Matt Selby We have BIG NEWS that we think many of our readers will have an interest in. Especially our baseball fans out there. We recently entered into a partnership with the Tampa Bay Rays and they offered us season tickets for 6 people. This includes hundreds of tickets for the season and although we are a family business with tons of family and friends here in the Bay area who are huge Rays fans, there is no possible way we can make it to every single game. Obviously we don’t want these prime, press level tickets going to waste and who better to share them with than you, so we came up with a contest to give our loyal readers AND advertisers a chance to win big with tickets to go see the Rays. Each month, starting in May and ending in September, we will give away multiple press level (sec.204) Rays’ tickets to 5 lucky winners. One Grand Prize winner per month will receive 6 tickets and 2 parking passes.

Whether you are in need of professional landscape design and installation, or safe tree service, Allpro has the skill, knowledge and experience to exceed your expectations and get your foliage looking fabulous! Allpro Tree and Landscaping services include landscape design and installation, tree-trimming and removal, rock beds and mulch, stump grinding, sod installation and removal and tractor work. Allpro uses a CAD program that actually shows you “after” pictures of your future landscape project. Pete Spiridis, owner and operator of Allpro Tree and Landscaping is a certified arborist. Pete believes that quality performance comes with working safe and smart, while utilizing the right tools for each individual job. In

order to keep up with today’s industry standards, Pete sends all team members at Allpro to regular safety and technique courses at the International Society of Arboriculture. Pete’s expectations for himself and his team are set with high standards and he strives for excellence in his work. “I started my business as a young kid right out of high school in 1997. I took over my dad’s lawn service and ran that for a number of years,” says Pete. “I thought I would like to go in a different direction, so I gave massage therapy a shot, but as I would watch maintenance crews at work outside my air-conditioned unit, I realized that I was kidding myself and my true passion was in outside, hands-on work. I shut down my massage business and purchased equipment the next day. I started mowing lawns again but also added trees and landscaping to my service and was very successful, maintaining over 400 weekly clients.” As Pete’s business grew, he recognized early on that he wanted to do

more for himself and his clients. “I wasn’t happy because I stand for something and I wasn’t reaching my full potential. My quality of life wasn’t what it should be and I let my stress take over, which in turn affected my personal life as a husband and my faith,” says Pete. “I knew that change was in order because God had bigger plans for me. In 2007, I opened up Allpro Tree and Landscaping to provide better, quality assured services. My wife and I came up with this name, Allpro, because to us it means that at we are who we say we are – All professionals, no more day laborers. You must know your area of expertise. We only focus on trees and landscaping, which sets us apart from others. I hold myself accountable to give true and honest meaning behind the name Allpro.” Pete adds, “I believe that in order to be the best, you need to gain as much knowledge in your field as possible. So in 2011, I earned the title Certified Arborist and with that title I maintain CEUs and also take the advantage of sending my team members

to classes so they can be the best at what they do. I am only as good as my team, so I make sure they are the best.” Team members at Allpro Tree and Landscaping are always in recognizable uniforms, so you can know exactly who is working on the job! Fully licensed and insured, Allpro Tree and Landscaping is dedicated to providing clients with the best service possible in a way that doesn’t harm you, your yard or the trees they are working with. Pete takes every step to ensure that he and his team are the professionals who do it all and do it the best when it comes to tree and landscaping services. When hiring a tree and landscaping service, working with a certified arborist is the smart way to go. Improperly pruned trees are at risk for disease, which can lead to them having to be removed. Trees and a beautifully landscaped yard add value to your home and business. We are all so lucky to live in tropical Florida, where we can enjoy plants and lush trees year round. From tropical palms and

Before citrus trees to the glorious southern live oak and towering pine trees, Certified Arborist Pete Spiridis of Allpro has the knowledge to keep your Florida landscape looking its best. Allpro was chosen as the Super Service Award Winner for Angie’s List customers in 2013. This award is highly prestigious and is only given to the top five percent of companies chosen by Angie’s List as earning the Super Service title. Ken H. of Tarpon Springs says, “Pete is very professional. We called several tree services and Allpro’s pricing was the best. Pete was also the most professional. He got all the permits needed for the work we needed done. Pete was on the job site the entire time, working right alongside his

team. His equipment is adequate to get any job done, small or large. The team cleaned up all debris and left our yard looking great!” Another satisfied client, Armand says, “Allpro owner Pete and his crew removed one large oak using a crane, removed three smaller trees and included stump grinding as part of their services. One of the oaks was overhanging over the garage roof and was raised and trimmed by the crew to open up space. My backyard oak was also trimmed. Pete prepped the yard for new sod and installed new St. Augustine sod after removing piles of block, brick and small trees. The sod provided was the best I have seen after two re-sodding projects. All the work was completed in two days and

After cleaned up, including a freshly pressure washed driveway. Overall the work was excellent and professional. I will be using Allpro again!” The Allpro team can help you before and after big storms by helping you in finding dangerous limbs that may harm your home or even coming by after a storm to help you clean up. Pete is all about safety and works to protect you and your family from instances that could possibly be harmful. He takes precautionary measures and with Hurricane season right around the corner, it’s best to be preventative rather than reactive! Allpro is rated as a top professional tree and landscaping service throughout the Tampa Bay area. Christine says, “The crew shows up on time, working

quickly and efficiently to finish a job. I am very pleased with Allpro’s professionalism and service!” Whether you are in need of a specialized arborist’s opinion, landscaping design, clean-up services or tree/debris removal – Allpro’s pro attitude and services are the best you can get! Pete says, “When you have a tree to be trimmed, make sure the tree service you are hiring loves that tree as much as you do! Hire a certified arborist, not some doorknocker claiming to give you a deal. You will get the best with Allpro!” To contact Allpro Tree and Landscaping for an estimate, please call Pete at (813) 244-9234 or (727) 409-3315. Come Check out the Newest Brass Tap Location in Oldsmar! After eating here, I’ve come to realize that no matter what you order and no matter what your taste preference is, you are guaranteed to find something, or many different things, that you will really love!

By Alexis Selby Showcasing its debut with over 300 craft beers from breweries worldwide, including 250 different bottled beers and 70 unique drafts on tap, the newly opened Oldsmar Brass Tap, located at 4011 Tampa Road in Oldsmar, is a beer-lovers dream! But that’s not all! With a delicious food menu, and an upbeat, upscale atmosphere complete with a huge dining area to accommodate large groups, this Brass Tap has even more to offer customers.

Live Music & Entertainment

Drink Beer From Anywhere in The World! Specializing in craft beers, The Brass Tap is a unique bar that features beer from all regions around the world – from Belgium to Ireland, to our very own Tampa Bay! So whether you want a hefeweizen from Germany, a sweet stout from England or a cider from Tampa, there is something for every taste and palate! One of my personal favorites is Sea Dog Wild Blueberry, a fruit-flavored beer served with fresh blueberries – yum! At Brass Tap, the beer experts are constantly on the look out for the best beers, and rotate their taps daily to ensure that you can always expect to find a new favorite. With so many different beers to choose from, at first one might feel overwhelmed. But, there is no need to worry; the bartenders really know their brews and can easily guide you to your new favorite beer! The Brass Tap bar staff is very friendly and helpful and will happily recommend and educate you on new beers, and whether you are a seasoned brew connoisseur, or new to craft beer, you are sure to find something you’ll truly love. “The servers are very knowledgeable,” says Erin Sheerin, Marketing Manager at The Oldsmar Brass Tap. “They all really like beer and are passionate about the whole craft beer scene and how it is growing and becoming more and more successful.” Brass Tap also projects their beer menu on a big board and on their TVS and has a phone app, so you always know exactly what beers they have on tap. If you are having trouble making a decision about what beer you want, perhaps a flight of four beers might be the best route to go. Flights are always a great way to try a couple different styles.

From Craft Beer to Delicious Food – Brass Tap Has it All! Looking for the perfect food to pair with your beer, or vice versa? Your bartender will happily guide you to the perfect match. On the menu you will also find suggestions as to what type of beer goes best with each item. From salty to tangy to sweet, you're sure to find a flavor to compliment your beer and appease your appetite on their new menu. Great to share, the Mexican Chicken Flatbread, made on their oneof-a-kind, crispy dough and topped with taco-spiced chicken, goat cheese, tomatoes and poblano sauce and garnished with cilantro, is fabulous. A fiesta of flavor, the tender chicken was brought to life with the perfect combination of spices and seasonings. A customer favorite, Brass Tap’s Angus Beef Sliders, featuring Angus beef seasoned with Kosher salt and pepper and topped with Cabot™ white cheddar cheese and balsamic ketchup and served on a lightly salted pretzel roll, are absolutely amazing and quite possibly one of my favorite things on the menu. Literally melting in my mouth, the premium prime rib sandwich featuring sliced prime rib topped with Brie cheese and served warm on a French baguette with horseradish sauce is every bit as heavenly as it sounds. Loaded with meat, this sandwich will definitely feed a hungry diner and is well worth every penny! Looking for something flavorful? The Fish Tacos are a must try! The taste basically jumps off the plate. Deliciously covered in a Yuengling ® beer batter coating and served in a soft-shell tortilla with angel hair cabbage, and peri-peri aioli before being topped with melted Mozzarella and

Peppadew peppers, the crunchy fish was perfectly complemented by the tangy sauce and made for a great combination of sweet and spicy. Some other great options on the menu include their Samuel Adams® Beer Cheese Dip served with fresh baked pretzel pieces, their Amsterdam Sweet Fries, served with balsamic ketchup and malt vinegar aioli and their amazingly tasty pretzel pizzas, with numerous different selections to choose from.

From there the experienced tutors develop an individualized program for every student based upon their individual needs, from pre-K to 8th grade. At Mrs. K’s Place there are never more than 3 students in a group so you can be assured your child will get the personal, individualized attention he or she needs. “Our curriculum includes both paper and pencil and computer based learning,” says Mrs. K. “Our students complete online homework each week, allowing me to monitor their

progress during the week. Since I can see what they have comprehended and what they need help with in between their sessions, I can develop individualized lessons for them each week. We also reassess our students periodically so that we can adjust their level and move them up as they gain more knowledge.” Years of teaching and working with children has taught Mrs. K how to connect with her students. Mrs. K’s Place programs cover numbers and operations, geometry, algebra and algebraic thinking, as well as measurements and data. Reading/Language Arts In today’s schools, children are expected to know not just how to read but to be able to really comprehend and discuss the text they have read. “Foot and Ankle” Continued from page 1 really impressed! Not only were they extremely knowledgeable and informative, but also really nice and down-toearth. Further to that, after their story ran, we received so much positive feedback from people in the community who absolutely loved the doctors and raved about how great they were. From the moment I called their office to set up an appointment, I knew I had made the right decision! The front desk was extremely accommodating and helpful – not to mention so positive and nice – and was able to get me an appointment for that same day! Upon arrival she greeted me with a warm welcome and I was instantly made to feel comfortable and relaxed. “Our staff is very important to us at Comprehensive Foot and Ankle Center, and patients can always expect a smile, as well as a warm hello and goodbye,” states Dr. Kathy. The quality care continues after you leave the waiting room, and certified x-ray technicians and medical assistants will treat you with the utmost care and compassion. After my vitals were taken, I was

taken to one of the patient rooms, and at that point I saw Dr. George. Using an ultrasound and x-rays (which they do in-house) Dr. George was able to diagnose my condition instantly – and at that point I found out I had a major tear in my plantar fascia in my right foot and plantar fasciitis in the other (the plantar fascia is ligament that connects your heel bone to your toes, and plantar fasciitis is a series of small tears to that valuable ligament). He was very informative and helped me to better understand what could have caused this and how to prevent further injury in the future. I was so impressed with my experience – not only were they able to get me in right away, but I had a definite diagnosis within 10- minutes of arriving for my appointment! At Comprehensive Foot and Ankle Center the doctors go after the root cause of your problem, not just the symptoms, allowing them to fully understand what issues their patients may be having. “We spend quality time with our patients,” states Dr. Kathy. “We want them to leave feeling happy and satisfied, as well as educated, with the care they have received.” CFAC instantly gave me something to look forward to – my recovery. Before leaving Dr. George had the

medical assistant wrap my feet to offer support to my plantar fascia and gave me exercises to better stretch and strengthen those ligaments. Following my appointment I also came in once a week to get it re-wrapped as to continue the healing process. Gradually I recovered, and after a 4 months I was finally able to return to running. Thanks to the amazing staff and doctors at Comprehensive Foot and Ankle Center, I was able to resume my beloved past time! I don’t believe I would have been able to do it without them!

“GetMoreOffers” Continued from page 1 offer buyers’ agents ranging from 14%, as well as setting their own price. The uniqueness of the service is allowing the seller to control all aspects, while still giving them comprehensive marketing exposure. Sellers have an account dashboard that enables them to manage every aspect of their listing online, 24/7. ADDvantage prides itself on the high level of customer service they provide, including fast implementation of listing changes and capturing all buyer leads on behalf of sellers. “Our rave reviews from past customers are many and we have earned our solid reputation through years of dedication and service.” MLS flat fee listing plans start at $299 for a by-owner style listing called “limited service.” Here, the seller is self-represented. The seller saves at least 50% or maybe all the commission if they sell with no agent involved. “The best plan for sellers is ‘Professional ADDvantage’ (or what we call PRO),” says broker Keith Gordon. “This is the fastest growing segment of our company. Unlike the

20

basic limited-service plan, with PRO, they are represented by me from start to finish just like a full-service 6% listing but the cost is 45% less.” Keith suggests offering 2.5% to the buyer’s agent and his fee is $499 up front and .75% at close for the listing side for a total commission of around 3.25%. If the seller finds their own buyer, the total commission is just 1%. Keith says PRO saves sellers time and stress and that his experience and skill at negotiations nets sellers considerably more than if they were handling the sale on their own. Why use the PRO plan and Keith to sell? “Keith might just be the best negotiator in Florida,” says Erin Knorr. “…Keith just sold a remodeled garden home in Bird Key Sarasota for $960,000 when his list price was $950,000—in 10 days, cash, with just one offer on the table.” How did Keith get $10,000 over the asking price without a multiple-offer situation? Keith said, “I read the situation, buyer’s motivation, attitude of the buyer’s agent and just asked for the price. Negotiations are an art. My goal when negotiating an offer is to change the buyer’s agents’ expectations of the business-as-usual thinking of ‘offercounter-counter-counter-meet-in-the-

middle-deal.’ This can shift outcome in your favor.” Keith explains that real estate always poses challenges, one being the notorious real estate site, Zillow. “God-Zillow, as I call it, is mentioned by almost every seller during the listing and Erin Knorr & Keith Gordon selling process. The “Here’s the truth,” adds Keith. ‘Zestimate’ is always on the mind of a “In the end, who cares about Zillow? seller; they are annoyed by the generic Yes, they have hijacked the US real esaspect of Zillow’s pricing algorithm tate market in a sense, by posting valwhich is often way off due to lack of ues and pictures without sellers’ consideration for lot premiums, $60,000 updated kitchens, new baths, permission and then selling ad space new a/c, roof or other upgrades. Keith thinks Zillow’s hay day will come to an end and predicts it will happen soon. “They don’t have sellers’ permission to post their homes. It is as if facebook published 260,000,000 accounts for all US citizens with pics scraped from the Internet and a bio with erroneous facts. If FB couldn’t find the info, they would ‘FBestimate’ the person’s identity.” Keith continues, “Who gave Zillow that right? It might be a class action lawsuit in the works, the grounds being loss of value in the sale of one’s home.” According to an article published on March 17, 2013 in Inman News, Move Inc. and the National Association of Realtors have filed a lawsuit against Zillow and former Move chief strategy officer and realtor.com president Errol Samuelson for alleged breach of contract, breach of fiduciary duty, and misappropriation of trade secrets. The most recent challenge to the real estate market is the flood insurance crisis. Pinellas County has 51,000 properties affected by the new flood rates. Keith explains, “In short, homes selling for $250,000 and less are most affected, homes less than $500,000 are in trouble too and the $500,000 plus are affected less so. Homes under

$150,000 are especially hard-hit because the increases in flood rates are disproportionate to the PI (principal and interest) payment. Buyers paying $1200/month for a mortgage and $300 for flood insurance is too much. Buyers can’t and won’t do it. Not at the current prices. Say for example a home was valued at $150,000 a year ago, now it worth $110,000. The $40,000 decrease in price drops the buyer’s PI payment down to a level equaling the extra flood costs. This same reasoning applies on all affected homes UNLESS the buyer is one that has enough money to offset this disproportionate cost. High-end homes are less affected.” What should sellers do? Keith says, “Drop the price now and get sold. Good time to buy though as well. If you want waterfront or a home in a flood zone, buy it as the flood insurance market will likely stabilize after a year or two and flood prices may come down as result of competition.” GetMoreOffers.com is open and online 24 hours a day, 7 days a week.
