Will COVID-19’s Omicron Variant Infect the Housing Market? Or Is Real Estate Immune? December 6, 2021

The uncertainty surrounding the variant “could force some people into paralysis and hibernation,” says Norman Miller, a real estate and finance professor at the University of San Diego. If omicron proves to be dangerous, it could push some potential home sellers to hold off and hunker down instead and buyers to wait out the worst of it. But the pandemic is no longer new and the buying and selling process has already made necessary adjustments. So homebuyers may be more willing to continue looking—and to ultimately purchase a home. “We’ve had a year and a half to practice virtual tours … and marketing. Some Realtors have learned to take their phone and go give a tour and let the buyers stay home,” says Miller. “We’ve taken some of the fear out of the process.” On the flip side, omicron could wind up juicing demand for homes, particularly if it’s more dangerous than recent variants. People could go back to working from home, and returns to the office may be delayed further, leading folks to want more space once again. It could also result in additional homebuyers feeling more comfortable moving farther outside of cities where they can get more house and property for their money. “People are going to be looking for houses where they can work from home,” says finance professor Jandik. And if fewer sellers list their properties and demand rises even more, that could lead to prices surging once again. Even with the severe housing shortage, the pullback in inventory may not be as disruptive as the holiday season and winter months are normally a slower time anyway. The next rush of homes isn’t expected to go up for sale until the spring. The hope is the variant won’t be a threat by then. “I don’t foresee a pullback in buyer activity, transactions, or interest,” says James Monastero, the branch manager at the lender HomeVantage Mortgage in Raleigh, NC. “If they weren’t bothered last year, they aren’t going to be bothered this year.” January 2022

The Best Things In Life, Aren t Things Let’s put a bow on 2021, our second year of pandemic living. Most of our daily lives are beginning to ease toward a new normal, bolstered by vaccines. Many of us started to venture out into the world and gather, once again, with family and friends. Yet for many, our homes have remained the center of our existence.

Interior Designer Joshua Smith said, “The last couple of years have given so many of us the opportunity to reflect on who we are and how we want to live.” The desire for comfort and stability drove many of our decorating and design choices this year and these same themes will continue to dominate interior design trends in 2022. So, let’s dive in!

Home Trends for 2022

You have seen the blues, whites and creams dominate the interior home for several years. These colors are known as cool colors and literally produce calmness and comfort. As COVID-19 compelled many of us to socially gather outside, it did not surprise me that various shades of green are moving into the home right now. Sherwin Williams named Evergreen Fog as the 2022 Color of the Year. Do not panic if you have your walls blue, grey or white. Below we will explore ways to bring out this new color in various ways to your home.

The Better Home and Gardens article “Trends for 2022” stated, “In furniture, patterns and architecture, the angular, geometric shapes popular in years past are being replaced by softer, wavier lines.” What does this mean in layman terms? The sharp designs we may have now, like stripes or buffalo plaid, may not be seen in styles of fabric, furniture and other designs. We need to keep our eyes and minds open to the more curved and rounded forms. The science behind these (yes, there is science behind design) soft lines, arcs and curves bring more calm to our ey---es than angles and straight lines. A bit of strange science and yet, it does make sense.

Palettes of color. Per my favorite dictionary, Webster, a color palette is described as “a range of colors”. My question to you – what is your home color palette? In years past, the popular color palettes have been crisp whites, grey and other cool neutrals. These are great colors to deliver a clean, contemporary look and feel. This year, we will see popular color palettes shift from the cool tones to the more warmer direction. Warm colors – yellow, orange and red – breathe energy, positivity and a sense of sunshine. Cool colors – green, blue and purple – evoke relaxation and calm. Then we have neutrals, like white and grey, that can lean toward warm or cool depending on other colors in your palette. So, when you are looking at building your color palette for your home, be sure to do a bit of research with the big paint companies. Most of these companies have put palettes together for you on a pretty piece of paper that is FREE for you to grab. Page 14

What about those little things in our home that bring out your personality, unique style and taste? Here are a few tips to give your space some inviting appeal: • Layers and Textures – Layers and texture is everywhere in fashion. Who knew what we choose to wear daily inspires what we will LOVE in our home? You can give your walls some texture with techniques like lime-washing and fun paint products that mimic a plaster feel. While you put texture on the walls, you can also grab anything furry and cozy to your liking and mix with natural stones, wood and leather. • Mixing Vintage and New – Have you seen the backlog of ships and containers sitting at sea waiting to unload? While looking for new furniture this past year, I waited 9 months for a couch. Not patiently I shall add. Try your hand at thrift shopping and repurposing a well-built side table or coffee table. DIY’ing has become so popular anyone can take a piece of furniture and repurpose it through YouTube and Pinterest. Brighthouse Water paints are my “go to” simply because I can paint a piece inside the house with no smell and I do not even need to sand down the furniture. With all the items you may need to redo or refresh in your home, do your best to stay local– Angel’s Antiques, Goodwill and secondhand shops. Don’t forget Facebook Marketplace to find those “once loved” pieces. • Bringing the outside in – Here is where we can bring those warm shades of green into our home. This is a design word I had to grab my dictionary for – Biophilic Design. The Modsy Interior Design website explains biophilic design as “a concept in architecture and interior design that’s all about feeling more connected to nature and embracing the positive health and environmental benefits that comes with.” What in the world does that mean? This one took me a minute as it is a new design trend. I see this as simple as bringing nature inside your home. Plants, natural light, a piece that has a small waterfall or even natural stones in a gorgeous crystal bowl. I personally have a “black thumb” so this week I am gonna head to Ace to talk with my favorite plant expert, Rex (tell him The Crazy Crafty Chick sent ya) and see what plants I can bring into my home that are hardy, flowy and bring that shade of green I need to spruce up the inside. In closing, welcome this New Year with new goals, dreams, plans, trips and all the excitement that comes with a new start. I am personally so excited to start the year with hope and encouragement. Despite the title, this article talks a lot about “things” for your home. The thing that is most important is you, your family, your friends and good memories. All of that transpires in a house which you turn into a home. My goal is to bring joy and creativity to your home so all those things can happen!
