friends,

For Ad Info 727-943-0551 • www.NeighborhoodNewsFL.com

and of course, having fun. Here are a few tips from YMCA of the Suncoast to help you choose the best summer camp program for your kids. Explore Interests: Summer camp programs are a great way for children to explore areas of interest. Many summer camps focus on particular themes such as arts, sports, technology or popular culture. There are also academically focused and religious camps to choose from. At YMCA of the Suncoast, we offer summer camps dedicated to teen adventures, sports and music. We also offer a unique farm/ranch camp for children with special needs as well as a camp for children with autism. Target Variety: Some camps offer children a taste of everything. For example, there may be swimming in the morning, arts and crafts after lunch, and sports or outside time in the afternoon. There may also be other activities such as horseback riding, gymnastics, creative writing and more. The new experiences of diverse summer camp programs are especially well suited to younger children who are exploring and developing their interests. Many of the summer camp programs at YMCA of the Suncoast

APRIL 2014

offer variety. For example, Camp Muskogee in Clearwater is located on 53 acres of reserved land with a private lake. Camp programs like underwater robotics, drum making and paintball headline this camp. Consider Day or Sleep-Away: One of the biggest questions you may face is whether your child is ready for a sleep-away camp. Older elementary, middle-school and teen campers could enjoy a camp experience away from mom and dad. If you decide sleepaway camp is right for your child, make sure you find out how the camp handles issues such as homesickness, medications, illness and injury. It's also a good idea to talk with your children about what homesickness is. Make sure they know that it's normal and that it will generally pass in a short time. Look into Financial Assistance: If finances are keeping you from signing your child up for camp, contact the camp directly and ask about financial assistance. Many camps provide scholarships to families in need. At YMCA of the Suncoast, we want to make sure all children can enjoy the summer, so we offer financial assistance to those who qualify.

Now partnering with her daughter, Kelly Murphy, CPA, DDM Accounting provides detailed, reliable accounting services, coupled with a desire to take the time to do it right. to succeed. As a result, her company approaches each client with a quality over quantity approach. Whether you need personal or business income tax preparation, bookkeeping, small business accounting or even debt consolidation, DDM Accounting Services will provide you with a service that is professional, personal and reliable. Allpro Tree and Landscaping Certified Arborist and Landscaping Professional By Katie Thomas Serving the Tampa Bay area with quality tree and landscaping services, Allpro Tree and Landscaping works to keep your commercial and residential sites looking fresh, trimmed and healthy. Whether you are in need of professional landscape design and installation, or safe tree service, Allpro has the skill, knowledge and experience to exceed your expectations and get your foliage looking fabulous! Allpro Tree and Landscaping services include landscape design and installation, tree-trimming and removal, rock beds and mulch, stump grinding, sod installation and removal and tractor work. Allpro uses a CAD program that actually shows you “after” pictures of your future landscape project. Pete Spiridis, owner and operator of Allpro Tree and Landscaping is a certified arborist. Pete believes that quality performance comes with working safe and smart, while utilizing the right tools for each individual job. In

order to keep up with today’s industry standards, Pete sends all team members at Allpro to regular safety and technique courses at the International Society of Arboriculture. Pete’s expectations for himself and his team are set with high standards and he strives for excellence in his work. “I started my business as a young kid right out of high school in 1997. I took over my dad’s lawn service and ran that for a number of years,” says Pete. “I thought I would like to go in a different direction, so I gave massage therapy a shot, but as I would watch maintenance crews at work outside my air-conditioned unit, I realized that I was kidding myself and my true passion was in outside, hands-on work. I shut down my massage business and purchased equipment the next day. I started mowing lawns again but also added trees and landscaping to my service and was very successful, maintaining over 400 weekly clients.” As Pete’s business grew, he recognized early on that he wanted to do

more for himself and his clients. “I wasn’t happy because I stand for something and I wasn’t reaching my full potential. My quality of life wasn’t what it should be and I let my stress take over, which in turn affected my personal life as a husband and my faith,” says Pete. “I knew that change was in order because God had bigger plans for me. In 2007, I opened up Allpro Tree and Landscaping to provide better, quality assured services. My wife and I came up with this name, Allpro, because to us it means that at we are who we say we are – All professionals, no more day laborers. You must know your area of expertise. We only focus on trees and landscaping, which sets us apart from others. I hold myself accountable to give true and honest meaning behind the name Allpro.” Pete adds, “I believe that in order to be the best, you need to gain as much knowledge in your field as possible. So in 2011, I earned the title Certified Arborist and with that title I maintain CEUs and also take the advantage of sending my team members

to classes so they can be the best at what they do. I am only as good as my team, so I make sure they are the best.” Team members at Allpro Tree and Landscaping are always in recognizable uniforms, so you can know exactly who is working on the job! Fully licensed and insured, Allpro Tree and Landscaping is dedicated to providing clients with the best service possible in a way that doesn’t harm you, your yard or the trees they are working with. Pete takes every step to ensure that he and his team are the professionals who do it all and do it the best when it comes to tree and landscaping services. When hiring a tree and landscaping service, working with a certified arborist is the smart way to go. Improperly pruned trees are at risk for disease, which can lead to them having to be removed. Trees and a beautifully landscaped yard add value to your home and business. We are all so lucky to live in tropical Florida, where we can enjoy plants and lush trees year round. From tropical palms and

Before citrus trees to the glorious southern live oak and towering pine trees, Certified Arborist Pete Spiridis of Allpro has the knowledge to keep your Florida landscape looking its best. Allpro was chosen as the Super Service Award Winner for Angie’s List customers in 2013. This award is highly prestigious and is only given to the top five percent of companies chosen by Angie’s List as earning the Super Service title. Ken H. of Tarpon Springs says, “Pete is very professional. We called several tree services and Allpro’s pricing was the best. Pete was also the most professional. He got all the permits needed for the work we needed done. Pete was on the job site the entire time, working right alongside his

Trinity Area Neighborhood News

After

team. His equipment is adequate to get any job done, small or large. The team cleaned up all debris and left our yard looking great!” Another satisfied client, Armand says, “Allpro owner Pete and his crew removed one large oak using a crane, removed three smaller trees and included stump grinding as part of their services. One of the oaks was overhanging over the garage roof and was raised and trimmed by the crew to open up space. My backyard oak was also trimmed. Pete prepped the yard for new sod and installed new St. Augustine sod after removing piles of block, brick and small trees. The sod provided was the best I have seen after two re-sodding projects. Ichiban Sushi Asian Bistro ~ Chinese, Japanese & Thai Cuisine By Julie Kanehl Trinity loves Ichiban Sushi Asian Bistro for its amazing variety of Asian foods, including Chinese food, Japanese specialties and Thai cuisine! Of course, their namesake means “Number One Sushi,” which fits, because for sushi connoisseurs, theirs is known for being fresh, beautiful and delicious. Take all of these freshly prepared foods, add an elegant and modern atmosphere, and you’ve got Ichiban Sushi Asian Bistro, located at the corner of S.R. 54 and Duck Slough Blvd. in the Trinity Village Center. Ivan Chen, whose soft-spoken nature and customer-oriented approach helps make Ichiban Sushi & Asian Bistro the success that it is, says, “We serve only the freshest fish, and our sushi chefs have been doing what they do for ages.” Recently renovated, this successful restaurant is entering its seventh year in Trinity. Its dining area is beautifully decorated with chestnut wood floors and matching tables, sleek black booths and chairs, and set against a white backdrop with just

22

the right amount of eastern flare. Complete with both a sushi bar and a sake bar, Ichiban Sushi Asian Bistro is perfect for lunch or dinner. What’s more, the possibilities are endless thanks to their gigantic menu and their affordable prices. One customer said, “There is a reason Ichiban had to expand within a short time of opening - because their sushi is fun, creative and delicious! I love sitting at the sushi bar itself, where the chefs create little treats that are always delicious! And the sake they serve is reasonably priced and very good!” What makes Ichiban Sushi so unique is the versatility in their menu, making it easy for everyone in each dining group to find something they love. Instead of having to choose between Chinese dishes and going out for sushi, everyone will enjoy their meal and leave happy. In fact, they even offer a children’s menu, for the youngest people in the party. Ichiban Sushi Asian Bistro manages to be the perfect place for a cozy date night, a business lunch and a family dinner, all thanks to their vast menu, affordable

prices and friendly service. One customer said, “We love this restaurant, the service and the food are amazing, we go a least once a week.” If you’re looking for a delicious lunch that will transport you out of the ordinary and into a tiny bit of heaven, come in for lunch at Ichiban Sushi & Asian Bistro. The lunch specials are really affordable, so affordable that you should just save yourself the trip to drive-through, because for less than $10, you could be enjoying a real meal and dining on two sushi rolls, or General Tso’s Chicken, their Pad Thai, their Sweet & Sour chicken or pork, or their Pineapple Fried Rice, just to name a few. From sushi to rice dishes, to noodles, to wok-style favorites, their lunch menu is quite a bang for the buck. Start Happy, Leave Happy! Happy Hour is every day from 4 p.m. until 7 p.m. and, if you’re in the mood to try something special, Ivan says you’ve got to try their sake. Sake, like wine, can range in taste from strong and dramatic to smooth and

APRIL 2014

sweet, and Ichiban is proud to have quite a selection of sake for guests to choose from. Next time you stop by, you should try some! Ichiban Sushi Asian Bistro offers a large variety of hot and cold appetizers, soups and salads to begin your scrumptious meal. Sushi is an excellent way to begin your meal, especially if you appreciate sushi, but plan on having one of their many other specialties. To start, cold appetizers are primarily seafood dishes, including sushi, sashimi, tuna tataki, tuna or salmon tartar, Usuzukuri (thin slices of white fish with yuzu sauce), Sunomono (different kinds of seafood seasoned in a delicate vinegar sauce), and that is just to name a few. While there are too many to name, some of the hot appetizers include dumplings, fan-favorite fried crab Rangoon, shrimp and vegetable tempura, egg rolls, spring rolls and edamame. Serving soup is an Asian tradition that thankfully carries on, and Ichiban Sushi & Asian Bistro offers more than most restaurants. From vegetable Tom Yum Goong and Wonton soup to egg drop soup, to Miso soup and seafood

soop to Tom Yum Goong, these are a great way to warm the tummy up for lunch or dinner. Salads range from a traditional American served with their “house” Japanese dressing to more traditional versions, such as seaweed salads, kani salads, baby octopus salad, avocado salad and their excellent Treasure Island salad, which is mixed raw fish seaweed on top of half of an avocado and mixed spring greens. Come for the Sushi! Known for being dramatically and visually appealing as well as fresh and tasty, the sushi from Ichiban has an entire menu of its own. With raw and “non raw fish style” (read: cooked!),

sushi really means “with rice” so don’t be afraid! There is a sushi for everyone! The sushi menu offers traditional favorites such as the California Roll, the Volcano Roll, the Spicy Tuna Roll and the Mexican Roll, but they also have a creative selection that takes the sushi up a notch. Ivan says, “People love our sushi, especially the Hot Lover Roll!” The Hot Lover Roll is one of their “Non-Raw” sushi options that include shrimp tempura, avocado, spicy tuna and crunch wrapped in soybean paper with their chef’s special sauce to bring it all together. Many customers love to order sashimi as well, which is always fresh! Of course, the majority of sushi lovers

order a combination of the two, so Ichiban Sushi makes it easy by offering Sushi Bar Entrees like their Love Boat, which includes 10 pieces of sushi, 12 pieces of Sashimi and two chef’s special rolls! One thing’s for sure, there are plenty of sushi options! Chinese, Japanese, Thai, Oh My! If you’re not one for sushi, you’re in luck, because Ichiban Sushi Asian Bistro has an abundant selection of Asian foods, cooked in a myriad of ways-from the wok to fried tempura, to Teriyaki and Thai Curry. Ivan said, “Our Crispy Shrimp and Chicken with Honey Walnut Sauce is one of our most popular dishes.” Pad Thai, Lo Mein, Udon

Noodles, Chicken or Salmon Teriyaki, Chicken and Vegetable Tempura-to Curry. Recent customer, Ashley, said, “I love sushi, and my husband loves the stir fry! There’s something for everyone there! Even our pickiest of friends loves their Chicken Teriyaki. The food is always fresh, delicious, and with good sized portions. We love it!” Ichiban Sushi is also an excellent choice for take-out and even for special parties, as they have a private room that seats up to 14 people comfortably – perfect for a birthday, anniversary or any-day-of-the-week party! Ichiban Sushi Asian Bistro is located at 10710 S.R. 54, Suite 104, in the Trinity Village Center plaza at the corner of S.R. 54 and Duck Slough Blvd. Ichiban is open for lunch and dinner from 11 a.m.– 10:30 p.m. on Mon. – Thurs, 11 a.m.–11 p.m. on Fri. and Sat., and 12 p.m.–10:30 p.m. on Sun. New Partnership Leads to Perfect Primary Care for You!

Dr. Luis F. Ycaza Warm. Personable. Welcoming. Many people like the convenience of large medical entities, places where they can have both their primary and specialty care needs met. But, “warm, personable, and welcoming” seem to get lost in these number-driven complex corporations. What was lost can now be found! You will now find the warm, personable, and welcoming primary and specialty care that you desire and deserve at St. Francis Sleep, Allergy and Lung Institute! Since their doors opened, Frank Averill, MD, has given world class specialty care for sleep, allergy and pulmonary issues. St. Francis Sleep, Allergy and Lung Institute has always been where your mind, body and spirit are taken into account. Now, Dr. Ycaza has joined St. Francis to provide primary care in the same culture of caring and excellence. Dr. Luis F. Ycaza is a Doctor of Osteopathy with over 16 years of experience as a primary care physician.

Trinity Area Neighborhood News

He can take care of all of your primary medical needs. In addition, his areas of expertise include: Weight Loss, Pain Management, Osteopathic Manipulation, Trigger Point Injections, Joint Infiltrations, Pharmacological Therapy, Manipulation Under Anesthesia (MUA), Medical Examinations and treating Personal Injuries. Dr. Ycaza is also a Certified Civil Surgeon designated by the United States Citizenship and Immigration Services (USCIS) to conduct medical examinations and vaccinations for people who are applying for permanent residence status. Language is not a barrier – Dr. Ycaza is fluent in both Spanish and English. Dr. Ycaza was born in Quito, Ecuador, in 1965. He earned his Bachelor of Science degree in PreMedicine from Oklahoma City University in 1990, graduating Cum Laude. He went on to earn his medical degree in 1994 at Oklahoma State University’s College of Osteopathic Medicine. He pursued his Osteopathic Internship at Tulsa Regional Medical Center and moved to Tampa in 1995 for his Residency Program in Internal Medicine at the University of South Florida. He completed the program at Meridia South Pointe Hospital, Cleveland Clinic. Dr. Ycaza joined St. Francis – “Where Care is Guided by Prayer” – via prayer itself. St. Francis is a Christian medical practice founded by a

Catholic Franciscan couple (hence, the name St. Francis). St. Francis is blessed to have people who volunteer weekly to come to the chapel located in their Clearwater office to pray for the patients and their medical providers. They believe that there is real power in prayer. That power was seen the first day that one of these beautiful “Apostolic Intercessors” began praying. A priest texted Dr. Ycaza’s son and asked him to tell Dr. Ycaza to go to St. Francis to pick up prayer cards. The Averills had been praying for a wonderful, congruent primary care physician to join St. Francis Sleep, Allergy and Lung Institute. Many patients had expressed a desire to have their primary medical needs cared for in the same manner and quality that Dr. Averill had cared for their sleep, allergy or pulmonary needs. At the same time, Dr. Ycaza was in a transition, desiring to leave where he had been practicing primary care. He was praying that God direct him to where he

should be. Within minutes of his entering St. Francis, it became clear that this was an answer to prayer for St. Francis, Dr. Ycaza, and their patients. All you have to do to experience this amazing care is call St. Francis Medical at (727) 447-3000 for an appointment. They take Medicare and most insurances. Qualifying Medicare patients can even lose weight at no cost to them. They are offering extended hours for your convenience. You can find more info at StFrancisMed.com. We recommend you call them today!

starting the first week of summer to the week before school starts from 6:30 a.m. – 6:00 p.m. This camp is designed for students who need care throughout the whole summer in an enriching environment. Weekly themes include Adventures in Art, Geology and Gems, PBS, Space Invaders, Raiders of the Lost Artifact, Ocean Commotion, Tampa Bay Sports, Kids Kitchen, and Splish Splash. In Adventures in Art students will find their creative talents put to use as they learn about the different elements and mediums in art. Students end the week with a gallery walk of their displayed art. During the week of Geol-

Depending on the campers’ age some will explore tectonics, while others will take simulations of fossil core samples or get down and dirty as they experiment with how to create the best flowing rivers. During the summer students will experience Huck’s Lost Mine from the Blue Ridge Mountains. Students will each have their own bag of gems to pan through looking for treasure in true mining style. During the weeks of PBS and

Raiders of the Lost Artifact has kids digging for “fossils” and learning about archeology, while in Ocean Commotion different age groups test model surfboards they create, have boat races, and create miniature submarines. Tampa Bay Sports week has students going on a field trip to see the Tampa Bay Rays play ball – a highlight of the camp. Little chefs will love Kids Kitchen, which allows students to create kid friendly food and even serve it to their fellow campers in a mock restaurant the last day that week. During the dog days of summer Splish Splash is a great way for kids to cool down and have a silly time with water play. Camp Quest is a new two week

half day (9 a.m.-noon) specialty camp for 3rd – 5th graders. The camps will meet at Rushe Middle School, and are focused on students’ areas of interest. During June 16 – June 27 and again July 14 – July 25 students can choose between Sports (tennis or golf) or 3D Art camp, and June 30 – July11, and again July 28 – August 8 students can decide between the Culinary Arts or Robotics camp. Experienced leaders in their specialized field help make Camp Quest a high quality camp experience for kids. In Sports camp the students are coached by a tennis or golf professional. The 3-D Art camp – where students will create a stop animation video, a clay sculpture, and cast a three-dimensional sculpture from a mold – is taught by a certified art teacher. The Culinary Arts camp is taught by the Land O’ Lakes High School’s Culinary Academy’s Chef and the Robotics camp is through

Brick Buddies Junior Lego League. Camp registration for PLACE Camp WOW! starts April 14. Camp WOW! is $60 a week per child, with a $20 yearly camp registration fee per child. The fun of summer continues throughout the school year with PLACE’s before and after school program. Students are provided a safe, supervised environment where they play outside, choose from a variety of high interest centers, and put what they learn during the school day into practice during discovery activities where they create, explore, and design. Angela Damianakis, MSW, LCSW Offers Real World Therapy for Real World People at OrthoPraxis Counseling By Julie Kanehl Life is about balance, and it’s easy to get lost, lost in your career, lost in your relationship, and lost within yourself. Sometimes, it takes the ear of someone who can be a guiding voice, a safe person who will not judge but listen, help and not hurt by adding to the situation personally. This is why, for so many, therapy is an excellent solution. There should be no stigma to the word. After all, if in our businesses we have a problem, we will hire an advisor, a counselor or an accountant to sort things out, why should we shy away from doing the same in our own lives? Damianakis believes that there is a better way, and a better life beyond the gridlock that has bound our lives. Angela Damianakis, MSW, LCSW, is a Licensed Psychotherapist who works with people from all walks of life, but specializes in working with community leaders, ministers, business executives and medical professionals.

Damianakis notes, “I am keenly aware of the specific challenges which coexist when there is a duality Angela Damianakis of living a MSW, LCSW life with high profile public persona and a very private personal reality. The ramifications of such isolation can be extensive and come at a great cost to the individual and family.” That said, she works with everyone from stay-at-home moms to adolescent boys. According to Damianakis she began her private practice OrthoPraxis Counseling, Inc., “To provide individualized services to put an end to familial folklore that has told them to settle for things as they are. To assist clients to understand that events are not defining moments but

provide a way to proceed in reshaping their lives.” Damianakis specializes in marriage counseling, depression, codependency, anxiety, grief and loss, and existential concerns. Damianakis explains, “Psyche actually means soul, so psychotherapy is therapy of the soul, and what I do involves the whole person, and can be understood as a healing of the soul. I am very much faith based but scientifically informed as well. In psychotherapy we go deeper than “coaching” – my function is not to be a cheerleader. The profession is highly regulated to safeguard the welfare and wellbeing of clients who should not be confused with nonregulated fields like life coaching.” Graduating from Hofstra University’s New College with honors in 1991, Damianakis entered the prestigious Adelphi University’s School of Social Work earning her Master’s Degree in Clinical Social Work in 1993 and holds a Florida State License

in Clinical Social work. Damianakis offers her clients a welcoming, comfortable, private office and designed a sensible space to have sessions and a conference room for workshops on co-dependence, ending relationship gridlock and self-harm. In fact, her office, located at 3030 Starkey Boulevard, Suite #178, just across from Longleaf, is a building that houses many businesses from accountants, attorney and architects, so clients can maintain their privacy unlike some counseling centers. Damianakis makes every effort to insure privacy and protection for her clients. “I provide a concierge service custom tailored to meet the service needs of my clients, says Damianakis. “I offer extended office hours and when necessary I have Saturday hours. Clients are provided with my cell phone so that they can call or text me. While this doesn’t guarantee immediate contact, it has been very well received by clients. I also provide clients

That’s the process, and therapy truly is a process. “ Damianakis explains, “I take an existential and transpersonal view, and I love to see how the mechanisms of the body intersect with the soul of a person. There is a synergy between the two, which is sublime and exciting. Psychotherapy is the conduit for meaningful inquiries and substantive dialogue. A lonely person is lonely even when lonely in a crowd of people looking outside themselves for fulfillment. ” Damianakis is truly a therapist with heart. She knows how to listen, knows how to challenge, and knows how to help heal. Marriage counseling is something that she does a lot of, and she’s Gottman Levels 1 and 2 trained. The Gottmans are leaders in the field of marriage counseling, and have won numerous awards, as well as written many books on the subject. Their scientifically based program is a very powerful and helpful approach to marriage counseling, and Damianakis knows how to properly help couples to recognize how to build a stronger relationship, and work towards a resolution. Grief and loss therapy, co-dependency work, trauma and mood disorders are areas that Damianakis has a great deal of experience with as well. She says, “Depression is a pandemic in this country and we are raising children who have, what we call ‘otherness esteem,’ where their self esteem and self worth comes from outside themselves, instead of it coming from within themselves.” Therapy is a wonderful way to see things from a different perspective, and it’s a way of recognizing and finding solutions for issues that you might

feel, but haven’t been able to identify or process successfully. Therapy can be extremely beneficial to the people who are brave enough to attempt the process, and those who have come to see Damianakis have been happy to recommend her over the years. Damianakis cautions, “In a culture where the motto is “buyer beware” please consider the value and benefit of getting help from state licensed practitioners. According to the National Association of Social Workers (NASW), “Psychotherapy is the informed and intentional application of clinical methods and interpersonal stances derived from established psychological principles for the purpose of assisting people to modify their behaviors, cognitions, emotions, and/or other personal characteristics in directions that the participants deem desirable.” If you’re looking for a way past the relational or emotional gridlock in your life, make an appointment with Licensed Psychotherapist Angela Damianakis at OrthoPraxis Counseling and see the possibilities of being free of those feelings and emotions that hold you back in your life, so that you can move forward and live a better life. New Owners – New Menu – New Ragazzi’s! If you enjoy authentic Italian cuisine, you are going to love the changes the new owners of Ragazzi’s Pizzeria & Italian Restaurant have implemented. A longtime local favorite – don’t worry Ragazzi’s fans, you can still order the La Nonna – Ragazzi’s is located at the Pasco Square Shopping Center on State Road 54 in New Port Richey. New owners, Giuseppe and Christina Volo, who purchased Ragazzi’s in January this year, are bringing new life to the menu with their own family recipes, brought to you straight from Sicily via Boston. “We keep the menu simple and keep the ingredients really fresh,” said Christina. “Many of our recipes are from my husband’s mother Angela. We go to Italy once or twice a year to visit family and when we are there, we are always looking for new dishes there to try – recipes that we can bring back to offer our customers something they haven’t experienced.” Guiseppe moved to Boston, Massachusetts from Italy 18 years ago in 1996 and went straight to work in the restaurant industry. He worked his way up from dishwasher and never looked back. For the past 12 years, Guiseppe and Christina have owned two popular Pizzico Italian restaurants and martini bars in Boston so they know what it takes to keep customers coming back. They spent extensive time finding the right staff and

34

brought in Guiseppe’s cousin Antonio from Sicily to help them train the staff on new recipes. Antonio has stayed on to continue helping to manage the new Ragazzi’s. Everything at Ragazzi’s has been updated – from the menu to the décor and even the website is under reconstruction. “We changed the entire look. We are adding a new bar and dessert cases and will offer gelato soon,” said Christina. “And everything is so fresh! Instead of big vendors, we are going with local, fresh produce. We have really great pizzas, new sauces and a lot of fresh, new sautéed dishes.” The coming bar will feature new wine mixers and within then next month or two, wine-based cocktails will be served. Christina concedes that sometimes people don’t like change, and that is why they have kept many, many customer favorites on the Ragazzi’s menu. We think you’ll love the new Ragazzi’s – it’s fresh, bright and offers totally authentic Italian fare.

Your Neighborhood Agrees… It’s Time Now in their eighth year, Trinity Custom Jewelers explains the formula for their success with an interview with your personal jeweler. “Our ad It’s Time You Had Your Own Personal Jeweler was created after hearing our customers say they didn’t know of a jeweler who did the work on the premises or created custom designs. I was surprised to hear that since I thought that’s what being a jeweler was. When I started in 1988, as a jeweler in New York City, that’s what we did, created jewelry. I have over 25 years of experience as a craftsman at the bench and behind the sales counter,” explains master jeweler, jewelry designer, and diamond setter, Michael Capozzoli. “When my wife Maryanna and I opened Trinity Jewelers in 2007 we made sure the workshop and design area was open to view for our customers to see their jewelry being repaired and created. What you’ll experience when you walk into Trinity Jewelers’ showroom is a family dedicated to helping you create oneof-a-kind jewelry that has specific meaning to you, not just a designer brand that someone else tells you to like. And now that the bead fad has fizzled out, our customers are realizing that beads on a bracelet are fun but not heirlooms.” “My equal and partner in the jewelry store is my wife Maryanna. She has just as many years in the jewelry business and also holds an MBA. Her business ex-

perience coupled with her fashion sense enables her to partner with other manufacturers and hand select beautiful jewelry that we are proud to inventory. From fashion to fine jewelry Maryanna has selected the most beautiful jewelry with prices starting at $19.95.” “So what does it take to have a piece of jewelry custom designed? The answer is simple. Just come see us. You can have a one-of-a-kind original creation made by Trinity Jewelers. Simply, just bring us an idea. We can create your next favorite piece of jewelry from just a picture or your simple sketch on a napkin. You can bring us your own gemstones and gold or we can supply what you’ll need. Your jewelry can be made using some of the oldest methods or manufacturing with some of the latest technologies in computer aided design with you at the controls and a master craftsman and designer at your side!” “Come in and experience what a master jeweler can do for you!” Trinity Jewelers is located at 9945 Trinity Blvd. Trinity, FL 34655 Store hours: Tuesday – Friday 10am – 6pm, Saturday 11am – 5pm 727-376-2323 www.TrinityCustomJewelers.com

“Arrhythmia” Continued from page 1 Joyce recently underwent a fairly new treatment option called the Convergent Procedure, which is used to treat patients with difficult-to-treat, persistent atrial fibrillation. Registered Nurse and Patient Navigator Tres Millsap – who works to smoothly navigate patients like Joyce through their entire treatment process and recovery – walked me to the cafeteria where the Gruvers were enjoying lunch. We took a brisk walk back to a quiet office to talk and it was clear to see that Joyce was no longer having a problem with shortness of breath. “I feel fantastic now and I’m not just bragging!” said Joyce. It turns out that age wasn’t holding Joyce back from fully enjoying life – her ticker not ticking right was the problem! Arrhythmia Diagnosis & Treatment A cardiac arrhythmia is an abnormality in the heartbeat—whether the rhythm is too slow, too fast, or irregular. It can be nothing to worry about; or an arrhythmia could turn life threatening. Arrhythmias can be caused by any change or complication that forms in the electrical pathway

that runs from the upper chambers of the heart to the lower chambers. Sometimes this results in a heart beating under 60 beats per minute, or a heart beating over 100 times in a minute. Some irregular heartbeats will vary chaotically between the two extremes without a discernible pattern. Arrhythmia patients will often notice a racing heartbeat or a peculiar fluttering sensation in their chest or neck. They also may note that their hearts seem to be literally “skipping a beat.” Other symptoms of an arrhythmia include dizziness or fainting, fatigue, weakness, difficulty breathing or chest pain. Sometimes patients don’t notice that their heartbeat is abnormal at all. Physicians participating in the Atrial Fibrillation Program at Arrhythmia Center of Florida include Electrophysiologists Luis R. Annoni, MD, Rajiva Goyal, MD, Raul Jimenez, MD, Huang-Ta Lin, MD, Darshan V. Patel, MD, and Kenneth H. Yamamura, MD, and Cardiothoracic Surgeons including Marshall DeSantis, MD, N.S. Rattehalli, MD and Michael Wahl, MD. The doctors work in concert to combine their unique skills, offering treatment options to patients with even the most difficult-to-treat and persistent atrial fibrillation. The Arrhythmia Center of Florida

has the latest state-of-the-art technology to diagnose and effectively treat cardiac patients, including an advanced 3D Mapping system and CT imaging. Cutting edge techniques such as Cardiac Cryoablation is available; in this treatment the ablation is completed with cold rather than heat and only the tip of the catheter is affected by the freezing temperature, leaving very little chance of damaging the vein it runs through. Depending on the state of your arrhythmia, there are a variety of treatment options. Some are simple, such as lifestyle change, or blood thinners and medications that can help control the symptoms of an arrhythmia or lower risk factors for other serious conditions, such as high blood pressure or heart disease. Other treatment options are: Pacemaker, Cardiac Resynchronization Therapy (CRT), Implantable Cardioverter Defibrillator (ICD), Atrioventricular Nodal (AVN) Ablation, Inappropriate Sinus Tachycardia (IST) Ablation, Premature Ventricular Contraction (PVC) Ablation, Supraventricular Tachycardia (SVT) Ablation and Ventricular Tachycardia Ablation. These may be used alone or in tandem with other treatments. The doctors at the Arrhythmia Center of Florida care-

and Electrophysiologist Dr. Yamamura. The Convergent Procedure, though considered minimally invasive compared with other heart surgeries, is a serious procedure. But for patients like Joyce Gruver, this is a procedure that offers hope. “She is a completely changed woman now,” said Dr. Yamamura. “When she came in, she was desperate. She was very symptomatic. Her heart rate was very fast and difficult to control.” Dr. Yamamura explained that Mrs. Gruver was a candidate for the Convergent Procedure because she had already failed drug therapy

Trinity Area Neighborhood News

and an unsuccessful Cardioversion procedure. He said, “Her left atrium was so enlarged already. I felt like the only shot she had was the Convergent Procedure. It is more invasive but the success rate is much higher for patients like Mrs. Gruver, who have failed other options and continue to have persistent atrial fibrillation.” Dr. Wahl pointed out, “The treatment of atrial fibrillation is very complex. We carefully evaluate patients to make sure there are no underlying structural problems that need to be repaired. If a patient does well with medicine or non-invasive

procedures, then we leave them alone.” As for those patients with difficult-to-treat atrial fibrillation, Dr. Wahl said, “We don’t want those patients to give up. We are pushing for them and we have an alternative.” Dr. Goyal explained that what the Electrophysiologist is looking for is electrical activity. “We look an how well the ablation worked – it should be electrically silent – if there are any gaps we find them and close them off.” Joyce Gruver will tell you that undergoing the Convergent Procedure was no walk in the park. She was in surgery for seven hours, spent three days in intensive care, and now she has a thin, 2-inch scar on her abdomen. But she is very happy with the results and is thankful that she went to the doctors at the Arrhythmia Center of Florida. “At first, I couldn’t believe it couldn’t be managed with medication,” said Joyce. She now enjoys a steady rhythm after her Convergent Procedure, though and happily declared, “One week ago, I had an electrocardiogram and it came back perfect!” The Convergent Procedure begins with a Cardiothoracic Surgeon navigating a special catheter, a trochar, through a small incision in the abdomen, allowing access to the poste-

rior of the atrium under direct visualization. Then using radiofrequency (focused heat), the surgeon produces complete linear lesions (scar tissue) on the outside of the heart to block abnormal electrical signals. The Electrophysiologist then threads an ablation catheter through the groin area to reach inside the upper left chamber of the heart to ensure the lesions are complete and connected, utilizing EP diagnostics to confirm that abnormal electrical signals have been interrupted. The Electrophysiologist also treats the afib from the inside of the left atrium during their portion of the procedure. The Arrhythmia Center of Florida works toward promoting awareness and education about arrhythmias, atrial fibrillation, and other cardiac complications. You will find information about the advanced technology used, patient education, and even how to prepare for a procedure on the Arrhythmia Center of Florida’s website, yourheartbeat.com. “GetMoreOffers” Continued from page 1 account dashboard that enables them to manage every aspect of their listing online, 24/7. ADDvantage prides itself on the high level of customer service they provide, including fast implementation of listing changes and capturing all buyer leads on behalf of sellers. “Our rave reviews from past customers are many and we have earned our solid reputation through years of dedication and service.” MLS flat fee listing plans start at $299 for a by-owner style listing called “limited service.” Here, the seller is self-represented. The seller saves at least 50% or maybe all the commission if they sell with no agent involved. “The best plan for sellers is ‘Professional ADDvantage’ (or what we call PRO),” says broker Keith Gordon. “This is the fastest growing segment of our company. Unlike the basic limited-service plan, with PRO, they are represented by me from start to finish just like a full-service 6% listing but the cost is 45% less.” Keith suggests offering 2.5% to the buyer’s agent and his fee is $499 up front and

54

.75% at close for the listing side for a total commission of around 3.25%. If the seller finds their own buyer, the total commission is just 1%. Keith says PRO saves sellers time and stress and that his experience and skill at negotiations nets sellers considerably more than if they were handling the sale on their own. Why use the PRO plan and Keith to sell? “Keith might just be the best negotiator in Florida,” says Erin Knorr. “…Keith just sold a remodeled garden home in Bird Key Sarasota for $960,000 when his list price was $950,000—in 10 days, cash, with just one offer on the table.” How did Keith get $10,000 over the asking price without a multiple-offer situation? Keith said, “I read the situation, buyer’s motivation, attitude of the buyer’s agent and just asked for the price. Negotiations are an art. My goal when negotiating an offer is to change the buyer’s agents’ expectations of the business-as-usual thinking of ‘offercounter-counter-counter-meet-in-themiddle-deal.’ This can shift outcome in your favor.” Keith explains that real estate always poses challenges, one being the notorious real estate site, Zillow. “God-Zillow, as I call it, is mentioned

by almost every seller during the listing and selling process. The ‘Zestimate’ is always on the mind of a seller; they are annoyed by the generic aspect of Zillow’s pricing algorithm which is often way off due to lack of consideration for lot premiums, $60,000 updated kitchens, new baths, new a/c, roof or other upgrades. Buyers and lenders struggle as well with the discrepancy between Zestimates, apErin Knorr & Keith Gordon praisals, comps and of course the listing price.” “Here’s the truth,” adds homes. It is as if facebook published Keith. “In the end, who cares about 260,000,000 accounts for all US citiZillow? Yes, they have hijacked the zens with pics scraped from the InUS real estate market in a sense, by ternet and a bio with erroneous facts. posting values and pictures without If FB couldn’t find the info, they sellers’ permission and then selling ad would ‘FBestimate’ the person’s space to real estate agents throughout identity.” Keith continues, “Who the country for $2,000-$4,000 per gave Zillow that right? It might be a month per zip code, so their ads can class action lawsuit in the works, the be listed alongside consumers’ grounds being loss of value in the searches for information that isn’t even sale of one’s home.” According to real.” an article published on March 17, Keith thinks Zillow’s hay day 2013 in Inman News, Move Inc. and will come to an end and predicts it the National Association of Realtors will happen soon. “They don’t have have filed a lawsuit against Zillow sellers’ permission to post their and former Move chief strategy offi-

cer and realtor.com president Errol Samuelson for alleged breach of contract, breach of fiduciary duty, and misappropriation of trade secrets. The most recent challenge to the real estate market is the flood insurance crisis. Pinellas County has 51,000 properties affected by the new flood rates. Keith explains, “In short, homes selling for $250,000 and less are most affected, homes less than $500,000 are in trouble too and the $500,000 plus are affected less so. Homes under $150,000 are especially hard-hit because the increases in flood rates are disproportionate to the PI (principal and interest) payment. Buyers paying $1200/month for a mortgage and $300 for flood insurance is too much. Buyers can’t and won’t do it. Not at the current prices. Say for example a home was valued at $150,000 a year ago, now it worth $110,000. The

$40,000 decrease in price drops the buyer’s PI payment down to a level equaling the extra flood costs. This same reasoning applies on all affected homes UNLESS the buyer is one that has enough money to offset this disproportionate cost. High-end homes are less affected.” What should sellers do? Keith says, “Drop the price now and get sold. Good time to buy though as well. If you want waterfront or a home in a flood zone, buy it as the flood insurance market will likely stabilize after a year or two and flood prices may come down as result of competition.” GetMoreOffers.com is open and online 24 hours a day, 7 days a week.
