The Secret’s Out,
AND THERE’S NO TIME TO WASTE
The SouthCoast real estate market isn’t showing signs of deceleration; truthfully, the demand for the most exquisite homes intensifies daily. There’s an assortment of reasons these coastal towns attract homebuyers from all over the country, the least of which are reasonable valuations, low taxes, and a long list of community amenities.
Comparing equally desirable homes in areas of equivalent standing and similar quality-of-life covets, property prices along this coastline are significantly lower than in others. In fact, with the knowledge and tracking research of home sales over the last ten years, it’s not inconceivable that waiting for a significant price adjustment or collapse will be regrettable in the coming years.
Many have whispered, “Don’t tell anyone about this place,” still, there wasn’t a stampede to the area; sure, there were robust sales of existing inventory, but growth was slow.
Regardless of opinions, with the ‘Rail’ coming to the SouthCoast, a flurry of activity on the waterfront of New Bedford, and improvements to the infrastructure, the quiet towns and villages are standing up to competition from the most desirable zip codes, making what has always been paradise even more attractive.

HOW CLEAN DRINKING WATER IS BECOMING A PRECIOUS COMMODITY

ust last summer, residents like Jamiya Williams and fiancé Terrence Carter of Jackson, Mississippi, found themselves boiling water and adding bleach to their dishwater after flooding caused a main treatment facility to go offline. In a New York City Housing Authority complex in the East Village, arsenic was found in tap water forcing thousands of residents in a six-block radius to seek alternatives. In West Baltimore, over 1,500 homes and businesses were urged to boil their water when E. coli bacteria was detected in drinking water samples. And in Hawaii, a lawsuit against the US military was being prepared after thousands of Oahu residents were sickened by jet fuel leaching into the island’s main water supply; not unlike the ongoing water issues revolving around Cape Cod’s Otis Air National Guard Base. Confidence in the nation’s once strong and widely respected drinking and wastewater systems has been waning as incidents mount.
AGING INFRASTRUCTURE
Water infrastructure in the US, Western Europe, and many other countries has long passed its prime and in need of significant upgrading or replacement. This is especially true in the face of challenges like modern chemicals and changing climate.1
On average, US water-network pipes date to the 1970s and ‘80s, while some cast-iron pipes go back over a century. This creates vulnerabilities to breakage and leaks, which the Midwest and Southeast have witnessed a lot of in recent years.
Each day, the US loses an average of about 14-18 percent of its drinkable water through leaks, with some areas over 60 percent. While we currently replace 4,000-5,000 miles of piping now, the Environmental Protection Agency (EPA) estimates this figure will peak at 16,000-20,000 miles by 2035. 2
Buried underground and out of mind, the Flint, M.I. lead pipe water crisis that began in 2014 brought the nation’s aging water infrastructure to the surface. The EPA projects it could take over $800 million to address the 9.7-12.8 million lead pipes still in service in every US state. The EPA’s revised Lead and Copper Rule (December 2020) requires that cities replace 3 percent of their lead service pipes each year. This is down from 7 percent, which has drawn the ire of many environmental groups, though EPA Administrator Andrew Wheeler says not to worry. “While the old rule, theoretically, included a 7 percent replacement rate, it was riddled with loopholes and offramps ... we only saw 1 percent being replaced. With our new requirement of 3 percent, we’ll see three times the replacement rate under the old rule.” He says the new rules will improve lead testing of the nation’s water supply and informing the public of lead detection. 2, 4
The Biden administration touts its $1.2 trillion Bipartisan Infrastructure Law “as the largest and most significant investment” in critical US infrastructure, to include water system improvements focused on lead pipe replacement and addressing PFAS “forever chemicals” (perfluoroalkyl and polyfluoroalkyl compounds). To date, $189 million has been announced for lead pipe replacement and other water infrastructure upgrades

in Massachusetts, for example.5 But while the influx of funds is a help to states, experts say it’s not enough to solve the totality of the issues plaguing the nation’s water systems.
PROBLEMS OVERFLOWING
Renowned Columbia University hydroclimatolgtist Upmanu Lall has extensively documented the nation’s increase in contaminated drinking water. His research has shown a more than doubling of violations of the Safe Drinking Water Act between 1980 and 2015. In an interview with Scientific American, Lall didn’t criticize Biden’s infrastructure bill, but believes it’s short-sighted. “When one particular issue becomes prominent, then Congress or other bureaucracies start paying attention to it. But the one issue they should be paying attention to is that the whole infrastructure system with water and wastewater is failing. And many leaders and officials don’t get that because it’s too big an issue.”6
Lall says some 850 water main breaks occur each day in North America. Dams designed to last 50 years now have a median age of 60 in the US, and we don’t know the condition of many of them. On top of that, more pathogens are emerging in water supplies as treatment systems fail, spurring “boil water” advisories. In total, water storage, treatment, and delivery are deteriorating in the US, and smaller communities lack the resources to know how to tackle it.
Though the US has the safest drinking water worldwide, the Centers for Disease Control and Prevention says more than seven million Americans get sick and nearly seven thousand die from waterborne pathogens each year (including swimming and cooling system exposure).7
Concerning PFAS, waterborne pollution is widespread and seeing stricter regulations, as is wastewater discharge to control algal blooms. Since 2016, the EPA’s PFAS maximum contaminant levels in drinking water have increased 88 percent. 2 The new requirement is 4 ppt. (parts per trillion) for PFOA and PFOS—the two greatest PFAS offenders. The Environmental Working Group (EWG) has identified nearly 3,000 contamination sites across all 50 states, as well as two territories, stating that the number of confirmed PFAScontaminated US communities “continues to grow at an alarming rate.” The EPA has known about PFAS toxicity for decades but has failed to control it. 8 That said, the agency released a PFAS roadmap in October 2021 that pushes for national PFOA and PFOS drinking water standards by 2023. EWG’s PFAS distribution map shows much of Massachusetts, Rhode Island, and New Hampshire public and private
water systems above proposed limits. Meanwhile, the Department of Defense has made “little to no progress” cleaning contamination at military installations. 8 At Cape Cod’s Otis ANB, for example, while tap water samples were found to comply with federal standards in 2021, the EWG found 11 contaminants exceeding their recommended health limits. “Legal doesn’t necessarily equal safe,” they state, noting that legal limits for drinking water haven’t been updated in nearly 20 years.9
GLOBAL WATER STRESS
Water scarcity is another emerging crisis both at home and abroad, driven by population growth, lack of sustainable use planning, drought and changing climate, and overutilization of water resources.
The Colorado River sustains life for the American Southwest, home to a population of 60 million people that is growing at the fastest rate in the US. For over two decades, the region has been experiencing a record-breaking drought that’s led to nearly a one-fifth average decline in river volume. About a third of this loss is due to increasing temperatures, which are expected to rise another 2.5-5.5 degrees Fahrenheit over the next 20-50 years.10 Though the river and other waterways in the region got a boost with this year’s higher snowpack, experts say it’ll take many more similar winter seasons to break from drought. Scarcity is spreading eastward as well. A federal survey from 2013 found as many as 50 state water managers project shortages given current conditions. State environmental policymakers say these shortages could become even worse with shifting populations and climate.10 Moreover, Lall says drought increases risk of systemic failure with the combination of lower water availability, a higher concentration of chemicals, and limited treatment capacity.6
Our trade relationships aren’t helping, as drought-stricken areas continue to leach “virtual” water via water-intensive crops, like alfalfa, to foreign companies. For the past two decades, over 250,000 acres have been purchased in a half-dozen Southwestern states for farming by companies in China and Saudi Arabia, for example, which are water-scarce themselves.11
According to the Council on Foreign Relations, billions of people face water stress and it will likely be worsened by climate change and rising temperatures.12
DIRE FUTURE, POTENTIAL SOLUTIONS
In National Geographic, Laura Parker discussed in 2016 how water wars are being waged over dwindling groundwater resources between neighboring nations. By 2030, the United Nations

predicts there will be a global drinking water shortfall, as 30 percent of the world’s water supply lies beneath our feet. Now, aquifers in Eurasia, North and South America, and Africa—some of the world’s largest reserves—are in jeopardy threatening nearly two billion people, especially as temps rise.13
In the US, Lall says Americans won’t see a sudden catastrophe, but a steady stream of failures in the system, as in Jackson, M.S. To stem a slowly unfolding systemic breakdown, he says we need to think about how the overall system (water storage, treatment, delivery, service) can be improved. He recommends a more centralized control structure for water, like the Department of Energy, tasked with strategic planning. Water infrastructure in the US was state of the art 40-75 years ago. We need to re-invest in our water systems, incorporating the latest technologies. For instance, home monitoring could be used for alerting people to unsafe chemical levels. Thinking outside the box, he suggests money on pumps and piping could be saved by moving treatment to the neighborhood and even home level. Using wells and other systems, this arrangement would provide immediate feedback to consumers and much better reliability and water quality, with less water stress. Some 75 percent of water system funds are now spent on delivery.6
Water infrastructure investment is money well spent, experts say, with every dollar invested in water infrastructure improvements projected to yield five dollars in economic dividends.
Even with the new infrastructure funding, however, private investors will have to cover an estimated 22 percent shortfall. They agree with Lall that capital planning is vital, as are wellexecuted projects. Long-term success will require making the system more affordable for consumers through better maintenance and operations, using digitalization and analytics. 2 Lall says we can’t spend our way out of this predicament with a piecemeal approach to the issues. He emphasizes that a centralized strategic group is needed to work on “what should be the 21st century architecture for the US water system.”6 H

It’s A Father’s Duty To Share The Past
A TRIP DOWN MEMORY LANE

Irecently celebrated my 94th birthday; it was nice, but let’s face it, after the first 50, they’re about the same; you’re pleased you woke up (not that type of woke), enjoy some cake, and open a few gifts. And once that’s over, you wait for more holidays to arrive and repeat a similar schedule. Hey, it’s something to look forward to, and I get to see my kids.
From my understanding, this is routine for many seniors, although I can’t confirm the observation because I’ve noticed fewer calls, texts, and emails coming my way—which is never a good sign.
Most of the time, I keep busy going to doctors who want to keep me going for 10-20 years; damn, if I know why. The remaining time is left for errands, looking after my wife, and watching countless hours of news and Netflix—boy, has television changed!
I sometimes take the opportunity to drive my kids crazy, and it’s easy. I stay true to myself

Being asked to do this Tribute is satisfying; it gives me a chance to recall events and relive memories; I’m hoping readers enjoy the break from life’s complexities. The world is a strange and unpredictable place these days.

Since its creation in 1889 by Jules Alciatore of Antoine’s in New Orleans, this enticing dish has accumulated millions of fans and unrelenting curiosity.
Absent from most menus—they’re found at the finest restaurants—leaving many hosts searching frantically for the original recipe. Unfortunately, the secret went to the grave with its creator.
The best anyone can expect is to fudge ingredients, forcing a close approximation to the ‘rich’ tangy and flavorful sauce that gave it the name Oysters Rockefeller.
Through an extensive review of the archives, our test kitchen—paying close attention to technique and maintaining the highest standard of ingredients, may not have duplicated the time-honored dish, but we mastered its flavor and texture like no other we’ve ever sampled.

Champagne is the perfect compliment to this dish; we recommend opening a bottle before you begin; the process is half the fun, and tasting your progress is delightful.
INGREDIENTS
A dozen shucked, live local oysters
Small bag of baby spinach, washed, roughly chopped
2 tablespoons fresh parsley, chopped
3 shallots, finely diced
1 1/2 cups Half & Half
5 tablespoons butter
1/4 cup Panko breadcrumbs
1/4 cup Pernod (French anise liqueur—no substitutions)
4 cloves garlic (mince using a press)
1/2 teaspoon black pepper
1/2 teaspoon pink sea salt
1 tablespoon lemon juice, sliced lemon for garnish
1/4 teaspoon red pepper sauce
2 tablespoons virgin olive oil
1/4 cup grated Romano cheese
DIRECTIONS
While some recipes state it takes 30-60 minutes to complete, it’s wise to plan a couple of hours—from beginning to end. Note: Shucking comes with hazards if not careful; we advise enlisting someone with experience, but if you must, we have instructions below.
Finally, the sauce is delicate and shouldn’t be rushed; and don’t allow too much evaporation, as it absorbs quickly. If you find the sauce runny, add a teaspoon of breadcrumbs to thicken the sauce.
1. THOROUGHLY wash and scrub the outer shells of the oysters before opening.
2. With an oyster knife, while wearing a heavy leather or cut-resistant glove, penetrate the back hinge, then slightly twist, which will open the oyster shell. Scoop the oyster from the shell, cutting through the muscle holding it to the shell; let it settle back in and drain the liquid.
3. Place the oysters on a sheet pan covered in either rock salt or parchment paper; refrigerate while preparing the sauce.
4. Melt the butter on low to medium heat; add garlic, olive oil, salt, pepper, and lemon juice.
5. Gently sauté the shallots, parsley, and spinach.
6. Warm the Half & Half separately, then slowly stir the mixture.
7. Add the Pernod, followed by the red pepper sauce.
8. Add the Romano cheese to the skillet and stir (leave a little for the last step).
9. Bring to a boil for about two minutes and remove from heat.
10. Allow to cool, then refrigerate to thicken.
11. When ready, top each oyster with the sauce, and sprinkle breadcrumbs and cheese over each morsel.
12. Preheat oven to 375-400˚ F and bake for 20 minutes.
13. Serve on a platter garnished with lemon.
(Remaining sauce is an elegant garnish for pan-roasted, baked, or broiled haddock, cod, halibut, or salmon).

STOP PANICKING AND FIGURE IT OUT I
n a recent report released by the Harvard Kennedy School of Politics, millennials and Gen Z’ers seem to be frazzled by life—no, we’re not kidding; it appears these populations are showing signs of hopelessness, depression, and anxiety attributed to cultural changes, climate worry, and of course their finances. It seems that almost every problem these adult children face is viewed as an unfair challenge to their future success; meanwhile, their parents are wracked with guilt and stress because they can’t heal their children’s trauma. Some believe the uncertainty by those between the ages of 18-29 results from parental harm. Due to “coddling,” excessive interference, and unnecessary protection from life experiences and responsibilities, parents have produced an ill-prepared generation.
Adult children who blame their parents for their ‘issues’ are oblivious to the fact that the difficulties they face come from more significant concerns; the problems they are confronted by are macro issues; politics, education, and technology have been drilled into this group, causing them to feel overwhelmed by an idealism which cannot be achieved.
Last month, we approached the topic of parent and adult-child communication to detangle problems between the generations. Our anecdotal research found that many parents believe that by 18 years old, responsibility is a requirement to become a whole and independent person. Respondents also reported that new generations are helpless and overtly dependent on them [parents]. Yet, while seeking self-awareness and individuality, the adult children continue to cling to their cuddly blankets and
retreat to ‘safe spaces’ so they might avoid the adversity of life.
As with any form of interpersonal conflict or difficulty, it is imperative to open communication; naturally, it is easier said than done, and we offer some suggestions to get the ball rolling.
When talking to a defiant adult-child, it is essential to stay alert and identify triggers that cause adverse reactions in you and your children. Remaining conscious of topics or language that ignites outbursts must be avoided or rephrased so the interaction is neutral and respectful from each side.
MAKING PEACE
As an adult, you’re responsible for managing the discussion; planning a time, place, and organizing protocol doesn’t mean you control the conversation; instead, you guide it to success. Being the parent with vast experience and knowledge of your kid(s), you must predetermine the best and most productive time to meet. It is a disservice to arrange a meeting when you won’t have privacy or face pressure to be elsewhere.
Plan around both your schedules and explain you would like to talk to them about something, requesting a time and place they have open. To prevent avoidance, try offering two choices of days and times that might work; if they’re unavailable, let them suggest a couple of dates.
It is paramount that both parties when coming together remain calm and as unemotional as possible. In the background, gas will flow in both of you—waiting for a match to light a fire; by staying respectful and on-task, you

Much like a negotiation, but between family members, a principal technique that works wonderfully in getting the other person to speak is to state why you wanted the meeting and ask what they think about your request. This action accomplishes two goals; you’ll give them some control— while allowing them to vent and provide their reasons for the discourse.

If you got this far and gathered enough understanding, it would be wise to let the other person know you heard them and are pleased they shared their thoughts. At this point, you can offer a suggestion; that is, you didn’t fully understand their feelings before, and now you have this information, you need to think about all they said and its impact. By allowing time to process the interaction without a response, both of you will soften for the next meeting. When you do meet, be sure your thoughts and objectives are organized; it does not mean you have to lay out everything you agree with or expect, but being able to present a viable and rational review of facts, expectations,
and allowance for negotiation, will assist in coming to a resolution.
Patience is often ignored or neglected. It is the culprit in the breakdown of a negotiation. While it might appear our approach is laced with techniques used in business, two or more people interacting with opposing views have constructed a defense, leaving it up to one of them to dismantle the adversarial structure of the interaction.
Most people are willing to give up some territory if they see they gain elsewhere. Still, an experienced communicator realizes neither person gets 100 percent of what they want; the goal should start as finding a means for enjoying half of the pie, rather than tossing it out the window in bitter haste. Hoping to Purchase a Home? Look No Further
Mechanics Cooperative Bank has announced they are offering assistance to homebuyers through the Federal Home Loan Bank of Boston.
Selected to participate in Federal Home Loan Bank of Boston’s homeownership assistance programs, Equity Builder Program, and Housing Our Workforce, Mechanics Cooperative Bank is accepting applications from local residents shopping for a mortgage.
The bank recently released details of the new programs. The Equity Builder Program (EBP) provides grants to financial institutions to assist income-eligible homebuyers with down-payment and closing costs, and homebuyer counseling and rehabilitation assistance.
Borrowers earning up to 80 percent of the area median income are eligible to receive up to $29,000 in assistance on a first-come, first-served basis. Buyers are required to complete homebuyer education/counseling if they are first-time homebuyers.
Housing Our Workforce (HOW) assists financial institutions in helping local homebuyers earning more than 80
percent and up to 120 percent of the area median income with down-payments on owner-occupied primary residences. Borrowers can receive 10 percent of the home sales price or up to $25,000 in assistance on a first-come, first-served basis. Buyers are required to complete homebuyer education/counseling if they are first-time homebuyers.
“These grant programs are designed to ease some of the challenges associated with a home purchase, particularly at a time when home prices have risen sharply and are beyond the reach of many individuals and families. The End / Commentary
HEY BUD, WHAT’S THE PROBLEM?”
Not a day has gone by without stories or statements coming out of Anheuser-Busch
InBev detailing the convoluted “nonpartnership”between one of the most famous beer brands in America and, well, you’ll see.
The brew-ha-ha, [sic]—I know, stay with me - began when transgender influencer Dylan Mulvaney, who enjoys both imitating ‘Holly Golightly,’ the main character in the film Breakfast at Tiffany’s, starring Audrey Hepburn, and the attention of nearly 11 million followers, was used to move away from the “fratty” and “out of touch” loyal audience of Anheuser-Busch InBev, and shadow them with a misguided attempt to attract a younger, evolved, elevated, and inclusive one—their words, not mine.
Once the story broke, my first thought was why a company with revenue reported in 2019 of $52.33 billion, employing 166,632 as of 2023, and who practically owns the beer market would dive into a pool of controversy without checking its depth.
Another fundamental Marketing-101 question was, did anyone consider testing the water’s temperature before being immersed in what will go down in history as the most idiotic “noncampaign” ever to launch?
Common sense and acuity of the division between the woke crowd and opponents should have been enough to realize this wasn’t the time for a social experiment.
Nothing personal, but did Bud Light’s VP of Marketing, Allissa Heinerscheid, and her superior (an odd term to be using at this time) Daniel Blake—both on leave from the company—believe that throwing gasoline on fire would lead to an increase in sales while lulling their
existing customer base into feelings of shared identity?
Astonishingly, during the initial fallout, Michel Doukeris, CEO of AnheuserBusch InBev, came forward to assure the public that this was a one-off, not a “campaign.” Okay!
Perhaps we misunderstand the macrophilia of advertising, but we now have a clear picture because of the unintended results.
To believe you can invite polar-opposite demographics to crack open a beer together and identify is a stretch. And the issue isn’t transphobia—not at all; the brand’s demographic aligns with those products, including their cars, trucks, clothes, music, and everything else that makes them who they are! You needn’t be a genius to figure this out.
Think about it; what masculine guy wants to hold the same beer a feminine actress look-a-like spokesperson drinks while lounging in a tub!!!
It is ridiculous; no one should be shocked by the outcry and adverse reactions.
So, here we go; I’ve saved the best for last.
It’s a perfect storm, a no-win situation, where everyone’s backs are against the wall; the manufacturer, distributors, and retailers are in a panic because of the faulty response of the beer company to control the damage. Many experts believe it was the blame placed on Mulvaney after the non-campaign’s release, causing a slighted transgender community to react.
Like an avalanche, relentless, dramatic, and non-stoppable, supporters of Mulvaney have rallied and are boycotting Bud Light.
Feeling abandoned—or worse, the response to the back peddling the company used to distance itself from the advertising debacle resulted in community-wide retaliation, which leached to all market segments—men and women of all ages and descriptions avoid the product.

News reports show people refusing to take a free Bud Light when offered due to the stigma of the brand; marketing research companies expect even more damage on the horizon.
With my limited knowledge, I want to offer free advice to Anheuser-Busch InBev, seeing they continue to move in the wrong direction.
To the company, whatever you plan to do—DON’T. Stop thinking—Stop doing. And don’t add insult to injury by flipping your message back to the rugged, all-American beer connotation showing flags and horses—people are pissed off; give them a break!
Accept you’ve lost the summer season; no one is putting Bud Light on ice, so don’t push the agenda. Go quietly and ‘can’ the multimillion-dollar campaign this year; it won’t change hearts or minds; you’ve seared them shut for the time being.
In a couple of months, accept full responsibility and fall on your sword— make an example of those responsible— while desiring blood, the public can be forgiving.
Then apologize for the lack of awareness and sensitivity followed by a PR campaign about compassion for everyone and how life is about learning and doing better; you must take it on the chin with humility.
Finally, study your demo and others you plan to reach. Present the company’s brand through character identification, tolerance, and understanding; allow consumers choices rather than leaving them to a multi-national conglomerate.
Let the world know you’re not going to insult them again, and you’re not looking to influence society or become ideologic— both are unsavory tactics.
