Welcome 2021! I can’t begin to tell you how many times I’ve heard “I’m so ready for 2020 to be over.” Can you believe that we’re finally there? We’ve made it through nearly a year of uncertainty, hard times, new ways of life, Zoom calls, virtual school, sickness & unemployment, and so much more. With that being said, I’m so proud of the Triangle community and its resilience. With coronavirus vaccines being administered in the United States, a promising 2021 sits on the horizon, along with the hope of brighter days and more new joys to come.

While navigating through the pandemic, the question of whether or not to purchase a new home might still be at the top of your list. If you’re in this bucket, now is the time. With recordlow mortgage rates, this isn’t expected to last for long. New homes sales will continue to be steady and mortgage rates low. If you’re in the middle of navigating through this process, there are a few things to consider keeping the pandemic in mind. On pages 34-36, we have some expert advice on precautions to take throughout the entire home buying process. From doing your homework to utilizing technology for walkthroughs, make sure you pay attention to how builders have adapted during these unprecedented times. Nonetheless, what better place to purchase than in the Triangle area? If you check out Erica Sizemore’s article on pages 22 to 25, you’ll see that the past 10 years have brought so many new and exciting cultural happenings to the area, with lots still to come. In September 2021, ground will break to ultimately yield a new soccer stadium alongside a live music venue, street festival space, retail, office, and of course, lots of new restaurants!

TASTY ENDEAVORS: OUR LOCAL LEGACY Food is often referred to as a unifier; it connects us. It is central to culture and celebration, woven throughout our days in the way we live and share. A community’s cuisine can in fact reflect its history, lifestyle and values. This notion is no truer in the Triangle. To understand and explore how food has influenced the area, we must first appreciate the agricultural legacy that has been a significant contributor to North Carolina’s lifestyle and economy. The Triangle is steeped in farm culture - even today, urban sprawl and research centers withstanding. Take a visit to the State Farmer’s Market on a Sunday or visit the fields filled with families picking fruit and taking photos among the sunflowers this spring and summer and you will most certainly recognize it is still very present in our social subculture. Farming is deep-seated in who we are and will continue to be integral to where we are headed. In the mid-twentieth century, however, we witnessed an economic shift especially in the Triangle, as we transitioned from harvesting crops to food science and developing technology for factories, production and distribution. Greg Cox, food and restaurant critic for the News & Observer for over two decades, grew up outside Asheboro, NC in the 1950s and 60s as this was happening, and recounts his child-

hood. “Food was an important part of our lives. We had good food and our own garden, but our options were limited.” It wasn’t until early adulthood that Cox began exploring different cuisines. While traveling Europe on a college fellowship, he became interested in all things cooking and dining. When he returned to the area in 1986, Cox took up residence in Cary. “It was big news when an Applebee’s was coming into town; that doesn’t get people here excited anymore... I had no idea what a food critic was growing up, and it was mere luck that I was presented with the opportunity to write for the newspaper in 1996, a time at the burgeoning of the restaurant scene locally.” Cox was front and center for the food and dining movement that emerged. Taking notes along the way, he watched as fine dining transformed itself into more casual, approachable food presentation and the farm-to-table concept unfoldednot far from the agricultural community which made it possible. However, it took some time for the must-have Southern fried chicken to make it onto the menu of establishments that served with white gloves and tablecloths, and no one knows this better than Chef Ashley Christensen. Known to many as the face of Raleigh’s booming food scene, Christensen opened Poole’s Diner in 2007, inspired by seasonal, traditional Southern fare. She introduced numerous other concepts in the years

that followed, picking up attention and admiration along the way, before ultimately being recognized as Outstanding Chef by the James Beard Foundation in 2019.

REAL ESTATE REIMAGINED There was definitely something exciting happening in the Triangle during these years, but Cox and Christensen were not the only area residents who started to recognize it. John Kane, Chairman and CEO of Kane Realty Corporation, observed that the region was drawing a diverse population demographic - upwardly mobile and educated with increasing wages - in part a result of the influence of area universities and the Research Triangle Park (RTP). It was with that in mind he decided to start buying up the old North Hills mall properties. Originally anchored with a JCPenny and Ivey’s department store, it was primarily comprised of local and national retailers, he recounts, “There was a K&W and a small casual restaurant in a would-be food court, but it wasn’t anything like it is today where restaurants have become anchors to the tenant mix. No offices or residences were present at the time either.” Kane was keenly aware of what he believed the market and community wanted, and the project resulted in a new breed of development that the

area had yet to experience. Kane’s efforts to redevelop North Hills culminated in 2004 with its reopening as the hipsturbia epitome of the mixed-use, live, work and play concept, and has continued to evolve into a multi-block district, today more commonly referred to as Raleigh’s Midtown. “In 2000, my children were graduating college and none wanted to come back to Raleigh,” Kane recalls, “because there wasn’t anything to draw them back - especially our downtowns. We didn’t have the urban excitement you witness today across the Triangle. We could see that people were eager to walk to entertainment from home and work. What we do with mixed-use developments like North Hills is make our residents’ and workers’ lives and experiences better - their enjoyment drives traffic to businesses like our restaurants.” Kane’s vision has since inspired other developers to introduce similar projects to the Triangle area, and looking ahead, he will make another sizable investment to develop the south side of downtown Raleigh near I-40 this year. The first three phases are slated to break ground September 2021 and will ultimately yield a new soccer stadium alongside a live music venue, area for street festivals, retail, office, and of course, dining.

How many cities our size have the number of ethnic and international cuisines featured in restaurants that we do? Indian, Ethiopian, Zimbabwe, Laotian cuisines, just to name a few...” The incredible food and dining diversity that we enjoy here has become a draw for many residents as they consider whether to stay, relocate or find their way back home. Today, three out of four of Kane’s children still reside in the Triangle and it comes as no surprise. And while many newspapers have been trimming back content over the years and letting go of people like their food critics, the News & Observer has been committed to their continued food and restaurant coverage, somehow understanding how important it would be to the area because as Cox asserts, “Food is a draw - it gets attention. Food is a hobby most everyone seems to have.”

Looking for a new home in 2021? You may see fewer radical changes in design trends but one thing is certain: you will look at a home with different eyes. We are all spending more time in our homes than ever before. Now it is more significant that our homes feature comfortable zones that provide meaningful space. With the current emphasis on working from home, virtual classes for our children, and Zoom meetings for everything from seminars to church services, dining rooms are now more often filled with computers than dinnerware, and bedrooms have become class rooms. We even look at walls and light sources in rooms differently since we need a decent setting for those virtual meetings.

So change is coming in home design in 2021. Builders are reacting to the new way homeowners are thinking about their floor space. “Dining rooms are becoming flex space,” stated Lewis Sadler of Sadler Construction. “We are adding French doors so they can be closed off if needed for virtual classes, study areas, or computer setups. Depending on the buyer’s prefer-

ences, the chandelier one normally sees in a dining room may be replaced with more casual lighting that better provides light for people working. Even rooms usually set up as offices are now flex spaces as home buyers may prefer to set them up for home schooling.”

EXTERIORS WILL GET A NEW LOOK Stone, so popular on exteriors this past year, will become less popular, giving way to painted brick. Board and batten siding is combined with brick siding in gables or other accent areas but also is used as the full front elevation. “This has become a very popular look,” stated Sadler. “I used the white board and batten siding vertically on my modern farmhouse style home and combined it with the black framed windows which are very popular now, too.” Mary Gibson, Designer for Jim Allen Group, also points out that stone is still popular, but in new, lighter colors like white, soft gray, and creams. “Shakes are becoming less popular and we are seeing the use of board and batten siding in its place,” she stated. “The black windows are popular with minimal grid patterns and few shutters.”

The wider plank engineered wood floors are also on the rise, even in higher-end homes. Then there is site-finished wood flooring, which is more customizable as far as stain colors that will always be a classic. Sadler used wood in his modern farmhouse to get the rustic character he wanted. “The flooring has grain with the natural knots and light to dark shading,” Sadler stated. “I felt like it added to the character of the farmhouse.” He also effectively uses wood in tongue and groove ceilings and beams, both characteristically bound to be popular in 2021.

FLOORINGS SET THE TONE AS NEVER BEFORE

A NEW COLOR PALETTE WILL SET THE TONE IN THE NEXT YEAR

There are so many choices for flooring now that homebuyers will be able to get the look they want in any price range. While wood floors are the most popular, look-alike LVP (Luxury Vinyl Plank) flooring is being used in homes more and more and has really become popular. It comes in many levels of quality depending on price point. Less expensive, its hardwood grain patterns are available in wider planks than wood and have greater resilience to moisture and damage. “We find that homeowners with pets and young children often prefer LVP for their floors as it has the same look, is easy to clean and resists scratches and dents, so it’s less upkeep,” Gibson pointed out.

Neutrals and earth tones will replace the gray of 2020, colors destined to ease the stress of the 2021 homeowner. Urbane Bronze is Sherwin Williams’ 2021 Color of the Year, Benjamin Moore has selected the sunbaked hues of Aegean Teal, and Behr’s 2021 Color Trends Palette includes tones like the pale conch pink shade called Seaside Villa. While white walls will dominate, these soothing colors will show up in wallpaper accents in eating areas and powder rooms. Accent walls in bedrooms or flex rooms painted in these colors will add to the Zen atmosphere of these spaces, but don’t be surprised to see navy walls or even black crocodile wallpaper.

KITCHENS ARE STILL THE HEART OF THE HOME Whites will still dominate kitchens in 2021, sometimes in shades like Alabaster or Blanche White. Even appliances are going to be white although black and stainless steel aren’t gone yet. Hardware in the kitchen will be more minimalistic, popular finishes being black, aged brass, softer gold tones, and chrome or a combination of these finishes. Even the lighting will reflect these combinations. “You will see lights that are mixed finishes like black and chrome or black and one of the gold tones and even mixed finishes throughout the home. Years ago you wouldn’t think about putting a black light in the kitchen and chrome lights in the bathrooms, but today, anything really goes. The newest thing in our kitchens is the scullery,” said Gibson. This small room about the size of a pantry contains a prep area, a microwave, a sink, occasionally a refrigerator, and space for food preparation. Shelving and cabinets also store food preparation equipment and supplies. “This has been really popular with homebuyers,” said Gibson.

BATHROOM TILE IS REALLY MAKING A STATEMENT Hello! 1920 has called! They want their tile back! It’s the new craze for 2021. Featured not only in bathrooms but in accent areas in kitchens, fireplace surrounds, or drop zones, the retro patterns come in geometric patterns or floral designs. They definitely add to the pizzazz of the room. “We find the tile very popular,” says Gibson. “We have installed it in a kitchen as a backsplash behind an oven, on a full bathroom wall behind a tub, and on bathroom floors. It really added to the décor of the rooms in every instance.”

Sadler agrees. “We installed the 1920s honeycomb tile – the small hexagonal tile – on the walls and the floor of a bathroom in a home, and it really looks good. It was even in the butterscotch color. Our client was really happy with the effect.” Many future master baths will not include a tub, a trend begun in 2020. However, Gibson described wet zones, a new trend for some home builders. ”These are areas where the shower along with the tub are enclosed in glass together, keeping all of the wet floors contained and away from common bathroom walk ways. With a wet room, you can optimize the space in your master bath. Our homebuyers have really loved them.”

EXPOSED BULBS ARE STILL POPULAR Lighting fixtures with exposed bulbs are still in but the styles are different. Combined with the black, bronze or gold metal structures in open designs featuring bulbs in many styles and sizes, light fixtures will be interesting elements in a room’s décor as well as a contributory factor to its use. As wild as a sputnik chandelier to a contemporary horizontal bathroom light fixture, light fixtures will definitely express the personality of the homeowner in 2021. Smart home lighting will continue to be popular as technology grows in home design.

EVEN FRIENDS NEED TO BE SIX FEET APART In this craziest of years we have learned a whole new standard of entertaining. Getting together has taken on a completely different meaning. We won’t gather with friends in the living room for drinks or sit around the dining table with family members sharing stories from the day. We have to find ways of spreading out, and 2021 new home design trends are reflecting that. Screened and covered porches, even elaborate ones with fireplaces and grills, become really important entertaining spaces when you add retractable accordion doors across the wall separating the area from the living room or family room. 30

Combined with these luxury open air spaces, the homeowner is now able to spread out his guests comfortably. “This has become one of the most important aspects of outside living for homebuyers,” stated Sadler. “Connecting these two areas increases the well-being of guests for home entertainment. They can move around and sit farther apart so it makes for a more pleasant experience.” “Sliding doors can create a whole new entertainment area for homeowners,” agrees Gibson. “With these doors open, the family room space is tripled, people can freely walk from the inside to the outside and have more space to gather and spread out. Homebuyers are making them more of a living space where they feel more cozy.” We are seeing outdoor kitchen areas with built in grills, beverage refrigerators and/or coolers as well as the popular outdoor fireplace or firepit”, continued Gibson. These days, homeowners are thinking increasingly about the ability to spread out when they entertain.

WHAT WILL THE FUTURE HOLD? Who knows where we will be by the end of 2021? Hopefully back in school, attending church services, and eating out more. But some things may never change. Working at home may be more common than it’s ever been, and the need to accommodate that in our homes will remain. The fact that we’ve

BUYING A HOUSE DURING THE PANDEMIC CAN BE MADE INTO A PLEASANT EXPERIENCE WITH THE PROPER EFFORT AND THE RIGHT REALTOR. BY CARL JOHNSON

T

he Covid-19 pandemic has caused new challenges for almost every industry as well as required adaptations in the way that business is done, and Real Estate is not immune to this shift. Buying a home during the pandemic has taught us a lot as Realtors and as consumers: that by following CDC guidelines, providing as much information as possible, and communicating effectively, we are able to stay safe while still maintaining our business. That being said, it is important to minimize the chance of exposure by only meeting in-person when completely necessary. Potential homebuyers should drive around and look at home listings they and their Realtor have found to be interesting. It is important to look at and take note of the property from the outside, but also the entire neighborhood. By checking out the neighborhood and surrounding area, you are able to assess if the location meets your expectations. When it comes time to get out of the car and check out the property, you will have your Realtor there to accompany you. One of the most important changes in buying a home during the pandemic is the increase in information provided to potential buyers. Above all else, preparing high quality photos to be posted for public view is paramount. However, it has become practice to provide all the information possible as a precautionary measure; if the buyers are able to rule out a home from the details on the listing site, then it is one less place they need to go and potentially be exposed to the virus. Within the photo gallery of the home, I personally include the oorplan as well so that buyers may get a clear idea of what the layout of the home looks like. Utilizing technology,

sellers are also providing 3D virtual tours as well as video walkthroughs, allowing buyers to gain a deeper understanding of what the house looks like without needing to be there in person. Communicating effectively with clients means relying heavily on video communication software. My clients only see me in person if it is an absolutely necessity for me to be there. This is why it has become so vital to meet with clients virtually and as often as we can. Additionally, I rely on doing virtual open houses for homebuyers so they are able to ask questions as they are seeing the home. Although the suspension of in-person open houses in Durham County was lifted in early June, it continues to be strongly discouraged by the city government. As a personal business practice, I do not hold open houses in order to limit the amount of in-person interactions. Early in the pandemic, I had two interested parties attend a virtual open house and the buyer that ended up purchasing the property was actually from out of the country. They ended up buying the home because I was able to answer all of their questions for them. That virtual connection was crucial for the sale and purchase of that property. Because this was at a time when people were more cautious and uncertain about the virus, it was important to start implementing effective virtual tools. Once a client is very sure about moving forward with a property, it is time to see the home in person. One really big transition that we have seen since the beginning of the pandemic is that homebuyers need to do some homework before visiting a home. When we go see the house, we follow all guidelines: maintaining a distance

of at least six feet inside and outside, always wearing a mask indoors, and sanitizing hands as soon and as often as possible. During house tours, I walk around with a disinfectant wipe in my hand so that I am not actually touching anything. Additionally, as a listing agent, I turn on all the lights and open all doors before buyers arrive to limit the amount of contact. Since the start of the pandemic, the housing market has been flourishing. According to Triangle MLS, the average homes listed for sale per month from March to November was 6,158 compared to 8,924 homes per month on average in 2019. Additionally, the average closed sales per month since March has been 4,012 compared to 3,743 sales during the same time period in 2019. The supply and demand in the housing market has changed dramatically with less properties listed for sale and more properties sold. Mortgage rates being historically low are another reason for the stimulation in the demand side of the market. Because the demand of homes has increased while the supply has decreased, the price of homes has shifted upwards. This is represented in the data: the average median sales price from March to November 2019 was $279,119 and increased to $296,062 during the same time period in 2020. The price may also continue to rise due to an increase in home sizes. “Another change related to workfrom-home you might see is new homes will likely be larger. There will need to be dedicated work space away from the chaos of home life,” said Mark Zimmerman, Senior Vice President of External Affairs at NC Realtors in Insight, Vol. 99 No. 4. Also, the average median days on the market has decreased from 9.67 last year to 6 days this year. Practically, this means if buyers love a home, they need to move quickly because of how fast the market is turning. This emphasizes the importance of a client and their Realtor needing to be on the same page so there is a laser-focused effort.

As this continues, a cycle forms, slowing the amount of houses put on the market and therefore decreasing supply. However, with all safety protocols put in place and additional efforts to ensure safety, sellers can feel comfortable putting their house on the market while living there. As long as the listing and buyer agent are doing their due diligence and urging everyone involved to follow the appropriate steps, everyone can stay safe.

One of the biggest challenges of buying a home during the pandemic is the dangers that high-risk people may face. Homebuyers who are most susceptible may prefer completing the process entirely virtually, to risking potential exposure - a solution for a very valid concern.

In April, a buyer contacted me to see a home because of the 3D interactive tour that was available and all the information that had been provided. Before the showing, the agent called and informed me their client was high-risk and asked us to sanitize anything we touch, wear shoe booties, and clean our hands frequently. By following these procedures, the client was able to feel safe. The buyer’s confidence in the home was reassured after the visit and he ended up signing the documents and placing an offer immediately afterwards.

Another reason there are less homes on the market is that sellers may not want to put a property on the market that is still occupied by residents. The occupants may not feel comfortable, as much as they would normally, having people coming to their home to tour it. This is a very real
