Stainless steel sinks are fitted with chrome deck mixer taps in kitchens and utility rooms (where applicable) and integrated appliances to all homes include an oven, four burner gas hob and stainless steel chimney hood. Four bedroom properties have a larger double oven.

Main bathrooms contain a generous bath with a chrome mixer filler and Birkdale, Crofton, Dagdale, Kendale and York house types also include a shower over the bath. Several attractive ceramic tiling options are available¹. Chrome towel ring included in all downstairs WCs.

Wall & Floor Finishes A range of high quality ceramic tiling is available to choose from when purchasing at build stage, and fitted to the kitchen, bathroom, en suite, cloakroom and utility room where applicable². All skirting, architrave and window boards are white painted MDF, and a choice of paint colour is available for internal walls¹.

Plumbing & Central Heating Each home is fitted with an energy efficient combination or condensing boiler and compact thermostatic radiators are included throughout. An unvented heating cylinder provides mains pressure hot water, and plumbing for your own washing machine is provided, with cold feed.

All external doors are designed to Part M building regulation standard and are fitted with chrome plated furniture. Where relevant, external french and garage doors meet ‘Secured by Design’ standards.

Each kitchen is fitted with 240v down lighters and switched fuses for kitchen appliances, with circuit breakers and shock protection. Extractor fans are fitted to the kitchen, utility, bathroom, and en suites where applicable.

Safety & Security Front and rear doors to each property are fitted with secure three point locking systems, and all windows are complete with lockable fasteners and trickle ventilators. Interlinked 240v smoke detectors with battery back-up are fitted to ceilings of halls and landings, and an external light with PIR sensors further enhances security.

Energy Efficiency An Energy Performance Certificate (EPC) is provided for each home, and PVCu double glazed windows are fitted throughout. Energy saving pendant lighting is included in accordance with Building Regulations. Selected plots have inline photovoltaic panels fitted to the roof, depending on location and orientation on the site.
