Red Cross Offers Safety Tips for Hurricanes The American Red Cross urges residents throughout Florida and communities across the country be prepared for this year’s hurricane that runs from June 1 through November 30. “Preparedness is critical when it comes to life-threatening disasters such as hurricanes,” said Linda Carbone, CEO of Florida’s West Coast Region and the Tampa Bay Chapter. “It’s important that families and individuals make time to build an emergency kit, create an evacuation plan, and download the Red Cross Hurricane App to help make it through the next storm safely.” A 2013 survey by the American Red Cross and The Weather Channel found that few Americans living in coastal counties have taken necessary action to prepare for severe tropical storms and hurricanes. Only about half of those surveyed have an evacuation plan or a plan for communicating with family members if they are separated. Nearly a third of people did not have an emergency kit with supplies. Even communities far inland from the coast can experience hurricanes de-

pending on the course of the storm, often with the threat of powerful winds and widespread flooding. In addition, strong rip currents even at large distances from the storm can threaten those at the beach many miles away. Prepare Before The Storm Hurricanes are powerful and dangerous storms. They can bring heavy rains that cause major flooding, destructive winds that down power lines, uproot trees and damage homes, and storm surges that travel several miles inland destroying everything in its path. As hurricane season approaches, it is important to know the difference between the threat levels. • A Hurricane Watch is when conditions are a threat within 48 hours. It’s then time to review your hurricane plans. Get ready to act if a warning is issued, and stay informed. • A Hurricane Warning is when conditions are expected within 36 hours. It’s then time to complete your storm preparations and leave the area if directed to do so by authorities. Now is the time for families and

individual to build an emergency kit and create an evacuation plan. Download the Hurricane App The free Red Cross Hurricane App puts real time information on hurricane safety at your fingertips. This app, which has more than 970,000 downloads, is a must have for anyone who lives in an area where a hurricane may strike or has loved ones who do. Features of the Hurricane App include information on Red Cross shelters and a toolkit with a flashlight, strobe light and alarm. The one-touch “I’m Safe” button lets someone instantly tell family and friends they are okay. People who are traveling or have loved ones in hurricane-prone areas can also use the app to receive weather alerts. The Hurricane App can be found in the Apple App Store and the Google Play Store for Android by searching for American Red Cross. Recovery International is a selfhelp non-profit, non-sectarian organization, founded 77 years ago, by the eminent neuropsychiatrist, Dr. Abraham Low, with meetings now being held in the United States and internationally. Dr. Low was one of the first to use cognitive behavior therapy and he based his self-help method on it. It is a system whereby people train themselves to identify and monitor negative or damaging thoughts/behaviors and to change the way they would typically respond to those occurrences. In this way they learn to diffuse their negative emotions and go on to better mental health and happier lives. Anyone struggling with depression, anxiety, panic attacks, anger management and other emotional stresses is most welcome to attend our Open House. Come hear our stories, view a panel demonstration of the method and its powerful “spotting tools” and learn how you can help yourself. The method is simple, but not easy! It requires practice, practice, practice. The OPEN HOUSE will be held on Tuesday, June 17, 2014, at 1:00 PM, at the Lakeview Community Church, 475 East Lake Rd. N.,

Eagles Rally Falls Short in Bid for Class 7A State Championship The East Lake Eagles valiant effort to win the 2014 Class 7A State Championship came up just short, as they were defeated by the American HS Patriots (Hialeah) 5-2 at JetBlue Park in Fort Myers on May 17. After winning a 13 inning semifinal marathon 1-0 Friday night against the Osceola (Kissimmee) Kowboys, the Eagles found themselves locked in another pitcher’s dual in the Championship Game as neither team scored in the first three innings. East Lake starter Ryan Wall (5-2) held the Patriots without a hit until the fourth inning. That inning proved to be the difference in the game as Wall was touched for 4 runs (1 earned), 3 hits and a walk. After a two out double that plated the 3rd and 4th Patriot runs, Riley Choate was summoned from the bullpen and retired the only man he faced on a grounder to shortstop Keegan Maronpot to end the rally. Cameron Churchill pitched the

8

final two innings (5th and 6th) for the Eagles allowing one run on two hits, a walk and 3 strikeouts. The Eagles staged a comeback in the top of the sixth as they scored two runs highlighted by Ian Lisle’s RBI ground ball single (he had three of the four Eagle hits) past the American second baseman that plated Christian James (hit-by-pitch), who had been sacrificed to second by Andrew Prozzillo. On the play, Lisle advanced to second and Brad Deppermann (hitby-pitch) to third as the relay throw attempting to get James was errant and got by the catcher. Deppermann then scored on a wild pitch for the Eagles second run. The Eagles were unable to plate any more runs in the sixth but staged another rally in the 7th inning as they had two men on with one out following a Sawyer Wirth walk and a Cameron Churchill line drive single to center. Unfortunately, the Patriots relief pitcher retired the next two batters on a called third strike (3-2 pitch) and a pop-up to the

The 2014 East Lake Eagles are only the second team in school history to reach the State Final Four and Championship game, with the 2002 team being the other. The Eagles eliminated and ended the season for five teams to reach the Championship game: Districts - Pinellas Park; Regions - Sarasota, Northeast, Melbourne; and States - Osceola (Kissimmee). The Eagles won both the Lee Byers Invitational Tournament and PCAC Championships for the second consecutive year; were crowned champions of Class 7A Region 3; and were State Runner-up in Class 7A (83 schools) on both the field and in the classroom (3.4 Cumulative Team GPA). East Lake Café – A Memorable Meal at an Everyday Price By Dara Tucker My mom and I were looking for a bite to eat before we spent the afternoon running errands together. It seems rare these days that we get an afternoon together, so we didn’t want to rush through fast food, but we also didn’t want to wait forever for service. Even though we’ve both lived in the area for decades, neither of us had ever eaten at East Lake Café’ before. It was a beautiful day outside, with the sun shining brightly on the corner of Eastlake Woodlands Shopping Plaza. It seemed there couldn’t be a better time to try the local favorite we’ve heard so much about, East Lake Café. We decided eating alfresco, with umbrella tabletops surrounded by tropical foliage, would be the perfect choice. We met the owner Peter Pergola, who has owned and operated the restaurant since he opened it in July 2003. East Lake Café will celebrate its 11th anniversary this July. You couldn’t imagine a friendlier restaurant owner than Peter, and his personality no doubt contributes to the attentive staff

10

at East Lake Café; many them have been there since the restaurant opened. In celebration of ten great years, he wanted to do something special to show his appreciation to the many patrons who make East Lake Café their favorite eatery so he made a few updates renovating with new paint and furnishings including new tables and chairs - a much different look from 10 years ago! Peter has extensive experience in the food service industry, including owning and operating Rocky Point Food Service for 10 years in Tampa prior to opening East Lake Café. He held several directorships in high profile establishments such as the Museum of Natural History, the Met Museum, the Metropolitan Opera House and United Nations. I was in awe when Peter said he also held a management position at the famous Tavern on the Green in New York City. Peter is quick to give credit for the success of his restaurant to his dedicated staff and chefs who create distinctive and delicious dishes. Peter says, “We have been blessed with

honest, hardworking and caring individuals who adhere to the high standards of our operation. Their friendly smiles and strong customer service attribute to the great success of the cafe. Many have been with us since the beginning.” Describing the food as delicious is an understatement. Dishes such as the Mediterranean Egg White Omelet with fresh spinach, grilled eggplant, sun-dried tomatoes and homemade

hummus, could easily sell at a four star restaurant – for a much higher price. If you like a sweeter breakfast (or lunch!) you must try the East Lake Café’s version of French Toast, the egg batter seasoned with vanilla, cream, orange juice and cinnamon – it is so yummy! You can top it with banana peanut butter and Nutella, or how about the Foster Toast Double Dipped, which has two thick slices stuffed with a delicate fruity cream

East Lake Area Neighborhood News

East Lake Café is the perfect spot for breakfast or lunch and is open every day from 7 a.m. until 3 p.m. cheese topped with bananas foster and fresh strawberries! When you come in for lunch I recommend one of East Lake Café’s sandwiches which are made with Boar’s Head meats and cheeses. The French Dip Panini is a new twist on a classic – the pressed Panini melts the provolone cheese and is served with au jus for dipping. The Chicken Salad Croissant is flaky to the touch and compliments the honey mustard, alfalfa sprouts and almonds, making it

another delicious choice. If you leave East Lake Café without having a dessert, you’re doing your taste buds a disservice. Desserts at East Lake Café are not just taken from the freezer, but freshly baked. Nomeda Baronas, owner of Cakes by Nomeda, makes the café’s desserts and specialty cakes. Nomeda is from Lithuania, and is a master of the patisserie craft. She has been sculpting unique and delicious cakes and

desserts for over twenty years. East Lake Café can arrange specialty cakes for weddings, receptions and parties through Nomeda. The quality of East Lake Café’s food is amazing. Their use of top ingredients and made-to-order food makes it easy to understand why East Lake Café has so many daily regulars. Naturally a demand for catering grew from their customers. They can cater your private functions either on or off the premises. Wedding and

baby showers are commonly held right at the restaurant, and they also cater to community groups, local schools and businesses. Their chefs and Peter’s talented wife, Angela, utilize their culinary skills to customize any catering to your tastes, themes and preferences with a personal touch. When you’re looking for a memorable meal at an everyday price, stop by East Lake Café in East Lake Woodlands Shopping Plaza. You can enjoy a beautiful Florida day on their lush (pet friendly) outside eating area or relax inside. Either way the food and service will make you understand why so many locals are regulars. East Lake Café is open seven days a week, 7 a.m. –3 p.m. Come see Peter and his staff at the corner of East Lake Woodlands Shopping Plaza, 3430 East Lake Road Suite #3 in Palm Harbor. If you have any questions about catering, please call 727-772-0707 or email Peter at pergola1021@yahoo.com. “Like” East Lake Café on Facebook and check the weekly eclectic “Food Channel” specials online at www.theeastlakecafe.com.

The Air Doctor is always looking for the best way to help its customers. In our case, our systems stopped cooling and we feared that we would need a new system. Instead, they recommended a minor repair to our system rather than replacing the entire system. We were impressed with their integrity and trustworthiness and

have recommended them to family, friends, and anyone who will listen. Everyone that we have recommended the Air Doctor to for their A/C repairs and service has been satisfied.” Air Doctor owner Jim Lucker says that Air Doctors’ technicians and customer service employees make it a great company. “Our employees are very professional and have the most up-to-date technical skills and knowledge about air conditioning units and repairs. East Lake Pool Care “You Do the Swimming… We Do the Rest!” I don’t have to tell you how hot it is outside and how great a dip in the family pool will feel; if you have a pool you already know that. And don’t you want you water to be crystal clear and refreshing anytime you’re ready to take a dip? But who has time to keep up with the chemicals and cleaning? If you want to really enjoy your investment, give East Lake Pool Care a call. It’s a win-win with East Lake Pool Care; not only does the local company offer FREE Equipment Inspection and FREE Water Testing for potential customers – they will also check you pool for leaks – FREE! That is how confident East Lake Pool Care owners, Greg and Michele Ferris, are that you will be pleased with their service and their rates. Greg Ferris explains, “We aim for perfect water balance. The key is to accurately measure and add just the right amount of chemicals. We use a digital photometer test kit, which

18

gives an exact assessment of the chlorine, pH, alkalinity, calcium hardness, and cyanuric acid (aka stabilizer). This way we can add only what is needed to keep your water balanced. An imbalance can be costly in the long run because it can prematurely wear out your heater, pump and lines. If your pool is too low on calcium, the water will suck the calcium right out of the plaster!” Michele adds another reason for perfectly balanced water, “I think it is important for safety. When your kids are swimming, you don’t want them exposed to too many chemicals.” Jason D., Lansbrook resident and a father, says, “With two small children swimming daily, it’s comforting knowing that the pool water is balanced just right. I never have to worry. Greg and Michele do such a great job keeping the pool perfect, so all we have to do is enjoy it.” East Lake Pool Care’s services

Michele and Greg Ferris, owners of East Lake Pool Care include adding of necessary chemicals, skimming the surface, brushing, cleaning the skimmer and pump baskets, vacuuming, filter cleaning / backwashing and removing excess water. Rely on 4G Data “4 All Your IT Needs” By Kim Thomas Combine a proactive work ethic with leading knowledge in current Information Technology (IT) and you will discover 4G Data; a company with 30 years of IT sales, support, and networking. Located in the Shoppes at Boot Ranch Plaza on East Lake Road in Palm Harbor, 4G Data is a computer repair company and is able to provide any repairs needed for laptops, computers, iPads, tablets, printers and more. 4G technicians are experts in the design, installation, maintenance and repair of computer networks. Essentially, 4G Data becomes a small business’ personal IT department, allowing a business to stay focused on the job instead of IT maintenance and solutions. “We introduce clients to new technologies that save them an average of 30–50% each year,” explains owner Michael Cusumano. “We’ve proven that proactively managing your network always costs less than reacting to problems after they occur. We’ve bundled our revolutionary Flat-Rate I.T.

Support program with our Proactive Network Monitoring Service, providing you experienced IT Support to maintain and protect your network 24 Hours a Day, 7 Days a Week, 365 Days a Year! We can provide your organization with Fortune 500 level Help-desk support on a full time basis for a fraction of the cost of an on-staff IT employee.” Cusumano has owned and operated 4G Data’s Tampa Bay division since 2008. He began working for 4G in 1996 – the longevity and dedication Michael has invested in 4G Data has allowed growth in slow economic times and he has built the local 4G Data into the highly acknowledged company that it is today offering customers an even wider range of services. For instance, 4G customizes and installs state-of-the-art home theater systems. Wireless technology has never sounded or looked better. With 4G’s expertise, your home becomes your own private theater at the touch of a button. Let 4G show you how high definition and surround sound can

transport you without ever leaving your easy chair. The 4G Data team is passionate about helping small businesses to become and stay successful by providing secure IT support. Cusumano explains, “Businesses have had to close down due to a catastrophic loss of data. We want to prevent that from ever happening.” 4G Data will install security, backup and anti-virus solutions to keep your computers at home or in your business operating at an optimal level. 4G Data can teach you daily maintenance tips for your computer, such as how to delete cookies and run a free tracking program. 4G is encouraging clients who are still using Windows XP to consider an upgrade. Cusumano explains, “You may ask, ‘Why should I upgrade?’ First and foremost, this is a

security issue. Windows XP-based machines will still work, but Microsoft will no longer roll out security updates for the Operating System. That means your computer will be more susceptible to hackers and other scammers, who could exploit bugs that Microsoft is no longer fixing to gain access to your machine and steal your personal information.” Changes are going to happen with technology and that is why 4G Data educates clients on how to use and maintain their systems. You Are Priority #1 at National Rejuvenation Centers! Bartley Kerr, D.C. (CEO) · John DeCosmo, D.O. (Medical Director) · Bart Rademaker, M.D. (Board Certified Cosmetic and Reconstructive Surgeon) By Julie Kanehl Are you over the age of 35? Do you feel like no matter what you try, or how much you exercise, you don’t feel like you used to? Don’t have the energy you’d like to have? Do you feel like you can’t keep up? Are you having trouble sleeping? Are you starting to chalk things up to “old age?” Stop it! This is 2014 and there are solutions! Real, customized solutions for your body, for your lifestyle, and given to you by professionals and by doctors in the field who want you to be able to live your best life now. This isn’t some fly by night cream or pill, National Rejuvenation Centers offers hormone replacement therapy that is 100% customized to your body’s biology, and what’s more, to your ideal energy level. In layman’s terms, would you like to feel like you did when you were 20? It’s possible, it’s real, and it’s happening to your friends, neighbors and maybe even your parents, so what are you waiting for?

26

National Rejuvenation Centers is located right here in our area at 34254 US Highway 19 in Palm Harbor, and boy are we lucky, because people fly in from all over the country and all over the world to receive treatment from this center. Why? Because at National Rejuvenation Centers, they do it right, they do it carefully, and they make your health and wellness their number one priority. Bartley Kerr, DC, is the founder and CEO of National Rejuvenation Centers, also known as NRC. He has been practicing since 1988, and he and his team of medical and osteopathic physicians specialize in bioidentical hormone replacement therapy and optimum hormone replacement. He founded NRC with the goal to help people to live happier, longer lives, and he practices what he preaches. He, his father, and many other people that are closest to him have not only found success through his program, but have raved about it to everyone they know.

Dr. Kerr, who has a book coming out on the subject of optimum hormone replacement therapy, is looked to as an expert and ambassador on the subject. While other places may offer hormone replacement therapy, NRC is different in that each person receives a full-panel of blood work on a regular basis to continually monitor the patient’s progress and wellness. Additionally, instead of receiving hormone replacement therapy that matches your hormones to your current age, these are safely and specifically matched to be where they were when you were younger! Combined with an exercise and nutrition-based exercise program, the results are amazing, life changing and nothing short of phenomenal. It’s no wonder people call NRC the fountain of youth. Dr. Kerr explains on his blog, “Oftentimes when I meet new patients or potential patients, their fascination lies into bio identical hormone replacement and if it is right for them. I explained to them that if it is deemed

Bartley Kerr, DC, Founder of National Rejuvenation Centers that they are deficient in certain hormones and they are replaced, they will feel much better. When people feel better, they have the ability to be more active. To take advantage of this new energy and to enhance the results of

optimal hormone levels, I recommend exercise protocols specific to the goals of the patient.” There’s a reason why people fly in from all over the world to participate. It’s medical science, combined with your own individual hormone levels, and topped off with a staff that is committed 100% to helping you live your best life all the way around. World Renowned Golfer Jan Stephenson Believes in NRC! Jan Stephenson, who is from Sydney, Australia originally, stormed the world of golf, combining glamour, sex appeal and most importantly an incredible talent for the game. In the 1970s and 1980s she was featured on the cover of many sports magazines, and won her first LPGA victory in 1976, followed by consecutive wins in the early 80s in the Peter Jackson Classic (1981), LPGA Championship (1982) and U.S. Women’s Open (1983). Today, Jan is a very active member within the golf world, and is on tour regularly. Her busy schedule and lifestyle have not let up, and she continues to work out and keep to a very healthy diet. But, according to Jan, when she hit a certain age it wasn’t enough.

She says, “I’ve worked out my whole life, and when I turned 55 no matter how much I trained I wasn’t getting much stronger, and was getting flabby no matter what I did.” After starting the program with Dr. Kerr, I sleep better, I don’t have any night sweats, and I’m stronger.” Since becoming a patient at NRC, Jan says, “People are shocked by how strong I am, people say,

East Lake Area Neighborhood News

‘There’s no way!’ I’m 62, and I have a senior discount card, and people say they need to see my license and say ‘no way you’re a senior.’ I mean, I get to the front of the aerobics classes, and I keep up!” What’s important to understand is that athletes like Jan put their health at the top of their list, for if their health suffers, so does their game. What makes Jan feel so comfortable with NRC is their commitment to checking and re-checking her blood work on a regular basis. She says, I’ve met a lot of doctors who do hormone replacement therapy, but Dr. Kerr is the one that I trust.” She adds, “I tell everyone they’re crazy if they don’t go to him. I feel fantastic!” When asked how long she intends to stay on the program, Jan says, “Forever. I would never want to go back to the way I felt before. I’m a convert for life.” Local Personal Trainer Arman Eckelbarger Swears by NRC Arman Eckelbarger is a local personal trainer who helps people in Trinity, Odessa and New Port Richey reach their personal fitness goals. According to his website, www.pascocountyimpact.com, he is a NESTA (National Exercise & Sports Trainers Association) Certified IMPACT Coach, Certified Personal Trainer, Corporate Wellness Consultant and Age Management Coach. It also explains his passion for studying the topic of Age Management. What it doesn’t tell you on his website, is that he’s a huge fan of National Rejuvenation Centers! Eckelbarger is quite informed on the topic of hormone replacement therapy, for as an athlete, he too, wanted to make sure that he was making an informed choice about his health. He says, “I’ve been going there

a little over two years, and I’d probably interviewed four or five doctors because I’ve done a lot of studying on this topic, and I wanted to Arman Eckelbarger make sure if says, “NRC is the wave I was going of the future.” to do something like this, I was going to speak to someone knowledgeable.” He adds, “I had a lot of questions, and a lot of physicians don’t know a whole lot about hormones. Dr. Kerr sat down with me for more than an hour just to answer my questions.” He even speaks to his clients about NRC and what their program can do for them. He says that NRC is affordable and consistent. Eckelbarger says, “NRC is the wave of the future.” As a personal trainer, he is very careful about what he puts into his body adding, “NRC’s program is ideal because the pharmacy compounds a therapy that is bio-identical to your body alone.” You don’t have to be an athlete to want to live your best life! Don’t give into the traps of aging when you have healthy, realistic, proven and affordable options. Call NRC today and change your life. National Rejuvenation Centers is located at 34254 US 19 N in Palm Harbor. East Lake CERT Team Looking for New Members By Rebecca VanEtten With the hurricane season starting on June 1, the East Lake Community Emergency Response Team (CERT) members have been kicking things into overdrive focusing on preparing community members and offering training to others in North Pinellas County for the possibility of a hurricane or other type of disaster. East Lake CERT is always seeking new members who are interested in learning how to help others in the community in the event of an emergency situation. A strong desire to help is all that is needed to volunteer for this free training. “Florida in general hasn’t had a hurricane in ten years,” Mike Hills, a board member of East Lake CERT and co-leader of the Search and Rescue program, said. “A lot of people have the attitude that it is not going to happen…and with several areas in Northern Pinellas being kind of lowlying, a hurricane is a real threat. If there is a hurricane, the storm surge that would impact this area would be pretty devastating.”

34

The East Lake CERT program is composed of volunteers from the greater Palm Harbor area who are educated and practice basic disaster response skills. Training follows a national pre-established DHS/FEMA CERT program training curriculum. Members train for a wide variety of community emergency situations, from natural disasters to other situations that require organized, immediate response. For instance, a recent multi-agency training exercise which focused on understanding skills necessary to best help in the case of a missing child. The skills learned at CERT trainings include fire safety, light search and rescue, team organization, and disaster medical operations. If a hurricane or disaster were to hit Northern Pinellas, Hills said it could take days for outside emergency response teams to get into the area. If that were to happen, CERT members in those communities would activate and apply their training to help support the community until more help arrives. To become a CERT volunteer, the first step is to find a training class

being offered which usually requires participants to pre-register. The class number is G-317 and is usually offered by the local CERT, City, or County Emergency Management. Once registered, each participant has the option to get a head start on the training by completing an online Independent Study course offered by FEMA (IS-317). This course will give the participant a majority of the material and even gives the taker a chance to earn the first of many CERT certificates. However, the G-317 course is still a requirement which is classroom based with hands on experience. East Lake CERT holds Basic G-317 training four times a year. Once the participant graduates from the basic training course, he or she can move into more specialized CERT training in Communications, Medical, and Search and Rescue. The CERT Communications Team training teaches members to setup backup communications if primary resources fail in the event of a hurricane or other disaster. This is done through a highly trained HAM radio member’s network, Family

Radio Systems (FRS), General Mobile Radio Services (GMRS), and other mobile communication systems. The East Lake CERT Communications team has several members who are licensed HAM radio operators who utilize their training and skills to establish a network capable of relaying messages from the County Emergency Operations Center (EOC) to local emergency services including Fire Rescue and Law Enforcement. There are even teens who are proving themselves to be very useful in the planning and building of emergency

communication systems for East Lake CERT, as part of East Lake CERT’s Teen CERT program. The CERT Medical Team training teaches CERT members how to provide victim and patient care in an emergency situation. The care consists of Mass Casualty triage, treatment and stabilization of patients, and preparing the patient for transportation to a local hospital or surge facility. The members learn basic life support skills and learn how to use tools for priority tagging, trauma first aid, and packaging for transport. CERT Search and Rescue (SAR) Team training prepares the CERT members to integrate with the professionals to help find victims in a disaster-stricken area by using national USAR and WSAR search methods. Training also includes best practices to help transfer victims to the medical treatment area. The SAR team learns how to classify community damage, evaluate the safety of structures before entering, and how to search wooded areas for potential victims. In addition to training, there are also drills and exercises designed to put CERT members in real-life situations with conditions similar to that of a hurricane or other disaster.

Teens who are ready to take on the responsibility of helping others in the event of a disaster can be trained for Teen CERT which is open to teens 14-18 years of age. Teens learn readiness and response skills with hands-on practice participating in realistic training exercises that prepare them to help in unexpected emergencies that may impact their community. Teen participation is also considered volunteer hours which many teens need for their Bright Futures Scholarship requirements. If you want to learn how to be proactive and help yourself and others in emergency or disaster situations, then you may be the type of individual that East Lake CERT is looking for. They meet on the third Wednesday of each month at 7 p.m. at the East Lake Fire and Rescue, Station 57, located at 3375 Tarpon Lake Boulevard in Palm Harbor. Anyone interested in joining or helping East Lake CERT is encouraged to attend the meeting. Find out more information on CERT programs and Teen CERT at fema.org and check out the local CERT at eastlakecert.org. Contact East Lake CERT by email at info@elcert.org.

“GetMoreOffers” Continued from page 1 allowing the seller to control all aspects, while still giving them comprehensive marketing exposure. Sellers have an account dashboard that enables them to manage every aspect of their listing online, 24/7. ADDvantage prides itself on the high level of customer service they provide, including fast implementation of listing changes and capturing all buyer leads on behalf of sellers. “Our rave reviews from past customers are many and we have earned our solid reputation through years of dedication and service.” MLS flat fee listing plans start at $299 for a by-owner style listing called “limited service.” Here, the seller is self-represented. The seller saves at least 50% or maybe all the commission if they sell with no agent involved. “The best plan for sellers is ‘Professional ADDvantage’ (or what we call PRO),” says broker Keith Gordon. “This is the fastest growing segment of our company. Unlike the basic limited-service plan, with PRO, they are represented by me from start to finish just like a full-service 6% list-

ing but the cost is 45% less.” Keith suggests offering 2.5% to the buyer’s agent and his fee is $499 up front and .75% at close for the listing side for a total commission of around 3.25%. If the seller finds their own buyer, the total commission is just 1%. Keith says PRO saves sellers time and stress and that his experience and skill at negotiations nets sellers considerably more than if they were handling the sale on their own. Why use the PRO plan and Keith to sell? “Keith might just be the best negotiator in Florida,” says Erin Knorr. “…Keith just sold a remodeled garden home in Bird Key Sarasota for $960,000 when his list price was $950,000—in 10 days, cash, with just one offer on the table.” How did Keith get $10,000 over the asking price without a multiple-offer situation? Keith said, “I read the situation, buyer’s motivation, attitude of the buyer’s agent and just asked for the price. Negotiations are an art. My goal when negotiating an offer is to change the buyer’s agents’ expectations of the business-as-usual thinking of ‘offercounter-counter-counter-meet-in-themiddle-deal.’ This can shift outcome in your favor.” Keith explains that real estate al-

ways poses challenges, one being the notorious real estate site, Zillow. “God-Zillow, as I call it, is mentioned by almost every seller during the listing and selling process. The ‘Zestimate’ is always on the mind of a seller; they are annoyed by the generic aspect of Zillow’s pricing algorithm which is often way off due to lack of consideration for lot premiums, $60,000 updated kitchens, new baths, new Erin Knorr & Keith Gordon a/c, roof or other upgrades. have filed a lawsuit against Zillow and former Move chief strategy officer and realtor.com president Errol Samuelson for alleged breach of contract, breach of fiduciary duty, and misappropriation of trade secrets. The most recent challenge to the real estate market is the flood insurance crisis. Pinellas County has 51,000 properties affected by the new flood rates. Keith explains, “In short, homes selling for $250,000 and less are most affected, homes less than $500,000 are in trouble too and the $500,000 plus are affected less so. Homes under $150,000 are especially hard-hit because the increases in flood rates are disproportionate to the PI (principal and interest) payment. Buyers paying $1200/month for a mortgage and $300 for flood insurance is too much. Buyers can’t and won’t do it. Not at the current prices. Say for example a home was valued at $150,000 a year

ago, now it worth $110,000. The $40,000 decrease in price drops the buyer’s PI payment down to a level equaling the extra flood costs. This same reasoning applies on all affected homes UNLESS the buyer is one that has enough money to offset this disproportionate cost. High-end homes are less affected.” What should sellers do? Keith says, “Drop the price now and get sold. Good time to buy though as well. If you want waterfront or a home in a flood zone, buy it as the flood insurance market will likely stabilize after a year or two and flood prices may come down as result of competition.” GetMoreOffers.com is open and online 24 hours a day, 7 days a week. “Sharpe Roofing” Continued from page 1 List Super Service Award for 2013, but more important to the Sharpe family, is the positive individual feedback that they receive from their satisfied customers that means the most. That may be because of Ed’s humble beginnings working with his family’s construction businesses. Learning a great many skills in a variety of areas, it was really as a teenager on a roof, helping out, and learning the ropes the hard way (which by the way, is roasting in the Florida elements with a bucket of nails and a barrel of determination), that Ed found his niche. It wasn’t long before his passion for protecting others turned into Sharpe Professional Roofing. Of course, that was over 30 years ago, but Ed’s passion for quality, excellence and hard work hasn’t changed one bit, and that’s what makes his company so unique. Before Ed realized his dream of opening his own roofing company, he had a job as an insurance adjuster and did that for 15 years, which really opened his eyes to the reality of the importance of quality work, materials and installation.

Sharpe Professional Roofing uses the best products available in the industry such as Eagle Tile and GAF Shingles shown on the roofs pictured above, which are representative of the type of products and roofs installed by the company.

Sharpe says, “I specialized in roofrelated catastrophic-like claims.” In fact, his experience is really invaluable when it comes to dealing with insurance companies. If you do need to file a claim with an insurance company because of a roofing issue, Ed’s team has many years of experience navigating claims from initial damage to complete resolution, and Ed’s personal experience as an adjustor helps his current customers to have a bit of an inside view of how things work. That’s the kind of experience that should put Sharpe Professional Roofing’s phone

number in your contact list. Ken Hooker, who had his roof done in 2013 said, “What a great company! The job wasn’t started until we were sure of the right roof and color. Rains came and Sharpe Roofing touched base with us keeping us informed as to when they would be coming and we never felt we were left ‘hanging.’ Fantastic company. Ed Sharpe and his crew were great to work with and we have a roof even better looking than we expected. With the torrential downpours this summer, our new roof stands to give us satisfaction
