Don’t ’t Shoot the Messenger ! by Lynn Arseneau
Q
Dear Lynn, Hi, thanks for your column it’s very helpful and sometimes humorous and I like
that! I received a notice from the Red Cross offering to install smoke detectors in my home for free. I thought that was wonderful so I took them up on their offer. They were installed a few months ago. Now I am preparing to sell my home. I read the new law that says I need smoke detectors that talk. The ones that were installed don’t talk. Do I need to have new ones put up? Thanks! George P. from Pittsfield
A
Dear Lynn, We are moving across county and wondered if you have any packing tips for us. We heard you’re very organized and will do what you think will help make this move easier. Ramona and Paul
Q
Dear Ramona and Paul, The most valuable question I ask when my clients are overwhelmed is this: How do you eat an elephant? Answer: One bite at a time!
A
Do your packing one room at a time. Don’t mix things from other rooms. Label the box – ON ALL 4 SIDES and the TOP with the name of the room that was packed. Use small boxes for heavy items and larger boxes for lighter items. Use wardrobe boxes for lots of hanging clothes. It’s worth the cost of the box, you’ll realize that when you unpack! If you use bins use clear ones. It’s so great to SEE what’s inside. Number each box so if one is missing when you are at your new home you’ll know right away rather than finding out somethings are missing weeks or months down the road. Keep important documents, papers, bank information, life insurance policies, valuables i.e. jewelry etc. separate from your packing. You should keep those items close by when moving. It’s a good idea to get a head start on packing before you put your home on the market. Pack EVERYTHING you won’t need while marketing your home. Neatly store these boxes/bins in your basement, garage or a storage unit. You’ll be pleased to have had so much packed when your house is pending and your home will look clutter free when buyers come to look! These are just a few ideas for you so packing won’t get the best of you! Dear Lynn, We’re ready to strangle our real estate agent! She came to look at our house and we liked her so we told her we would list our home with her. She walked around our home and took lots of notes and asked lots of questions. That’s wonderful BUT, she met with us a few days later and gave us a list of things we should be doing before we put our house on the market. COME ON! We figure the new owner can do all that stuff, it will be THEIR home to do what they want. We just don’t have the time to do all she is asking. Should we try another

agent? Ready to Rip Out Our Hair
A
Dear Hair, You’ve chosen a gem! Remember, your agent wants you to get you the best price possible for your home. Her job, as hard as it may be to hear, is to identify things about your home that may need some attention. You didn’t say what she wants you to do but I can guess it has to do with decluttering, painting, washing windows, cleaning, landscaping, making your front steps and door fresh and welcoming, organizing closets, cabinets and garage and making minor repairs. This is all wonderful advice and if you think about it, if you were a buyer looking at homes wouldn’t YOU want to see homes that are in good repair, look fresh, clean and uncluttered? This approach will also be reflected in the photos of your home that will be posted in Multiple Listing. When you’re finished with the list she provided take a look at your marketing photos, you’ll be so happy that you took her advice! One last thing, don’t rip out your hair, it will make a mess that you’ll just have to clean up! Dear Lynn, I have lived in my home for over 60 years. I have had to re do my roof 4 times. There are 4 layers of shingles on there. I am selling it and was told there are too many layers of shingles. I say the more protection on my roof the better. I want to keep them there when I sell. How can I avoid a shingle problem? Fed Up with Shingles
Q
Dear Fed Up, Well, I’m not a professional regarding shingles but this I know from reading. To avoid shingle problems a vaccine is available for adults over 50.

Hi George, It can get confusing and I tried to cover a bit about smoke detectors in a past column. He’s what I know, but please check with your local fire department or on the web. If you have a smoke detector that is a SEALED unit that has a 10-year battery in it you don’t have to change it. You DO have to have a CO (carbon monoxide) detector that plugs into the wall and has a battery backup, outside bedroom areas on each floor and in the basement. Here is the flyer that explains the new regulations and what is acceptable: Mass.gov then click on: Consumer’s Guide to Smoke and Carbon Monoxide Alarms When Selling 1- and 2-Family Homes

Happy July 4th OPEN LETTER TO AMERICA Aboard an Aer Lingus flight to JFK in 1981, with a dream and $80 in my pocket did I think I would be taking out full page ads expressing my gratitude to a country that took me in and offered me an opportunity to raise a family and build a company? Nope. I just wanted to make it through immigration and then find a bed for the night at a youth hostel in a Manhattan brownstone (my first new American word).
TM
For almost 10 of the last 40 years these open letters to America have been a public expression of my gratitude and a chance to highlight some of the people that make this country so wonderful - inspirational people that embody the fabric of this great nation. Ruth Willemain, who recently passed, and Officer Jim Barrett are two of these inspirational individuals who I have been honored to call my friends.
One of the many meetings that Ruth and Harmony Ger with his two eldest daughters, Maeve and Molly. House hosted at the Yankee Home Headquarters.
THANK YOU AMERICA SPECIAL
Now Through July 4th
After serving his country in Iraq, Jim Barrett returned to join the Hartford, CT police force. Featured on CNN and Fox, Officer Jim refurbished an old bomb squad truck that he uses to become a hero to Hartford’s homeless population. Rather than following the mistakes of inner city leaders and throwing money at a problem, he offers food, clothing, supplies and most importantly advice on how to get out of the situation they find themselves in. I have witnessed firsthand the respect that the homeless community has for Jim and his tough love that has resulted in numerous success stories. He doesn’t want to perpetuate the problem; he wants to solve it. His 19 years on the force, building trust in a distrustful world, and his daily dedication to his clients are remarkable. Google him and you will see the lives he has saved.

Ruth stopped by Yankee in 2018 to request assistance to complete her dream of building a home called Harmony House for people without means to live out the last few days of their lives comfortably and with dignity. For years she volunteered in hospice, holding the hands of people as they passed who had no family or friends to be by their side. Harmony House would take shape using Yankee Home’s offices as a base for their building committee and up until recently their board meetings. Watching Ruth and ordinary Americans step up to make this five bedroom home a reality is truly awe-inspiring. Ruth and her volunteers embody all that is good in this country. Ordinary, selfless and unassuming Americans coming together to do good. Ruth will be missed.

KITCHENS
I write this as Father’s Day approaches and would be remiss if I didn’t mention how proud I am of my eldest daughter who serves on the board of Harmony House and helps run Yankee Home’s construction department, along with her sister Maeve who just published her third motivational book for teenagers entitled It’s the Confidence for Me. Couldn’t be prouder. This immigrant’s view of America remains unchanged. Thanks for reading this July 4th letter, and God Bless America, an easy country to love.
