A distinguished collection of new homes at Noble Park in Epsom, where you can enjoy a lifestyle that combines the best of town and country living. Noble Park is simply magnificent. It is where traditional meets contemporary, where town blends with country and where distinguished design works seamlessly with the natural surroundings. Integral to the ongoing regeneration of north west Epsom, Noble Park brings an exciting new range of homes and apartments, framed by verdant lawns and an abundance of mature trees. Respecting the history of this location, Crest Nicholson has carefully adapted it to meet the demands of modern lifestyles. The best of the Edwardian buildings have been retained, and new elements added to complement them and offer homebuyers as wide a choice as possible. The location also offers many options for getting the most from life.

It is conveniently close to the centre of affluent Epsom, with good transport links there and beyond. Commuter links to major centres of business such as Guildford, Sutton and London are frequent and fast. However, this part of the world is as much rural as it is urban, and with Horton Country Park and Epsom Common on either side, you will feel that the English countryside really is on your doorstep. It is a wonderful place to bring up a family, or to just simply enjoy the natural tranquility of your surroundings.

Homes to suit everyone, facilities to benefit everyone, and a landscaped setting that inspires play and relaxation. Today Noble Park has its own sense of place, but is also part of Epsom’s history. From the 1920s it was known as West Park, one of a group of hospitals near Epsom that benefited from their semi-rural location. Now, as Noble Park, it is being regenerated as a vibrant new community. When complete, it will have a total of 360 homes. Some will be new, designed to be in keeping with the local vernacular architecture; and some will be refurbished, bringing new life to the period buildings. The original water tower, always a landmark at West Park, is now Grade II Listed and is being restored, its presence adding historic character to the new development. The intention at Noble Park is to offer opportunities for as many different types of homeowners as possible. There are therefore properties ranging from apartments

with 1 and 2 bedrooms to houses with 2, 3, 4 and 5 bedrooms. There will be exciting choices for everyone, from first time buyers to growing families and busy working professionals, as well as those seeking a more relaxed pace of life. Above all, Noble Park provides all you need for a fulfilling, community centred lifestyle. The setting is inspiring, with garden squares, play spaces, courtyards and majestic trees threading between the residential areas. At the heart of it all a new village centre will be established, with facilities for residents including work spaces in the restored water tower and a crèche. In keeping with modern sensibilities, Noble Park has been designed with sustainability in mind. CO2

emissions across the whole development will be just under half those of a more conventional one; this will be achieved by the use of renewable energy technologies and construction techniques that reach the highest levels of environmental stewardship. Every home will also be connected to a wireless internet network to encourage working from home and reducing reliance on regular travel. The homes are also designed to align with stringent requirements of the Code for Sustainable Homes, as well as being flexible enough to adapt to different needs as their occupants’ lives evolve. In addition, Noble Park will boast five unique homes being delivered as part of the AIMC4 partnership, which is pioneering low carbon homes for the future.

A world of choice and inspired design both inside and out. Noble Park offers refurbished 1 and 2 bedroom apartments, as well as new 2 bedroom coach houses and 2, 3, 4 & 5 bedroom houses. Whichever you choose, you can be sure that your new home will reach the highest standards of design both in terms of aesthetics and practicality. Crest Nicholson’s architects have taken their cue from the existing period buildings when designing an overall look for Noble Park. These were designed in the Edwardian era, although not built until after the Great War. Their style is simple yet elegant, in mellow red brick with slate roofs, stone cills and lintels, classical elevations and tall chimneys. The newly built apartment buildings echo these themes, and, like their older counterparts, face onto attractive semi enclosed courtyard areas. The new houses will also harmonise perfectly with their surroundings. Allocated car parking is provided conveniently close by, but is designed to be unobtrusive.

The internal layouts of both houses and apartments offer variety and flexibility. Open plan kitchens and living rooms are ideal for modern, casual entertaining, and many of the master bedrooms have en suite facilities. Some of the apartments have a balcony and all the properties have an abundance of natural light. The refurbished homes benefit from tall sash-style windows which also permit natural light. Above all, Noble Park relates beautifully to its surroundings, and builds on the connections made between the period buildings and their original ‘garden rooms.’ New landscaped elements include the North Entrance Courtyard, the South Green and areas for children to play and for neighbours to sit and chat, and there is a wealth of beautiful trees of many species. Noble Park is where you’ll feel at home immediately; and want to stay forever.
