New Homes There will be a wide choice of housing options at Marston Grange, ranging from 2-bedroom apartments and coach houses through to 3bedroom semi-detached and 4-bedroom detached properties – designed to appeal to first time buyers and to growing families alike.

Leisure Village Initial plans are in place to create a complete leisure village on the northern part of the site which could include self-catering lodges, holiday homes, a caravan park, a cafΓ©/ restaurant and tennis courts.

Outdoor Activity Centre There are already over 80 acres of existing woodland on site and there are plans to extend and develop this further to give access to a range of outdoor activities – including bike trails and footpaths.

The Greenway Extension There are plans to develop the Greenway cycleway and footpath to extend from north to south through the whole development linking up with the existing 5-mile Greenway path which currently runs from the north of the site as far as Stratford-upon-Avon.

Play Areas A large children’s play area will be provided close to the new square, together with three smaller play areas within the layout of the new housing.

Ecology and environment The development at Long Marston has been sensitively designed to minimise the impact on existing local wildlife. Important habitats will be retained and pathways improved to enable species to move more freely within the site. The mature belts of trees that already exist throughout the site will be retained and added to wherever possible. Areas of ponds and watercourses will remain and be enhanced to ensure that certain protected species continue to thrive. There is already a specific commitment to manage the conservation of a rare species of butterfly for example Γ’€“ the endangered Grizzled Skipper butterfly Γ’€“ which will be achieved through habitat enhancement in key areas of the site.
