FROM THE OWNERS: To Our Perspective Purchasers, Thank you so much for visiting our condo where we have called home for 14 years; up until our recent move to Herndon. The Edsall Terrace community has been a great place to live for us, not only because of the friends and neighbors, but also the convenience of being close to everything – transportation (all major highways, Van Dorn metro, and all three bus services), shopping and dining (Old Town, Kingstown, Springfield, Shirlington, DC and Arlington), but also everyday needs like grocery stores, gyms, Home Depot and the like. Edsall Terrace also has an active Board and management company that tends to the needs of the community. Dan served on the Board for 13 years and helped to ensure the financial health of the reserve fund and operating budget. The condo fees are low for the area and there has never been a large year-to-year increase in condo fees or a special assessment. Over the years, the Board has added amenities like upgrading the pool furniture and adding a picnic area, improvements to the meeting room (which can be reserved for events by residents) and safety improvements like better lighting in the parking lot area. There have also been many upgrades to the condo itself. The condo was just painted – including all the trim, windows, doors and ceiling and ready for you to move in. We installed new carpet in the master and second bedroom and a matching runner in the hallway. This carpet has a 20 year warranty and has the highest stain resistance. Both bathrooms have upgraded vanities and tiled showers and the kitchen has a subway tiled backsplash. A new HVAC system was installed in 2015 along with a new hot water heater in 2014. There is also a very large new LG refrigerator and Bosch dishwasher. The washer and dryer are also upgraded and high efficiency. Our typical electrical bill was about $60/month after all these new updates! We are selling the condo because we recently moved to Herdon and are expanding our family. Dan recently changed jobs and I work from home, so we needed to be closer to work and have a little more room for our new edition arriving in March. We enjoyed many good times with family and friends at Edsall Terrace, and we hope our condo will be as enjoyable for you, and a place you can call home.
