Calling for information that will help us to help you Gedling Homes works hard to ensure it delivers the services that you, our tenants want. To do this, we need to know certain personal information about you. We also know our current information needs updating and so we will shortly be carrying out some telephone research. The telephone research will take place over January and February and every tenant will be rung. The research company has been chosen because of its experience in talking to tenants about their home, household, service requirements, sexuality, ethnicity and other information we need to develop the services you tell us you want to see. It is important you know that the research

company will ask you whether or not you have a bank account. They will NOT ask you for your bank account details, your pin number or anything else to do with your finances. If a caller rings and asks you for any bank details other than whether or not you have an account, do not answer the question and please contact us on 0115 905 1515 so we are aware that bogus callers are operating. The answers to these questions will help us tailor our services to meet your requirements, so thank you for your co-operation in this. It’s time to ‘Shop a Loan Shark’ Have you or anyone you know: •Been offered a cash loan without paperwork? •Been threatened when you couldn’t pay? •Had your benefit or bank card taken from you? •Had a loan that keeps growing even though you are making payments? If you can answer yes to the above you may have been bitten by a loan shark. In these tough times, it is very easy to think an offer of money on the doorstep is a quick way to solve your problems but, as Mark Vasey, Tenancy Services Manager explains, nothing could be further from the truth. “Loan Sharks lend money illegally. They are unlicensed traders who rip you off and often use

threats and violence to enforce their loans,” says Mark. “If you have borrowed money from a loan shark you haven’t broken the law, they have. “You may feel you had no other option but please remember you can always seek confidential welfare, benefit or debt advice from our Financial Inclusion team on 0115 9051515.” You should also consider using a Credit Union that is regulated and allows you to borrow at an agreed interest rate. Be a responsible Clutter in pet owner communal areas Looking after your pets sensibly is key to being a good tenant and neighbour. This causes a ďŹ re risk is especially true when you live in areas that share communal gardens. Please remember that you need permission from us if you want to keep any animal in a flat or maisonette in a block of more than two storeys, or in a purpose-built sheltered scheme; keep any rabbits, poultry, pigeons, livestock or reptiles or keep more than one dog, cat or bird. Ensuring that dog mess is properly cleared up is also a priority as it helps to ensure that communal areas are clear for all who live in the area to use. Jackie Gill, Tenancy Enforcement Officer, said: The proper control of pets is becoming an increasing concern for all neighbourhood based staff. Not only can you be fined if you do not clean up after your dog has toileted, it is also a breach of tenancy conditions and we can take enforcement action.

If you are a tenant or leaseholder living in communal blocks of flats please ensure that communal landing areas are kept clear at all times.

This means that nothing can be stored in these areas so if you do, you will be asked to remove them as they represent a health and safety hazard. Mark Vasey, Tenancy Services Manager, said: I am sure that our tenants and leaseholders will understand that their safety is the paramount concern for us. By having items in communal areas and corridors there is the risk that they could cause a hazard. I ask that residents let us know if there are any items in their communal areas that they feel are causing a potential hazard.

Keep your garden tidy with the Garden Maintenance Scheme Are you having problems maintaining your grass or hedges? If so then joining our Garden Maintenance Scheme could be the answer to your problems. Tenants who join the scheme have their grass cut 15 times a year and their hedge cut twice a year. Mark Vasey, Tenancy Services Manager, said: Any tenant can join this scheme and can be assured that they will have a well maintained garden all year round. “There is a range of prices for the service, depending on the size of your garden. “Satisfaction levels from those who use the scheme are incredibly high. Every year we survey tenants and we were very pleased to report that 100% of tenants who responded to the most recent survey said they were satisfied with the service.

Tenancy Services Review of Domestic Abuse Policy Gedling Homes has recently reviewed its Domestic Abuse Policy - a document that guides staff regarding how they should respond to instances of domestic abuse that are reported to us by tenants. Getting to ‘grits’ with winter!

Winter wonderlands bring their own problems – however lovely the first frost or snow looks. We will be gritting in and around sheltered schemes where we will clear all entry and exit areas. We will not be gritting areas such as car parks but we will provide the grit for you to use as necessary. Please take care if you go out when there is snow and ice on the ground.

Keep Your Valuables Safe At this time of year a lot of us have additional items in our house and cars that may prove tempting to others. Please remember to ensure that you keep your car clear of all items that may prove tempting to potential thieves and also ensure that you keep all doors and windows locked at all times even when you are in the house. Mark Vasey, Tenancy Services Manager said: This is an important message that all tenants need to be aware of. Our partners in the Police advise that a lot of thefts are opportunistic that can easily be avoided if some simple precautions are followed. Carbon monoxide is th silent killer e

Your tenancy agreement says you must let us into your home for gas servicing to be carried out on your appliances to make sure they are safe. Every year we will visit your home to carry out safety checks. This covers your central heating, boiler and gas fires. We are required to carry out these checks by law. Once the service is completed you will receive a Gas Safety Certificate which is valid for 12 months. It is very important that you keep the appointment to carry out this check in order to protect your household and your neighbours. Failure to allow access will ultimately result in Gedling Homes taking legal action to undertake the annual service. If you have a gas supply into your property, we need to do a check even if you may not use the gas supply. If you smell gas: • Immediately turn off your gas at the meter • Open your windows to ventilate the property • Do not use any switches or any naked flames • Call National Grid on the gas emergency freephone number 0800 111 999. REMEMBER – gas servicing could save your life. Carbon monoxide is the silent killer. Don’t put off your service until tomorrow – you may not get the opportunity.

Preventing floods in your home As the Winter is upon us and you may be thinking about going away please remember that burst pipes can happen at any time.

Don’t be caught out this winter. Turn off your cold water stop tap if you are going away and keep your boiler on a low setting throughout winter to help prevent pipes from freezing. Remember that you are responsible for insuring your own possessions in the event of a flood or burst pipe. Investments/Repairs Fantastic feedback Bullock for improvement Construction programme milestone A significant milestone has been reached in the internal improvement 1000th programme. Frank Haslam Milan (FHM) has refurbished the 3,000th external works property for Gedling Homes. completion Gedling Homes and Bullock Construction celebrated the 1000th external works completion at Roe Hill in Woodborough with the tenants, David and June Bailey.

Mr and Mrs Bailey received chocolates and a big bunch of flowers to help celebrate the event. They said: It’s been a pleasure to be involved with the celebration and we thank Bullock Construction and Gedling Homes for the new fencing and paths. Pictured below are the project team with Mr & Mrs Bailey.

To mark the 3,000th completion, Gedling Homes and FHM joined Mrs June Fretwell at her home at Moreland Court and presented her with a bouquet of flowers. Mrs Fretwell was delighted with the improvement to her kitchen and bathroom and thanked Gedling Homes and FHM for doing a great job. Jason Cannon, Head of Investment and Responsive Maintenance, said: This is a significant milestone in the improvement programme and the partnership with FHM has delivered significant sustainable benefits to the borough of Gedling. “We are proud to be part of a partnership that not only provides improvements to customers’ homes but also provides significant benefits to the local community. Local charity served up with new kitchen Gedling Homes has supplied a new, fully fitted kitchen to the Gedling Play Forum three months after it was broken into. The community centre that it operates from was broken into in August, with vandals leaving the kitchen in a state of disrepair. They broke units, damaged the sink and deliberately flooded the kitchen which caused mould to spread across the walls and doors. Hearing of their plight, local social landlord Gedling Homes provided a new kitchen free of charge, with FHM offering to install the new units, tiles and flooring. Gedling Play Forum, which is run by volunteers, provides a range of services to support local community groups. Activities include table top arts and crafts for children and adults up to the age of 25 with learning disabilities. It also provides training and a meeting area. The building is used by members of the local community so the kitchen is an essential facility for community groups and individuals. Resource centre co-ordinator, Lesley Rhodes from Gedling Play Forum is delighted with the new kitchen. Tenant Inspector Toni Faulkner interviews Lynne Welch, our new Welfare Reform Options Advisor How long have you been with Gedling Homes and what does your new position as Welfare Advisor involve? I started work with Gedling Borough Council in 2001, transferring to Gedling Homes in 2008 through the stock transfer process. My new position will primarily be to contact tenants and visit them in their homes to discuss the impact that the new welfare reforms may have on them. I will be talking to those tenants who are of working age about how this will affect them and what options are available to help them if they have been affected by welfare reform. This may be discussing downsizing to a smaller property if they are affected by the bedroom tax, or making sure that they are in receipt of the correct benefits. I will be able to signpost people to other agencies, or arrange for someone to give them debt advice. What teams have you worked in since you joined Gedling Homes? When I was at Gedling Borough Council, I worked on the reception, and in the Repairs team. At point of transfer to Gedling Homes I continued to work in the Repairs team, before moving into re-lets. My new role as Welfare Reform Options Advisor is also based within the Re-lets team. How do you think your new role will help the people of Gedling? By offering advice to help them adapt to the new reforms, signposting them to other agencies that will be able to help and offering support to some of the most vulnerable tenants who otherwise may not know what options are best for them.

What attracted you to this new position and what do you think will be most rewarding about it? I feel passionately about preventing homelessness, and the affect that the welfare reforms may have on tenants. I think the most rewarding aspect will be knowing that I have been able to help tenants to find the most suitable options for them. Outside of work what are your interests? I love mountain biking and sewing - I used to make wedding dresses in my former life. I enjoy reading crime novels as well as watching a good crime drama on the television. What’s your idea of a good night out? Good company, good food, occasionally going to the theatre. I recently went to see Joan Rivers and she was absolutely fantastic - I laughed all the time the show was on. If you were easily offended then it wouldn’t have been the place for you. What three words would you use to describe yourself? Lively, charismatic and genuine. What is your favourite holiday destination? I love Whitby, but for a city break York is hard to beat. What is your favourite film and why? A bit cheesy but I cannot resist Butch Cassidy and the Sundance Kid. The songs are great to sing along to and the ending, despite the fact they both die, is still a good ending.

Cook & Eat Gedling Homes has joined forces with the Food Initiative Group, part of Nottinghamshire Groundwork, to encourage everyone to cook and eat healthily. The healthy eating course is aimed at all tenants but particularly young families who may be struggling to eat well on a tight budget. Cook and Eat is part of Gedling Homes’ work to address food poverty issues across the borough and, following the success of courses run on the Phoenix Estate and in Killisick, more courses are planned for 2013. The courses are being filmed to build up a bank of ‘how-to-cook’ recipes which will be put on Gedling Homes YouTube channel and on the website with recipes which can be printed off.

Tenant Catherine Butcher said: Before I went on this course I had got in a bit of a rut with cooking. The course has been a great way to meet people and learn new skills in the kitchen. I would recommend others taking up this course with Gedling Homes. Steve Ward, Gedling Homes’ Customer Experience Manager, said: We know some of our tenants are struggling to make healthy meals for their family with the cost of food rising all the time. We want to support our tenants and the Cook and Eat partnership is a great way of doing that.

These include a gazebo at Bramble Court in Gedling, a sunshade canopy at Orchard Court in Carlton and additional seating and a raised flower bed at Seagrave Court in Arnold. Other awards were given to improve an area of waste ground at Newstead Village with additional funding going to a variety of clubs and organisations within the borough of Gedling.

Here’s some of the most recent ideas that funding from The Community Chest helped bring to life. >>>>>>> RAVE Cheque Presentation 12th November 2012 Gedling Homes presented a cheque for £2,000 to RAVE - Rural Arts Village Enterprise in Newstead to fund the production of Arts Boards that will be hung around the village. The boards will be created in workshops at Newstead Youth Centre facilitated by a local artist Taurean Flanders or known to his friends as TOZ. Chelsea Harris secretary of RAVE said: “We are really looking forward to getting the project underway.”

Brick Yard Cheque Presentation 19th October 2012

Gedling Homes presented a cheque for £2,000 to the Brick Yard Youth Club in Carlton to fund some of their activities over the next six months. The Youth Club runs every other Friday and the funding from our Community Chest small grants programme will pay for art materials,

gardening equipment and contribute towards tutor costs for some of the sessions. Sarah Briggs Youth Club Leader said: “The funding from Gedling Homes will ensure that we can offer a variety of activities to engage local young people until next Spring.”

Giggles and Squiggles 16th November 2012 Giggles and Squiggles is an independently run stay and play group staffed by volunteers offering a warm and friendly environment for parents and carers of 0-5 year olds. A cheque for £1,000 was presented to the group on Children in Need day, and everyone thanked Gedling Homes for their help.

Gedling Homes funded a bulb planting event at Bailey Court in Netherfield. Children and staff from Netherfield Primary School joined residents and local Councillor Barbara Miller in planting spring bulbs including daffodils, snowdrops and hyacinths. The school’s Teaching Assistant Viv Johnson said: “Many thanks to Gedling Homes for giving the children the opportunity to take part in this afternoon's community project, they really enjoyed themselves.” Everyone looks forward to a bright Spring at Bailey Court!

Cheque Presentation at Britannia Court

Richard Quinn, Neighbourhood Management Officer (right) presented two members of the Britannia Court Residents’ Committee with a cheque for £900. Jack Potter (centre) and Geoff Thorpe (left) applied to the Gedling Homes Community Chest Fund some months ago requesting support to buy some new garden furniture at Britannia. Their application was accepted onto the scheme and funds have now been passed to the Committee which will have it installed by spring next year.
